Negative experience: Marathon has been very ignorant and difficult to deal with. After taking over an owners property they tend to neglect responsibilities and defer roles to other people in the office that are also inept. They deserve one star. Do better.

Negative experience: Please stay away from marathon properties for your own good ! I recommend looking into a company that is certified by the BBB. There is a reason Marathon is not. They are extremely greedy and the most unprofessional company I have ever dealt with. Look at other reviews and read not only about the issues others have had lacking transparency with security deposits and fees, not returning security deposits, mold and roaches, but the response from the power and how unprofessional, argumentative and combative he is, choosing to attempt to win the “argument” and air out people’s business rather than to actually solve any issues. Neal, the owner, is the one responding to reviews; look at his response to other negative reviews and other people’s reviews about dealing with unprofessionalism when dealing with this company, and strong lack of business etiquette. Not only the owner acts like this, the people that you contact in the office do as well and are extremely disrespectful and unprofessional such as Angie. I will never be renting with marathon again, and neither will any of my friends or family after seeing what i’ve been through dealing with them ! I tell everyone to run the other way ! This is not how business is supposed to be conducted and I was shocked through many of the interactions that I had. Marathon will also try to nickle and dime for any fee they can, even attempting to charge me over $200 for having someone unclog my shower drain 6 months after living there (which many apartments do for free), attempting to charge for a kitchen sink clog, and overcharging for minor drywall repairs and ANYTHING they can think of from the security deposit, no matter how minor, and vaguely describing it. After speaking with Neal the owner, he claimed he would only removed the fees if I leave a 5 star review mentioning him and took my negative review detailing what happened down. So just know that a lot of these 5 star reviews may be FAKE and the person who wrote them was incentivized to write it to drown out the negative reviews. Very shady business practices !!! What type of business do you know that operates this way? Not very good ones. Please Please just do your own research and find a reputable professional company to rent with. It is a headache otherwise. No response to this is necessary ! I’ve had enough headache dealing with Marathon and am glad I no longer have to do so, Thank you

Negative experience: I’ll love to share my experience about marathon properties. If you don’t want to have an ongoing mold problem I suggest not to lease. Baseboards weren’t working properly, Property hired electrician to check the thermostat that wasn’t working for consecutive months proceeded to charge me for the repair that wasn’t working properly prior to move in. I wouldn’t recommend renting out to this complex lack of management and maintenance.

Negative experience: I wish that I could give zero stars. Do not rent any property from them if you care about your health and wellness, Marathon property management certainly doesn’t. If I had to choose one word to describe my time with Marathon it'd be a toss up between negligent and incompetent. From the first tour of the space to move out communication, this company acted in poor faith, allowing us to move into an unsafe, mold-infected home with known drainage and humidity issues in the basement. Our first red flag was that during the tour, the agent for this company refused to go into the basement. We loved the location so we decided to go through with it even though there was a bad smell in the basement. It had very clearly not been cleaned, and there was a dirty refrigerator down there, I assumed that was the cause. The only thing I asked of them was that they clean the house before we moved in. Upon move in, not only was the house still filthy but there was a foul, mildew-like smell coming from the basement which we attributed to a refrigerator that had been left in the space and still had not been cleaned. After waiting for the fridge to be removed, we noticed the smell was still lingering so we did our best to control it with a dehumidifier and cleaning methods. Then, we had a large rainstorm and our basement flooded with water. The water was as deep as an inch in some spaces and took several hours for us to clean up. If we would not have been downstairs, this would’ve resulted in the complete destruction of two expensive PCs and likely an electrical fire. When we reported the leak to the company, they stated there was nothing they could do until the rain stopped. To some extent I understood, And that would’ve been fine if they had made any effort to evaluate the damage at all. In hindsight, I was more patient than I should’ve been. After two weeks of not having the leak addressed, we asked for our basement to be tested for mold as leaks had continued and the bad smell was growing stronger. My boyfriend and I were experiencing respiratory issues such as tight chests and coughing. Even though I brought this up to them, any response we did receive from the company was short, dismissive, and lacking in accountability. They would point a finger at the owner and say it was up to him to fix the problem, but never provided any contact information for the owner. At this point the company was in total breach of our lease agreement by not addressing the ongoing leaks or testing for mold in the required time frame. We did our own testing and found mold growth was abundant in the basement, so it was not safe for us to use the space. Again, responses were dismissive and we resorted to calling the office to try to get assistance. The staff we spoke to were extremely rude, lacking empathy and uninterested in helping. Finally, we were able to get someone to come assess the situation. At this point, it was three weeks since we reported the problem. I had to send two emails with photos of the mold test kits that we preformed ourselves. A contractor finally came out and we were able to get the owners contact information. Only then did we start to have progress on communication and a promise for repairs to be made. However, it was clear that the house was unsafe for us to live in and repairs would only make the home more unsafe. We negotiated to vacate the home after just 3 months of living there. Even then, they threatened that if the home was not returned in pristine condition that our deposit would be withheld. This is after moving into a home that hadn't been cleaned, was unsafe, and no repairs had been made. This company does not have their tenants best interest in mind. Their only goal is to act as minimally as possible so they can collect a check, even if it violates the lease agreement. Overall they were rude, passive aggressive and dismissive. I would discourage anyone from living at any property this company manages. They did damage to my physical, mental, and financial health for the entire time we lived in that house.

