Experiencia fantástica: The company tried for two visits to repair our microwave, an almost 29 year old appliance. They could not find a replacement part that fit the need. Many thanks to both techs that tried. I would recommend their service 100%.
Experiencia negativa: During a recent extended phone call, I spoke with Ashley regarding my account. Based on the nature of the conversation, I was led to believe I was speaking with a member of the accounting department. I later discovered that the financial information provided was entirely incorrect. This lack of clarity regarding her role, combined with an unorganized and chaotic demeanor, created a significant amount of unnecessary confusion and wasted time. My experience in the office was equally concerning. The blonde receptionist on duty was extremely difficult to understand and communicate with, making it hard to conduct basic business. Furthermore, her unprofessional presentation were not aligned with what I would expect. She was observed with her shoes off and her feet on a vibrating platform at the front desk, which caused her body to shake visibly while interacting with the public. Her choice of dress and makeup appeared more suited for a social environment than a professional reception area. The front desk is the first point of contact for your business. The disorganized energy and unconventional behavior of the front desk staff are undermining the credibility of your company.

Experiencia positiva: I am writing this review to complement our Ameritech office manager and property manager, Lexi Sesto. What’s 477 condos and all kinds of work orders and other situations she goes over and beyond to do both jobs to answer emails and assist in anyway that she can. She is by far the Most efficient property manager that I’ve encountered since I’ve been living at Mission Hills. She does the best she can and I wanted to acknowledge her for this. Sometimes older people forget to let people know when they’re doing a good job and are quick to fuss!!

Experiencia negativa: Stay away. This was a consistently frustrating and disappointing experience, and I found the service overpriced for the quality provided. In my experience, the staff accountant was frequently unresponsive to emails and calls, and I encountered multiple billing errors that went unanswered. My account ended up in Collections because Staff Accountant did not respond to my emails despite many follow ups.

Experiencia negativa: We paid the annual HOA dues immediately after receiving the invoice in December. Our check is atill uncashed and we’ve now received a 2nd invoice for the same. Our neighbors are voicing complaints about the same issue. Calling Ameritech results in being sent to voicemail with no answers. Not a very responsive management company for HOAs.

We apologize for any inconvenience. There is generally a delay in check processing in January. As all accounting is done in-house, preparations for year-end accounting can delay checks from being processed within the usual timeframe. Again, we apologize for the inconvenience.

As we are unsure of your community, we cannot speak to a specific incident. However, all communities have a budget for the next year sent to them before it is adopted. Residents have the right to attend the meeting where the budget is adopted to ask questions as well. If you have a specific issue, please reach out to the client advocate at extension 247.
Experiencia negativa: Worst company to have to go through. They can’t seem to give you the proper help. They direct you from one extension to another. All I was calling for was a question in regards to a bill I had received and I’ve been tossed around. I would not recommend this company to partner with.

Experiencia positiva: Sunshine Terrace contacted AMT services in April 2025. Our experience has been a positive one to date. The breath of services and resources available are significant. Customer responsiveness is excellent with direct immediate communication available through our experienced and knowledgeable property manager, Dayna Cannistraci supported by executives at head office, Keith Phillips and Jenny Kidd. We are always able to reach office staff via the office reception and the support staff directly, notably, Carolyn Smith in accounting. I have always found her to be very responsive, proactive and a strong community manager. She also does with a smile and sense of humor which we all need in HOA/Condo Association roles !! Experiencia fantástica: Rosie Maisonet recently became our LCAM. She is efficient, proactive, extremely well-organized and knowledgeable. Experiencia negativa: If I could give this company less than a one star I would. The absolute worst property management company in the state of Florida. They are dishonest, they do not resolve any of the issues or concerns that are brought up. They never return phone calls and have no concern for the safety of the residents in which they manage. They're a shady organization and their practices border on illegal. I can’t understand how they are in business. Whatever governing body that oversees corrupt property management in this state will be getting contacted as this company should be shut down.

