Experiencia negativa: I put in a move out request more than a month ago on their tenant portal website. Got a confirmation email so I know it went through. Yet March 2nd I get told I need to pay month to month rent or the were taking me to court. Ok I thought maybe I didn't give enough time in my move out request. So I paid it figured I'd just spend a month cleaning it since I already have a new place. Then yesterday I get an email from Ms Isabella telling me I need to sign a new lease cause they don't offer month to month and they have other clients waiting. WELL THEN GET COMPETENT at your job. I put in the request at this point you guys are the ones making harder for newer clients and wasting their and mine and your time.

Experiencia negativa: My mother is a senior, single, deaf, and disabled woman, and this company left her without heat for over THREE MONTHS during cold weather. This is not an inconvenience — it is dangerous, negligent, and unacceptable. Management requested my mother’s personal information so they could seek approval for a new heating system. For over a month and a half, we were given the same repetitive responses that they were “waiting for an installation date.” Eventually, communication stopped entirely. After we reported the situation to the city, management responded by stating that their property manager was dealing with “personal issues,” and that a new person would be taking over — meaning we had to start over and re-explain everything while my mother continued living day to day with no heat. Personal matters do not excuse failing to provide basic, legally required living conditions — especially when tenants’ health and safety are at risk. They provided two space heaters, one of which was broken, and expected a single functioning heater to warm an entire house. As a direct result of the lack of heat, pipes froze and burst, causing extensive water damage and destroying the majority of my mother’s belongings. She was forced out of her home, had to rent a storage unit she cannot afford just to save what little was salvageable, and lost the stability of a home she had lived in since 2003 without issue — until this company took over. This is a profound failure of management, accountability, and basic human decency. I strongly warn anyone considering renting or living under this company’s management to reconsider. No one — especially a vulnerable, disabled senior — should ever be treated this way. KNOW YOUR RIGHTS. SEEK LEGAL HELP.

Experiencia negativa: Giving two stars because the area itself is quiet and the apartment is nice. But I put in maintenance requests in March and still have not been completed. Talked to the leasing agent and she said she would contact “maintenance management” but nothing was ever done. She then stopped responding to me all together. This is an updated review. Downgraded to ONE STAR. I’ve been living in my apartment since March 2023 (3 years in March). Just avoid this place. Neighbors are all decent but the regional manager Keila is rude, when I was given her number by the office because my complex’s leasing agent wouldn’t respond to messages about a broken AC she greeted me with “how did you get my number! You should NOT be contacting me”, she told me I cannot hold escrow for a broken AC bc it’s “an amenity” (code compliance told me this is false — it was part of the unit when I signed my first lease and must be kept in good working order) and then proceeded to ignore me. My unit was 90 degrees inside at the hottest part of the day. My two young kids and I both had heat rash and my service animal was sick from heat exposure. They provided a pregnant woman with a window AC and refused to help any of the other residents without air conditioning. I begged for a hotel or at least a window unit and they ignored me. It took calling the news and them picking it up for MTH to suddenly go out to buy window ACs for everyone the was without air. My AC is still not fixed. Fast forward to today. It’s February 3rd, 2026. January 14 I came home after work to find that two my two bedrooms have no power. I tried to flip the breaker and it immediately cuts back off, indicating an Arc Failure. Now, I put a work order in for this back in July 2024 — I started experiencing issues with my power in the bedrooms and hallway after the laundry room on the 3rd floor flooded and water entered my unit through the ceiling. They marked it as completed in January 2025 without ever coming to even look at the issue. This is typical of them. Now I’m dealing with a permanent shut off which they blame on me “having too much plugged in,” although I’ve never experienced a permanent shut off until the 14th of January this year even when running a window AC 24/7 for relief from the heat. The leasing agents over the Southtree property are constantly changing and none of them are ever good. They fail to communicate, ignore residents and work orders, then they leave and the cycle begins all over again. They marked my work order completed on January 18th; yet nearly a month later I still am without power in the back half of my unit. After nagging the office folk every day for the last few weeks I finally got a response from the current property manager Isabella, who said a week ago that they would get me a power strip that would solve all of my issues magically. Well, a week passed and still no resolution. I am in the process of opening an escrow account and plan to move out ASAP. All this to say, don’t waste your time here. Just rent with literally any other property management company. MTH are slumlords.

Experiencia negativa: Talk about terrible maintenance I mean just all the above what joke and since they drop are complex we've had even more issues with are hot water like its the middle of winter tell you maintenance guys to quit coming over here y'all don't even own the property anymore.

Experiencia negativa: Update: after about a month from this post, they finally Had the maintenance guy (with two clearly unqualified men) Try to fix the water heater. First, they tried to remove it WITHOUT DRAINING IT FIRST And proceeded to dump it all over the living area and entrance. After installing it, the maintenance man hooked it up to the wrong element, causing it to burn out before getting to use it. We ended up just replacing The elements at our own cost. We are still without trash service, not because of the bin, But because we don’t have trash service set up at all. We are currently going rounds with management about that. Progression feels backwards with this company. If I could leave negative stars, I would. Their inability to fix any maintenance issues is astounding. We have now been in what was supposed to be a “ready” apartment for a month with a broken water heater that’s flooded our laundry room, No laundry units, A broken furnace, and our trash receptacle is not being taken by waste management because they didn’t give us the right one. It also appears that no one ever even completed an inspection prior to us moving in due to all of the damage, and uncleanliness we moved into. When I asked management, why we didn’t have a trashcan her only response was “ Those are supposed to be there when you move in”…. Because clearly no one checked.. The water heater per a company that had come out to examine- he told us it was an emergent fix And would be willing to come out that friday( 3 weeks ago) But unfortunately, the management company does not want to approve that cost.. so we’ve been just waiting. We seem to only get updates from management when we bug them. I have contacted the management numerous times. she just seems to give us excuses and we never to get progress. The maintenance man they hired, I feel bad for because he has to deal with them Just as much. They don’t meet basic standard, but I guess after reading the comments from other people I’m glad I just don’t have roaches so… do yourself a favor and literally go anywhere else. Also, don’t be surprised when you have a bunch of issues while you’re paying rent and then they list a place next to you- That’s exactly the same for less because nobody wants to live here. Good neighbors though.

