Experiencia negativa: There is a big problem with these people & there maintenance department. I will be moving as soon as my lease is up I don't call them for anything I've lived here for 4yrs & only reason I call them is to repair things that my husband can't fix stove,plumbing etc which in total out of 4yrs 5x and today was the last time they lied & inconvenience me.

Experiencia negativa: Avoid Riparian Management – Zero Accountability. This company is run by people who seem to prioritize their multi-million dollar portfolio over the basic safety and dignity of their tenants. Dealing with Riparian Management has been a nightmare. They have created a system where tenants are completely barred from talking to any actual staff members. Despite multiple attempts to follow up on maintenance requests, my concerns remain unaddressed and ignored. It is clear that once they have your rent, they have no interest in maintaining the property or fulfilling their responsibilities as a management company. I strongly advise others to look elsewhere for housing

Experiencia negativa: Guessing this company refuses to do business with people on disability as on every apartment listing they demand that renters have 3x the rent for income and then they charge obscene rents. So for people with a restricted income which usually is less than $2000 from the govt there is no way to ever be able to afford one of their apartments. Seems like a convenient way to get around the law.

Experiencia negativa: DO NOT DO IT Please, please do not rent from them. They seemed responsive when viewing and showing properties. That is when it stopped. THIS WAS THE BIGGEST MISTAKE OF MY LIFE. You absolutely cannot get in contact with them. You have to use an AI bot to generate a ticket for maintenance or property management and no one calls you back ever. There have been rodent infestations, leaks, no water, mold, no heat, and too many other small things to name. None of them have been fixed. I had to schedule a viewing on another property and pretend I was someone else to trick the property manager into meeting with me. When I moved in my neighbor said do not sign the lease. I thought they were just problematic. I’m here to tell you they were not. DONT DO IT PLEASE. Your life will be so much worse and there will be so much undue stress.

Experiencia negativa: This company is a joke. My girlfriend has been renting from them for 2 years now, and her property manager has changed 3 times now. They have denied her maintenance requests for 3 weeks now, and a property above her is dripping at maybe 3 gallons every 4 hrs. It is filling up a bucket so fast to the point that it has now consumed her life, and she needs to empty this bucket every 4 hours for probably 2 weeks now. She can’t use the bathroom without getting dripped on, and every single time we call for help, we are unable to get a real human on the phone. It’s AI slop after AI slop for hours on end. 1 repair person has been to her house, and because of all of the management switches, they don’t have keys to the property above hers. In her 8-unit building, 3 other people (besides her) live there. This company is a total joke, and we recommend you look elsewhere. I would even pay 200 dollars more for the exact same space to not have to deal with this horrible, disgusting company. Edit: It has now been over a week, and still nothing. The walls are starting to melt, and the warm temps have made it even worse. Mold is imminent.

The only concern is we had a very hard time gaining access to the dwelling because the snow ❄️ was frozen all around the house and I don't know how many inches deep we held on to each other I am thankful no one got hurt I lost her pH number I wanted to ask her to resend Experian questionnaire because their server was down most of the day after the showing Monday I will have a statement of my income Tracie was the EXCEPTIONAL SHE MADE SURE WE VIEWED THE APARTMENT EVEN IF I DON'T SUCCEED I FELT LIKE I GAINED A REAL FRIEND THANK U FOR ALL U DID

Experiencia negativa: DO NOT LEASE HERE!!!! Riparian raised my rent for this piece of crap house with only one closet. Have been dealing with mice infestation and roaches since I first moved here a year ago and I have so many maintenance requests even requested an exterminator that they claim I have to pay out of pocket for. Asked them to plug up mice holes and maintenance will not even come in to fix it, just keeps dropping off sticky pads saying that’s what management told them to do. I’m so over this place. I have 3 newborns, a teenager and a 4y/o and everytime I turn around I’m cleaning mouse poor from their bassinets or roaches even have roaches and mice crawling on my bed. I’m so scared to sleep or even be at the home because of this. I have sent in 2I’m looking to move ASAP!

