Fantastic experience: After the unfortunate passing of my mother, I found myself needing to sell her home. I've never sold a home before and I didn't know where to turn. I did remember that a friend mentioned to me years ago that a family member of hers had sold a home to Local Home Buyers. The specific thing that I remembered her saying was that they were honest. That's exactly what I needed. I contacted Jordan and he came the very next day and made an extremely fair offer for my mother's home. There was no low balling it was an amazingly fair offer. He made the process simple and easy to understand. The contract was very straightforward with no fine print whatsoever. He purchased the home just like it sat with no closing fees of any kind. He closed under the Local Home Buyers name with no middlemen or anyone else to deal with. I received the check for the exact amount he offered. He was very kind and patient while we finalized my mother's Affairs and removed her belongings. Local Home Buyers is an honest company ran by honest people. I cannot stress enough how accommodating and kind Jordan and his team have been. I was a complete novice to any of this and Jordan and his team made the process simple for me during what was clearly a very difficult time. I am so thankful that there are still good people on this Earth that will do business honestly and honorably. They will buy your home As-Is with no contingencies, no fees, no repairs required and all CASH offers. They can close as fast (less than 2 weeks) or as slow as you want or need. They will go that extra mile to get things accomplished so that we can make it to the closing table without a hitch. Recently, I experienced a situation where I was the buyer agent for Local Home Buyers and there turned out to be a problem with the title of the investment property that we were in the process of purchasing. The closing office was having a hard time addressing the issue and could not agree to a closing date. Local Home Buyers then suggested that we use Jacob Title to help and it was agreed by all to move the closing to Jacob Title who remedied the problem and we were able to closed in a matter of a few days. Jacob Title actually has a team of experts dedicated to just title work. I was grateful for the suggestion by Local Home Buyers.

About 3 weeks later, we went to the closing, and the title company wired the money the same day, no fees (except for county recording fees and taxes). No hidden this and that. Extremely smooth transaction. Local Home Buyers and Jacob Title were very easy to deal with, transparent, and considerate. Jordan even called me after the closing to make sure we had gotten everything that we wanted out of the house before they proceeded to clear it out. Took a chance on AJ Cole, Jordan Cole and company and so glad we did! I would highly recommend Jordan and his company. So much less stress. And by the way, while Local Home Buyers and AJ Cole do send out postcard advertisements, they don’t cold call people. Those callers are scammers and not associated with Local Home Buyers. We contacted Local Home Buyers directedly after receiving postcards from them.

Negative experience: After moving our tenants out to get an earlier closing at their request, we ended up waiting two more months for these people to ultimately bail on the contract. The earnest money they forfeited was not nearly enough the cover our lost income. So much for their claims: “As-is - Hassle Free - No Inspection or Contingencies - Flexible Closing”. To top it all off, after getting the call that they were reneging on the contract, we went to show the property to another potential buyer only to find that these people had already changed the locks and we had to call a locksmith out to get back into our own house. They ultimately reimbursed us for the locksmith, but only after we mentioned involving the police.

Negative experience: They call me twice a week asking to buy a house that I sold two years ago. I have repeatedly asked the callers to put me on the do not call list but they keep calling. MAKE THEM STOP!

Negative experience: BUYERS BEWARE!!! This is a fix n’ flip organization and the quality of workmanship is terrible. I bought a property that this group took ownership of and “fixed” up to flip. It has been nothing short of a complete nightmare. The work was done as quick and as cheap as possible to maximize their profits. No care or concern for the end buyers. If you’re looking at buying a property and this company’s name is attached in any way run, don’t walk, in the other direction. Do not make the same mistake I did.

Fantastic experience: These guys make it easy to sell a home. Just know you're not going to get the top dollar price for your house. But if you were in a situation like myself and need to turn over your house quick for a decent rate - these are your guys. The process was super smooth. Very little I had to do to prep the house. Their team came over and looked at it. We negotiated what we both deemed a fair price and a 14 days later I had the money in my account from the sale. Would definitely recommend them if you're in the right situation where you need to sell fast and maybe don't have time to deal with realtors and the standard selling process.

Negative experience: They cold call people who are on the Do Not Call List, so you can thank them for some of the spam calls you get all the time. The person that I spoke with refused to give his name and hung up on me when I asked his name instead of saying I was interested in selling my property. Reprehensible company that contributes to the spam call epidemic of the last few years.

They came out, did a site visit and provided me an excellent offer. Based on the closing costs and realtors fees I would have paid if I sold on my own, I came out a little ahead. The process took about 10 minutes to close and I walked out with my check in hand. Easiest transaction I have been involved with. Would recommend to anyone. Very professional organization.

Negative experience: He backed out on buying stating it needed "significant repairs" We are STILL in the home and in process of moving. Its not fully cleaned up yet. I told him from day one the basement needed to be finished. Dont trust them. I sure as heck dont.. also they say if they back out you get the earnest money, but they wont give that either. So yeah bad people.

Negative experience: Seriously, stop calling me, this is the fifth time I've asked you to take me off your call list. You've already been reported for violating the National Do Not Call Registery. If this has been an ongoing issue for years like you say, then change your business name..... it's not local if the name is generic.

Negative experience: These people (AJ) yes the seemingly sweet guy on the phone. Don’t be fooled. They bullied my elderly disabled Aunt into selling her home for a quarter of its worth when no one (g&c or POA) was there and Also told her she had no other option when my sister and I called to let them know we wanted to negotiate and someone offered more, he stated the paper work was already done and that he could do nothing else like she was stuck w/legal obligations or else.She left with a few bags of her belongings bc they rushed her Out also. I hope the money Is worth taking advantage of elderly people and your moral values and heart. If you want to deal someone like that, Go with these people !!!! Horrible business practice. I feel for you all, you should be ashamed. BEWAREEEE!!!!!!!!

Negative experience: The local buyers came in and purchased my mothers home for half of what it’s worth. My mother is disabled and basically was scammed into selling her property without her POA there when I mentioned other people were offering her more and actually were going to help my mother move her items out of her home he basically bullied her stating she was in a contract and couldn’t make out and wouldn’t offer her mom. My mom had to leave all of her items behind because they basically pushed her out of her home. Make sure if you have an elderly parent to make sure they aren’t being coerced into selling their home.
