Experiencia negativa: I reached out to this company for a short term management agreement . A property manager called me back and tried to do a back door rental agreement for themself outside of the company instead of entering into a management agreement At the end of the day I got neither because of her conduct. This Property Manager was in my opinion totally unprofessional and unethical. When I complained about her to her boss he just covered for her instead of taking any action.

Experiencia negativa: I had location Property MGMT for 5 yrs, let me tell you, each manager lasted 1 year, the latest was with Liz I had her for 2yrs total. One main issue is more with the timely manner of repairs, one lasted over 2 years and was the side / main stairs to the back of the house, finally repaired with the last yr that we moved out. Second was communication problems with repair tickets and actual repair personnel showing up to fix anything from fans to plumbing. I will have to say the plumbing repairs were always same week. While other repairs took months to line up. The third strike is your deposit, you will never get it back, no matter what shape the hose is in, this is a subject I'm still going back and forth with them on. I paid $5400, they first sent me a deposit check back for $1787.17 shortly after that (one day, they canceled the check. Then sent a list of additional charges, one of which was fictious and for carpet. It said "QUOTE" on the top of the invoice, so I called the carpet company. They said no we never did anything at that property. Come to find out all carpet was removed and thrown away. Then location Property MGMT sent another check for $684.13. This was all I was returned back on a house that was in need of major repair and wear and tear. Moral of the story, I was never refunded what was truthful owed to me in this transaction and will never do business with them again, If zero stars was a thing, that would be my rating for Locations Property Management, Honolulu.

Experiencia negativa: I moved into a unit that was being managed by Locations in April 2022. The property manager who was assigned to the unit was impossible to get a hold of, and also failed to provide me with a preinspection check list prior to moving in. I had tried to get a hold of her but she never answered or was never in office. The following year when it was time to renew, there was a different manager. He came by and did an inspection, annotated some issues he said were responsibility of the owner and not myself, and gave the thumbs up to renew my lease. I was never given a copy of the things he annotated and apparently nothing was put into Locations system about any discrepancies found during inspection, and the owner never organized to fix any of those discrepancies. When I renewed my lease for a second time (year 3), nobody came by to do an inspection. At this point we were given a new property manager. Fast forward to April of this year, of the $1900 security deposit, I was only refunded $598. I tried explaining that there was no preinspection done upon the signing of my initial lease, and only one inspection done for my first renewal. My wife and I took care of the apartment, with minor wear and tear that is expected when living in a house/apartment (scuff marks, deep cleaning, fresh coat of paint, etc.). Any issues that I communicated with the first 2 property managers apparently fell on deaf ears, and were not even annotated in their records to at least show evidence that an issue was brought up by me. Locations failure to do proper inspections of their units is a big red flag for anyone who uses them to manage their property, and to any tenants who take care of their units and expect all or most of their security deposit back. I will never utilize them as a landlord, or lease a property managed by them.

Experiencia negativa: I had signed a lease for a furnished studio in Island Colony through them and had a traumatic experience due to the condition of the furniture. When I moved in on Feb 1st, the mattress (covered during the viewing) looked like it had been picked up from trash. They also left several greasy/junk items in the lanai without any heads up. I reached out expressing my concerns and decided to move out after a couple days. I still haven't gotten a single apology and they made me pay for half the month and took a lease break fee. I hope this doesn't happen to anyone else.

Experiencia fantástica: Locations Property Management as a company has been excellent to us for approximately 10yrs. It all stems from their employees caring about the properties they manage. Our Property Manager, Ms Caroline Mosher has done excellent work as our property manager. She has always been there to take care of our needs and the needs of our tenant. As our property manager, she has handled two major flooding incidents in our property and other incidents such as appliance replacements to arranging needed repairs throughout the property as they arise. I highly recommend Locations Property Managment Company.

Experiencia negativa: We have had two issues (black mold growth, and clogged shower drain) with our apartment for over a week now and have a baby due within a week and have called multiple times and each time it goes to a 3rd party. We ended up going to the actual building to talk with someone and they said our issues of clogged shower drain with sewage coming up through the drain and black mold growing didn’t seem that bad. They said we would get a call from a plumber later today but never did. If you are going to be a property management then please take the time necessary to help your tenants when they have health issues/concerns with their living situation.

Experiencia negativa: As a company overall, I’d say my experience has been pretty fair. However, my experience with Dee Gruenter my assigned property manager has been absolutely horrific. I rarely post reviews, especially negative ones. But, this woman is nuts. She has absolutely no respect for boundaries for one. I politely asked she please notify me exactly when she planned to do the move out inspection as I was recently assaulted by someone who showed up at my front door and did not want to just answer it. What does she do? Literally ram my front door down hard enough to break the lock. If that wasn’t bad enough, she later overcharges me thousands of dollars in various fees she had no right to charge. Unfortunately, I will never deal with this company again. They need to monitor their staff better than this.