Experiencia negativa: The snowstorm hit Baltimore on 01/24/26. At 5 pm my heat stopped working. I put in an emergency request. In the meantime, my home was dropping heat fast. I went out and bought a space heater. A few hours later maintenance came. He informed me that my igniter on my furnace was broken and needed to be replaced. He said he wouldn't be able to do that until Monday which would be today 01/26/26. In the meantime all he could offer was space heaters. I stayed in my room until Monday because the whole house was ice cold!! Monday comes, no one calls. I put in another emergency maintenance request. This time another guy comes and as he is getting out of the truck, I see him with two more space heaters!! I'm immediately like hello, I do not need anymore space heaters. Someone was supposed to come back and fix this furnace! He replied "Well my boss john said to give you space heaters." My house is currently at 45 degrees!! 45 DEGREES!! Baltimore city says in order for a house to be habitable, it must be at least 65-70 degrees! When you call the number, there is no one there to pick up. Just an AI automated machine. I am so frustrated with this!!! I do not recommend you rent from this company! What they are currently doing is ILLEGAL!!!!!! I will be reporting this situation to the proper people and doing whatever I can to make sure this doesn't happen to anyone else.

Experiencia negativa: AVOID - They will take your money. You will deal with AI bots for repairs and never reach a real person. The human staff they have will constantly change. You will request repair tickets. Nothing will be fixed. You will receive text alerts for repair requests and no one will show. When a repair person does come out, you will get 10 minutes notice and have your personal property used and damaged. You will be harassed by AI bots to take surveys about repair that were not completed. Your account balance will never be accurate.

Experiencia negativa: The realtor assigned to a baltimore property ignored my calls to verify a tour appointment for weeks then demanded I scan me and my wife's driver's license to her personal phone. They are truly no better than the preceding company. I'm not sure who chooses to do business with them but I don't think it's a great idea. They came in with their high-minded AI ready high tec BS, that was just a FLOP. And had residents confused and services not done. Experiencia negativa: Editing 2 months after initial review: Our home is still INFESTED with roaches. It has been 6 months STRAIGHT of having to wash clothes before wear, dishes before and after use. I dont even want to come home most nights because I have found roaches ON MY BED. They have closed multiple matinenece requests marking them as "complete" when Im sorry, what about leaving us in a borderline unlivable house is complete? I'm taking legal action in the morning because this is utterly ridiculous. I have lived at one of their properties for about 2 months and it has been nothing but issues. I have not ONCE gotten a response or call back from an actual person. We have about 8 matinenece requests in, and they consistently try to come on the one day of the week neither my roommate or I are home, and we have repeatedly told them we will not be here on that day. Extremely disappointing. We have an ongoing pest and mold problem, and they just ignore any attempts to reach them, whether you call and leave a message, email, or even text the emergency number. I have a toddler, having to inspect everything in my kitchen to ensure that no mice or roaches have gotten into it is disgusting. Haven't even fully unpacked yet because I dont want my belongings covered in roaches and mice. Heavily considering legal action at this point so we can move to somewhere actually livable. Do not rent from this company.

Experiencia negativa: This company currently owns the apartment building I live in and they are absolutely terrible, bottom of the barrel. I pay my rent in full and on time every time so I dont quite understand why I've been dealing with the upstairs neighbors shower leaking into mine for months now, it caused quite the damage to the ceiling which one of their maintenance men ripped out and it's been exposed ever since. I put tickets in and no one responds or shows up. It's been almost two months now of dealing with this problem and now their no longer going to be the mangement company on the 1st and no one has fixed my shower.

Experiencia negativa: This is the worst company I’ve ever rented from. They are completely unresponsive. Their maintenance takes weeks, even if it’s an emergency. Usually they won’t even come whenever you ask them to. You’ll be at work and they will say they’re on their way even though you told them you couldn’t be home that day. Then the maintenance gets delayed another 3 weeks. We are constantly being charged random fees that have no explanation which we are refusing to pay because they’re literally not in our lease. Stay as far away from Riparian as you can.

