Negative experience: I’ve had an unfortunate rental term with this company, and I do not recommend. My issues were started from the rental property not being “up to code” as a rental to the city and requiring frequent maintenance and city inspections for 5 months. I had poor response times from Infinity management to issues such as a flooded basement due to pipe issues, then a raging mold problem that I had to beg for a month to have addressed before someone came to look at it. Even though the mold was causing respiratory problems for me. Then I felt I was discriminated against for becoming disabled and requiring an in home care taker in a non-handicapable home. I was asked to pay an additional 100$ a month and required to run a 50$ application for the care taker to help me to be put on to a lease even with medical documentation of need and asking them to not make a care taker a responsible payer for rent charges. I also just learned that this company requires rent before 6am on the First of the month. No grace period and an 8% of rent fee immediately. Now this is written in my lease, I just had not realized until 6 months in. I feel that no grace period is absurd, and being charged a high fee for rent not being in before 6 AM on the first is harsh. This review is to share my experience to help those who are thinking of renting from them. Consider the behaviors and if you would be okay being in this position.

Negative experience: The HOA customer service is horrible, they have had multiple complaints about the snow removal and nothing is done and they are damn near impossible to get ahold of. I can't respond to the post from infinity below but to clarify it only snowed 5 inches yesterday, I called 4 times between 9am and 1pm, I also sent a email (Still no response). As far as the vendor who does the snow removal I'm not complaining about the speed I'm complaining about the quality of the work.

We also just had a significant snow event of 12" of snow and I'm sure the vendor would appreciate your patience while they service all of their accounts. Negative experience: Infinity Real Estate in Rochester, MN is dishonest and predatory. They treated us extremely poorly and stole our $3,000 security deposit by inventing fake charges for carpet cleaning, light bulbs, blinds, and other normal wear-and-tear items. None of these charges were legitimate. To make matters worse, they demanded an additional $570, which they sent to collections and damaged our credit without justification. This company clearly preys on tenants and uses false claims to squeeze more money after move-out. Do not rent from Infinity Real Estate unless you want to be scam

Positive experience: Great neighborhood + lots of space, but needs serious attention to cleanliness & upkeep My family and I stayed in an Airbnb home in Rochester, MN managed by this group. The home is in a nice location — a quiet, safe neighborhood with easy access to everything and within walking distance to Mayo Clinic (about 1.5 miles). The house itself has a ton of space (although the kitchen counter space is limited), and the beds were comfortable, which we appreciated for a longer stay. We were also allowed to check in slightly earlier as it was ready for our stay. That said, the property could benefit from much better care and attention to detail. The biggest issue was cleanliness: the rugs and furniture were visibly worn and not very clean (particularly the jute rug under the dining table which was honestly gross so we removed it during our stay), we found cobwebs in the closets, the garbage disposal had a persistent odor, and we had a fungus gnat issue that seemed to be coming from the indoor plants. The living room furniture was also not very comfortable for daily use - we ended up acquiring a recliner for our stay which was a lifesaver. We did end up leaving this in the home with permission. Maintenance and upkeep also seem well overdue. The kitchen cookware was limited and very worn, the curtains were deteriorating, and the patio furniture was unusable until we cleaned it ourselves. There were places where paint was peeling from the floorboards and ceiling (in the kitchen). The driveway had leaves and sticks that had to be cleared before use, and the fence next to the driveway was leaning (which we propped up with rocks) and in need of repair. In addition, the TV in the bedroom didn’t have any streaming device or way to use it; we reached out to the host about this early in our stay and never received a resolution despite being there for more than a month afterwards. Overall, there is a lot of potential because of the space and location, but the home really needs deeper cleaning and more consistent upkeep — especially for anyone staying longer-term or needing a more comfortable living setup during their stay.

Negative experience: This place is an absolute disgrace to people trying to find a job or a home. They will mistreat you and call you a liar over their own mistakes then make you feel like the problem. This place needs to be investigated to the highest extent. The only person whos name was Wren was the only one that seemed to try to help and do their job.

Negative experience: I made an appointment with them online and via phone. They told me available times to do a tour of a rental. The night before the scheduled tour they text me that they canceled my showing and had someone signing as lease currently. When you schedule showings for listings you should allow potential renters to all look if you are scheduling appointments! Very poorly handled and managed!

Fantastic experience: Highly recommend Infinity, they are quick, prompt, upfront and easy to work with. We were very new to the process in renting out our home, and Jill stopped by to tour our home and explain the process. Afterwards, there was fast and professional communication from Ashley, Nicole, Dustin and Cody on their team to get us started. We eventually decided to sell our house, but I can only imagine how easy it would have been to have them help manage our home if we had decided to rent. Thank you for everything Infinity!

