Experiencia fantástica: I've had very positive interactions with Jonah of Stone Falls of Ada. Very informative, a good listener, and pleasant to interact with. Experiencia fantástica: I have been living at The Linden for about 6 months now and I LOVE it. The space is GREAT! It’s quiet, peaceful and in the best location I could imagine. My favorite part about living in The Linden is the staff and cast and crew that I get to interact with. Anytime there is a problem which is not often I know I can reach out to Jaren and he is going to go above and beyond to help remedy whatever is going on. He is quick to respond and or delegate and he is also very kind and attentive. 10/10 all around. Would highly recommend moving here if you get the chance; although I won’t be going anywhere!

Experiencia fantástica: Derrick Hopkins was an incredible leasing agent, and made the process of moving in extremely smooth, friendly, and helpful. We fell in love with Olde Farm's townhome layout, as well as the community atmosphere built around it. Derrick responded to our inquiries quickly, with kindness and knowledge, and quickly made us feel welcomed and at home, even before any of our papers were signed. They were patient when waiting for documents to come through, and polite in all of their correspondence. DTN left us with a welcome tote bag filled with items that were useful to have on hand while we unpacked all of our things. All in all, I had a very positive experience moving in, as Derrick, and the other wonderful leasing agents in the office made the entire process feel easy.

Experiencia fantástica: I've lived at a DTN community for almost 16 years. There is a reason I haven't moved - the people who work here and the service and care they provide residence. The office staff are incredibly friendly, helpful, and responsive to questions. They know their residents and do their best to take care of folks. The maintenance team is unmatched - quick to response to service requests and also provide great information about what is happening with whatever needs to be fixed, what needs to be fixed, and an estimated timeline that is right on target. The maintenance team & everyone also very responsible with pets in the home. I know if someone has to enter to complete something when I'm not here, all my animals will be safe and content when I get home. It's a quiet, safe community with a great location. Thank you to all the DTN staff for always doing the best by your residents!

Experiencia negativa: I live in DTN property Elmwood lake apartments in hudsonville Michigan I am a 64 year old handicapped person I can not walk without a walker or something to hold on to I've been here for 3 years always pay my rent 3 months at a time and always on time also pay my bills and keep my apartment really clean and well maintained on February 9 2026 I had a notice on my door that they were not going to renew my lease no reason given for this and I have until March 31 to vacate apartment only giving me 6 weeks to find a new place to live almost impossible to do so I'll probably have to live in my car until I can find a place I assume it's because I complained about safety issues such as ice and snow on sidewalks and other issues I have in winter I have trouble walking on snow and ice and have been unable to get my mailbox or take trash out or get groceries because of poor job they do keeping the sidewalks clear so if you complain they get rid of you instead of fixing the problem or making things better last apartment complex I lived in I was told hey if you ever need help with your trash or anything else we are more than glad to help you out and if I went to them with a complaint they would say we will take care of that right away here at Elmwood lake if you complain they write you up and when I asked for help with my trash was told if I need help I should move to assisted living facility funny I told you when I moved in here I was handicapped had no problem doing a lease with me then these are they laziest people ever from pot smoking matiinence guys to incompetent manger Nicole who when I went in to office I had to show her on a map where mailboxes sidewalks I complained about are located wow and your the property manager if you go by office also building where Nicole lives sidewalks are shoveled and salted but every where else is a joke 1st year I lived here a lot of of good people lived here but bad management chased them all away by 2nd year my building was almost empty and in winter time all my bills had doubled because I lived in cold empty building don't move here save your money and look elsewhere they push the lake part because the apartments suck. I wish I never moved here my other apartment was way better than this place I also have a review on Elmwood lake apartments site posted feel free to check out I wonder if them not renewing my lease is because of complaints or money I live in a studio when I moved in was 1075$ 1st year 1161$ now they want 1473$ to 1580$ for a studio!!!!!! And imy view is of the parking lot speaking of parking i live on dead end and 36 apartments but only 30 parking spots and if I need to park in handicap spot I can not because people who are not handicapped park there and once again management does nothing my other review I got a reply supposedly by the owner which I highly doubt I'm sure he's sitting on a beach in Florida counting the money he's screwed people out of it is easier for a poor man to pass through the eye of a needle than for a rich man to pass through the gates of heaven hey Mr owner instead of some lame reply feel free to call me my number is on file at Elmwood lake would love to here why you did what did to me the funny thing is I would rather live in my car as a handicapped person then spend another day at your over priced joke apartment complex call me!!!! Also a special shout out to past management and new people Heather Jerry ater dayle Sara ally and Nicole oh almost forgot about the leader of the worst management team ever Larry notice on my door that said they were not going to renew my lease no reason given for this and