Experiencia negativa: The worst company ever the communication is horrible the property manger i had was nice but the company in general is horrible they love trying to pin court fees on you they absolutely hate answering the phone to resolve any issues but take forever to fix anything on your property this company took me to court for half of the months rent that i currently was in not even behind just while there others tenants that owed nearly triple my amounts for being actually behind $400 compared to a $4000 dollar difference but they wont call they wont pick up but if you want horrible management this is the company

Experiencia negativa: If I can rate -100 I still will rate -1000. This is the most unprofessional unorganized place and company I have ever dealt with. You never get any answers do any of your problems everything is always prolong until they feel like doing it. And this is not my only time dealing with them at one property. I had a aunt at another property that they were managing. Each building the property management / manager is never present the one that my aunt was at the lady had the nastiest attitude the building where I was residing at in Riverview terrible. DO NOT DEAL WITH THIS COMPANY AT ALL THEY ARE TERRIBLE THEY HAVE NOTHING TOGETHER. The only communication that you get unfortunately will be from any maintenance man because the office in Lansing will not respond and they will have an attitude as well. Ping pong game with your problem between the corporate office and the property managers

Experiencia negativa: If they had an option for 0 stars that's what I would like to have given. They took over our apartment complex half way through our lease year. They didn't honor ANYTHING in our lease with the previous owners except for the things that lined their pockets with more cash. Our lease ended October 4th but they cut it off early. They refused to do anything about a weed smoking issue. Our lease said no weed and I have asthma so that was pretty important to us. They just told us too bad shut your windows. Completely unfair and very rude. This was the worst experience I've ever had with any company. Stay far far away from anything this company touches!

Experiencia negativa: There really needs to be a zero-star option for this company. I’ve been in my unit for 10 days, my apartment still isn’t tenant ready. Today, the maintenance guy fell through my ceiling while he was supposed to be installing a bedroom light that was not reinstalled after a prior ceiling repair. I came home from work to find my unit unlocked, my patio door wide open (on the last day of October…), my power shut off, the bedroom light not installed but there’s now 3 exposed wires coming out of the ceiling, the drywall covering the new hole was put on backwards… and I’ve not gotten a response from the property manager. I’ve lived in at least 15 rentals… never once have I had so many issues, let alone in such a short amount of time.

Experiencia negativa: I’ve been a tenant at this property for over four years, and my experience has been extremely disappointing. The landlords have not personally inspected or entered my apartment in over a year, despite multiple maintenance requests and ongoing issues that remain unresolved. All documentation and communication are now being filtered through MTH Management, which seems to be a way to avoid direct accountability. Maintenance requests are either ignored, delayed, or met with inaccurate information. This lack of transparency and responsibility feels negligent and potentially unlawful. Tenants deserve safe, well-maintained living conditions and honest communication — neither of which I’ve received here. I would strongly advise future renters to be cautious and review tenant rights before signing a lease.

Experiencia negativa: If I could give negative stars I would as well. I’ve never experienced anything like I have with this company. I could list at least a dozen problems I’ve had in less than a year. There is no way to do anything about it either. No higher ups to talk to or anything. I would never treat people the way they do especially the property manager Angelica. She should not have a job anywhere. It’s sad that because I am a low income single mother this is what I have to endure. Just because I’m low income does not mean I don’t deserve a little dignity and common courtesy. I honestly don’t know how she is ok with herself as a person. The first issue was she told me my rent would be one price then said it was different when rent was due and I’ve had to pay more than the agreed amount the whole time. Such a shame.

Experiencia negativa: I lived within their Marquette property for around 8 months. I did find their maintenance guys there to be helpful and down-to-earth. However, the building itself did have multiple large-scale flaws. For one, broken water pipes caused my kitchen to flood one day, and the apartment also had a mouse problem when winter set in. I strongly advise against renting from this company, as I found their office in East Lansing to be highly unprofessional and difficult to get ahold of. I had multiple miscommunications between myself and the office regarding rent, my security deposit, and other financial information that negatively impacted my financial security. For the folks in Marquette, try to find somewhere better. This company is not worth the struggle.

Experiencia negativa: Every single day I lived there, I regretted signing that lease. I cannot discourage anyone enough from signing any lease with them. Apartment had mold and constantly made me sick. They painted over the bathroom tub with wall paint. There were cockroaches in the apartment and in the hallway area too. The kitchen ceiling constantly leaked and maintenance was never able to fix it. Constantly has issues with trash and never being sure if we even had any. We were told a washer and dryer would be installed for the central area but nothing ever happened in the 12 months. Save your money, go literally anywhere else.

Experiencia negativa: When MTH changed management with Earned Run, MTH stole my remaining balance on my account greatly affecting my budget. I told them I didn't have any dogs at this time. I could not afford them here. They were changing the fees back and forth to take the remaining balance that's why I'm so shocked. They knew I had a dog immediate, and they took off the fee only once my balance was taken. They never refunded my money. It was a good amount of money at that... Half a month..

I put in a maintenance request close to a month ago for the sinks not draining… they knew the tub needed to be re-grouted when I moved in in January and it’s now the middle of September and the mold has spread immensely. They have no sense of urgency to fix it. We have had FOUR property managers in the 9 months of living here.

I lived here for a year with roommates and delt with so many issues with all the workers, had no hot water for 2 weeks, no ac for 3 weeks in extreme temps, plus roaches that they wouldn't treat properly!! The properties are all managed horribly, always having huge issues that management will never fix or give compensation for. Would NEVER recommend!!

Experiencia positiva: I am going to preface this by saying I personally had no issues with my physical apartment. I lived at Pleasant View my senior year and for what I wanted (affordable 1 bedroom) it was good! The one bedroom apartments are small, around 480 sqft if I had to guess, but for just me it was perfectly fine. To start with the good: The large windows are great, the central air is great, and the location amazingly close to campus/Grand River. The landlord gave me proper warning before any maintenance/tours and I never had any issue with them going into my apartment unannounced. It’s super close to Crunchy’s, Biggby, and the park with the farmers market which I loved! It’s a 5 min drive to Frandor, a less then 10 min walk to Grand River Target, and close walking distance to any campus or city bus stop. If you want a place with lots of amenities this is not the place for you! I liked that because it ment no hidden extra amenity fees like other apartments in EL I’ve seen (DONT live at The Tower, they’re awful about it). Now for the bad. The parking lot is first come first serve, the entrance is full of potholes, and is VERY commonly full of cars of people who don’t live there. The parking lot used to be shared with 2 other businesses (one closed down last year which is sad for the business but great for parking) and the lot has less then 20 spots. If the landlords continue to refuse to tow random people, there WILL be a day you come back late and there will be no parking. I would actually really recommend this apartment to someone who doesent have a car! Another reoccurring issue is the laundry machines, of which there are only 2 washers and 2 dryers for the whole building, they cost money ($1.75 for washer, $1.25 for dryer), and very commonly one or both machines are not working. Because the machines are through a company, the landlord refuse to do anything when they break and you yourself have to report it to the laundry company, and it will not get done fast. During my entire last month of living here, neither washer worked despite me putting in multiple maintenance requests to the laundry company. They just put a “need parts” sign on them and never came back. The elevator had weeks where it wouldn’t work, but the stairs aren’t bad and the building is only 3 stories tall. My windows faced Grand River meaning I had quite a bit of outside noise, which I didn’t have an issue with but if you do it’s good to know. I only lived there for a year, but they hiked the price of rent $50 a month for the next year ($825->$875) with zero renovations or upgrades so that is not a great sign for the future of the apartment’s affordability (although it is still WAY less expensive then the apartment across the street for example). While this wasn’t my personal experience, I feel it’s important to say I talked to multiple other residents during my time living there that had issues with their appliances that maintenance was not good about, specifically an apartment that didn’t have AC during the summer for over a month. Overall I would say I had a good experience with my actual apartment, but the building itself (especially the parking lot entrance!) definitely needs work. NEW EDIT POST MOVE OUT: I had a bit of an issue with their system trying to charge me a 13th month of rent when I had already moved out and there were only a few days left on the lease, but I luckily did not have autopay turned on and it was fixed about a week after my lease officially ended. I was kind of saved by the fact that I didn’t have a bank account saved since I mailed my rent in checks to avoid the fees lol!