Negative experience: This business is a straight scam. I paid $65 for the application, and they told me to send a deposit check. I did it exactly like they said. Now they’re saying the check had a “problem,” but they never even checked it. They just stole my $65 and are lying to avoid refunding me. This is fraud. Do not use this business or trust these people. They will take your money and disappear.

Fantastic experience: Great experience working with this company. Communication was clear, and they were always responsive and attentive to any situation that came up. We truly enjoyed working with them and highly recommend them.

Negative experience: Submitted report of black mold in kitchen cabinets in August 2025 and as of December 2025 it has still not been addressed or followed up on in any capacity.

Negative experience: UPDATE 11/21/2025: Somehow my original review I posted two months ago(!) was taken down, so here it is again. Also, I was mistaken, the laundry units are still not working and there has been no communication about updates. What I thought was fixed were the lights in the common area, but they were just jerry-rigged to an outside box. I do not recommend renting with Marathon Property Solutions. In the two months I’ve been their tenant, I have had multiple serious issues and when contacting them about these I have received no apology, no expected dates for completion, just short responses suggesting that I’m being annoying, the problems aren’t serious, and the solutions are out of their control. For most of my first month here, in the height of summer, I had no air conditioning and there was a giant hole in my bathroom ceiling. It took multiple requests from me, despite the urgency of the situation, for these things to be fixed. Their responses to my requests were curt and dismissive. Finally, I directly contacted their electrician and HVAC guy and both jobs got done almost immediately. One of the main reasons I rented this place and reluctantly agreed to the high rent is because it advertised having laundry in the building. The day I moved in, I discovered the laundry machines didn’t work because there was no electricity in the building’s common area. This also meant being in complete darkness entering and exiting the building. Marathon was aware of this before I moved in, but still didn’t tell me and charged me full rent. Every time I communicated with Marathon about this problem I was told it was out of their hands for various reasons. It wasn’t until another tenant of the building wrote a bad review that the problem was fixed within a couple of days. Also, after the other tenant wrote a critical review, Marathon gave him a substantial credit. When I became aware of this, I thought Marathon would contact me about a credit as well. They did not, so I contacted them, and after many excuses and pretended confusion, they gave me a credit that was less than a third of what he received. One last thing: I would be very suspicious of the many 5 star reviews of Marathon that appeared on Google reviews right after the other tenant wrote critically of them and gave them only 1 star.

Fantastic experience: 2025 Update: 3 years since my earlier review and I can gladly say I’m still just as pleased with Marathon as I was before. Everyone is so nice and willing to assist with any issue that may arise. It is truly one of if not the best leasing company I’ve leased from. Thank you I previously rented from Marathon from 2018-2021 and have just decided to try & lease another property. I moved last year to an apartment thinking I wanted the amenities but I realize that I miss the genuine personalized care provided by a management company. I have rented from quite a few and Marathon by far are the ones that care the most about the properties & tenants. The entire staff when I rented last year, Angie, Jade, Neal and Chris who assisted with maintenance were all extremely helpful whenever I reached out with questions or inquiries on another one of their properties. It says a lot about a management company when a former tenant desires to move back because of the excellent service they received when renting from them. Truly one of the best.