Negative experience: If you go with them make sure Tammy has nothing to do with your property. Falsifying documents rude behavior and just overall a very bad work ethic. If your a republican Jill will disrespect you. Taylor is spectacular at her job handled my move out inspection before Tammy went over her head and redid an inspection and added a whole bunch of fake charges. Tammy wasn't even at the property. Do not rent from them. Just a shady buisness

Negative experience: Do yourself a favor and do NOT rent from Infinity and certainly do NOT rent the property at 1809 1st AVE SW 55902. Disturbed asbestos tiling in the basement and drop-tile ceiling caving in on your head? “It’s cosmetic.” (How much do you want to bet they didn’t even disclose the known asbestos to the new tenants). When you give warranted, poor customer service feedback related to anything? You’re scolded and told you’re the one being “inappropriate.” Maintenance requests? Don’t count on em; Infinity will just cancel them all and then charge you for them upon move-out “bc their hands are tied if the owner says he’s not footing the bill, which he never will.” Honestly should’ve just put my rent in an escrow account from the moment I moved in. Feel free to review all of these communications, inspection reports documenting the damaged condition of the home prior to move-in, the asbestos testing results (that I paid for), and other misc. sources provided. Happy to provide more as needed!

Positive experience: Infinity provides very flexible move-in arrangements. It is easy to make a schedule at any time and their office is very responsive. I gave four stars for their courtesy to tenants. I received a welcome package which was very helpful during that period. However, they’re reluctant to make any major renovations or replacement outside their own calendar.

We're a management company, we don't enforce the law or city ordinances. We enforce leases, which there have been no violations of that you have proved or that we have discovered.

Fantastic experience: I had a really great experience working with Infinity, but especially with Tayler B. She took time and showed me several properties all of which were in really good condition, I was just being picky. Negative experience: The staff call screaming at you over the phone regarding maintenance and the foul order of a decaying body and cigarette smoke. They do not make safe living environments and are EXTREMELY HOSTILE to the residents. CAUTION to anyone thinking about renting from this management group. VERY UNPROFESSIONAL and VERBALLY ABUSIVE. obviously from their response they can't take accountability for the fact that the phone call was recorded and I have proof of the woman screaming at me being verbally abusive over the phone. And out of respect for the woman that called me I'll keep her name confidential. Thank goodness that a county worker was here recording the entire verbally abusive screaming at me conversation.

Negative experience: Move to Rochester and tried to rent a property through this property management company so-called and they claim their part of the fair housing act but they’re not fair. They’re unwilling to rent to me because I have assault when I was 17 years old and I’m now 36 so 20 year-old case they prevented me from being able to rent at all. Fantastic experience: Before Infinity Real Estate took over the management of our apartment, its condition had deteriorated significantly, and I was almost ready to move out. When I first arrived in Rochester, this apartment, being the closest to the Gonda Building at the Mayo Clinic, seemed like the ideal choice, though I had little knowledge of other options available in the area. After Infinity assumed management, they completely revitalized the property, restoring it to impeccable condition. The entire building was repainted, new lighting was installed, and all necessary repairs were efficiently handled, which ultimately changed my decision to leave. The team was prompt and thorough in addressing all repairs, though I do have one suggestion. When scheduling inspections or other maintenance, it would be far more convenient if they could provide tenants with a narrower time frame rather than a vague window from 8 a.m. to 5 p.m. As someone who works varying shifts at the Mayo Clinic, I often found myself uncertain if someone would enter my apartment while I was resting in the afternoon. This lack of specificity can feel like an invasion of privacy, and I strongly encourage the management to offer a more precise timeline. I must also extend my sincere thanks to Ms. Tammy Bump and Ms. Nicole Swanson, whose responsiveness to emails and diligent assistance with all requests were exemplary. In conclusion, I highly recommend this apartment for anyone seeking an affordable and high-quality living space near the Mayo Clinic, without compromising on comfort or care. Negative experience: I was Discriminated against for having a disability/service animal. after being forced to pay a collections that was in dispute and having a co sign. seems like they have everyone apply just to decline you and keep your application fees. I do not recommend dealing with this management at al especially if you are the owner of said property

Positive experience: I rented with Infinity for about a year and a half and was largely really happy with them. I paid my rent on time, they left me be. Exactly the arrangement I look for in a property manager. When I bought a place and had to leave my rental, Infinity was really amazing in terms of working with me to break my lease. I had to even extend the time I was leaving by due to an issue with buying my new place. Not only were they super cool and helpful with it all, but they were careful to ensure Disability accommodation needs I had were met and communicated to the people coming in and out of my home what I needed on my behalf. I found pretty much everyone there really pleasant to interact with. I've had some really nasty property management companies in the past and Infinity wasn't like this at all. Really kind folks who went the extra mile for me when I needed it badly. I wish I could give 4.5 or 4.75 stars, because they really were pretty awesome. My only issue was that I often had to follow up on threads that were dropped in terms of maintenance, and I often had to convince them that I actually needed maintenance with a lot of back and forth via email. I can't give a perfect score for this reason, but I can give an honest review. I would recommend them to anyone, with the caveat to stay on top of your maintenance requests and advocate for needing them when you need them. That said, I did get all my maintenance needs met, despite any hassle. The move out process was just fine. I cleaned the place to my standards and the walk through was no big deal. I got all but 16 dollars of my original deposit back once the interest was calculated and added in. 16 bucks is all I lost. The things they charged me for seemed fair considering it was such a tiny amount that I lost. I was very happy with how that all went, and they got communication and the payment back to me within the 21 days they're legally allowed. Super chill property management company in my experience. If you pay your rent on time and keep up on your responsibilities, you won't have any problems with them at all. At least I didn't, and that's how I conducted my end of things.