Experiencia negativa: MTH is more like a Slum Lord! They fix nothing. You have to file a complaint with the city to get anything done. The buildings had several code violations and it took a court issued order before they’d fix anything. There is zero maintenance on site. Garbage everywhere.There’s still code violations that need to be addressed but you have to report them to the city-they do nothing unless forced to.

Experiencia negativa: First off, it PAINS me that I HAVE to give at least one star. If I could do negative stars I would! Long story short, they will not return your calls or emails in anywhere near a timely manner, won’t fix your heating correctly when it breaks 2 times in the winter (the solution was giving us two space heaters in a three bedroom 2.5 bathroom apartment), messed up our lease when we switched roomates 3 times after clear instructions (didn’t have correct names along with a few other key missing details), and also had the landscapers cut the grass horribly along with other landscaping mess ups due to not caring (they didn’t remove trash and cut it all up and spread it through the lawn every time). Also, They were so bad and had so many complaints that they had to switch management companies halfway through the year. So yeah, DONT USE MTH!!!!

Experiencia negativa: Worst place I’ve ever rented from. Haven’t had a working fridge in 2 months and management refuses to do anything about it. They will ignore texts, calls, and emails. I have attempted to leave a voicemail for the property manager, but her voicemail box is full. Update: absolutely no notice on my security deposit. Been moved out for weeks!! Save yourself a headache and stay far away!!

Experiencia negativa: Awful. No matter how many requests through the portal you put, no matter how many texts you send or calls you make nothing gets fixed. I’ve complained for 4 months about having no working washer in our shared laundry space. Now my air doesn’t work in my unit, the emergency number is disconnected, the lady who over sees the property ignores calls and texts. If I could give less than a star I would. Save your money

Experiencia fantástica: I have had nothing but good experiences with MTH. Their manager Lavena knows what she is doing and it excellent. She has always responded, resolves needs quick, stays on top of what is needed and knows and cares for renters and the property. Dont believe all these bad reviews, because people will rather jump on and complain when they owe money or destroy something rather than take responsibility and tell the story of how the manager pushed to get them in an apartment in a time of need or helped to where they are able to and it might be out of there hands for upper management or owners to make the call.

Experiencia negativa: Slumlords. Constant water leaks that go unaddressed, they decided to save money and get rid of our building's dumpster and just line trash cans against the wall, never enough, always messy, and now there's a huge roach infestation. I had to threaten action with the City to even get them to acknowledge my maintenance issues. Every year they still manage to raise the rent, though. Avoid anywhere run by this shoddy, fly by night company like the plague, especially 108 Washtenaw in Ypsilanti.

Experiencia negativa: I lived in an apartment complex for over a decade before MTH took over. Before them it was a nice complex in Holt,MI with a lot of older people on fixed incomes and first time renters. MTH came in and "updated" everything outside and raised rent a lot causing them to evict a lot of the people who had lived there for years. Then they updated the apartments of those who left moved out raising the rent even more. It became a cold place of petty people who cared nothing about the area and was just here because it was cheaper than living closer to MSU. My final straw with them was my apartment had a fire, the cause of it was when they "updated" the outside they removed the bird protectors from the heaters for each apartment and birds built a nest inside the heater and it caught fire. MTH refused to fix anything from this fire and after doing months of heating my apartment with my own personally bought portable heaters and repairing what I could I moved when another neighbors apartment did the same thing catching fire because of lack of bird protectors for the heaters. Do not trust these people at all. It is a safety issues and they will get someone killed at some paint due to their behaviour.

Experiencia negativa: This company took over management of The Willows in Kalamazoo right before we moved out. First they told us they couldn’t find a previous lease. Then when we moved out they told us they had sent our deposit back electronically, but would not tell us the account it was sent to and neither tenets received the deposit. We have given up on getting the deposit back as it is very difficult to get in touch with anyone and the person we can get in touch with is unhelpful. Avoid all properties if able!

Experiencia negativa: If I could give this management company -20 stars I absolutely would! They are extremely rude and freaking incompetent! I’ve had mold in my bathroom that wasn’t fixed for months!! I was told to “open my laundry door while washing” and the mold would go away. I recently submitted a request to vacate on 2/28/25 and was told by my very experienced property manager of the fees I’m responsible for (which I was ok with). I log into my portal today 3/24/25 and see I'm being charged double!!!! Not to mention, when I first submitted my request to vacate my access to my building was turned off immediately! Oh wait there’s more!! Why my stay there (3 years to be exact) my car was broken into twice because of the security gate being broken (by the way it’s still broke and they have the nerve to charge their residents $75/month to park in a gated ramp), maintenance entered my property unannounced, the old property manager cussed me out, AND THERE ARE NUMEROUS HOMELESS people that sleeps in the door way of the building that scares the crap out of your on a DAILY! This is not even half of the crap I’ve encountered while staying there! Unfortunately I will be seeking legal advice and I wouldn’t recommend The Durant or ever rent from MTH again!

Experiencia negativa: My roommate and I recently went to court with them, we moved in around early December and it’s been a NIGHTMARE, they moved us into an infested townhouse and they had the nerve to have “pest control” their maintenance team come in and do the bare minimum for treatment. Living in OakBrook townhouses was the worse experience and definitely NOT worth the $1300 they’ll charge. They don’t care about their residents or to accommodate their needs PERIOD. The leasing manager Krishalena invaded our privacy and is simply UNPROFESSIONAL. If I could give 0 stars I would lol bc I don’t recommend living or renting for MTH again.

Experiencia negativa: Windsor Terrace Apartments is one of their current properties. They are missing carbon monoxide alarms, damaged ceilings and broken pipes. City inspections have found that 9 of the 11 buildings are in violation since August. The consultant David Kamara was ordered to pay $4, 725 by the city of Des Moines. The property manager says "it's an extensive list of repairs." My partner came back from Texas and felt immediately sick, I have felt sick every morning and my cats have had numerous health issues since MTH management took over this property. If the issues are not fixed, residents will be displaced.