My down stairs neighbors feel like it’s okay for them to pull guns on people , call people to the property to fight , threaten other neighbors and nothing has been done I was told something was going to be done and paperwork would be handled dealing with them but no resolution have been made he threatened to snatch my baby out my hands and come upstairs in my space and apartment and harm me and my 6 month old baby && it’s ridiculous that they still are residents here and still cause drama and chaos if it was anyone else they would’ve been out ASAP

Experiencia negativa: I loved my apartment, but unfortunately the management has been a complete disaster to work with. They are impossible to get in touch with. Specifically, they have not returned my security deposit after lying about sending it via direct deposit. It is thousands of dollars. And over three weeks past the legal max time that they are required to return it by. I have tried to communicate effectively about this, to no resolution. Management is ill equipped, unresponsive, and uncaring.

Experiencia negativa: Riparian just took over my building in April and it has been a very disappointing experience. It is nearly impossible to get in contact with property management. They are also adding random fees and saying rent was not received, while there is proof that rent has been paid in full and on time. They do major maintenance on the building without alerting residents, and overall there is no communication. They are more concerned with getting residents to snitch on each other than they are with being a good management company. I have contacted corporate in the hopes of getting these issues resolved, but no luck so far. Save yourself the trouble and DO NOT RENT FROM THIS COMPANY.

Experiencia negativa: Horrible place to live. Units are not move in ready. Be prepared to spend the majority of your time making maintenance requests that may go unanswered, or they schedule someone to come outside of your preferred time slot. Gas furnace was not properly installed; was told to call 911 when this caused a gas leak. I have been calling and emailing over a month now to terminate my lease. The only number you can get an answer from is to inquire about leasing. I forsee myself in rent court with this company due to their non compliance. I have already reported them to the better business bureau. Oh, and there is a pest problem.

Experiencia negativa: Please don’t deal with them. They are horrible. They sent me confirmation emails and text messages to set up apartments tours for 2 different properties. I went there taking a lot of hassle, but no leasing agent show up in any of the tours. It was complete waste of my time and money. Please donot deal with them. I wish I could give them negative. Not only that I called them multiple times but they only take appointments, and confirm them, but they themselves have no idea about the leasing agent. They do not know the name or the contact information of the leasing agent. They can not provide any additional information. The communication is not effective at all. At all , at all. I wish I could sue them for all the harassment I went through.

Experiencia negativa: I lived in a spot in Bmore for 4 years from 2020 - 2024. Riparian took over managing the property from another company in late 2021. The first email they sent out was letting us know that they weren’t going to fix anything unless it was an emergency since it was a pandemic. This was a huge issue since I was living in a hundred year old row house that had dated appliances and a poor hvac system. The second correspondence I got was them raising my rent by $90.00 and telling me that I had to pay the water bill now. They also let me know that there was an unpaid balance from the previous management company that I had to pay. In my experience, I had to continually contact them to get anything fixed. They also did random inspections and would just put a note on your door 24 - 48 hours before without a phone call or email. The communication and the overall process during my move out was one of the worst experiences I’ve had with a property management company. I’ve rented all over the US and they were by far the worst at communicating anything. I gave them well over 60 days notice and they said we’re going to do inspection before I left and would let me know what I needed to repair. None of that happened. Once I moved across country, they kept giving me the run around when I would call about my security deposit. When my security deposit was mailed to my new address over 45 days later there was hundreds of dollars taken out. The only explanation was one word “repairs”. They also said they had to pay the last utility bill which was a lie because I paid for everything. The only thing they should have had to pay for was a water bill which was at most $90. I only received around $500 from a $1300 security deposit. I cleaned and fixed a lot of issues at that property. I took pictures before I left as well just in case but I do not feel like taking them to court. Please do not rent from or support this company. Property management/real estate companies like this are one of the many root causes for gentrification/forced displacement of marginalized communities.

