Experiencia negativa: READ THIS BEFORE SIGNING ANY AGREEMENTS WITH REGIONAL MANAGEMENT: Close to the worst experience I've ever had with a property management firm. I was supposed to move in a month prior to the actual move in date but was unable because the unit was given to another prospective tenant ALTHOUGH I'd signed a lease. Upon finally moving, I was informed 60 days later that my deposit had gone "missing" so I would need to go to the bank, cancel the original check, wait 90 days for the funds to be returned then remit a new check without so much as even an explanation or apology. Now, I've remitted the entirety of my balance but there's some erroneous charge for bge (although I paid for any services used prior to assuming responsibility for services at this address) and the individuals working in RMI's downtown location seemingly do not understand where the charges stem from or how to accurately apply two separate checks I provided to zero my balance. Additionally, the servicers get upset when you attempt to clarify their inaccuracies - I've been hung up on by someone in their downtown location because I asked several times for understanding regarding the amount communicated by my leasing office vs bills received by their HQ in downtown Baltimore. RMI, unlike ANY property management firm I've EVER encountered, does not have any portal or DBMS that allows tenants to view charges, work orders or receive communications. They rely on manual entries, causing frequent error to which the tenant is expected to continously follow up on and rectify, as well as communicating by "hand delivering" documents without context. This is the most unprofessional experience I've had and there's been quite a few slumlords that I've encountered. At LEAST, the slumlords I've encountered had a lease management software/system allowing tenants to check their account like Appfolio or Entrata. For the number of units that RMI manages, this shows a COMPLETE lack of responsibility by their C-Suites as it relates to their fiduciary duty/duty of care - iykyk! Imagine having to depend on manual entry by two entities who do not communicate to eachother although under the same umbrella - make it make sense that a leasing office and its managing office in "corporate" (if you'd even consider them that) provides two totally different balances then when trying to get understanding they point to eachother stating, "you'll have to follow up with them". Save yourself the money, time, stress and continued effort to resolve issues by finding another property not managed by Regional Management as you will find the financial trade off is not worth the additional concerns that consistently appear. This has been complete hell! I can't even fully pay rent and get an accurate ledger...oh, btw, in order to procure a ledger of your charges you have to call their downtown location, ask them to fax it to the site's leasing office then go pick it up - where on God's green earth in 2025 do you have to go through that much for a simple two page print of tenant charges? This is a pure case of mismanagement and subpar executive guidance relative to the company's service - they don't care as long as they get paid over & above what they're due. I haven't even received the, asked for, confirmation that they paid bge for services rendered when I first moved in as bge is claiming that a balance is owed during the period that RMI was to be paying on behalf of. I can see I'll need to get my attorney to review everything as I'm quite sure there's more errors if I were to fine tooth comb my ledger from date of move in, go somewhere else and save yourself the terrible experience of business dealings with Regional Management.

Experiencia negativa: If i could give zero stars I would. These people have very scammy practices when it’s comes to how their ledgers are kept. Residents can’t go online and view their ledgers. You can’t make payments to rental offices, you have to go downtown. You speak to people and they try to fast talk you and chat nonsense as if you aren’t an intelligent human being. Don’t deal with these people.

Experiencia negativa: This is the first and up until I was forced to move out of Parkside Gardens Apartments, this has been my only rental experience in my life! It has been the absolute worst experiences of 45 years of disrespect and insubordination on part of the rental office, not the maintenance department! The witches in the have no idea what their responsibilities are periodically! And, when my 55 inch flat screen television got shattered, they paid for it, but retaliated by having a crime ring break into my vehicle and stole my photography lens and birding binoculars, which were hidden out of sight! And they think they are going to get away with this criminal activity! BCPD already know! RMI,inc, thinks this is how you handle 45 years of tenancy!