Negative experience: This company stole my deposit i left the apartment in good condition and cleaned and all while i was pregnant they switched companies three months after I had moved in the apartment so they don’t even know how the apartment was sold to me only item left in there was a broom, and I was charged a $75 removal of trash and debris fee out of 1100 I got 119$ back do not rent from them!! It won’t let me reply, but the only thing I had was it kicked in door that I reported for months never got fixed is six lightbulbs. All the lights worked when I left. The only thing I live in there was a broom Where did the trash And debris come in at ? Cause I wiped down the counters and And cleaned up, swept the floors They was not bad at all please post your pictures cause ain’t no way the blinds yes my son messed them up Then I have screenshots from me putting A work order for the door several months prior to me leavin And to be real that was through section 8 Why would I leave the apartment like that? I have several witnesses and several people that helped me clean and Witnessed me clean the apartment I just moved out a couple months ago I’m still pregnant 8 months pregnant right now and the light fixture fell because of the Neighbors upstairs was running and causing a lot of movement and it fell down almost hitting My son in the head, but luckily it was just plastic That’s the only light that was not working and I put a work order in for that as well never got fixed… and the tub was just Sprinkled down with commet I was in the middle of cleaning it, but they went ahead and cut the water off early cleared all the cabinets wiped them down Counters, etc. And then you don’t even know how I was rented the apartment. I have pictures when I first Rented it as well. Them marks on the door was not from me Section 8 has pictures as well! It’s just $1000 It’s just the principle of stuff I know I ain’t leave that apartment like that !!

Over months,( to me ) there have been a lot of adjustment and improvement .I can say this , when a repair need to be done it my apartment, when I call or put in a work order they do best to fulfill in timely fashion.. No heat from my furnace, a work order was placed, a couple of days the Air company call to inform me they be here on that Monday. Thank you, thank you, for a job well done.

Positive experience: My only issue with Marathon is during one of our 90 day safety inspections we were told that our storm door was locked and we were charged a $25 convenience fee. It wasn’t true, our storm door is never locked. We paid the fee because we knew we’d never be believed. I think the individual went to the wrong apartment.

Negative experience: I've been a renter for 6 years and I must admit that dealing with Marathon is the less pleasant part of my rental experience. When I call regarding situations I get told different things by different people, I may not be giving all the information, or I'm transferred to individuals who tell me they aren't the people who do what I am requesting. I can really be frustrating dealing with a company who are supposed to be your support and feeling like they really don't care. I understand having systems in place however as a person in the customer service business (which they are) I am often left feeling like a customer with no service.

Positive experience: You guys did great on responding to the water leak. But there is still some stuff that need to be taken care of. Like dead trees need cut down and the lawn people that you have doing your lawn work in the trailer park in randleman is doing a terrible job. I think you dont now what they do and dont do. And the loud music thats going on is getting out of hand along with tenets property looks like a junk yard .