Experiencia negativa: DO NOT RENT FROM THIS COMPANY. I wish I could give them 0 stars. Their houses are not fully expected and YOU WILL encounter a lot of problems with NO ONE to talk to. The communication is beyond horrible. You will never be able to talk to anyone. But will send a rent reminder quick! My mother and disabled aunt had been living in inhumane conditions for months. Unable to use any water, without the house flooding. The city was called on my mother’s property and they still moved slow to fix the issues. It’s so many other issues they have been dealing with. And we have pictures that’s too graphic to post. JUST DO NOT RENT FROM THESE THIEVES!

Experiencia negativa: This is an update from last year. I am a tenant. Nothing has changed for the better with Riparian. In fact they've made it even harder to get in touch with anyone at the office since every call goes straight to voicemail first. The automated message claims someone will return your call within 90 minutes within business hours but that has yet to be true. Maintenance is still the nightmare it has been in my entire 5 years with this property where no one shows up in the timeframe I'm given and it's obvious no one is communicating with each other in the maintenance department since I get multiple calls about the same topic starting from the beginning when it's been an ongoing problem. I have been without hot water for 1.5 weeks this time. I tried to reach the regional manager 3 days ago, left a message since again all I got was the voicemail, and have not received a call back. Just piss poor business practices all around. The only good thing about them is 99% of the time they don't bother you with nonsense. It's the only reason I stay. But they're also difficult to reach when you need them. I basically just live in hopes that nothing will require me to call maintenance. When something does come up I dread every second of dealing with Riparian.

Experiencia negativa: My experience with Riparian Management has been frustrating from start to finish. I initially applied for a property listed on their website, only to find out after calling that it had already been rented, and the listing wasn’t updated. I selected another property but had to transfer again because it lacked a bathtub—a key feature for me. Finally, I settled on a third property, believing this would be the end of the trouble. Two days before my scheduled move-in, I was informed that the electric meter at the property had been stolen, requiring emergency repairs. This was unsettling, especially since the property had a fenced backyard, suggesting someone had been watching it while vacant. I requested another transfer and was told I needed to view the next property in person, despite the theft being the reason for switching. That property had a strange water smell, and the HVAC wasn’t working but was promised to be fixed by move-in. I selected yet another property the same day. Despite already paying my first month’s rent and pet deposit, I was told my move-in time would be delayed to 3 PM because the house wasn’t ready, forcing me to reschedule movers. On move-in day, no parking was reserved for the truck, so it had to park in the filthy alley behind the property, which was littered with trash bags, diapers, and rat droppings. After signing the lease, taking a bath, turning on all the lights, and doing a walk-through, I found soap scum under the four soap holders in the bathtub, handprints on the walls, and other signs that the property hadn’t been cleaned despite the delay. Adding to the frustration, the dryer didn’t work, and the replacement they installed weeks later was a ventless model. It takes hours to dry clothes and requires manual water draining, which is a significant inconvenience. Maintenance issues became a recurring problem. For example: A moldy wall wasn’t addressed for three months, even though I pointed it out to a technician who had come to replace weatherstripping on my exterior kitchen door. He told me I needed to submit another ticket. When they finally came, they simply painted over the mold with Kilz instead of properly addressing the issue. A hole in the basement wall let in daylight, flies, and even a yellowjacket. I had to hang fly strips in the basement while waiting two months for repairs. Water pools in the basement during rainstorms, soaking towels I used to clean up. Maintenance was scheduled to come on Thanksgiving to address it but never showed up. Riparian’s approach to maintenance is inefficient. Despite submitting multiple tickets at once, they consistently addressed only one issue at a time, causing delays. One of the most aggravating incidents involved bedbugs. After my neighbors had bedbug treatment, I found one in my home three days later. I submitted a ticket with photos and was told I would have to pay for treatment. I spent $200 out of pocket to hire an exterminator, only for Riparian to call three weeks later, saying they were trying to schedule a technician to treat the property. This lack of coordination was maddening and completely avoidable. Communication was consistently unreliable. I was promised a gift card as an apology for the rough start, but it never arrived. Additionally, Riparian’s lease lacks an exit clause, which most reputable companies include. Without this option, tenants are locked into agreements with little recourse when issues arise, even when the property is poorly maintained. I have no doubt that this is intentional. Just look at the response's to people negative reviews, telling them to call the number that they ignore. Overall, my experience has been marked by delays, poor communication, unresolved maintenance issues, and unnecessary expenses. If you’re considering renting from Riparian Management, I strongly recommend looking elsewhere. I wouldn’t wish this experience on anyone. I sacrificed my peace of mind for cheaper rent, do not think like me you will not be the exception.