Experiencia fantástica: The lady two years ago who gave this place a one star review because they had a private gathering with donuts and it was misconstrued as something open to the public ("very unfriendly to kids wanting donuts") made me laugh. That was an unreasonable one star review but still pretty funny. DTN seems to have a pretty brutal reputation so they haven't done anything to earn my five stars but this evens out the one star review that wasn't deserved (at this in this instance).

Experiencia negativa: They are a monopoly that artificially inflate prices of low-quality project housing apartments for students because they know students won't be around long enough to complain. My rent in Chicago was cheaper for equal sqft and better quality of life. Their management only cares about increasing margins, the staff are all miserable, and the buildings are falling apart. I understand things are difficult as a student (especially if you're international), but you should avoid these places as much as possible. There are plenty of cheaper places in Haslett, Okemos, even in downtown Lansing. East Lansing isn't any better than the surrounding areas, takes just as long to get to campus, and is waaaay more expensive. It would honestly be better to rent a house or something. Do everything in your ability to avoid DTN properties to bleed this monopoly dry.

Experiencia negativa: Horrible company. I have two friends that currently live there have been there for a few months now and one of them is pregnant with twins and her husband is there two and there are residents that party at night (on the second or third floor from what I've heard myself too) AND there's a guy named Bob that lives there that's EXTREMELY racist as he called my pregnant friend the n word under his breath ( I was there visiting) And the landlord OBVIOUSLY supports racism and discrimination because nothing happens to Bob or anyone else that's actually responsible for stuff. They like to blame the black person and not even attempt to talk to them. And obviously they like to put a pregnant person out at the end of the month which is what I was told by my friends and now I'm having to scramble to help them find a place and let them lose the babies they've been trying for for the last 6 months. Landlord KNOWS for a fact who it is. That's VERY unprofessional that your management company not to mention that the ENTIRE apartment complex is also not up to code as far as the standards for the fire Marshal and stuff go. The walls are paper thin the wiring is at risk of hitting other wires EXPOSED by the way and knocking the power out over the whole building if it happens not to mention the discrimination. I've got photos from them too. I'll be in contact to work out a solution on my friends behalf because they are both disabled. And I'll even provide you guys with photos. And another issue is that your property manager likes to target people at this specific property even when they stick up to u. This isn't the first instance I've personally heard about this apartment building. I've even heard it from residents that have moved about this property and it's manager

Experiencia negativa: There are literal bats flying around peoples rooms. DTN not taking it seriously per usual. This has been going on for over a week. Yesterday I woke up to a bite mark so now I literally need to go sit at the ER all day for a rabies preventive shot. If this issue was taken care of urgently as it should have been, I wouldn’t have to take this precaution. But DTN thinks it’s safe to have residents paying $900/month each in a unit with multiple instances of bats in one week. They had pest come out and check. They told me they looked at the whole interior and found some spots that might be entry points. They said they would be back at THE END OF THE FOLLOWING WEEK to deal with it and bat proof the unit. They were about to leave when I spotted a bat literally sleeping on my front door. I finally got a call back 4 days later and was told that pest came back but they did not find any areas of concern. I asked how that could be when pest themselves told me there was multiple areas of concern when they were there the previous week. I also have no trust in DTN due to the past year so we did get our own consult. That consult also resulted in us being told there were areas of concern. As of right now, nobody can explain to me why I was told there were no areas of concern and what pest even did when they were here. DTN finds a way to drag out problems as long as possible, even at the health risk of the residents that pay their salary. A new problem pops up every other week (not joking). Ceiling collapse, multiple instances of heavy water damage, etc. Having one bat in your unit isn’t too crazy, but this is an infestation and I can hear them scratching in the walls at night. Debbie, I know you will say “my review doesn’t align with your records.” Please save it, I have everything needed to prove that it’s happened. Stop the shameful replies to the students you have literally exploited. Your records don’t match because you guys either lie or don’t care to write anything at all. It’s crazy there are multiple reviews about being sent to collections for little things like leaving scotch tape on the walls. Awfully hypocritical to charge people for that when you leave that mess for the next renter. I should’ve gotten money for having to remove the pens, gum wrappers, makeup, bra tape, wine corks, bacon grease, etc. from the last tenant when I moved in. Update: I moved to a new complex in the area and my mental health has drastically increased. So much stress came from this company’s neglect.