Experiencia negativa: The bad experience started when the Locations Website said bank statements were an option to show proof of income sources. We spent a couple hours redacting two recent statements only to be told after submitting them that Locations doesn't accept bank statements and we needed to submit tax returns instead. Further, the agent did not know the property well. The person continually changed the facts when things didn't add up, continually insulting our intelligence trying to cover up their lack of knowledge as we revealed problems and inconsistencies about the property condition. The person also rushed us during a walk-through so we didn't have time to adequately plan for the move in. The person literally shooed us out of the place saying they "have to go". Lastly, the property was impossible to live in at time we started paying rent. It had been renovated and there were problems. Locations scheduled a handyman to fix the issues but the handyman was backlogged almost two weeks. We were lucky in that on Day 5 after getting the keys we contacted the handyman directly. He had just had a cancellation and agreed to fill the void to address our issues; one of which he says he cannot resolve for another week. At least he got the unit to the point we could move in, but only because we took issues into our own hands. Don't count on Locations Hawaii!!!

Experiencia negativa: Their 680 Ala Moana property is a JOKE. It was built as part of an affordable housing incentive for the city. But I can't understand how a $4,450 monthly income requirement to qualify for a studio apartment is considered "affordable housing". It was a TON of hoops and red tape to just apply. Their application is intense and they made me have a form signed and notarized by my mother, who lives out of state, to prove that she helps me out a bit financially. Then they held up my application further over some discrepancy in my YTD income which was off by $52 from the paystubs I submitted, so I had to figure out where that difference came from. Then, after all of that, the whole process took about a couple of months, they denied me anyway because I don't meet the income threshold! Let's be real here, considering some others reviews of the property over on Yelp, if you make over 4k a month, consider a better maintained building that isn’t infested with roaches! I don’t know if it is the city, state, or this company that sets the income requirement but it is absurd and everyone involved in these city projects for “affordable housing” should be ashamed of themselves!

Experiencia negativa: Paid $500 dollars for a move out cleaning. Did my checkout inspection, was told everything was good. The next day I received an email saying an additional service is required which will be taken out of my SD. Why even have a checkout inspection if you can go against it. In addition to that, the rooms at executive center always smells like weed from all the college kids. Also the lack of communication is terrible. I had no idea my property agent changed until I reached out to them about not having hot water for several days.

Experiencia negativa: The worse experience! Basically slumlords at this point. Moved in to a dirty apartment with a list of issues. If you try to reach them, good luck. Not professional and definitely do not care once you sign the lease and they have your money. Be very very careful if you absolutely desperate to have to deal with them.

Experiencia positiva: The apartment was spotless when I moved out but still had to pay for a professional cleaning service, (understandable) but the cleaning service, which THEY LISTED did not finish the job and when asked to come back and clean the water stains from the shower the cleaning service tried to scam me out of another $250 to come back and finish the job. I feel I did my fulfilled my contract by paying for a cleaning service. It is not my fault that the cleaner didn’t finish the job or the fact that Locations Property Management did not come to inspect the cleaning to ensure it was up to their standards. I ended up having to pay for ANOTHER cleaning service just for the shower glass water stains… Locations should have done the cleaning inspection after it was finished or bare minimum, given the situation, paid for the second cleaning service… just my opinion, doesn’t mean they are a bad company… Other than that they were nice and responsive.

Experiencia negativa: Just do yourself a favor and don't rent from them. Moved into a dirty, damaged apartment "managed" by them, hair and blood on the floor. Sent us an inaccurate lease (claimed 2br w dishwasher), signed another lease- still inaccurate, claimed 2bathroom, just lazy/sloppy. "Agents" are completely inaccessible, and when they do respond they're always "so surprised" to hear whatever the issue is- as if they weren't aware of the previous emails and voicemails they've been dodging. Truly bare-minimum service to keep them legally compliant with state regs, thankfully somebody competent was hired or appeared our last month to process our move out. Would not recommend- but you're probably not going to have many options as they have bought up a LOT of rental properties if you're living in the U Manoa area.

Apparently it cost 100$ to clean the toilet, another 100$ to look around, 100$ to take down the trash(when there was not any)

Experiencia negativa: I didn't ask for much while I lived in one of their units, and they were sometimes responsive sometimes not. However, I have never paid so much to move out of somewhere.... Cost me close to $600 to move out (have to have professional cleanings with invoices) and can't leave a pin hole in the wall because they expect you to paint before you leave. Not to mention after all the money I paid for professionals to clean, they ripped out half the stuff in the unit and replaced after I left so money wasted. I have never heard of a company putting in so little and expecting so much. Jan Kim was my manager, with Derrick Honda as her lackey.... In case specifics were needed. Another company "renovating" apartments and making them unaffordable for middle income folks.