Experiencia negativa: Extremely Unprofessional Experience! I scheduled a tour for a house managed by this company for a Tuesday. That morning at 8 AM, I received an automated message asking me to confirm, which I did right away. Shortly after, I got a confirmation reply. I then went to work—I’m in the military, and I can’t bring my phone into the building. I left work early and checked my phone at 12:30 PM, only to see that at around 11:40 AM, I had received a text from someone named Tracie, saying there were some things we needed to discuss regarding renting a home with Riparian. There was also a missed call, but I didn’t notice it right away. I also received a reminder message from the automated system around 11 AM. I immediately responded to Tracie’s text as soon as I saw it, but received no reply. Instead, I got a cancellation notice from the system, telling me to call and reschedule. I called the number listed, which was Tracie’s, and she was extremely rude, saying she canceled the appointment because she “didn’t know if I would waste her time.” I reminded her that I had confirmed the tour, and her response was “I have nothing to do with that.” I was shocked—what’s the point of confirming then? I explained that I couldn’t respond earlier because I don’t have my phone at work, but she cut me off, saying, “Listen, I’m not here to go back and forth.” At that point, I had endured nothing but rudeness and disrespect, so I ended the call. I would not recommend working with this company, and if you do choose to rent from them, avoid Tracie. Her attitude was unprofessional, and the entire experience was a waste of time. This situation needs to be addressed immediately.

Experiencia negativa: I moved into a rental home in Warren, mi. Under Riparian management. On the first day I moved into (early August) I realized they had lied about it having a/c. I found the rental listing on Zillow which said it had both heating and cooling. Since I had already signed my lease by the time I found out I was misled, there wasn’t many options. I brought this to their attention and Dylan Hillebrand came and installed a bulky window unit abd did not reimburse me for the one I bought out of desperation as I had a German Shepard and it was 90 degree days. The floor in the kitchen for the rental was caving in a bit because they did not properly level the floor before putting in the new but cheap vinyl. It was right in front of the sink, so I had to awkwardly stand off to the side to do my dishes. I had a huge ant issue in my kitchen and had to deal with it myself because they took room long to send someone out to help me. The worker that was sent out just gave me a spray bottle of Zevo, which I had already used. The final nail in the coffin, on Memorial Day weekend I had a huge electrical surge that took out the whole house. They apparently tried to send someone out but he allegedly got into a car accident en route to my rental. They couldn’t send anyone else out and decided the best way to remedy this was to FaceTime me and try to walk me through all the steps I’ve already done. Once they were at a loss, I questioned why they didn’t just contact an electrical company instead of just trying to send out a maintenance person. They ignored that. I told them that there was no possible way that I could stay in a place with no power especially with my dog. Dylan’s solution was to set me up in a really sketchy and cheap “dog friendly” hotel. And said to just keep my dog in the hotel while I went to work. Absolutely not, there was no way I would lock my dog in a small room that’s a new environment and staff had access to the room. I was not risking that. So I stayed in the honestly gross hotel while I paid for my dog to be boarded at a place he knew. The hotel smelt of dog pee and was dirty and very dimly lit. I had trouble checking in, they demanded I put a card on file but it was supposed to be paid for so we had to call Dylan and figure that out. The shower in my room didn’t work so I had to shower at my local planet fitness. They also had locked me out of my room at one point and we had to call Dylan once again to pay to let me back into my room and retrieve my belongings. After about 5 days riparian management said that the power was fixed and I could go back. But warned me that the a/c unit they installed was pulling too much power. So if I wanted to have multiple things plugged in, I could not run the a/c. At this point I had begged to be let out of my lease because the experience was so terrible and stressful, I simply could not do it anymore. I stayed for a total of a month and a half. Dylan let me out of my lease and agreed that this was not the best representation of his company and apologized for the experience. My final walkthrough was 10/2/24. I was told that my deposit of $1300 would be returned to me immediately. (I have texts and recorded phone calls) on 10/28 I reached out about when I would expect to get a check in the mail for the deposit. Dylan texted me and said to let him know if I did not receive it within the next 10 days. On the 10th day I reached out and he told me to call corporate. They said that technically they have 45 days to send out my deposit and that I would just have to wait. A very kind lady at the corporate office told me that I would receive it no later than 12/6/24. That would be tomorrow and 64 days after my move out walkthrough. I still have not received it. If you have options, I urge you to rent elsewhere. I just want my deposit back and can put this all behind me.