Negative experience: As someone who works heavily in customer service and understands how to speak with the public, this company clearly does not. My partner and I were very happy at first with this property management, giving us a chance to start our lives together as we are young and have never moved on our own before. Quickly their facade faded and their disrespect and lack of empathy shined true. I've never worked with a more backwards company before and truly regret taking my friends advice to move into one of these townhomes only because they had lived in them and wanted us closer. While rent was affordable, the properties were not managed well - garbage and feces scattered throughout the block as four A-H apartments had to share 2 dumpsters along with two multi-family homes, and the accountability for tenants who let their dogs out and not clean after themselves, fell off after one email without being followed up on. I understand that the company is blasting credit history and payment history as childish and immoral responses to negative reviews and I will find that they'd have a hard time using that against me. My partner and I never missed a payment. We were always on time with our payments, even when one of us was without a job for a couple of weeks. My credit history has always been in great standing, even if I haven't been accruing it for very long. Attached to my review you will find a disrespectful email that had been forwarded from someone who works there in regards to the safety of my small pets when Marathon Properties informed us, after their business hours, that pest control would be coming by. This was towards the beginning of our stay. I understand that I was not supposed to see this, but I had since it was replied to with me attached, and never recieved an apology from the individual who wrote it. First example of unprofessionalism and disrespect. Attached is another from the companys manager recently, undermining my reading comprehension skills and intelligence for the fact I gave a 29 day notice for move out rather than the 31 day they required (even though our move in date was April 4th, which would have made my notice 31 days), ontop of kindly asking for an in person meeting although their accounting statement stated "email or letter communication only". Our lease ended on March 31st. This was confirmed by email when i asked on March 3rd. I told them I did not need to resign, additionally we had not recieved anything to resign like our friends had this year. They still told me I could not be "clocked out" until the end of April. The company still charged me for April, even after acknowledging that I left/turned in my keys on 03/29/2023 (active end date, pictured below). My initial conversation about moving out before the start of April stated that they'd credit me back for the month if they found another tenant to house the apartment before the end of April, which they have. I never paid for April because I did not live there, nor could I even visit the property as I had no keys. My review may mean nothing to the adults that work here, laughing at my review, and as I've calmed down, I've seen my wrongs - my first apartment and I made mistakes, I'm young - that's to be expected. But to have grown individuals, possibly twice my age, treat me with such disrespect and lack of customer service is appalling to me. Joan, Jade, Angie - there should be shame you feel in the fact you've made someone, who up until recently showed you the respect I'd hope for in return, cry over the last 24 hours because of the emotional hell I put up with over the last 12 months. I hope you treat your next tenant with more decency and as they deserve - I was the bigger person today giving you a check for something I strongly believe I was not to pay. I hope your business continues to grow, positively or negatively, so that my review can reach more people and help them not make the same mistake I had. Enjoy playing the pinball machines ya'll have in your lobby, using our hard earned income for your leisure.

Fantastic experience: I have been leasing from them for 5 years and I must say every time I have ever had any type of issue they have been great at addressing it promptly. I definitely recommend if looking for a great reality management company, Great Job Guys!!!

Fantastic experience: We have been with Marathon for several years. Our maintenance issues have been addressed fairly quickly. We’ve even had requests that most places won’t even consider addressing, like installing a fence. They quickly reached out to the property owner and got his approval for us to have a fence installed (at our own expense of course) which allowed for us to have a more enjoyable home with our dogs. While this was supposed to be our 1 year plan initially, we have been happy, love the area, and decided to stay here long term.

Fantastic experience: We have been with Marathon for over 7 years. That should tell you everything you need to know about them...awesome!

Negative experience: So they scheduled me a viewing for one of their properties today I have been waiting here for 30 minutes so the lady and come and show me all 3 unit no one is here. As a matter of fact I traveled 30 mins from Burlington to come and look at the units and no one answered the phone when I called I left several messages and no one has called me back to me that is very unprofessional and honestly I do not recommend this property company for their lack of professionalism and communication please seek other properties elsewhere you can find better places.

Fantastic experience: I have been with Marathon 10 years. The service is great. Someone always responds to questions or requests.

Negative experience: Worst rental company I’ve ever had to deal with. Over priced and do the absolute bare minimum. If you can help it DO NOT rent from these people it is a nightmare. Nobody is ever in the office and you can’t get in touch with anyone. One more thing to note no matter how well you take care of the property they will nickle and dime you to death to the point where you MIGHT get a few hundred dollars back on the security deposit. I did over 2-3000$ worth of maintenance and landscaping to our house. The vinyl was hanging off and the outside of the house was black with mold and mildew. Even after fixing that and much more for free, they don’t care, they just care about their money.I would give it zero stars if I could. Even rent a home is better than this company. Edit: You’re better off renting from a landlord or purchasing your own home if possible. . Over priced and under maintained. Rude office. We’ve learned our lesson and advise you all to do the same.