Experiencia negativa: Absolutely terrible experience so far.. if I could go back I would 100% not live here. When I arrived, my roommate had no light in his bathroom, the washer and dryer didn’t work, our stoves stunk horribly when we turned them on, vents didn’t work, our heat isn’t working, no screens in sliding doors, and to top it all off, I have MOLD growing in my room. DTN has done nothing about it despite many complaints. They are awful and should be held accountable. I’m paying 1200+ a month to live in a place that is not up to any human standards. They are the cheapest company known to man.

Experiencia negativa: I applied for an apartment through DTN Management (Alpine Slopes Apartments) and was verbally told by Nicole my application couldn’t be approved because of my guarantor’s credit. However, the Adverse Action Notices told a different story: mine listed only “Minor level of late credit payments,” and my guarantor’s notice included no reason at all for denial. Neither notice was provided at the time of denial — both were sent only after my guarantor and I specifically requested them the following day. I followed up three times by email seeking clarification on the denial reasons and the credit agencies consulted, but never received a response from the property or management company. I’m sharing this to highlight the inconsistency between verbal communication and written documentation and to help future renters understand what to expect regarding communication, transparency, and the application process with DTN Management and Alpine Slopes Apartments. For transparency, I’ve attached my own Adverse Action Notice and the confirmation email from RentGrow (with personal details redacted) to support the accuracy of this review.

Experiencia negativa: The Emerson in Ann Arbor regularly allows Airbnb tenants. I wish I had known this before renting in this community. I have had multiple run-ins with transient undesirables. The management has been mostly unhelpful and laxidasical in addressing issues involving these bad characters. The Emerson does not vet Airbnb tenants.

Experiencia positiva: My partner and I have lived at Alpine Slopes for about 2 years now, in two different buildings. Our personal leasing office/maintenance is wonderful. Best it’s been since we moved in, I did however have an issue in our first year here. When I called DTN in Lansing to speak to someone, she was kind and apologetic. Listened to my ENTIRE story, (as I am really not one to complain and won’t until multiple insistences happen). When we got off the phone I felt heard and the big issue (building water heater) was FULLY fixed after one more day. Almost 3 days with no water was the worst that’s happened here to us. Would give 5 stars but loosing the pool for so long and not having much grass where there should be kinda stinks.

Experiencia fantástica: I've been living at the Quarry, a DTN property in DeWitt, for a few years now and it's been so great. The apartments are nicely updated and the attached garages/private entrances really make it feel more like a condo/townhome. The complex is beautifully maintained and I really appreciate the social events they put on. As far as staff goes - Victoria has been nothing short of amazing with literally every question or concern I've ever had, honestly she is a huge part of why I feel so good living here, having trust in the staff is extremely important when living in an apartment complex. Additionally - the maintenance team (Chad & Tony) led by Kip have always been so kind and quick to fix any issues that may come up, along with being my dog's favorite people bc whenever they pass us walking, they pull over and give him treats :) Just really solid place to live and the team here really makes it second to none.