It sounds like I came out further ahead, being $300 behind and losing $30 for a stop-payment fee, because Debra in accounting wrote my refund check to both names on the lease. The new property manager is kind and communicative, but the Hentemanns didn't get to where they are without being cut-throat. Proceed with extreme caution.

This mgmt company is a complete failure and I have no idea how they aren't being sued by each and every single person who lives in County Club Apt in Kalamazoo, MI. ROACHES, dangerous staff with no morals, building/foundation issues, ROOF/CEILING LEAKS, several safety concerns, no follow through or communication from the office staff, accusations about your children damaging property that others are responsible for, abrupt and outrageous demands to pack up everything you own in order for them to MAYBE SHOW UP to complete pest treatment, unanswered service requests, NO AC for MONTHS during the summer, pool closed all summer, lease errors... I could go on and on, but they've already wasted enough of my time.

Experiencia positiva: I lived at Parchment Manor for a little over 2 years and overall it was a pretty good experience. Mainly due to Rachel coming on board as property manager. Much better than the previous one. She was really on top of things and helpful, and I really appreciated her great communication. She's also a very friendly and kind person. I liked being able to pay rent and submit maintenance requests online. My requests were usually addressed in a timely manor. They could definitely make some improvements to the property like better lighting in the parking lot and new mailboxes. Lockers for package deliveries would be extremely helpful but I understand that might not be feasible there.

Ever since they took over the property of creekwood 3 years ago it has fell apart. They did come in to help make it livable yes, and the maintenance men were extremely helpful and friendly. The landlord doesn’t car about you or the place. He cares about the money that is going in his pocket, and same for the management company. No one here can answer a dang phone call or text. My security deposit is being withheld from me and I have tried to call and leave text messages to resolve on both ends. No one cares. Take your money and dignity else where. It’s pathetic.

The unit I lived in was in terrible shape, barely cleaned when I moved in, and had a number of problems that took months to get properly fixed. Not to mention that the maintence team they hired just came inside our apartment on multiple occasions without asking. I had to move out early because the place was so bad, my final payment never went through and the company didn't even try to communicate that to me, I didn't even find out that I owed money until 6 months later. I tried to pay it right away but their website wouldn't let me, and they wouldn't answer my emails, calls, or the website inquiries. Absolutely unprofessional.

Experiencia negativa: I moved into the Colonial Building ( Kalamazoo, Michigan) in 2021 and just moved out last month 10/2024. At first I thought it was nice here, great windows, cute one bedroom, decent area, but in the 3 management changed 3 times. Most recently, MTH management took over, and it is an absolute disgusting mess. The transition between companies wasn’t easy for them ( they will let you know this several times) but they can’t use this as an excuse forever. There is no air conditioning or bathroom fans so you can imagine the mold that occurs. There is one working washing machine for the entire building, sometimes dryers work and sometimes they don’t, maintence requests will not get answered, and you will 100% get the rudest, most unprofessional property manager we have ever had, Kim. The worst part about the Colonial (which is actually so sad because even though it is old the building still has potential if it was maintained right) is the COCKROACHES. Kim will tell you they are not cockroaches and that they come from a neighbor in the basement… she will tell you they come from a foreign country. * I am attaching pics* Please knock on the door and ask any tenant who lives here they will also confirm. Myself, along with 4/5 other tenants asked for months to have this problem addressed and nothing, finally after others made threats of breaking their lease they found someone to come spray. This company claimed it was pet friendly spray ( although no one could show proof of this). The night before we moved out was the same night they wanted to spray, I declined because our things were in shambles as we were trying to GET OUT as fast as we could. PLEASE do yourself a favor and never ever ever move here.

This post is regarding Potomac Village since I suspect they don't have a site for just that otherwise the ratings would be 1.0 Wanda was very unprofessional and condescending on the phone. I called because they were advertising a 2 bedroom apartment that was available. Wanda's manager (Kaiyla) responded after a couple of days and said the apartment was available and that I should reach out to Wanda. Wanda said that she would return my call at the end of the day with more info. After another 4 days of me trying to contact her and her manager with no response, I finally got on the phone with Wanda. I gave her my name and she had zero knowledge of who I was depite having talked to her on the phone and having sent her a couple of messages during the week. She was incredibly rude and condescending stating that the unit was not available as of just today. So disappointing, but better to know now that the office staff is irresponsive, unprofessional and rude before signing a lease.

Experiencia negativa: Still waiting on my money back after Landlord broke lease 1 day before i was supposed to move in. Called MTH 2 weeks after this happened to check on pay status and they tried telling me I never paid 1300 dollars They eventually “found it and sent it out” but weren't able to provide any proof that it was actually sent, so still havent gotten any money back yet. Like said on top, landlord broke the lease and told us we can not move in less then 24 hours before move in date (because of a bug infestation that was apparently not found until the day before) but for some reason i still have to wait for my money to be returned? I would VERY strongly advise you not to go through MTH or any properties owned by them update: its 2 weeks later and they actually havent sent our money out, apparently its still “being looked into”

Experiencia negativa: Zero issues with my building in East Lansing until MTH took over management. Possibly the worst renting experience of my life at due to extremely poor and ineffective leadership by the management “team” including Wanda and Kayla. Also horrible communication as they refuse to answer calls (a theme you’ll notice in other reviews) to the point where I would have to go to the office to get any answers. The corporate office was also not responsive as they did not take calls/emails from tenants. Proceed with caution.

Experiencia negativa: Mth does not represent what the city of Milford brings. Milford is a beautiful city, with a family oriented feel to it. MTH management does not share the same values. We have had our fair share of concerns regarding this rental company, to poor communication and the other existing residents they allow to stay. Furthermore, the property management was unresponsive and unhelpful. Despite multiple requests for repairs, it took weeks for any action to be taken, and even then, the fixes were temporary and poorly executed. The lack of communication and professionalism was incredibly frustrating and added unnecessary stress to my stay. Overall, this rental experience was far below expectations, and I would not recommend this property to anyone. It's essential to thoroughly research and read reviews before committing to a rental, as appearances can be deceiving. Zero stars from me.

Experiencia negativa: Absolute worst renting experience of my life. We had a maintenance emergency with pets at home, and they completely shut down their emergency maintenance line so I could not reach out. An EXTREMELY rude lady answered at the management company when I called, and told me it is not their issue (the A/C went out when it was 90 degrees outside everyday). I was instructed to contact my property manager who was also ignoring us. After almost a week of no A/C, they randomly message me that a heating & cooling tech is on the way and we have to be there to let him in. No heads up, no apology, not even attempting to work with us to schedule it so we can be home. Straight up rude, unprofessional, and complete disregard for tenant rights. I have already reported them to multiple state agencies for abusing tenants rights. Hopefully they lose enough business to be shut down. DO NOT RENT FROM MTH!!!!!!!!