Meghan was incredibly helpful from the very beginning, showing me the property and patiently answering all my questions, as well as guiding me through the leasing application process. A special thanks to Ashley D., who was consistently responsive and thorough in answering my questions via email. She provided all the necessary details regarding deposits, fees, and the lease, ensuring a smooth and seamless process. On move-in day, Ashley went above and beyond by walking me through the house, making sure everything was in perfect condition. She also took the time to explain essential details like changing the air filter, the electrical system, water system, and emergency protocols, which I greatly appreciated. Experiencia negativa: This company is grossly disingenuous. I’d be wary of reviews that are in praise as they might be from the company themselves. They have assured tenants of one thing and turn around and blindsiding them with something else. It is brow-raising when you receive an overwhelming amount of mail to a property with many different names; it seems many tenants didn’t stay longer than 12 months. This company does not care about the quality of their properties or their tenants. So many things are not up to code, yet they still charge tenants – while not being up to state code. They care about money and that is it. They do not hire licensed contractors; they are likely trying to avoid paying the proper rate. I know this because a contactor that came to the property I am speaking of, said so many things were done poorly or simply not up to code at all. There is a laundry list of issues covered up by a nice logo and office their staff to work out of.

Experiencia negativa: If your in Baltimore run far away. They take forever to fix any of they fix anything at all. I have had standing water in my basement on and off since I moved here my house is now starting to smell moldy. The steps are rotting away and I'm afraid to walk down them. When they do come they don't fix anything. The maintenance men also are Miro managed and have shown me the stupid app they must use. They have to put in request to do the work that I already requested them to do. Look at the screen shot of me requesting over and over for work to be done. Look at the dates. I hate this place so much and I'm saving up to move and hire a lawyer to get me out of the lease. I am also going to try to get media coverage to put this awful company on blast

The exhaustion, headache, money, and neglect this company has caused us has become so bad it’s crossed over to comical at this point. Their incompetence to respond to basic questions in a timely matter is beyond infuriating. This company doesn’t care about you or your family. I’m glad we’ve terminated our lease with them early and will never have to deal with them again.

Experiencia negativa: I've lived in this house for 6 years and now they buy the house and has not done the repairs on the black mold, mildew and lead chipped paint throughout the basement. The house is consuming a lot of moisture and the walls are cracking. Instead of fixing the issue they refused which now causes for me to move. I have special needs children with autism and asthma. When the heat comes on you can smell the mold real bad. I pay $800 a month for rent in Eastpointe, MI. Mostly all the houses are renting for $1000 or more a month. I believe y'all intentionally did this so that y'all can get the house back and raise the rent. Because any good person wouldn't do this to another human being with children unless you are a bad landlord looking to score a bigger paycheck. I'll be homeless for the first time in my life, thanks to them. Smh