Negative experience: First off, place was clean usable stove and fridge. TV was good. The bed was comfortable and clean, no bugs. A few things, the parking was bit challenging, you either had to go around the block or do a U turn to get to the building. When you had to leave you had to either back out or carefully turn around and if there was a car next to you it was a backout situation onto a rather busy street. The shower was not adjustable however it was a handheld if you wanted it to be, personally I like to shower with both hands free. The sink in the bathroom did not drain well at all. The Kerig coffee maker does not work at all.

Negative experience: BEWARE! As another real estate professional, it is against my morals to speak poorly of another agent or company. However, in this instance it is necessary. We rented an air bnb from this company after my sister had a heart transplant. 1. The AC was unable to keep up when the temperature reached 85 or higher outside. I was told that is “normal” for a 1.5 story house. That is not normal - I care for 360 rental properties and this is a sign the AC needs service. 2. The roof was leaking onto my bed. I was told someone would look at it asap.. when I followed up to be sure it would be resolved the same day, before more rain came, I was told the owner hasn’t replied yet. 3. THE SCARY PART! We arrived back after a doctor appointment to find two people exiting the house. We received no notice or mention of someone coming. This is AGAINST THE LAW to enter a rental property without giving proper (24 hour) notice or notifying the occupants in an emergency situation. I tried calling Jon 3 times after the people left the house. He ignored all 3 calls. We packed up and left immediately after this. Thank God Air BNB will be reimbursing the stay and helping us find a safe home.

Ms. Vanderweid, your Airbnb stay is not exactly as you described. First, we've had over a week of 95+ degree days with humidity. The wifi thermostat in your Airbnb rental did not exceed 73 degrees. When you made your company it was 68 degrees in the home.

Yes, there was a roof leak after a serious storm. You made the report and asked that we resolve it. You were informed that someone would be coming the same day, and did so within 2 hours of your notice.

Mn statute does not require that you confirm entry into the property before management can enter for an emergency, and the statute that you're referring to applies to rented properties with leases, which is not the case with an airbnb stay.

They were very good at communicating with me and always updated me on any maintenance related issues. There was a new fence and driveway that was done while I lived there and it made it a lot nicer than when I moved in. The house was great and the backyard was perfect for my dogs. I will miss this house for sure! I would definitely rent from Infinity again. :)

Negative experience: Application process is weird and uncalled for, read the bad reviews! Looks like we dodged a bullet especially since their Move out process looks even worse! As a Property Manager and a renter I have never ran into a more sketchy “application” process before but this tops it. Never in my 5+ years of property management have I ever looked at net income it’s always gross. But not infinity group, so be careful! (Also they only will send out some of their rental criteria so make sure to ask for all their criteria so you're able to pre-approve yourself) I have never been denied via an application before but they could not specify why we were being denied, and when we asked what their debt to net income ratio was specifically they could not answer! They just said we don’t qualify. Super sketchy and honestly it was a breach of fair housing so I will be contacting my lawyers