Experiencia negativa: I loved my building before they took it over. A break-in, a messy transition to this management company from our old one, and general chaos. Flyers on the doors notifying us of the change, but portals didn't transition until ten days or two weeks later. No one bothered to let us know we need to set up our payment on the portals again. Mass email went out several days after the 1st after they realized most people hadn't paid yet, because we thought it was auto set-up. Now, onto the big, glaring issue. My unit had a break-in while I was home. Based on these other reviews (and my one star), I'm sure you can guess the priority that they made it. They have a single individual managing more properties than she can handle. I know she's trying her best, and she's very kind, but the company didn't bother moving anything to have a meeting with me -- despite the fact that, due to the security in my building, there is an almost 100% chance that it was another tenant who broke in. The earliest they could offer was during my work hours; the most reasonable they could offer was over a week later. Ignored my offer of a Zoom call entirely, in my attempt to expedite the process. As a matter of fact, they didn't take me seriously in wanting a meeting until after I sent in my statement about the break-in and included that I would be going to the PD. The entire process was humiliating. I told them I'm frustrated and no longer interested in a meeting. No follow-ups anymore, just tossed off, as if the security of their own building is of no concern to them.

Repaid not even started as lease began, apartment full of mold and items from last residents who had out dates/ lease end 10 days prior. Took over 12 hours for a response, 3 hours for active water pouring from ceiling. Now having to hire attorney and put rent into an escrow!!! Stay far away. They claimed the flood damage had been repaired, but the unit is still dank. And it flooded again last week. The unit is also unsafe. Spent 6 months fighting with Rachelle Finch (property manager of Kaynorth) to get the unit as it should have been. They rarely answer their phone or email and if they do they are combative, find a reason to blame someone else or just hang up on you. I actually had to threaten a lawsuit for them not upholding the terms of our contract to get them to do anything! If mth is managing the property you are looking at run far far away.

Experiencia negativa: MTH Management has been one of the most incompetent and blatantly negligent rental companies I have ever dealt with (besides Beal Properties - however that is another story that is connected to this tenancy too). The building in Ypsilanti (that I lived in for less than a year) established a tenant's association in order to provide support to one other due to the issues that are caused by the aforementioned neglect by MTH Management and its staff. I had to fight tooth and nail to transfer my lease to a new tenant (in order to move to a new place of living that provides basic amenities and safety). My time and resources were wasted time and again. My safety was endangered by the building owner(s) and MTH Management's lack of care. If I could give less than one star I would as this business deserves no stars. I have never left a Google Review for anything, however, in this instance, this message is a necessity to support the many voices that seem to have encountered the nightmarish conditions that are considered normal by MTH Management. These conditions are inhumane, illegal, and should not be normalized by any stretch of the imagination. I had to consult with an attorney on multiple occasions in order to navigate the methods of communication (ghosting, rewriting the narrative, blatant denial, gaslighting, lack of care, etc.) that are preferred by MTH Management. Finally, I am awaiting the return of my deposit in full, which was outlined and agreed to by MTH Management as a condition of my lease transfer, in addition to the signing of a general release waiver (which I prepared and sent to MTH Management by certified mail) to be notarized and sent to my forwarding address. I had this document notarized at the offices of an attorney. If any current tenants are reading this message, I recommend to (1) document absolutely everything you experience, (2) be in communication with neighbors, and (3) consult with those who are experienced with tenants' rights in the state of Michigan.

Experiencia negativa: MTH management is a nightmare! We've had a broken washer for over a month, the washing machine in the laundry area across the street has been broken for a year. We've put in MULTIPLE work orders, sent dozens of emails..nothing! We tried to call their "emergency maintenance" line when there was a leak from said broken washer, which was a fire hazard to the electrical equipment, and the voicemail box was and has been full for months!! They charge random fees and late fees, even though rent is not late. They do not return calls, nor answer them. We found black mold in our bathroom and were told to "wipe it with bleach" We've also been experiencing mold toxicity symptoms and they will not come out to check. If I could leave negative stars, I would. Worst management I've ever dealt with, hands down. (And we had Beal previously)

Experiencia negativa: Worst management company I've had the displeasure of working with. When I first started leasing with them, they had a very responsive and helpful property manager, but for the last year I've just been getting ghosted, including through a wasp infestation. I put in a notice to vacate 2 months before I intended to move out of a high-interest, no-vacancy apartment complex and somehow they have done NOTHING to get someone else to take the lease. This is blatantly against Michigan law, which requires honest effort to fill vacancies when a lease is terminated. Not only that, but they were just fired by the owners and are STILL trying to charge me for next month's rent! This has been a nightmare; their indifference toward my situation means I am now not only being charged for the apartment TWICE despite them removing my ability to access it, but all of my new expenses as well. Their neglect at this point is malicious and ruining me to the point where I am being forced to put a lawsuit together against them. This is a nightmare, and they have refused to work with me at any step. I just want to be treated fairly and with any amount of respect, but they are criminally neglectful at this point. Worst experience of my life, AVOID AT ALL COSTS if you can.

THE OLD LADY@ the main office is a paranoid hag that attempts to make even hello confrontational in person or over the phone. 3 months later and I'm STILL WAITING FOR MY PROJET MANAGERS SUPERVISOR TO RETURN MY CALLS. The trim outside my apartment that fell off in the snow storm this year has not been replaced and the maintenance request I put in for deleted. I have drafts in a window less bathroom strong enough to make my shower curtain look like it's taking deep breaths. I work 7 days a week 12 hr days between 2 jobs leave the heater unit at 60 when gone 65 when home... yet I have a 230 electric bill. This company is trash and should formally embrace their name as METHead mgmt. Yeah they took over forest view apartments in Haslett on 12/1/23. On 12/17 I recurve an email stating my lease was expiring on 1/1/2024. (I signed a renewal on 11/3/23 with the previous mgmt) getting a phone call back from Tina s is a joke. I reached out was told it was being dealt with be patient. This morning I received a 7 day notice to quit for failure to pay rent, after 2 weeks ago she said she submitted the paper work to allegedly fix the lease issue this is after I followed up on January 5th (the day my dog died to also find out about having that free dropped from my lease. February first nothing fixed she says just pay what your renewal says. Once again after doing that I get this 7 day notice saying I didn't pay rent TINA S is Unprofessional, inept, incompetent and needs to be fired. And this fraudulent abusive company shuttered