Experiencia negativa: They need to get up to date with how rent payments are made because dropping payments off to the main office is a disaster. Parking is horrible, the box you put your check in is so tiny you have to make sure you take something with you to make your rent payment actually drop all the way down or someone could steal your rent payment out of slot. They will not accept payments in the leasing office. There is nooooooo way I am putting my rental payment in the mail to them either because the post office does tend to lose mail. I keep all receipts because they have said they didn’t receive rental payment and threatened legal action and I only get one warning. Also, when you move in you don’t receive a copy of your lease from the leasing office or the main office. The paper you get when you first sign is not your lease (I thought it was) until one day I went and asked for the lease to register my kids for school and the staff told me oh you never came to pick it up. Well I was never called either about picking the lease up. On the envelope of the lease it said deliver to (my address) no one ever delivered the lease to me. Which means I never received a check list either to write down everything that was wrong with this place either until I lived here for 4 months. They absolutely are unorganized between the main office and the leasing offices. Only good thing i can say is maintenance is on top of things. They come literally less then 24 hrs after you make a call for them. If maintenance operated the way corporate and everyone else does this whole thing would be a crap show and would fall apart.

Experiencia fantástica: Lived here in the townhomes for 7 years. I’m a single mom and feel very safe at any hour of the day I can walk my dog or walk outside alone unbothered. For the price of rent and the size of townhome is unmatched.you WILL NOT find a better SIZE or Cheaper place. Most of the tenanted seem to be UMBC college students

Experiencia negativa: I’ll keep this simple. Mice Roaches Nobody listens Nothing you can do Slow maintenance Attitude You take it from there. If you move to any regional management buildings at this point the low ratings it’s on you. You can’t even complain corral because the reviews gave you a warning and you still moved under this company. And they’re still in the early 2000s you still have to mail or drop your rent off. It’s time for them to upgrade and let you send it by phone. They need to do some major upgrades. It’s 2025 and they’re still living in the early 2000s

Experiencia negativa: Lived here for 4 years and took great care of my townhouse I lived alone with no children or pets and fixed/ payed for many things out of my own pocket for the fact the one time I allowed them to work in my house without me being home one of their employees rummaged through my medicine cabinet. The reason I’m really leaving this review is I lost 300 dollars from my security deposit for carpet replacement once I left. They should replace carpets between tenants regardless of time or condition completely unacceptable not to mention the amount of trash, rats, and roaches among many properties and all the dumpsters but you get what you pay for and it makes sense why townhouses from them are cheaper than most apartments in the area stear clear!

Experiencia negativa: Current tenant - If you really need a cheap place to rent, this is about the cheapest you can find where you won't need a roommate. HOWEVER, make sure to keep extremely tidy, and regularly lay & check glue traps throughout your apartment. Roaches, mice, spiders, pill bugs, and other critters are common issues, and the exterminators they send in do very little, if they show up at all. Maintenance is highly responsive, though the office itself is not - they do mean well, but they are used to dealing with pretty nasty people. Check your oven when you move in and make sure you don't smell gas - appliances here are VERY old, but they'll replace it if you give the office a call (check your heaters as well to be safe). I also advise replacing your window AC units as soon as you move in, as most of them will have mould growing in them. Vacuum frequently, seal any holes you may find under sinks or behind appliances, and do your best to seal up cracks in the window frames - the windows are not well-mounted, and it will lead to it being very noisy, and very cold in the winter. In the summer, invest in blackout curtains to keep out the heat - otherwise it will absolutely bake you alive inside your apartment. For paying rent, there is a 5-day window after your initial date to get your check in. Personally, I advise mailing the check or money order to their main office; if you can stand Baltimore traffic, though, more power to you. Some apartment complexes do not have a space for outgoing mail, so make sure you know where nearby mailboxes are. Overall, I've been a tenant for over 1 year and so far had a mixed experience, and these are all the things that I wish I had known going into this. Being prepared can make the difference - and honestly, their 1-bedroom apartments are a pretty nice size. UPDATE: It's a nightmare to end your lease, especially because they illegally auto-renew annual leases (no signature, nothing). It's been years since I lived there, and I had to block their email so I would stop being harrassed to fly across the country to sign paperwork in person that I had already given them.