Negative experience: **FINAL UPDATE** 6/9/24 I am officially free of any contract with this company and I am BEYOND GRATEFUL! Everything I've disclosed in my reviews have been true to my experience and was never personal. But since Jill Kloft found herself trying to "bully" me into changing them not once but TWICE because her ego took a hit, SHE made it personal. She's addressed me once before about my 1st review and attempted to convince me to give a better one. I told her I'll change the review when you all at infinity change the actions (or lack thereof) that influenced the review to begin with. Over the course of several months, the things I complained about got better and I gave an updated review. Soon after, issues started to arise again. Many of them the same as before, ultimately leading to my 3rd review. I guess Jill didn't approve and found herself calling my phone to "press" me about the review MONTHS after I posted it. She was extremely unprofessional stating that it was "weird" and "backhanded" and makes her "feel a way about working with me" (at that time I fell on hard times, as we all do, and was receiving rental assistance, which Jill played a role in helping me to receive). Excuse me?? It seemed to me as if she was trying to dangle the part she played in my recieving said assistance in my face like a carrot, and use it as leverage to intimidate me into changing my stance on this company as a collective. I'm not easily intimidated by the way, nor am I desperate, so she didn't get her desired response. Even after expressing to her that it was not personal to her, she continued to make it solely about her and express how after how much she's "gone out of her way" for me, she deserves better than a 2 star rating. As I said to her, if you want better reviews, actually READ THEM TO UNDERSTAND THEM, BE PROFESSIONAL AND FIX THE PROBLEMS PRESENTED! Prior to that exchange, I fully intended to post an updated review commending Jill for her kindness during that challenging time. But she clearly showed me it was not from the heart and it was not pure. She's even took offense to me telling her to "have the day you deserve today" once before. Jill is not professional and has a very fragile ego in my opinion and experience and this company has earned themselves a 1 star rating from me (if I could give 0 I would), based on that interaction alone. I wish the best of luck to whomever does business with her in the future. Peace and blessings. Side note: Tayler Bakken is an amazing addition to the company and I wish I'd met her sooner. ***UPDATE 9/17/23*** Unfortunately communication has declined yet again. I contacted maintenance due to a potential black mold problem on 9/1/23. I was contacted 11 days later (the 12th) regarding someone stopping by to check on the problem. I was out of state at the time so I gave permission for them to enter in my absence. I have not received communication since then. 3 people did enter my home (I saw them on my cameras) but no one has updated me on whether or not this is a black mold issue or how they intend to resolve it. I got back in town on the 16th just to come home to a MESS! Dirt was on my carpet in the hallway. Dirt was on the entrance to the attic on my ceiling. They detached the ceiling vent in my bathroom and did not reattach it. They left a pile of dirt on ny bathroom floor and tracked it on my rugs. A group of men showed on my outdoor cameras on 9/14/23 who seemed to be doing some roof work (I'm assuming) and were very inconsiderate as well. Trash was left on my lawn (plastic and orange peels). They even broke one of my lawn spinners and instead of reporting it like a decent human being, they attempted to stick it back into the ground as if I wouldn't notice. It has been beyond exhausting dealing with this company thus far and I am DRAINED! The fact that I even have to keep coming back to update my review speaks volumes.

Positive experience: Infinity began managing Austin City Limits Apartments (opened June 2022) in May 2023. Everything changed when they arrived. Positive attention given to ACL. I realized management can only do what owners want. They seem to be able to communicate with each other and have made important changes to the building /units. I have rented a standard studio apt. Since Feb.2023. It is now a safer, cleaner, building. There are still some issues to take care of, but the owners are part of these decisions. This is a new housing option for Austin, Minnesota. A great place if you are in any LIFE transition and need a place to rent temporarily or perhaps decide to stay longer. I appreciate the outside landscaping and care given to the building. Inside looks and feels welcome upon entering. The design of the studios are well thought out. I can do all I need within this space. Most tenants care for the property and follow the lease requirements. Most also clean up after themselves and Pets taking responsibility as a community member. The communication is easy and accessible, and the portal has everything we need.

Negative experience: Believe me, you do not want to rent from these people! They are what you call slum Lords If you have issues they will not help you. You sign a lease and they hold you to it no matter what. They lie all the time! Telling the truth is not in their vocabulary. They love your money and that is their main interest. Don't do it!!!

Negative experience: Glad to NOT be working with this company anymore. Avoid their properties or be comfortable donating them your security deposit at minimum regardless of how well you leave when your lease is up. In reply to the response, which for some reason I am unable to respond to directly: We requested the before photos of the property, which you were unable to supply because Infinity did not manage the property at the time we began renting, the before photos don't exist... but the former property manager, who lives on site agrees with us that we left the apartment with no more than normal wear and tear. As it is, it is your word against mine and the former property manager, and Infinity hiding behind one sided MN renting laws is happy to rob my family of half my security deposit out of pride and foul play.

Negative experience: Update: they can’t proof the “horrible” situation of the house. I have my pictures and I sent it to them when I moved out( they ignored). Also, I moved out at my supposed date (September, 30th) it was a Saturday and it’s not my problem that you don’t work on Sunday and you went to the home on Monday. People! They are liars! Again, Stay away! Be careful, stay away. they will always make sure you don’t get your deposit back. They charged me $805 for “not getting the window AC unit back from the window as well as not having the floor clean” well! I left the house in summer also I brought professionally cleaning company for the floor. My friend has always warned me about that. Stay away from these scammers!

Negative experience: ***BEWARE of this company!!!!!! Bait and switch. They will be lovely and accommodating until you sign that lease. I sat with a broken washer for several days without repair. I filled out maintenance requests and it took weeks for a reply. Then good luck getting help. DO NOT expect to get your security deposit back. And if you ask for receipts of why they keep your deposit they will blow you off.

Ms. Knudson - Regarding your appliance - yes, appliance repair takes some time. That is completely out of our control. Several days is good in the current environment. Most people wait weeks for appliance repair.


You received $843.80 of your deposit back - so I'm not sure why you're stating that you did not get your deposit back. We did charge you for damage to the property, and provided you with move in/move out documentation along with an itemized statement of charges. MN Statute does not require receipts to be provided - just an itemized statement.