Experiencia negativa: IF YOU'RE LOOKING AT A LISTING FROM THESE GUYS - - STOP! Edit: Came back here years later because I still think about how awful this apartment was. I rented in 2017, it's 2023 and recent reviews express the same problems I had. Before renting from these guys I thought all the bad review were people who were blaming someone else for their problems. I see now that this company really is bad. Mainly bad at communicating and keeping up on their duties. The property managers take multiple texts/calls before you are heard. When I moved in I was promised that a really bad window would be replaced soon, but it never was. Same with a window screen, which sat in front of our door for months before they finally had someone come out and fix it. The shower went bad and was fixed with cheap parts so that it never really worked properly after that (water came from both faucet and shower head). As far as the building goes, there was always lots of trash around the dumpster. For the first couple of months it was regularly overflowing to the point where tenants had to just set trash bags next to the dumpster so that animals tore open the bags and spilled trash everywhere (which is why I kept mine in the building when the dumpster was full, which is also disgusting). This problem subsided, but they did nothing about people who continued to set trash beside the dumpster for it to sit and spill all over the property. The worst building issue, however, was the bums sleeping in the hallway! This woman who lived kitty corner to me was charging people per night to sleep in her unit. Sometimes they'd get into fights and kicked out, then slept in the hall way. A couple of them even came into our unit and wanted to use our microwave! Since her apartment was known for this service, people could just waltz right in through this broken door. Another tenant and I had asked that the door be fixed, but MTH told that it was already fixed (obviously not if I'm still complaining about it). Inspections were also poorly communicated. The last inspection was asking for a dog to come inside the units to sniff for bed bugs - this was communicated less than 24 hours in advance. One of my roommates stayed home from work so they could do this, but they never showed up. A week later they did the same thing, a different roommate was staying home from work, but they didn't call or anything when the inspection was supposed to be taking place and claimed that we weren't home. Our property manager was changed just a month prior to my lease expiring. No communication was made regarding this, nor was I contacted regarding my intentions on renewing the lease despite having paid rent on time for the entirety of my lease. At the same time, their e-payment system was not allowing me to make a payment causing my rent to be late. I tried texting and calling who I thought was the property manager, but he couldn't be bothered to tell me what was up. I called the front desk regarding the payments and they said that I should call the website they used to set the system up who in turn told me to contact my landlord. They did at least tell me the prop. manager had changed and they'd have her get in touch with me (but she didn't). I showed up in person to the office to ask about renewing my lease, but they said to contact my property manager, so I asked for her number. She told me that she'd mail out a lease renewal and kept pushing it back further and further. At the same time I still couldn't pay rent! So they can't make time to renew the lease or figure out their little e-payment thing so that I can keep the lease. Yet they find the time to send a letter asking me to leave for non-payment of rent (duh, I'd been trying to pay you!!). So I left. I was not interested in dealing with this poorly managed company. If you want to feel comfortable and safe at home, do not sign a lease with these people. Who the heck is running this company? Is anyone running it?

Experiencia negativa: The management doesn’t care about its tenants. They are lazy, and slow at getting things fixed stuff breaks all the time. The landlord for building however has in the past tried there best to get maintenance in. It’s just sometimes a ify situation due to the limited amount of maintenance guys. But all of the maintenance guys are awesome! Hard working sweet and try to fix it as fast as possible!

The maintenance guy cut on my dining room light for less than 30 seconds and said it was working but I’ve literally still had issues to the point where I thought the light bulbs went out because when the light switch was switched on it didn’t cut on at all. I have kids and a cousin who comes over and turns the switch on. Sometimes it works most times it flickers. Roughly the end of January I went to plug in my brand new microwave that I’ve had for months and the next thing I know my power was out. I had to send a report to maintenance twice. Fast forward to now the lighting in the bedroom is flickering but not as intense as the dining room light and now my bathroom light is having issues on and off. I know it’s not because of my electrical use because my bills are usually under $70 most times under $50 a month. I’ve been here just shy of a year and yesterday April 8th 2024 I experienced an issue with my water barely coming out of my sink just before 2pm. Around 3pm it was working. 25 minutes after the hour I had to leave to pick up my daughter from school and I noticed the box under the stairs was opened and the pipes were exposed. I don’t know how long it was like that. Around 10pm I turned my tub on and blackish gray water was splashing out it sounded as if the pipes were rumbling. Two hours later the same water was coming out. I also looked to check and see if the box was closed by now under the stairs..it was still open. I also look out my window a lot because the courtyard is outside my window and I noticed a little garden shovel in the grass w a small hole dugout. First mind was maybe they’re trying to plant something and got distracted. But now I’m curious as to what’s really going on. I also have a couple of my doors either completely off or halfway having on the track it’s no way that they should be off the track so easily. These apartments are not worth the price. Maintenance takes forever to get to you, the laundry room is dirty, the sink is disgusting, they hardly clean the hallways, the parking lot is horrible. One day there was a homeless man in the laundry room I have children our safety is important to me as well as the comfort of our home. I do not want to renew my lease but I also don’t have another place worked out just yet. $800 a month is being increased to $900 a month and $1,000 for month to month but only in select apartments. Other 1 bedroom units are going up to $875 that’s odd. My 1 bedroom is at $900 next month and others are supposedly $875 and this individuals has no present children at the moment. Why are the one bedrooms being priced differently from one another I knew I didn’t want to stay for two years but is this how I leave this place?? Are these signs that I need to light a fire under myself and acquire a new home for me and my children before the deadline to renew my lease? Who do I contact about my issues? Plus I have a large amount in my account now and when I leave if I don’t get my money returned to me we will have issues. It was added before I was made aware of a substantial increase in rent and I have proof of mostly everything I’ve written about.

Experiencia negativa: MTH management is absolutely by far the worst rental company to use. I met with the property manager March 18 of 2024 at 11 AM we looked at a couple different apartments. I picked the apartment that I wanted. She received my application previously before me coming to look at the apartments she told me by 5 PM that day a decision would be made to be on a lookout for my email. I did not receive anything that day the following day, which is a Tuesday I check my email still haven’t received anything. I send a message to the property manager. Just confirming my email, and if she has heard anything back about the approval process She did not respond I waited two days I called the corporate office The lady that answered the phone was absolutely rude and told me that if I didn’t hear anything that means they didn’t know anything For me to call back next week Monday Monday came around I call back no one answered I attempted to call back Tuesday Still no answer. now it’s April 3 at 5 PM the property manager decides to respond to my text with their looking for someone to look at my application.

Experiencia negativa: MTH does even deserve 1 star, it has no capability to act as a management company, rather, it is a chaos servicer. Here's a top 10 list of this new Slumlord in Ypsilanti. 1.) Never got new keys cut for UPS. Our mail has been backlogged Since January. An elderly, disabled man was waiting all morning and afternoon in the common area to catch Fedex delivering his insulin because feared it would be left on the stoop. 2.) Heat has been out for an entire month. Despite numerous service requests they failed to reach out to their regional manager to escalate the boiler issue. The Building Dept of Ypsi told me that they would condemn my apartment, and consequentially, throw out the entire building. 3.) Before the boiler died, it blew up, turning a residents apartment to dangerously hot temperatures that resulted in her emergency hospitalization. 4.) Does not take action to fix pest issues like the armies of ants that live between the walls, or cockroaches. 5.) The common areas have not been cleaned in months, we used to have it cleaned once per week. 6.) Our manager did not have a voicemail set up. 7.) The manager did not respond to texts or e-mails in any timely manner, even in the emergency issue of not having heat. 8.) My own backlogged mail has resulted in a 6 week wait for tuition reimbursement, and expired paperwork that was due to health insurance and parking ticket. 9.) No action made to reimburse anyone for their rent despite living in illegal conditions 10.) Said they would bring me space heaters when it got down to 18 degrees, and never showed up. It is astounding how they have set the bar lower than Beal.