Experiencia negativa: I rented here in 2023 but had to move of only 3 months later because the person under me tried to attack me twice for no reason after the 1st time I called the manager and they told me to talk to the man and did nothing else. There were roaches, rats and basically no heating. My bathroom light randomly stopped working for 3 days. This place is awful and not worth it do not move here

Experiencia positiva: My only complaint with Regional Management is that their rent payment system is archaic. You have to pay by check or money order in person or through the mail. Which is suspect to me because they can therefore blame the postal service for being late or losing your mail then you will be charged a late fee even though you’ve mailed out your rent payment on time to be paid. I suspect this to be a sneaky tactic to receive more money by using this system of payment. It’s 2025 they need to offer online rent payments asap!

Experiencia positiva: As A RMI Tenant The Biggest/ Most Important Issue Is There Being No Electronic Payment Option, Being Able To Pay Our Rent Online Is Something I Know ALL RMI Tenants Would Truly Appreciate Because The Mailing System Is So Messed Up That Payments Are Received Late If At All (i've had to have money orders traced twice) Then We Are Charged Late Fees So Mailing Isn't A Good Option Anymore And The Tolls Both Ways And Drive Down To The City Gets To Be A Lot. Otherwise...... For well over a year now my Family and I have been tenants of Regional Management/ Eastfield Townhomes and i've had great experiences with maintenance and management. Maintenance comes quickly and does a very efficient job (even a serious issue in my experience) the property is clean, upkeep and the rat prevention/ extermination is done regularly, I honestly have had no negative issues with the rental property or the properties management/ employees.

Experiencia negativa: Don’t rent from them / Parkside Gardens they will take almost your whole damn security deposit after you leave even when you kept the apartment in good condition and cleaned it they will take your money that’s robbery and the time I was living there I had no hot water for 3 days mice were rampant and fire was coming out the socket in the dining room area so how that apartment passed inspection? Rip offs ‍♀️ They will take advantage of young good people in their 20’s that just starting off in the real world thinking they don’t know anything that’s dead wrong .

Experiencia negativa: meant to post this earlier in 2024, these people are scammers and liars. they will make you go through the application process, tell you that you’re approved, take your money, and then tell you that you’re denied AFTER setting utilities up and getting billed for everything. you can’t even tour the apartment unless you apply AND get approved. you thieves can go to hell. side note: they make you start up all of your utilities before you’re even remotely close to moving in. take your business elsewhere and save yourself the headache

Experiencia negativa: I was a COLLEGE STUDENT LOOKING for housing. If you are a college student looking for housing read this. DO NOT EVER EVER ever rent with this company do not ever rent from any of their properties even if you see the prices this place is so POORLY taken care of the management team is unhelpful, un knowledgeable, and frankly, they are just trying to get their paycheck and have no reason to help they go on lunch for two hours a day and they don’t answer the phone. They can’t answer questions, the apartments are 100% dirty they will hold your security deposit for MONTHS. It has a horrible stench in every apartment!!!!! The stairways are always infested with BUGS (roaches about 4 inches long and dark black). The window units have cracks in the frames everything in this apartment just screams unclean super dirty and I had mice for over six months and I had been telling them over and over again. They put traps out. I bought things to combat the situation it doesn’t work because the building is infested if it wasn’t mice, it was bedbugs, if it was a bedbugs. It was hornets and wasps and bees. If it wasn’t that it was spiders. If it wasn’t spiders, it was cockroaches. You will always have some sort of bug investing your Apartment, there is NO real security ITS UNSAFE AND is my packages got stolen I genuinely do not like this place for anyone no matter what the circumstances are do not ever sign a year long lease because you will inevitably have issues, especially when the seasons are changing I stayed here for college and still have nightmares If you are at college student trust me if you can commute it’s better to do that. Do not stay here. I promise you it is the nastiest dirtiest place on the planet and I wish I could go back in time and I would literally rather commute than live in that, dirty, dirty, nasty junkyard .