Experiencia fantástica: Seamless move in and professional staff. Straightforward and pleasant. The rates are as reasonable as they could be for the location and quality. The building is very clean and smells nice, I appreciate all the upkeep. I get responses quickly whenever I have a concern with my apartment. Hailey has been especially a great help through the whole process and during my time here. The only downfall with this apartment is the poor mailing/packaging room system as the deliveries cannot access the room, but I don’t do much online shopping so I’m not concerned about it!

Experiencia negativa: I recently moved out of Carriage East after 3 years of being nothing but a wonderful tenant. They double charged us for rent in our final month. We ended our lease early following the guidelines laid out or that process. They are now adding incorrect late fees and charges to my account that shouldn't be there. When I asked to get it straightened out Debbie in the DTN office was extremely aggressive and rude with me and refused to answer any questions of mine. We have been gone over a month and they still haven't done any of the work on the property to turn it around to rent out again, they seem to be trying to just charge us for another year which breaks the rules of this process and is illegal. Do not ever rent from DTN or any of their properties.

Experiencia negativa: !!! ATTENTION !!! Wanted to give a better review but I just couldn't. First off I was a resident there for 3yrs. Paid on time, was never a problem tenant nor had any issues with my neighbors. Went to try and renew my lease but was given the run around. Wasn't until basically January of 2025 that I was told I couldn't renew for that location. They even said they would help me find another well after wasted weeks and money I was told I couldn't rent from any of there properties. Was never given a real reason why. Any issues was never given in written form. All was told over the phone. They tried to get me for mold in the bathroom but when I moved in I noticed the spot and documented it. Thankfully I did and my insurance was like nope its all on them. Now they are trying to hook me on carpet replacement due to heavy soiling in it. I have evidence and screenshots of work orders for them to take care of a Crack in the foundation. Their answer was to just fill in the hole and improve the gutters. I have no issues paying for other said items but I am not paying for DTN negligence on taking care of an issue when it rains heavily and was documented. I would not recommend anyone rents from them. Sure things are fine in the beginning but afterwards that companies colors really show. Also state law says its 2 people for every room they changed to suit their needs and put it as only 3 people in the entire apartment of a 2 bedroom. I even asked the neighboring properties about this and they no its 2 people per bedroom plus 1 in the living room. If this company was a s good as they say they would also be on the BBB but they are not so possible renter beware. They are predators waiting for you to mess up. Show them up and document everything.

Experiencia negativa: Gateway @ Belknap / DTN Management I recently signed a lease with Gateway @ Belknap. Unfortunately, within just a few hours of signing, I received unexpected news that I was being laid off from my job. The same day, I immediately called the property office and followed up with an email to inform management that, due to this sudden and unforeseen change in my employment, I would no longer be able to proceed with the lease. For important context: My lease has not yet begun (it is scheduled to start this Saturday). I have not moved in to the apartment. I have not paid any deposit or fees toward the unit. I reached out promptly in good faith, hoping to work together toward a fair and mutual resolution. However, instead of discussing options, the property manager repeatedly asked when I planned to move in and even suggested that I could look for work nearby. While I appreciate the attempt to provide alternatives, it does not address the fact that without current employment, I am unable to meet the financial obligations of this lease, which would ultimately pose challenges for both me and management. It’s unclear why the property would want to hold a tenant to a lease agreement in a case where the tenant cannot pay rent due to unforeseen job loss—even before the lease term has started and before any occupancy or payment has occurred. I am kindly asking for DTN Management to review my situation and connect me with someone who can provide assistance or guidance on how to resolve this fairly. I want to emphasize again: I signed the lease agreement only hours before the job loss. My lease does not start until this Saturday. I have been proactive in reaching out for help the same day. I have not taken possession of the unit nor paid any deposits. I am hopeful that DTN Management will consider the circumstances and help me find a reasonable solution that works for both parties. Not even 5 seconds later, Mr. Jaren called me right back and took me step by step through everything I needed as far as info for the units. Very patient and super chill. Experiencia negativa: I had an utterly deplorable experience with DTN Management, primarily due to the unprofessional conduct of their employee, Debbie Wren. Her behavior was not only unsympathetic but outright hostile, dismissing legitimate concerns with yelling and a complete lack of accountability. The company’s negligence in handling sensitive legal information is alarming—they leaked private details outside their office and refused to take responsibility. Debbie’s response was to berate rather than resolve, leaving me feeling disrespected and unheard. It’s shocking that DTN Management continues to employ someone so unfit for customer-facing roles. I strongly advise others to steer clear of this company until they address their severe lapses in professionalism and data security. Save yourself the frustration and choose a more competent management firm.