I absolutely understand why you want to use your company name instead of your name in this review as your harassment of not only Ameri-Tech employees, but a hard working board president as well is thoroughly documented. The fact that you have harassed and intimidated a hard working volunteer of your community, the board president, on such a regular basis that a Cease and Desist Order was provided to you by the association’s attorney is the reason no one ever calls you back. Not only do you have this order in place, but you have on-going litigation with the association. You have been instructed to contact the attorney’s office if you have any issues within the community. For your information, if you may have forgotten, that is Greenberg Nikoloff and they can be reached at 727-738-1111.
As for the root problem that began the harassment of the community’s board president, she does not have any type of animosity towards you. Your meter jaw was determined to be a unit owner responsibility after a review of the association’s documents by the attorney. The board contacted the attorney to make sure that every party’s rights were being upheld and the documents were being applied correctly.
The board of directors feel we’re doing a great job and as a management company it’s our job to support the Board, take care of the common areas and help enforce its bylaws. Ameri-Tech has advised the board of the best way to keep the board members safe, and that was contacting an attorney to make sure they are not harassed. However, Ameri-Tech is not responsible for the overall safety of the community, that is the job of law enforcement.
Your comments are absolutely untrue and is without a doubt defamation. If this continues you will have more than one lawsuit on your hands. So govern yourself accordingly.

Experiencia negativa: Literally the worst you could possibly get. Wish I could give negative stars. Legally, they only ge away with what they do because the State of Florida is so lax on HOAs. They don’t give a damn about residents. If your HOA is run well, the management company doesn’t really matter. Our HOA was not run well, and AMERITECH did ABSOLUTELY NOTHING to help our situation. Common sense did not prevail. So if you are seeing good reviews for Ameritech…it is because the HOA board knows what they are doing, because Ameritech does not. Good luck if they are your management company ♀️

Experiencia fantástica: We’ve been very happy with Ameri-Tech and especially with our property manager. Going through the Milestone Inspection wasn’t nearly as dreadful as anticipated.
Carmela, the managers and support staff at Ameri-Tech have been working hard to make sure the compliance with the laws laid out by the Florida legislature are followed with as little burden to the board and community as possible. Experiencia negativa: if you’re ever in the mood to get scammed I would definitely recommend ameri tech! This is our community with a $380 HOA plus $134 water backpay because ameri tech didn’t want to pay for new water meters for the city of pinellas park, plus a $133 month current water bill. Also would like to note my water bill was $65 dollars before they switched companies to scam even harder. $650 later COREY can’t answer any of questions and nothing is ameri techs control. I currently have no idea what they’re managing because it’s definitely not our community. Wouldn’t wish this “company” on my worst enemy, should be jail for fraud.
Selene, please understand that Ameri-Tech is the community management company and works at the direction of the board of directors. Ameri-Tech's role is to advise the board, inform the board, bring forth vendors and work with the board to complete projects and repairs at the board's direction. Therefore, Ameri-Tech would have never paid for meters. All repairs are paid from the association's funds.
After speaking to Corey regarding this community he said the city of Pinellas Park decided to stop doing individual billing in September of 2024. At that time the board discussed the options that were presented to them, installing individual meters through the city for $1,000.00 or hiring a third party metering company to do the billing as the City of Pinellas Park did in the past. The board discussed the costs related to these options, installing the water meters would have required each unit owner to pay $1,000 for their meter. Having a third party do the billing would require the unit owners to pay $4.50 a month for the billing. The board decided to have the third party do the billing to avoid having each unit owner pay $1,000.00 for the water meters.
Experiencia negativa: Company stole my HOA move in fee of $750 I paid upon moving in, put a lien on my house, and then is EXTREMELY hostile when calling just trying to figure out what is going on. Berated me for calling and said they can't talk to me I have to talk to the law firm the lien is with. And the law firm berates me and says they can't talk to me I have to talk to AmeriTech. Please free me from this absolutely shameful (criminal?) business.
Mr. Lokey, we apologize that you felt berated when calling to discuss your account. It appears the amount paid in June 2024 was to bring the account current for 2024. We do not show any fees paid in our system in 2025. Once a file is sent to the attorney, we can no longer speak to the resident about amounts due. If the attorney is not responding to your requests for information, please call Jenny in Business Development at extension 247.
Experiencia positiva: Brett is doing a great job of working with the board. We have one resident who will never be happy but thankfully he's in a minority (1/86) in Thurston Groves.
Experiencia fantástica: Brett and the team at Ameri-Tech are fantastic. They manage our multimillion-dollar community with a great mix of professionalism and practicality. One of the biggest pluses (and every community has one) they deal with that 1 obnoxious resident who loves to hassle our volunteer board members, and they do it with patience and a no-nonsense attitude. They stay on top of everything from landscaping and pond maintenance to one-off jobs like tree services. Their approach to rule enforcement is based on common sense, not just red tape. And they handle our monthly accounting smoothly and accurately. Truly one of the best property management teams out there.