Experiencia negativa: THEY ARE SLUM LORDS AND TAKE ADVANTAGE OF YOUNG PEOPLE STARTING OUT ON THEIR OWN. If I could give zero stars I would, this is the absolute bottom of the barrel rental management. They have the worse places to rent and they truly should be cheaper for the subpar work they do. Roaches and mice everywhere, no matter how many times I cleaned and called maintenance. Everything was super slow to be serviced or never serviced at all. I always paid my rent on time and when I fell on hard times and tried to arrange a payment plan they flat out said no, forcing me to move out because they pray on those extending their stay before eviction notices are given out (racks up the money owed by tenant). They don’t care about you or your living situation. Every single last person that works with them has the most atrocious attitude I’ve ever experienced and for no reason. Upon leaving and paying back what I owe on the unit I rented, it’s nothing but more rudeness from their employees. It’s like they don’t want to help you if you’re living there or not. They simply don’t care. Save your money and go somewhere else, they pray on the downfall of their tenants and truly could not care less about anything that remotely involves their jobs. DO NOT RENT FROM THEM!!!!!

DO NOT, repeat, NOT rent from here. here’s the list: 1) Security doors do not work 2) Paid for window air conditioning units which were not delivered for months, yet kept charging 3) Roaches. . Like infestation roaches. Every nook & cranny. 4) Mice. Mouse dropping EVERYWHERE. 5) Apartments turn off water or electricity without notice for maintenance work. 6) Holes in the bathroom floors where radiators are connected. Yes, you can see straight down. 7) The floors are uneven. Marbles will roll . 8) Straight out accepted a working dog ( works at BWI) with the required monthly fee and then wanted to have us leave. 9) Maintenance is barely existent. I could go on but I think I’ve given you enough to make a decision not to rent from these people.

Yes 15yrs, trying to garnish my checks at every part time job I have worked at for a debt they added unnecessary charges too that's under 2,700. They have even harassed my bosses. This debt was when I was like 20, I'm almost 40 now. Life has changed & times have changed. Like really lol.

Experiencia negativa: I rented from them for 3 years. I moved in to an unfinished apartment infested with mice and roaches. When everything shut down they let the residents stay until the government funding ended and they abruptly evicted me and hundreds of other people from their homes. This management is not good and communication with them is piss poor. Don't rent from this company. Its just not worth your money and time.

Experiencia negativa: On 6-29-23 my daughter got her keys immediately we saw issues the paint on the wall was peeling badly and there were roach Residue also in the hall way the rain came straight from the sky through a Gaping hole in the ceiling onto the carpet and it smelled like poop after doing a Inspection ourselves we saw the kitchen drawers were infested with roaches and old belongings of the previous tenants as you’ll see in the pictures below mind you this is supposed to be a move in ready unit well needless to say she turned her keys in and they were horrible getting her 1st month rent and security deposit back and still waiting on 350 more from them they gave some weird excuses but here are some photos

Experiencia negativa: I’ve been living at one of the properties for a month and it’s infested. The day I moved in there were 9 dead crickets and dirt on the carpet (from replacing the moldy ac unit). I’ve had them come spray the apartment three times are there are still bugs in here. It’s very nasty and unsatisfactory. Im looking forward to moving already. These are the bugs I’ve found in less than 12 hours. There are more and bigger ones as well.

Experiencia fantástica: Maintenance people are top notch. If you call the office for service they are usually out the same day if its something important. Also the guys who maintain the property are very respectful and work hard. Don't see one guy in the truck on the phone while the other one is outside working. The property is maintained very well. My only small complaint is I wish they would get 8-Yd trash container verses those small 6-Yd's. Usually the trash starts to overflow pretty fast after its emptied. But that's not really to big of a deal. RMI are someone I would recommend to anyone

Experiencia negativa: Really unprofessional they will take your processing fee and than will not respond you too much rude with clients they don’t know how to deal with clients they just show too much attitude to clients once they received the fee their behavior will change into rudness with you i wish their was negative stars i could rate them negative more than 100