Positive experience: Infinity took over a lease at another building I lived at here in Austin with my boyfriend and I am going to give a 3 star as there was some positive and negatives but that does not mean they get a 1star. My experience with Tammy was always amazing, outgoing, positive! She always understood my feelings, frustrations, and how to take care of it immediately! She has even stopped doing what she was doing to help me with my questions which I thank her a lot for! My experience with Nicole was always GREAT! I had great emails with her about address changes, and about the non renewal lease which is completely fine and understandable! Not mad at her at all for that! My experience with Jill was NEVER the greatest which I cannot get mad at her for because her job is probably a lot of do and with all the stress and emotion I get it completely it was just that we could never get along. When I had questions for her I would get the snottiest remarks or answers back without helping me and understanding my problems or questions I was having. The texts I was getting from her when I would kindly responded to her were not so good and felt like she just didn’t care. She could’ve done better with the attitude. The only POSITIVE on Jill was the inspection day her and Tammy both thanked me for having our apartment cleaned and spotless and loved my cats completely! So I’m sure it’s just bad days and that’s okay. My experience with Jon was always AMAZING! When Jill and Jon sat down with me in the community room about the cleaning job I had Jill tried to bring up something that was not needed and Jon kindly asked her to not bring that up as that wasn’t the topic that we were on and that could be discussed at a different time. He understood when I loved my cleaning job and understood how I felt about it which I completely loved! He took care of it very professionally so thank you to him!

Positive experience: Infinity took over a property I was living in, My original opinion on Infinity when they took over wasn’t the best. I’d ask questions. They would ignore it. Until I followed up again on it. Stuff happens I get it. The complex I lived in uses an old hotel Keycard system (Not their fault. Old property management company was in the process of bidding for new doors/locks). If you were deactivated on a Friday after business hours. You had to wait until Monday to get let back in your apartment. Luckily my keycard didn’t deactivate much. Working with Tammy was amazing. She ensured my thoughts were heard, understood, and felt like she was either in my shoes in those situations or she’s dealt with it before. When I worked with Nicole (office manager). She was also super respectful, wanted to solve all of the problems to the best of her abilities. Working with Jill… It wasn’t the best experience with her. Not sure if it was just rough days when I would have to talk with her or what. I asked a question regarding a medical emergency in the parking lot. I was ignored for a week until she texted about something else and asked again, I got told they didn’t need to call back, being I was informing them. But we all have our good/bad days. I was at work during an inspection. My girlfriend was home when both Tammy & Jill came in, I was on lunch break & on the phone with my girlfriend. The interaction between Jill, Tammy and my girlfriend was very professional & respectful. Which is what changed my mind about infinity in general. I took a bit of time to think about the pros and cons, and other people’s emotions. If I would’ve posted this review, before stopping and really thinking about the pros and cons. It would’ve been a one star. But after thinking about the experience with Tammy, Nicole (and hearing my girlfriend’s experience with Jill). I have changed from my original perspective, To a 3 star. There’s things that Infinity could’ve done better, and same here as a tenant (and I am not taking it out on a review).

Negative experience: Make sure you go and read these negative reviews which have increased greatly in 2018! I find it also interesting that this company responds to it's reviews...... As if to be defending the company. Charges extra fees for payment online and customer service mangers are extremely rude to home owners. *Will not change this review until association issues are taken care of and management can answer with better customer service to my concerns and inquiries*

Fantastic experience: Great house! The newly remodel is so awesome! Clean & crisp and home feels cozy. The master bed upstairs is so comfy! While visiting MN unfortunately there was a snow storm. Negative experience: This management company has the most ridiculous expectations out of all the rentals in Rochester. I still can’t believe the requirements in order to get into a sketchy place on Northern Hills. It’s essentially Motel 6 that’s converted into apartments with more space. We found a 3 bedroom house for $1400 that doesn’t require all the BS that Northern Hills requires. Not sure why we qualify for a house but can’t even qualify for a rundown apartment.

Fantastic experience: We rented with Infinity for a while and had a good experience. When we decided we were ready to buy a house of our own, we used Jon Espy as our realtor. When touring houses with us he pointed out features of the home, both positive and negative, that we would have missed ourselves. He helped us feel well-informed and confident about our options, without feeling pressured at all. Jon was able to find a home for us to tour and eventually purchase before it even officially hit the market. After the purchase agreement was signed, he helped us to coordinate everything and made the daunting task of getting everything ready before closing seem easy. He was always quick to respond if we had questions throughout the entire process, from day one of searching to closing day and beyond. Positive experience: Our air bnb was quaint and just right for two people. Easy to access Rochester where we were. Spacious bedroom (would be nicer with a king bed) but it was comfortable nonetheless. Very clean. Couldn’t find the tv remotes right away, but they sent someone to help us (they were buried in the couch). I couldn’t find a sponge for washing dishes, but the paper towels were thick and durable that we were able to. They had everything you needed to make meals and serve them. The only thing I would like to mention is that when someone occupies the downstairs apartment, you can hear them come and go. Never actually heard anyone in the apartment itself. The doors seem to be older, and get stuck with the heat and humidity.