Mr. Jahnke is the old board president who was removed from the board by the other board members. The new Board, overwhelmingly elected has different policies. As a management Company we follow the direction of the Board, and this Board is in fact enforcing the covenants and bylaws.

We live in a St.Pete community run by Ameritech..We live next door to a neighbor who's HVAC needs replaced or fixed..NO HVAC SHOULD BE THIS LOUD..It is obnoxiously loud.. We can not sleep in our own bedroom. The sounds when it turns on are unliveable.. DAY OR NIGHT.....throughout our whole condo..The neighbor is uncooperative. The system will run for 4hrs..1-2 hours NON STOP..It can be heard from outside on his walkway. We have notified the authorities and will continue to do do so! We have tried many times to reach someone in the offices but to no avail..Messages and requests have been left on many occasions..The landscaping is atrocious as well..At the moment the HOA fees being paid are going towards no improvements or resolutions.. A TERRIBLE COMPANY
Patty, we are sorry to hear you’re having problems in your community; however, we can’t assist with your complaint regarding the loud HVAC because your name could not be found as a resident in any community we manage. If you’re unhappy with the landscaping, we encourage you to attend Board meetings and or annual budget workshops where all owners are invited to learn what the HOA Maint fees are being spent on.

Experiencia negativa: I don't know how this company is in business. They have been "managing" our HOA for two years now and they are horrible. The property manager, Angela doesn't return calls or email to the residents. She does not get the agenda or minutes out on time. She is late to most meetings. We have work orders waiting for a year without quotes. The President of our HOA brought them in and will not let us get rid of them so it makes you wonder what exactly the connection is here. What once was a beautiful place to live is looking like Sanford and Son as a result of their negligence. I resigned from the board as a result of their negligence. The only way to get anything done is to hire your own attorney to represent you against the board and many people are doing this. We wonder what the board is getting from their relationship with Ameritech. We are stuck with them until we can actually get a majority of people on the board who actually care about the community and not just themselves. If you are in the market for a property management company, do yourself and your community a favor and find one that will actually work for you.
Inathe, we are sorry to hear about your displeasure at the management of your community. Your manager, Angela, has responded to many after hours calls and text messages from you regarding the community during your year long term as the association President.
However, after speaking to Angela, she said it was always a challenge to get the agenda posted because agenda items and approval of the board was not always done in a timely manner. Also, there was only one misunderstanding about posting ‘draft’ meeting minutes. Posting meeting minutes before Board approval is not a standard practice, but she was happy to do so after discussing it with the Board. Angela was four minutes late to just one meeting and communicated to the Board ahead that due to a previous appointment she was running a few minutes late. This certainly was not a habitual occurrence.
The previous Board President is no longer on the board, so we’re not sure who won’t allow you to make a change in management company except you’re no longer on the Board. The decision to make a management change would be a vote of the entire Board, not one person. As for your resignation, this happened at the annual meeting after the rest of the Board members decided not to vote you in as President at which time you resigned, nothing to do with us.
Our ‘connection’ with the BOD’s that you commented on, is a solid one. We have managed your community for a while now and the BOD’s are happy with our service, but if you would like to reach out to Business Development at Ameri-Tech, ext 247, we’ll be happy to look into and find a resolution to your concerns.
Experiencia negativa: Horrible management company. They do not respond to community work order requests, emails or phone calls. They ignore community member inquiries from non-HOA board members. Yet they eblast messages that invite all community members to reach out with questions, and when we do, it's crickets. Instead, they point fingers at the HOA. It is an ugly situation. Positive reviews are posted by employees of this company. Don't buy it. Update 12/17 reply to response from owner: The roof has nothing to do with this. I call Ameri-tech, I email Ameri-tech, I open work orders...there is not a favorable response rate. I am perplexed as to why you are responding to me in a Google review. You obviously know who I am and have my contact information.
Susan, we are sorry you are having difficulties at the community. It looks like you are having a roof issue that is community wide. There was a roofer at that community this morning looking at the issue to resolve the problems. Please understand that the management company does work at the direction of the board of directors. Looking at the sign in sheet of last night’s meeting it looks like you were present at the meeting. Please feel free to speak up and ask questions of the board and management company at future meetings.