Experiencia negativa: If I could give this company zero stars, I would. I own a unit in property that DTN was managing. Our grounds were not kept up. Trash was behind bushes, plants within planters died shortly after spring placement and remained brown well through out the first part of the summer. Money was grossly mismanaged and unable to be accounted. Our main contact, Anna, was rarely available by phone and inefficient or out of the office. She was slow to return calls which became problematic in moments of crisis.

Experiencia negativa: Buckle up, y'all. If I could give them a zero star review, I would. I lived at one of their properties for over 3 years, paid my monthly rent on time every single month, never caused any issues, was always respectful of their employees, and left the apartment immaculate when I left. I never had any issues while being a tenant. When I was planning to move out, I spoke with the ladies at the office and they clearly spelled out what was expected of me and how early lease termination would work. I got everything together for them, provided the money to terminate the lease, and they said I was all set and no more was needed from me. Then I got charged for another full month of rent. I called to inquire because they had told me I wouldn't owe anything further unless they weren't able to find a new tenant (this was just over two weeks after I left). I called and spoke with Debbie and was told they couldn't release the info over the phone and I would have to send an email. So I sent an email asking for clarification and that I will not pay the invoice until I get more details..... 5 days go by and I send another email...... Another few days go by and then I receive a letter from them informing me that they had re-rented my apartment, but I was still on the hook for a full month of rent. No clarification on WHY I was being charged for another full month and nothing showing the date they re-rented the apartment. I thought, "If they re-rented my apartment then I should just be paying for the time in between me leaving and the new tenant taking possession." So I sent them a letter telling them, "I will not pay this until someone can go over these charges with me." Fast forward a month and a half and I get another letter.... which has no further info other than I still owe money and it's at risk of going to collections (they had adjusted the amount because they had leased out my apartment not even two weeks after I left, but now they're charging me $125 in late fees for not paying my rent on time). I called Debbie Wren and explained my frustration that no one had reached out to tell me WHY I am being charged this after multiple attempts to get anyone to talk to me. She told me, "That letter is us reaching out to you." This was the rudest interaction I have EVER encountered and I work in customer service. I would have been fired mere moments after this conversation ended if I treated a customer the way Debbie treated me. Debbie continued to talk over me, just saying, "you didn't pay your rent". I got interrupted at least 10 times during the whole phone call. I asked if they can take the late fees off because the only reason I hadn't paid yet is because I was waiting for literally anyone in their company to reach out to me to explain the charge. Debbie said, "No, you haven't paid your rent. That isn't how this works." I explained that the first invoice they sent me (which was well after they had found a tenant for my apartment), was charging me way too much. I told her I was not going to pay what they were asking when I was clearly being overcharged. Now they sent me this second letter with the price adjusted and I asked, "Why would I get charged late fees when YOUR COMPANY sent me an invoice that was incorrect and I was disputing it?" Which she said, "Just because you disputed the charge doesn't mean you're exempt from paying your rent on time." .... My eye twitch was AUDIBLE. If Debbie had taken an extra 5 minutes out of her busy schedule of pissing off customers to just go over the info the first time I called a month and a half ago, we would've caught the overcharge, been able to fix it, and I would've paid it then and there. This was an extraordinary display of laziness, lack of accountability, and lack of communication skills on the company's part and now I'm paying for it... Never rent with them if you can help it. Quick Edit : After reading review after review over the past 6 months... clearly Debbie is a problem. Get her some training. Might I recommend Cockerell Academy for customer service training.