Fantastic experience: There needs to be a "6 star" review for exceptional service and that is what you get with Jill, Nicole and the rest of the staff of Infinity. I searched for a management company that did everything so I wouldn't have to. Their web page caught my attention with their "fair pricing" but when I stared working with Jill and Nicole I felt like I had signed with real and honest professionals. They promptly returned my emails and calls so I always knew what was going on and when. And most importantly for me, they were able to simply pick up a phone and get specific answers for my specific set of issues. That's service! And because they were able to find out the answers I needed we were able to get ready to be inspected for a rental certificate. I would use them again for ALL my needs.

Fantastic experience: I worked with Infinity first as a renter and later as an owner. As a renter I felt that they were pretty selective of their tenants which made me more likely to use them a homeowner. As a homeowner I felt that they were in my corner and made the effort to protect my property. Communication was usually very good and any maintenance performed was reasonably priced and at market rates. When we decided to sell the home they were also able to help with that, and at a discount due to our previous property management relationship. I highly recommend them for property management.

Negative experience: Terrible company, will charge you for every small hole you put into a wall and knock your security deposit down to nothing every time. I was charged over $300 for a few holes in the wall that were there when I moved in. Don't trust the people that will take the move in photos for you. They will leave out small damages just to charge you later when you move out. Maintenance takes forever to fix anything and half the time they didn't fix it and just never came back. Avoid at all costs. All those holes were there at move in and I never admitted to damaging the property. Place was left clean as I cleaned it for hours. I was also charged for putting a lamp shade back on? Doesnt that take seconds? All other charges on there were things that were not damaged when I moved out or were already damage when I moved in and should of been on the move in report. And the unpaid charges were to terminate the lease early as the place was horrible. Heat never worked and kicked off for days. Changed the filter multiple times to a thinner one and it still didnt work. I have a 5 yo and we were in there for 3 days with no heat till. I was also charged for a broken window that I never touched or even opened. And charged for burnt out light bulbs when all of them were working when I locked the place up. I have multiple witnesses that helped me clean that can confirm to all this as well.

Nate, you just admitted to damaging the property. "Will charge you for every hole you put in the wall." Yes, that's correct. We documented the property before and after you lived in the home, and you were charged for the damage you caused to the property. No more, no less. That's what you agreed to when you signed the lease. You also left the property filthy, and had unpaid charges at move out. Those expenses were withheld from your deposit as well.

Fantastic experience: My husband and I rented a house from Infinity for 4 years and they're the best landlords we've ever had. The property was a good one, maintenance requests were taken care of quickly (especially the important stuff like plumbing and HVAC), and the Infinity staff were really helpful and nice, especially Nicole. She answered a bunch of questions for us over the years. It was nice having a landlord that felt approachable and trustworthy. It meant we could relax and feel at home in our rental. :)

Fantastic experience: I contacted Infinity several years ago now to manage my former home which I was interested in renting out. But I didn't know where to begin. What are the rules? I didn't know if my home met the City's rental codes? How much should I charge? How do I know if a renter will be responsible? So many questions. We have been with Infinity for almost 7 years now and I feel comfortable knowing that the staff at Infinity have been working in my best interests to make sure needed repairs are identified, rent is paid and my property is maintained. Even though we only have one property we have access to all the staff at Infinity all the way up to and including the Chief Operating Officer, she is awesome!

Negative experience: BEWARE BEWARW. I almost rented an Airbnb from this company. The owner Jon is completely misunderstanding not compassionate to my health and refused to issue a refund or even a partial refund for a home that was unusable in the bathroom and reeked of musty smell that would make me ill. I EVEN started wheezing the 30 minutes I was there from the smell. Also they lockbox the ac unit so you can’t adjust the heat. There was trash left in drawers. He tried to say it was going to be cleaned. But you could tell it already was according to the neatly folded towel placed on the extremely small toilet. And the professional made beds. The toilet itself I couldn’t sit on straight. I had to sit sideways and I’m short. I even took pics to show and prove. The toilet was so close to the wall I don’t know how any adult could use it. I had to adjust my body according to the bathroom need. My son who is almost 6 ft would be impossible to use. Failed to mention the rules in parking until after booking which are cumbersome to anyone not used to the city rules. The fridge was a mini fridge. Not suitable for a longer then a day or two stay. Overall he is untrustworthy and completely non compassionate in every way.

You fail to mention in your review how you tried to bully and harass your way to getting a refund on your reservation. Also how you illegally entered the home before your reservation started.