Experiencia negativa: This company appears to be run by greedy and deranged individuals that believe they can forcibly demand a double payment in rent from their tenants. I'm shocked they're operating and haven't been sued out of business. *Update, apparently they are in the middle of three lawsuits out of Oakland County. Currently they're threatening to turn off gas for an entire building in one of their newly acquired rental properties until all their tenants show proof that they paid rent. I doubt they have any legal standing to back this play, and if they do then our legal system is entirely corrupt.

Experiencia negativa: MTH Management recently became the property management company for my residence in Kalamazoo (an odd choice considering they're located halfway across the state). The transition to their services has been hostile, inefficient, and altogether antithetical to the idea of how a good management company should operate. The legacy of what has happened to everyone in this building could fill a novel, and the full story actually doesn't fit into Google's character limit for these reviews, so I will provide a bulleted list of grievances related to MTH's conduct in just the past two - three weeks: - Tenants were not informed of the transfer of our leases to MTH prior to its occurrence, despite them and the previous management company having advanced knowledge of the exchange (This account comes directly from a former employee of the previous management company). - MTH informed us of the change through no official channels (email, phone call, text), instead choosing to quietly post flyers to our doors late in the afternoon without knocking on doors or speaking to anyone who did not manage to catch them in the act. - The flyers attached to our doors contained bad information. The email address for the company was listed incorrectly and the phone number for a representative rarely answers calls and does not return messages. This issue has persisted to a point where that number can no longer take new messages; The inbox is full. Emails to the correct address are not returned. - Members of the MTH staff in their Lansing office are rude and unhelpful over the phone. Explicit requests for information regarding the transfer or how to pay rent (as this transfer occurred on the first of March and tenants could no longer pay online) were not returned. It took me eight phone calls made repeatedly to their office for someone to pick up the phone, only for me to be put immediately on hold. - When your calls are answered, staff are dismissive of the concerns of tenants and do not have knowledge of the leases they now own. It has been a repeated occurrence, according to other tenants on this property, that leases with more than one person listed on them are not attached to mutually accessible accounts. Some people who live here are not listed as residents despite calls to clarify who lives where. - Corrections to tenant portals, when they finally manage to set one up for us, are slow to occur. As of right now, March's rent for my unit has been paid but that is not reflected on my account. When I asked specifically for a timeline of when that will be complete out of concern that April's rent will come due without these things being handled, I was given no straight answer. - To date, many tenants who live in my building have still not been able to get in touch with our representative and are lost in terms of navigating this situation despite repeated attempts to set the record straight and do what needs to be done to prevent eviction. MTH does not care about your well-being, and does not put in effort to resolve conflicts, answer questions, provide timely and accurate information, or even express interest in letting you pay them in a timely manner. Avoid the properties attached to this company's name at all costs.

Experiencia negativa: I would leave less than 1 star if I could. My lease ended on 2/29 and I gave 30 days notice. I was out of the apartment by 2/24 and left my keys on 2/29. I noticed I was charged for March rent on 3/1 and it fully came out of my account by the second. I called the corporate office and she immediately said oh that always happens it will drop off, it's only been a week. I explained that the full amount for my rent was taken out of my account after I moved out, this issue needs to be resolved asap and she immediately started yelling and arguing with me! Saying I didn't remove my card from the account. MY LEASE WAS OVER AND I DIDNT RENEW. You need to hire new people that actually know how to handle an issue that is YOUR FAULT. Good lord, I've never had such terrible service when you guys messed up. Officially going out of my way to never live at one of your properties again. Do better. And perhaps your reviews wouldn't be so bad if someone was actually pleasant and helpful versus rude and screaming.

Experiencia negativa: This management company is the worst thing that could happen to a complex period. They don’t care about anything. They fire competent managers and replace them with ones who are never in office and refuse to answer a phone. They fix zero problems as landlords. I have had a broken dryer for over six months, they don’t care. Slumlords should be the defining title for MTH management. Not to mention they canceled drop box drop offs and you have to either pay to mail your rent or PAY TEN DOLLARS MONTHLY ONLINE TO PAY YOUR RENT. They are trash. Do not rent with them.

Experiencia negativa: MTH took over Cherry Grove apartments in Mason. The place is falling apart but they’re doing the landlord special on the apartments and raising the rent. They never plow the snow in the parking lot, they don’t provide salt. There are a lot of seniors that live here and that’s dangerous! They only take care of the plumbing issues as they arrive (as in completely flooding apartments) and then taking months to actually fix the problem.

No locks on the buildings - my property manager told me “someone was going through building A trying to break into apartments earlier this week..” “..the owners don’t see a need for locks on the buildings” The lease you sign does not align with procedures management ask you to follow at all!

Experiencia negativa: Update: No locks on outside doors. Always broken. Management won’t fix them because they don’t care about security of tenants. Anyone can enter. THEY DON’T CARE. You won’t be safe here. I heard MTH told residents they needed to sign a new lease after a building was sold and MTH took over management, or residents would be transferred to a month to month lease with increased rent if they didn't sign a new lease. I don't think that's legal because should have the choice to stay under current lease unless current lease says something different. And residents in one building have been without hot water for like 5 days. MTH needs to be investigated.

Now there are disruptive, abusive tenants. We cannot reach a person at the office, the property manager doesn't call back, this place is a JOKE.

They did nothing to help 2 residents whose power had gone out due to no fault of their own, illegally refused to pay for their hotel stays, and even refused to call DTE to come and check on the problem. Experiencia negativa: I’m editing my review as there are updates. They are very slow at doing maintenance. My bathtub broke to an unusable state on July 4th. I had to use the empty bedroom bath until it was fixed. They finally fixed the tub around October 10th and did a rush job because someone was moving in. None of the repairs have been perfect, unfinished at times, and usually they leave a mess. Maintenance guys are nice but smoke near our building. Complained to corporate and they didn’t do anything except tell me that “they shouldn’t be because it’s not allowed.”However, the property manager did. Whatever she said to them made them stop smoking near our apartment. I haven’t smelled anything and do not see any new cig butts/roaches. Calling the google phone number just leads you to waiting 30+ minutes. If they don’t answer keep calling till they properly put you on hold. If you’re not hearing elevator music then you’ll never get queued. Low key, I wanted to live at the Cottages for my whole 3 years because the last management company was amazing. But I’m reconsidering renewing because of how slow maintenance is and how poor the management is. I’m looking at these reviews of other people who have renewed and it seems like a nightmare.