Experiencia negativa: Just don’t live with DTN if you don’t have to. I had to call the city on them for primarily black mold in the drywalls, because when I informed them they did not take it seriously or fix the issue. The city inspector had to come back at least 4 times because they were not doing the work until told that they had to get it down before the next inspection or court. I’ve had multiple charges on my account that when I asked what it was for, nobody could give me a straight answer. If you call and leave a message, or talk to someone on the phone who says they will give u a call back, don’t expect them to. They never have for me. Overall, just a bad management company and a headache to live with.

Experiencia negativa: Worst apartment I've ever rented! Management is a complete failure and DTN properties are unsafe. Do yourself a favor and find something else, do not rent from a DTN! Black mold. Dead rodents. No snow removal. Building in disrepair. 60+ days to have your appliances repaired. Dog waste everywhere, outside and in the buildings. Harassment from staff. I have pictures and records of all of it. DTN should be dissolved, their properties condemned and assets liquidated. They have no business being in business!

Maintenance is quite quick with any request I submit, and the grounds are well-maintained. Especially in the winter, my walkway was always salted, so I didn't have to worry about the snow while walking to my truck.

Experiencia negativa: By far the worst property management company of all time. If you're looking for a new apartment and are considering a property managed by DTN, run for the hills. Everyone in the offices seems to be incompetent, getting maintenance to show up and get things fixed takes way longer than it should, no one answers the phone when you call during normal business hours and corporate is 10x worse especially Debbie. Debbie has to be the rudest person i have ever dealt with. She is a liar, lacks professionalism, does a really poor job of explaining things, and is out to steal your money. I would strongly urge everyone to save themselves the headache and and stay as far away as possible from any DTN property

Experiencia negativa: Frankly, If I could give zero stars, I would. I came into this process really excited. I loved the unit—it was perfect for me and my kids. I was ready to move forward and did everything I could. But none of it mattered. From the moment Debbie Ren got involved, the tone shifted completely. Debbie was nasty, condescending, and clearly had no intention of hearing me speak. She was more interested in being a master over the conversation and did not let me get a word in. It came across as a bit of a superiority complex. She hid behind vague “policies” as a shield to justify shutting me down, but the truth is, it felt personal. Her tone was smug and dismissive—like we weren’t the “kind” of tenant they wanted, and she wanted to make sure I knew it. It definitely wasn’t about procedure, but came across as being about power and discrimination. To be fair, Hailie at the office was kind and respectful, and I appreciated that. But the moment Debbie entered the picture, it all unraveled. I’ve rarely been spoken to so disrespectfully in a professional setting. And even more interesting is the fact that when I saw that Debbie had no interest in hearing me speak, I asked for someone else in corporate and she hissed at me saying “Good luck with that.” As disappointed as I was initially, not getting into this place turned out be a blessing in disguise. I loved the unit, but after that experience, I would never want to live in a place where people like Debbie are the gatekeepers. Nevertheless, I will be escalating this. This wasn’t just merely “bad customer service” in my personal experience, specifically with Debbie, today, 5/6/2025, this was blatantly discriminatory, and it was wrong. Do better.

Experiencia negativa: One of the area directors, Ater, was defensive and rude after I shared my concerns about her team’s (lack of) communication. I tried to contact her supervisor, Larry, at corporate and he ignored me. Debbie from corporate accounting was also disrespectful on the phone… and I see she’s mentioned in other low-rated reviews. Speaking of other reviews, I am a student and I notice other students are having similar issues so beware! They caused me a lot of stress and I already have a lot going on as a medical student. DTN obviously exhibits a pattern of failing to provide a luxurious experience for the luxurious apartments they try to market. I’m sure they will reply to my review, but I am not confident that they will actually do their job of personally reaching out to me as the customer…

Experiencia negativa: The low review is because of Debbie from a couple years ago when she tried to threaten my credit score and falsely stated I owed a large amount of money while I was actively a loyal tenant for years at that point. And she was entirely incorrect about it all. I agree with the other commenters that say she is deceitful and deceptive. She made my life awful and stressful for a month, and would refuse to meet with me in person to talk about it. I think she finally backed down when she realized she was completely wrong about it all. Nothing ever came of it thank god. But yeah the whole ordeal trashed my opinion of this company.