Negative experience: Place used to be a good place. Now they want to credit after a tenant had to pay for a busted water pipe that the office staff ignored for a month. They have passed it onto the tenant. They also let the tenant go two days without water. Will be contacting news. Beginning yo believe it’s slumlords and they don’t care about the tenant. Considering you want the tenant to pay the $500+ water bill and not help. Very sad. Will update as Marathon responded. The reason that a 1 star is given and you appear to be confused is that the order sat on someone’s desk for over a month with nothing done by the office accept getting an estimate. At that time 100+ thousand gallons of water leaked out causing a large bill to be incurred. After the tenant went back and forth and asked for help as rent was due as the same time as the large bill(once again due to an office not doing what was supposed to be done). The tenant paid the bill. Marathon was then reluctant and asked the tenant to wait a few months. That is unacceptable. But the situation was finally resolved. And now you want to say you don’t understand why one star is given. How about ppl entering the apartments announced and the office acting as if that is ok. Pipes exposed that can freeze and cause issues, Keith knows. Nothing done. And it appears the rent increase(just rumors with tenants) is just crazy. I’ll admit some things can’t be avoided, but a lot can be, it’s just not. I’ll give another star as there are some ppl in the office that I do feel want to help. But when you expect a tenant to foot a bill that the request say on someone’s desk for over a month…..and at Christmas. Then come on here and act like you all did your job in a timely manner. That’s insane. I would like to add that marathon still feels perplexed as to why this situation got a one star. 1. It’s acted like the situation was handled quickly. It took well over a month for marathon to approve. Hence the reason the water bill was over $500+ dollars for over 100 thousand gallons of water being just lost 2. It appears that the tenant who had children while the repair was finally being made, went without water multiple nights. When trying to contact marathon, they no responded. Can show the emails. Can also show where the city was in contact with them about the water leak multiple times. Can also show communication from the water company where they feared marathon was lacking. It’s said that a company wants to try and degrade the tenant. If actions was done and handled in a timely manner. Then there wouldn’t be all the emails and such to show otherwise. But then to say marathon doesn’t understand. That is sad. Let’s add more to how inconsistent this place has been. A safety check is supposed to be performed every 90 days, but it appears it’s only done once a year. As the most recent activity, they sent message about safety check, woman came in and was very confused trying to go over a baby gate to change the upstairs filter, it wasn’t changed. She then proceeded to take pictures of a few things, no reason for that as there is children’s pictures hanging up. While she proceeded to take pictures, I spoke to her through my camera and asked what she was doing. She left very quickly. Maintenance still not performed. It would also appear that during the 90 days safety check, they are supposed to check the hot water heater. I was asked to move a recliner in front of the door due to the fact of me not letting maintenance do their job. No I didn’t know the apartment has to be set up a certain way. A lot of this wouldn’t even be an issue. But just appears communication and accountability is an issue.

Fantastic experience: I haven’t had a bad experience at all they have been very patient with getting my rental verification and even been communicating with me. I appreciate it being that many rental companies don’t even care about anything once they get your app fee. I would definitely recommend them to anyone who is looking for a place. The website is very detailed and explanatory, I look forward to renting from them in the future.

Negative experience: So I went to these guys for trying to get my own place. Filled out the rental application which was 65 dollars. We'll after that I sent them all the information they needed far as check stubs and everything else. Well when they called the old property I use to live at was 4 years ago all new people they actually don't keep information that long. But I had all the money down plus I have a really good job. So I got a email from them saying we unable to to approve your application cause rental verification. That should not matter if u have the money and plus the place was right near my job. I believe they wanted that 65 bucks I spent and they ran with it. So I would not recommend them at all they are supposed to help people not turn them down when they have the money to rent. And they never called me at all telling me why it was not approved and how can we fix this so I can have a place to live. Really it's so unprofessional. I would not recommend this rental property.

Fantastic experience: If you’re looking for the best property management company, look no further than Marathon. We tried renting our townhome ourselves but got frustrated with dealing with screening tenants, responding to tenant requests when we were traveling and then having to chase down rent checks. We were about to sell the property and wash our hands of it. A friend told me about this firm. I met with the team at Marathon and was instantly impressed. We turned our management over to Marathon and our relationship with our property has done a 180 degree turn. They answer our questions promptly, the funds are delivered to us timely and I do not hear from tenants any longer because they take care of everything before it becomes an issue. Please give this firm a call if you’re looking for a qualified and competent property manager.