All of your concerns that you mentioned were clearly visible in the pictures of the listing. Your claims of a musty smell were not verified by previous guests or multiple parties who entered the unit

Fantastic experience: We recently started renting through this group and they have been very timely and responsive with maintenance requests, emails, and communication throughout the application and rental process thus far. Moving in to our house with a few issues went very smoothly and issues were already addressed before we moved in. Staff is very friendly and professional. Very pleased with their service(s)!

Negative experience: Very poor management, chimney falling down, deck that didn’t pass inspection, birds living in the gutters and a yard that looks like a jungle.

Katie, you do not rent from us nor have you ever rented from us. All of our properties are inspected regularly by the city of Rochester for safety compliance. Sometimes things don't pass an initial inspection and they're corrected and re inspected. Not sure what property you would be referring to so I'm not able to assist any further

Negative experience: Renters, beware. I didn’t even end up renting with infinity and I walked away with $100 less in my pocket and having seen an awful property. Right now because of covid, in order to see properties that are occupied you have to complete their application ($50 for each adult). I was told I could get this money back if I did not rent with them. Upon deciding I would NOT be renting with them, I asked for my money back. I was then told that they had already run my credit and background check so now I would not be getting a refund. To do this to someone who is clearly in the midst of moving is just awful. I asked if I could please be refunded but was told “sorry you misunderstood but no”. I might be out $100 but I think me and my family honestly dodged a bullet with this company.

Tricia, what you're stating is simply not correct. Here is the text from the email you were sent after asking about the application process

"If you don't like the house we pull your application from it and it's good for a full year to put towards another property. You aren't locked into anything until a lease is signed and we don't want you to sign anything until you're sure it's a good fit!  Would you like to set up a showing for Monday?"

At no point did anyone say you could get a refund after running your application. What we did say was that your application was good for a year on any other of our properties.

In addition, on the application itself, it specifically says "this application fee is not refundable". You clicked the box that says "yes I understand"and you submitted your application and payment.

Fantastic experience: Infinity Management made moving into my apartment easy. There were a couple minor issues with the apartment but they addressed them right away and took care of everything for me. The staff is awesome and super friendly. I hope to continue to rent from these guys in the future!

Fantastic experience: I moved to Infinity several months ago from another management company and what a difference! First, they respond quickly and professionally each time I have a question. Second, they keep close watch over my property as far as upkeep and market changes. My properties are doing much better vacancy wise with Infinity. I recently lost a tenant due to a move to another state and Infinity found someone in no time. They showed the property and took care of all the details. Our AirBnB has been almost completely full every month since Infinity took over. They do a great job marketing and managing this property. I can't say enough good things about this company. Glad I moved over to them. I can highly recommend them without hesitation.

Negative experience: Horrible experience with this company not only once, but twice. You will NEVER get your deposit back even if you left the place in better condition than when you moved in. They held my deposit for problems like nails in the wall that were ALREADY there when I moved in; I never even hung anything on the walls for the 8 months my lease was. Also claimed the toilet had staining, yet it was stained when I moved in and I scrubbed my bathrooms every week and it never came out so it had been there awhile. I had it professionally cleaned and carpets shampooed when I left, but they claimed they still had to do that and literally sent pics of one strand of hair in the bathroom!! Always paid my rent before the beginning of the month and never was a problem, but this is seriously the worst company I have ever rented from. Rented from them before in 2015 too and they tried not giving back the deposit so it went to small claims court and I showed up with all my evidence and they never showed up; apparently they cancelled the court date the day of and never informed us!! Will be going back to small claims again with all my evidence and making them return my deposit and paying my court fees. BEWARE OF THIS COMPANY! Nothing but problems. ADD ON: I was not renting from another landlord this last time and Infinity did not take over the contract of the apartment in the middle of my lease like they claim. I needed a place to rent for 8 months while I waited for the tenant I rented to in the house I own to move out after her lease was up. I applied directly on the infinity website (giving them a second chance and figuring they couldn’t screw me over in a span of 8 months) and they approved me themselves. I also never had any animals (other than a caged bearded dragon) so not sure where they assume that as the issue was never brought up until I left the negative review. They were over to my apartment multiple times to “inspect” during my lease and never mentioned animals. I’m not sure how this company hasn’t gone under yet because they are the biggest slumlords around! Talked with the current tenants that moved in immediately after me and they said carpets were never cleaned and no other cleaning done beyond what I had done so they had no reason to keep part of my deposit.

Lindsey, you left the first property we rented to you damaged and the appropriate deposit was withheld. We didn't go to court because your case was dropped before the hearing. We wouldn't have approved renting to you again but we inherited a property from another manager with you already living there. We provided you with over 100 pages of documentation from move in and move out showing the damage you did again and the cleaning that was required, including cleaning up after the pet you weren't allowed to have at the property. We'll be happy to present the info in court should you choose to go that route

Fantastic experience: Just an all around great management company. The staff are extremely prompt in responding to inquiries/maintenance requests, plus the company has a very streamlined and easy to use online website for tenants that allows them to easily pay rent, contact management, and submit maintenance requests. All-in-all, Infinity was a great company to rent from

Fantastic experience: Location is great for mayo access. We usually count on salt pepper and a very few staples like that being there already. In this case nothing but dishes and utensils in kitchen. The stay went well and we would stay again.