Experiencia negativa: Completely incompetent maintenance crew. Good luck getting anything fixed, maintenance guy will look at the issue for minutes before leaving and saying “yeah weird huh? Well let me know if it keeps happening…” avoid at all costs Update 03/14: my initial review was for an issue regarding my floorboard radiators which have been shaking and vibrating whenever my thermostat is set lower than 75/80 degrees. Was gone for a whole week for spring break and spoke to the maintenance guy about this, told him they would have the week to get into my unit to really see what was going on. I was hoping to come back to this issue resolved but what I came back to were lights left on in my unit and my thermostat set to 90 degrees, and of course the issue still remains. This has been going on since the middle of December so 4 months now. DO NOT let friends or family rent from DTN, I’d go with someone like Hagan or quite frankly anyone else in the East Lansing area.

Experiencia negativa: I wish I could give a 0 to this. Worst experience of my life! I lived in a DTN managed apartment complex, made consistent timely payments and kept excellent maintenance of the property during my nearly three years as a tenant. I provided notice for the early termination, paid the termination fee and vacated the unit on time (clean!). I received the last bill and I simply responded with a letter asking questions and talking about my concerns, since the contract is VERY HARD TO UNDERSTAND. Not only my questions have not been addressed, but instead, I was threatened with collection actions. Not to mention the rudeness of the person (Debbie!). Please do not live at any DTN managed facilities!

Experiencia negativa: This is the worst company that I have ever had the misfortune of renting with. Garbage. DTN, if you're going to be terrible, at least be good at it. Seedy, manipulative, exploitative, incompetent, greedy, inept, patronizing. They've only been in Ann Arbor for a few years and people (namely other graduate and professional students I've talked to since we're lured in with their "preferred employee deal") cringe when they find out you're renting with DTN or congratulate folks when they find out someone moved out the Emerson. I can't wait to move out of here, and I'm sure they can't wait, too. I tried to give this company a chance to right their wrongs, particularly overcharging me for a gross "renovated" unit, a history of ignoring maintenance requests, disregarding theft in the complex, and charging me for services they actually know I don't even use or have the means to use (e.g., valet trash), but it's apparently in their culture, practice, and policy to be absolutely terrible. I've experienced this and seen this pattern after looking into their other properties and employee reviews. "It's not in our records!" and "Your experiences are different from other tenants/employees!" are manipulation tactics that they like to use to deflect and deny accountability, along with fishing for 5-star reviews to drown out negative reviews and maintain a certain review score. I'm talked to like a child, stupid, or like I'm lying by these people. The area director is an egregious character, but it's clear why they were hired: their objective is to maintain profit, not to actually engage in customer service, and to help tenants who pay to live here. If anyone has to deal with them, I recommend having another party present, and depending on your situation, your lawyer. Record. Ask for whatever they're saying to be sent to you in writing. Ask for permission to record your conversation just for documentation's sake. Ask for copies of whatever documents or links they mention that justify their questionable leasing practices ("something, something, our competitors!"). Make sure they're dated. You never know with these people. At this point, there's a laundry list of things wrong with this company and the Emerson. All I can say is that there's a reason why they (allegedly) rented out units as short-term AirBnBs (and was subsequently fined). A complex with renovated units and relatively cheaper prices in Ann freaking Arbor & is a short drive to campus, downtown, and the highway that always has openings is a red flag. Now, they're asking tenants to recruit for them through social media challenges... These people truly don't care. Regardless of whatever sentence they throw at you from their bank of go-to phrases ("I'm happy to!"; "Excellent service!") & probably learned during onboarding, it's not true, at least not for me and other people I've spoken to. Old update: I just want to follow up and forewarn potential renters that DTN/The Emerson allegedly has a history of housing discrimination. This was brought to my attention from someone familiar with discrimination/legal cases in the area after talking to them about my bait-and-switch situation, the subsequent gaslightling and renter's mistreatment. Other renters who also had maintenance issues & were displaced also allegedly learned that the renter's insurance they pay into monthly via rent only helps to insure DTN, not them. So there's that. Update 3/5: Shout-out to DTN Management for refusing to negotiate rent in Summer 2024. They are charging me for an old but "still renovated in our view & we don't have plans on renovating that unit" (per my call with Michelle) apartment. I switched units after my first renovated unit was different from what I was told I was getting & not move-in ready. The movers didn't even want to unload my stuff. Now, DTN plans to fully renovate my current unit immediately after my lease ends. They know I have no plans on renewing. Thanks for basically admitting to scamming me after gaslighting me :/ This, friends, is why you should document.