Experiencia negativa: I’m am going to start with I have been renting the property I’m in for 9 years and they are my 3rd property management company I have had. I’ve needed a roof on the house I’m in for years and it finally leaked all in my bedroom ceiling and ruined the new ceiling fan I installed and now i have no light or fan in my room. I’m sure it will get fixed as I have another city inspection coming but still annoying .I’m sure when they replace it I won’t get a ceiling fan, I’ll get a basic cheap light because these property management companies do everything as cheap and bottom of the barrel as possible. The only reason my house is any sort of nice is the fact I’ve been there so long and refurbished everything myself from the toilet to the doorknobs a light fixtures. Although they put nothing into these houses it doesn’t stop them from raising the rent as much as they do. This brings me to my other issue with Riparian. I was sent a new lease offer, I signed it and thought that was that. Two days after I signed it I get an email stating that the offer is no longer available, and they want over 100$ more monthly. I find this to be quite upsetting as I already signed the first offer so I’m confused on how that can just toss a contract out want more money. I’m not sure if that’s legal but I’m waiting for my cousin who works for an attorney to find out if I have any ground to stand on. On top of that I’ve been trying to call them, email them and text them for almost a week now and no one will get back to me. You can’t even leave a voicemail because it’s been full all week. I am a good tenant who takes great care of my property and pays my rent on time. I miss the days where actual human beings owned homes that you rented instead of these investors who don’t give a crap about the houses or the the people living in them. Hopefully I can eventually get some answers

Experiencia negativa: The ABSOLUTE WORST company you could ever rent from. Since moving in, in March- I dealt with continuous issues with pests (mice, roaches, flying ants, snakes). The BIGGER issue is that this company rents out houses that are known to have previous mice and roach issues so they include a no pest control clause in the lease so they aren’t held responsible. I am so disgusted that I had to pay to break my lease because I couldn’t continue to live in this infested house with my child. If you look into reviews you will see the REAL reviews show the same issues. Save your money and don’t be fooled by the fresh paint and curb appeal.

Experiencia negativa: The house looks good inside leasing agent was amazing, but then we start moving our stuff into the house. I’m moving from a single family home with no issues with roaches or mice. We moved on the first day a few totes and, I put my seasoning in the cabinet no other food. When I say I have been killing roaches everyday since the first day of moving it’s ridiculous. We have put in request to get pest control out no response left messages no response, we are on our forth day of living here and I’m going to have to come out of pocket to have the house treated and this was already a issue in this house before we moved in. They had to know that this was an issue and to pay all that money up front and have to deal with is ridiculous.

Experiencia positiva: I have rented here for 4 years I recently have had problems with mice but especially rats I've called and my pest control company called them they say it's not their problem we asked them to come fill in holes and help us handle the problem they are even in our bedrooms it also took a year to fix my air conditioner I will say most of the staff are polite and try to help just not in this situation

Experiencia positiva: NICK has been beyond helpful! Communication is a bit rocky when scheduling but every time nick has showed up he has been prompt, pleasant and polite! I’ve had a slew of issues but little by little they were addressed. Nick and Sam both were beyond helpful! 5/5 stars for them I would give riparian communication a 3/5. Hence an overall of 4/5. It has gotten better. I CAN SAY THAT.

Experiencia fantástica: My experience with Riparian was excellent. The process was easy, because of my work schedule, I was not able to be present, but was able to do mostly everything online. This is my first place with just me and my daughter and at first the process was completely overwhelming until my move in coordinator Daven stepped in. Completely amazing, went above and beyond to make sure my needs were met, which made this process so much easier. Within a few days, I had the keys to my place. The staff is professional, addresses concerns immediately. Their office is beautiful. Maintenance is attentive. All in all, this has been a pleasant experience and I will recommend to anyone.

Experiencia negativa: Do not rent from them unless you plan on breaking your lease their homes are infested with mice and roaches and you won’t find out until you actually move in you can never get in touch with anyone and when you finally do they’re unprofessional and lack common sense..they rush you to pay rent way before the due date and maintenance request go unanswered..techs show up look at the problem and can’t fix it says they’ll let management know to have someone else come out but no one ever does you literally have to harass them to get anything done..All the 5star reviews are fake either from their own employees or asking new tenants to leave them..you will regret moving in their properties worst management ever,they buy and rehab abandoned homes in the city and move you in without having it properly inspected so after move in you’ll have non stop issues with the home and just like all the other reviews I went to turn on the heat and it didn’t work