Experiencia negativa: MTH management is definitely the worst. I thought Chandler Crossing is terrible but MTH is even worse. I signed a lease in the Cottages with Cabrio but MTH took over the property. When I had a tour of the floor plans, the manager showed me a 2nd/3rd floor unit, but the day I arrived to check in at the Cottages, they told me only a basement unit is available. The manager Rachelle told me that it is possible to switch to another unit, but she never replied my message after and another manager Wander told me there is no other unit I can be switched. (They assigned me to Room D but another roommate has already occupied D before my arrival so I ended up staying at room C, which is okay, but they never updated it on their system, which caused further troubles) I then worked on subleasing my place because I don’t want to stay in the basement. I have someone who visited the place and wanted to sublet. He applied through leasing office I then moved out and returned my keys to Wanda. After two weeks, they told me that I haven’t moved out and send me pictures of Room D, but they knew my actual room is Room C. They are the worst management company, and Wanda is extremely unprofessional and rude to me. She even yelled at me on the day I returned my keys to her. She never reply text messages, and in in person conversations, most of time her reply is “I don’t know” “I can’t tell you” “you need to find the information by yourself”. But come on, that’s your job, and you are here to help residents. This is the worst experience I had in East Lansing, and I would recommend avoid any of MTH’s property. I consulted with MSU legal services attorney, and they told me that they have sued MTH many times. So, stay away from MTH, they are going to make your life miserable.

Experiencia negativa: They don’t fix your stuff. Even when they’ve been ordered by a judge they have to fix the things. Management has approached my underage daughter to ask her questions and when she doesn’t answer they tell her to have me call them. They don’t ever reach out directly to the adult in the family. They violate fair housing laws by applying rules to one person, one way, and then the next is completely different. Dumpsters are rarely emptied weekly and are usually overflowing into the parking lot they refuse to get dumpsters for each section of the complex like the law states and no one cares. They charge an outrageous amount for nothing, no pool, no fitness center, snow removal is rarely done until the day after it snows (causes people not to able to drive out of the complex) there are zero amenities that come with the rent and zero office staff to call. Lawn is mowed every couple weeks so always high causing excessive mosquitos

Experiencia negativa: Have not received security deposit back. Was tenant for several years. Gave thirty days notice, dropped keys as requested . Said could not attend checkout (their policy). Sent correspondence. No response. Update: 58 days after move out received bill for Feb rent (moved 1/31)minus security deposit showing still owing rent! Filing in small claims court. Filed small claims court. Zoom hearing today. Awarded judgement of security deposit back. No check received. Had to file discovery subpoena. Court date end of August. Finally received check in mail. Cashed it at their bank. Success!

Experiencia negativa: This company is so poorly run, and I'm very disappointed with them. I wanted to rent an apartment from them. They had two open that I had scheduled tours for. One of them I got to, the property manager Rachelle was not there and would not answer any calls or texts. Once I finally got in touch with her I was told to get a key from a lock box. There was no way to get information or ask questions about the apartment since she was not there and seems to never answer the phone. The second apartment I was told was also unlocked, I went to go view it and it was locked with an eviction notice on the door. That time I couldn't get any kind of response. After multiple emails, she finally got back to me and said she in would have it unlocked. I responded trying to confirm the apartment number due to the eviction notice. After three days and three emails I still haven't had any kind of response. I was told I was approved for the apartment, but then no response for moving forward. They do a terrible job with potential renters. The lack of responses, the horrible reviews, and the unprofessionalism are very disappointing. I will not be renting from this company and I wish I hadn't spent the time or money looking into the listings.

Experiencia negativa: DO NOT RENT FROM MTH This company took over my building in 2022 and just about every aspect of living there now is a nightmare. Unresponsive and unprofessional property manager that does not take care of tenants, regardless of what she says, and always comes back with excuses. Maintenance requests are fulfilled in an untimely manner, IF AT ALL. It took two months of consistent email and texting to even get anyone to look at my broken oven. When they finally got me a “new” one, the maintenance person they sent had never installed an oven before (their admission) and exposed me to a gas leak for several days. Tried to jack up my rent in the middle of my lease. When there are break-ins, people were asked not to call the police (how insane is that???) I have also gotten inappropriate comments from maintenance and the property manager. **Edit to add that they tried to steal my deposit by saying I didn’t pay rent or a late fee for a month I didn’t even live there. It took over 6 weeks to get it paid back in full.

They charged me the extra 2 months even though I was not living there and for damages from the previous resident because they refused to come repair them when I moved in. Worst place to live

Experiencia negativa: Predators, raised monthly rent $250/month and $350/month (month to month). That's nearly 25% & 35%. Additionally, just announced electronic transaction fees ($2.50). Gouging companies (snouts at the trough) like this, are why people can't have nice things.

MTH management is full of criminals and I would sleep better knowing they have gone under as a company. Let me save you money, time, and a potential stroke; take your living arrangements, elsewhere.

Experiencia negativa: Management is terrible. I had mold in my apartment and they still moved me in there knowing that I needed a place to stay desperately at that time (apartment 4) Shiawassee residence. After months of complaining and telling me all I needed was to keep my windows open and a then put a dehumidifier in there thinking it would solve the problem. They never changed out the windows, so moisture was building up from the inside. I was missing a bar for my bathroom to put my towel on, and my toilet roll thing was missing. They sent maintenance in there to install a bar and it wasn’t solid. I put my towels on there and it broke within the same week. After finally moving me to a different unit they told me they would put new windows in there, they never did. They left all of their equipment in there and never put up the blinds. So I had to do it for privacy. Later on in my lease they moved someone I know into apartment 4 with the mold and told her they cleared it out but she still has it.

Experiencia negativa: This company was trying to illegally evict me ,then 15 days later I get another 7 day notice. Renters beware I don't know how thier in business. If you have a legit complaint please file a complaint with the license and Regulatory Affairs. This Broker needs to be stopped.

Experiencia negativa: We were contracted to remove items from an apartment complex that MTH Management owns in Des Moines, IA. They expressed that they use a net 30 pay system. It's been over 2 months and they still haven't issued payment and use the excuse "our treasury department is working on it". I should have read all the terrible reviews before agreeing to doing business with them. Terrible company. EDIT: Talked to the property manager this morning. She states the owner's daughter is supposed to call me. Invoices were sent on JANUARY 13th and JANUARY 20th as verified by email SEVERAL times. Accounts payable emailed me on January 17th saying I would receive payment via ACH and be notified through email. May 22nd, 2023: After receiving payment several months late on the last invoices, here we are again. The accounts payable department says they are waiting on the Treasury Dept., blah blah. They are back to being two months late AGAIN on paying an invoice from 3/22. Obviously we will not be doing any work for this terrible organization again, and I advise all contractors to steer clear!!!