Experiencia negativa: They will renew your lease without your consent. Not even the normal 60 days but they renewed mine 4 months in advance they say. My house was literally a mess because their maintenance men were and are slouches that’s why they have to replace them so often. My bathroom was filled with black mold that their workers kept spraying bleach on and we were forced to shower even in the winter with the windows open. My kitchen grew mushrooms from the water getting in my ceiling from the extra moisture and toilet seal melting away. They cut them down and didn’t even clean the ceiling before moving another parent in. DO NOT RENT FROM THEM!! Bad infestations, incompetent rude workers, rent increases for nothing. Their stars are this low for a reason. DONT DO IT!!

Experiencia positiva: Houses and apartments are old and small. I also have floating problems, and they didn’t want to pay for it It’s Ridiculous. They should make it easy for costumers to pay their rent online reasons why I'm giving them 3 ☆☆☆.

Experiencia positiva: It’s an ok apartment complex, the first 6 months were amazing after that I started to realize problems. One of the main issues are the mice they run crazy looking to move soon, need a bigger space anyway for my son. Goodnow is an ok complex, but I would recommend for someone with no kids, and that’s not planning on staying longer than 1 year

Experiencia positiva: I lived in a Franconia Apartment and I can say that I have never saw a mouse the whole year that I leased my apartment. That was such a big deal for me because I lived without a man and I am extremely terrified of them. When I did call maintenance, they came in timely manner and resolved the issues the first time around. My neighbors were ok, but when it came to doing my laundry, it suck that we all had to share one washer and dryer. (12 units)The best part of the apartment was that space that me and my 6 year old had. My room was huge and my son's room was a good size that a full size bunk bed fit and he still room to play around. It was nice and comfortable for the both us. Also, the private entrance/ buzz in made me feel safe which was a huge plus. I would recommend this apartment for someone who is looking to rent for the first time , not really long term.

Experiencia fantástica: People are nice always turn rent in on time no problems I just wish it was close to the leasing office. Pest issues are manageable maintenance is okay just as long as there's a supervisor with them and their not using my household items to clean up their messes general issues aren't hard to fix I say the apartment is decent manageable and suits my budget.

Experiencia negativa: They don't get any stars from me this is the most unprofessional ran complex. The complex supervisor Mr. Fennyfrock is disrespectful. He don't care about the tenants. The agents that work in the office are nasty and disrespectful. The staff that work in the community Center Bushra, Emmanuel and Jada don't care about the kids. Jada called my son ignorant I called the downtown office and spoke to Mr. Fennyfrock he makes excuses and allows his staff to disrespect ppl. I would not recommend anybody to move here. Stuff break and you call work orders in and it never gets fixed. I hate this complex. DO NOT MOVE INTO WALDEN CIRCLE.

Experiencia negativa: Their units are disgusting. I had fleas when I moved in, roaches, termites, etc. All of this was within the first 5 months of living here. The buildings are in disrepair, maintenance does not come when they say they will. Awful customer service.

I lived out Garden Village Town Homes for five years and would move back They fix and replace them immediately i had no mice problems everything was up to date Very nice and respectful They tell you when and what time there coming out and they do Cater to all your needs I highly will recommend them

Experiencia negativa: Horrible customer service. My fiancee and went to look at the townhomes today and the leasing consultant was totally rude. She didn't greet us when we walked in. Never made eye contact. When I told her we would like to see the model, she rudely asked if we had worked on our jobs at least 3 mths and added that we needed to make 60% of the rent. This lady then told us to just meet her across the street where the model home is located and took another 5 minutes to come across the street. Once inside of the model, the leasing agent immediately sat on the sofa and sent us to view the home on our own. If she is the representation for this property and company, I will never rent from regional management and especially garden village. 12 thumbs down

Experiencia positiva: 3 stars... same reasoning as for Goodnow apartments... overall staff are very nice, and get things done with a little push of communication but the communication between them and those who come in to pay their rent or any other billing services they have if any issues occur the communication must be taken seriously so that no further miscommunication come about, less confusion.