Negative experience: This is the worst rental property I've ever rented through. Jill Kloft is a completely rude person to deal with when I got late on rent for two months and couldn't pay right away. Proceed with caution.

Negative experience: my boyfriend rented from them and never had a good experience. they are very unprofessional, don't take responsibility and only think about how to fill their pockets. while living there the dishwasher broke and he called someone to let them know, They said they would be there in a hour and never showed or called!! my boyfriend was out of town for a week so I stayed at his house to watch his puppy and while at work they came into the house and didn't let him know. when I got back to the house I noticed things were moved around and ended up calling the cops because I was terrified that someone was in the house, turns out they let themselves in to look at a couple things without informing us. LEGALLY they have to let us know which they failed to do. the day of the inspection he hired a professional cleaner to make sure of the deposit, they said that the house wasn't clean and took a chunk of the deposit for that . the house was an old house that had rotting wood around the doors and garage where the wood was falling off and they basically took the whole deposit because of it. I wasn't going to leave a review but after reading other bad reviews and seeing how childish they respond to the messages and don't take responsibility I just couldn't help it!

Not knowing who your boyfriend is, I cannot respond with actual details. However, there is a common misconception that holding money from a deposit somehow lines our pockets. The management company doesn't keep a dime of that! It either goes to a vendor to do the work, or it goes to the owner to do the work needed. Infinity doesn't benefit in any way from withholding deposit. Of course, when we do withhold from the deposit it is fully documented and justified.

Fantastic experience: I rented with Infinity about a year ago, and had a great experience from day one. While doing an initial property tour, Tammy went out of her way to make suggestions and show me a few other properties I hadn't even considered. She was friendly, genuine, and really listened to what I was looking for and wanted to help find the right fit. I ended up going with one of her suggestions, and had a great experience with the managers, Jill & Nicole (very responsive, friendly, & helpful), maintenance (the followed up with all my concerns), and the move-in/move out process (very straight forward & didn't overcharge). If ever back in the area I would definitely rent from them again!

Negative experience: Unresponsive management and maintenance. Inconsistent handling of utilities. Had a broken furnace over the weekend, had to take care of it myself. Garbage company stopped collecting my garbage, Infinity did nothing. Utilities are part of my rent, not my problem. For a short-term roof over your head, maybe a fine choice, but I wouldn't recommend staying in their neglect-boxes long term. EDIT to reply - I've clearly changed my number and informed you as such. I have received no calls. I have exactly zero emails in my inbox from infinity. My utilities and their management are priced into my rent. My garbage is on the curb. I did my part of the deal. Pretty sad this is the only way to get a response from you. Feel free to call. I'd love nothing more than to be proven wrong and for you to take great care of my problems. EDIT weeks later, week of 2/19: Not surprised there's no further response here. I'm sure Covid's tough on a property management company. I'm not without empathy, but you dropped the ball here. Don't tell me it's my fault. EDIT again to be fair, 2/26 - I asked for a new microwave that they'd forgotten to give me from ~7 months ago, and I got it installed in a day. Looks like Google review leverage works. Would highly recommend. I'll be fair and update here whenever they do a decent job in future.

Negative experience: Jon Epsy was one of the rudest people I've had to deal with. One time my microwave was broke and he told me to contact someone to fix it(I was annoyed that they did not do it, but they make you do it). I did and then they charged me because it wasn't 'approved'. When I confronted him about it he lied. It was so petty, I paid 1500 a month with no utilities included. It took weeks to get anything fixed, this included the hot water heater and the garbage disposal. Would not recommend, they kind of monopolize the Rochester market but you'd be better off with someone else.

Ms. Avrit - you were never asked to contact someone on your own to fix something. You were asked to troubleshoot items so we knew who to send out. With your microwave, if the circuit breaker is tripped, you can resolve that yourself quickly. If there's an electrical issue, we need to send an electrician. If its an appliance issue, we need to send an appliance tech. When we would send you messages, you often either didn't respond or would take days/weeks to respond to our messages. Communication is a 2 way street. And yes, you were charged $108.13 from Bob's Appliance because you called them to look at your microwave when we already had it scheduled for replacement with another vendor the following day.

Negative experience: As a home owner that unfortunately has a rental house within close proximity to mine that is managed by Infinity; I can say with 100% certainty that this is a horribly run management company. Never have the tenants been an issue however when it comes to laws and ordinances Infinity will try everything in their power to sleaze their way out of doing what is right. Absolutely disgusting in addition to bringing down the value and appeal of the neighborhood.
