Fantastic experience: After six months on the market with no success with another agent, Michelle came to the rescue. Swooped in with professionalism and expertise of the field, staged the house and got it appropriately priced. In appropriately 35 days the home was sold! She showed up at closing and even availed herself to us even after the deal was closed. These little touches left an impression on us that won't be soon forgotten.

Negative experience: Recently had our home for sale with Spyglass and they just couldn't sell our house at the asking price, its a custom home on 2 acres but was told if we sell our home at 100k under asking price it will sell. Our home is no subdivision home. We terminated our contract and now Spyglass won't take our MLS listing down. Our Realtor stated only the Broker cand remove it and sent the paperwork up to the Broker. It's been 2 weeks and still not removed. I've had other Realtors in the past and at end of listing agreement it came off within hours not weeks.

Fantastic experience: I'm selling two properties in Austin, after I've already moved to Vermont, and Sean Tipps could not have handled it better! Because I couldn't be there, I needed someone I could rely on to go the extra mile--such as hiring a landscaper for staging the house for sale. He even indulged my desire to specify what I wanted to do by taking photos of the front yard, which I then annotated, and Sean worked with a local landscaper to meet my ridiculous home seller dreams! I even added a request like, "I think that front tree would look great with two bright (like turquoise) chairs underneath it," and sure enough, Sean texts me a picture two days later of two turquoise chairs in the back of his truck on their way to my house. How he made that happen, I don't know. That's just one small example of all the invisible work that went on behind the scenes that I was able to stay out of. Another example was coordinating showings with the current tenants--no small feat! Anyway, I would recommend Sean 10/10!

He was honest with his recommendations and was all about getting me the best deal, not how high his commission could be. Fantastic experience: Andie was great with setting up showing and having us drag her around the Austin, Round Rock, and Hutto area for the better part of a month looking at house after house after house. She understood what I was and was not looking for and even pointed out some things on certain houses that I didn't catch from just a quick glance. When it came time to actually putting offers and negotiating she was well versed and what was appropriate offers and concessions, even talking me out of offering things that weren't in my best interest. In the end I found the home I wanted at a reasonable price with great seller concessions that helped bringing down rates. A++

From our first meeting with Cederick, he reassured us that everything would be handled professionally, efficiently, and—most importantly—on time. He walked us through every step, from finding the perfect property to negotiating the best deal. Whenever we had questions, he had answers. Whenever there was a potential roadblock, he handled it before we even noticed. His confidence made the entire journey feel easy, and we never once felt lost in the process. When closing day arrived, we expected some last-minute hiccups—because isn’t that always the case with real estate? But to our surprise, **everything went flawlessly**. The paperwork was ready, the signing was smooth, and within minutes, we were officially homeowners. **No delays, no stress—just a perfect closing, exactly as planned.** After shaking hands and celebrating with Cederick, we stepped out of the title office, taking a deep breath of relief. Thanks to Cederick and Spyglass Realty, our home-buying experience was better than we ever expected. If we ever do this again, we know exactly who to call.

Negative experience: You may as well not have a realtor at all! Spyglass cost us thousands in time and money. They overpriced for the market, likely to get us to sign a contract with them, and then didn't bother advertising the place at all outside of slapping pictures up with listing errors. We were lucky to get any feedback from them about showings and when we needed updates, we essentially had to beg. Realtors in this area are far too accustomed to having fat wads of cash thrown at them for doing little to nothing. It's both hilarious and deeply disgusting. We essentially ended up doing all work, negotiation, and communication between parties ourselves. The buyer's agent, equally terrible, worked for Texas Ally. He nearly cost the buyer their home, refused to negotiate, and didn't bother to communicate to anyone that they weren't able to close until the day of! In fact, no one seemed to know, we had to ask why we didn't have a scheduled date or time to sign papers - AFTER being under contract for 60 days. Their refusal to cooperate or communicate cost us another years worth of taxes, and 3 more months of mortgage on the house. They lost our keys, refused to cover a rekey or track down the existing keys. And they routinely made errors on all documentation, listings, and texts, when they bothered to even send anything! Don't bother trying to sell a house with these folks, unless you just don't care either.

Communication was very important to me when looking for someone to sell our home. Kylie sent me a sample of listings she had done previously and explained her process very thoroughly. I ask a lot of questions at all hours of the day and night and she was very quick with a response.