Experiencia negativa: Nothing gets done around here. If something is broken expect it fixed in 2-3 months after constant calling and visits to the leasing office. No communication between the leasing office and the tenant. Not even to mention almost none of the washing and drying machines ever work forcing tenants to pay $10+ to do a load of laundry. Overall really bad experience. Would not recommend living with dtn.

Experiencia negativa: I would avoid renting from this company, at all costs. My MSU student lived at University Place and it was so disappointing. Management (Debbie, specifically) was dismissive, dishonest, deceitful, lacked any accountability, and were rude when our student was frustrated when they decided to do a major remodel in their unit 3 days after the students returned from winter break (the remodel was to include a new laundry area and add washer and dryer which were promised to be present at move in (7 months earlier)). The apartment was inhabitable, and DTN wouldn’t talk to the parents, and then steamrolled the students. I listened to Debbie speak to her tenant and I was shocked that anyone could do business this way. We would absolutely NOT recommend.

Experiencia negativa: Advice to any DTN residents: make sure to get everything in writing, keep records, and document all interactions with this company. Unfortunately, I learned the hard way that they will take advantage of you despite being a long-term resident of the community. Kyanna, the property manager, was difficult to reach and often failed to address issues, including a persistent spider problem in our apartment. When I gave notice in April that we wouldn’t be renewing due to the unresolved issues, I assumed everything was in order. However, after we moved out in June, we were informed that our 60-day notice had not been received, and we were charged for July’s rent under a month-to-month contract. When I inquired about returning the keys, Leah, who works in corporate, informed me of a "penalty" fee of $1,569. Unfortunately, my interactions with Leah were quite unpleasant—she was dismissive and repeatedly said she didn’t believe me, despite my request for her to check the cameras. Thankfully, I had recorded our conversations, which helped clear up some of the accusations made against us. While the situation was frustrating, I believe in accountability, and I trust that things will eventually work out for the better. Just be cautious and protect yourself by documenting everything!

Experiencia negativa: Hello. I would like to complain about the joke of an apartment that has been provided for me that is Woodmere. Upon moving in we were provided a check list for inventory. There we listed that our stove and dish washer is broken, our carpet is unfinished, our stool is broken, and other complaints in regards to the apartment being in horrible condition upon moving in. I understand the rooms would not be ready for early move in but if they aren’t fixed now what is the point of an inventory check? These issues have not been resolved and I would rather not have to put in numerous maintenance requests for what I would think to be basic necessities for an apartment to have. But then again my door knob and blinds were put on backwards to I can’t say i’m surprised these things aren’t fixed either. On the topic of maintenance requests I have had a fly infestation that has now expanded to yellow jackets, stink bugs, and ladybugs entering my room. This has also not been resolved in a timely manner despite it being requested to be about 2 weeks ago. This apartment is borderline unlivable and disgusting. I expect to hear back soon with a resolution. I have been more than patient this long but I am paying far too much to have these issues.

Experiencia negativa: Back in June of 2024 my apartment flooded not once but twice and the way that the situation was handled was horrible!! I lost around $1,400 worth of items due to the flood and had renters insurance through my apartment complex. When the second flood happened I had to move out due to black mold caused from the first flood and when I came back to grab the rest of my items my apartment had flooded a second time and I was not informed so I lost the rest of my items that were in my apartment. I gave them photographs of all of the damage and gave them a price estimate of what everything costed and it is now October and I have yet to hear back from them about anything regarding financial compensation for the items lost and have tried to get in contact with them consistently about the issue and was told that they will give me an update when they know and then never getting a update or straight up getting ignored. I also know that other people on my floor experience the same issues I have. I do not recommend DTN based on my experiences.