Experiencia negativa: This property management company does not like to take care of their buildings. It took about a year and a half to get tented for termites, then almost another year to get my stairway fixed since it was collapsing. I had to get the building code enforcer and fire marshal involved in order to get someone to fix it. Now the roof is leaking and my white ceiling is getting black mold on it… let see how long that takes before I have to get someone else involved. My emails have been ignored since July so now it’s to the point that if something collapses I will just sue the company with all the email proof I have.

Experiencia fantástica: Every condo and HOA has to work closely with their manager to assure management functions properly. My condo has had 3 managers from Ameri-Tech -- two excellent and one not so much. Our board asked for a replacement of the one who did not satisfy us and that manager was quickly replaced. Our current Ameri-Tech manager is extremely knowledgeable about applicable rules, regulations and resources, is on top of our issues and projects, and responds quickly to board directions. This rating is based on an assessment of our current manager.

Experiencia negativa: AWFUL. AWFUL. AWFUL. Sent me to collections after I was on autopay and THEY changed banks. They sent ONE letter notifying the community of this, which I didn't even receive, and I ended up with $400 of incremental lawyer fees. WRONGFUL practices and they simply don't care. Negligent. Unwilling to help. Awful. Do better.
I am sorry that you had to experience going through the collections process. We strive to give consistent and clear communication from our offices. A letter regarding the bank change with detailed information on how to update payment information was sent in April. When no payment was made, the community accountant took the time to resend the letter about the bank change along with the first delinquency letter. After no response, there was an additional delinquency letter sent in September. After no response and four months of non-payment, the letter was handed over to the association’s attorney.

Experiencia negativa: This company is the bottom of the barrel. We used to live in the Cumberland Trace community, and they went through 4 different property managers in 2.5 years. When you tried to get a hold of the property manager, or accountant it would take days or sometime weeks to get an answer. No portal to see what you owe. No way to easily figure it out. When you sell, they charge a lot for the estoppel letter. If you are looking for a scam-artist company that is thoroughly incompetent, unprofessional, with high turnover this is your company. I am so happy to be rid of them.
After speaking to the accountant for your community, she said she did talk to you about the sale of your home and sent you information as soon as requested. She indicated that you said you had left messages previously, but they were not for her. Ameri-Tech started offering a resident portal that allows you to view your ledger a few months before the sale of your home. Additionally, your community has a website with a contact option and the name of the manager and administrative assistant for your community. The estoppel fees are a standard fee set by the Florida Statutes.
Experiencia negativa: Worst company ever, they take your money and it is impossible to get them out to fix things. Getting ahold of them is also impossible do yourself a favor and stay far away from this company!

The manager said he will ask the board then they refused fixing it and told me to fix it myself!! I figured out that Christina is the one to talk with and she was screaming saying we don't have money to fix anything. Excuse me so why you collect HOA from residents!! Experiencia negativa: I would like to share my experience with AmeriTech company, specifically with Casa del Sol Community Manager Jenny Kidd. She is an extremely unprofessional and disrespectful person, who is very lazy, discourteous, mean and rude. She never answers phone calls nor emails regardless of the emergency situation you've dealing with. She is very spiteful and corrupt. Her Board of directors at Casa Del Sol is corrupt as well. They are raising maintenance fees for no apparent reason, they don’t do anything good for the community but creating unreasonable special assessments. Since we couldn't tolerate this management behavior anymore, we decided to sell our property, when they intentionally were sabotaging our sale. AmeriTech Top management, including Phil Colletis and Michael Perez, community manager Jenny Kidd, the board of directors, including Lilly, Ellen Connelly and Steve Phillips and association attorney Adam C. Gurley unlawfully included almost $6K of pending litigation fees into estoppel obstracting our sale. Top management of AmeriTech has been made aware of our problems numerous times, however prefer to do nothing. This is the worst company and attorney you can deal with. If you can, stay away from them.

At Ameri-Tech we pride ourselves in excellent customer service. Please understand our managers are onsite at various properties more than they are in the office. Phone calls are returned in the order they are received and within a 24-hour period. Your first call on 4/22 at 12:35 pm was answered the following day advising you to contact our staff accountant for Lakewood Ridge Townhomes, which you did according to our email trail. Our staff accountant provided your accountant number to you via email. I believe your frustration of trying to resolve this right before boarding your flight was intensified and the confusion was created when our staff accountant was not given information about your second unit being under your company’s name, not your name. When this was uncovered, we were able to resolve the confusion and provide you with everything you needed to bring your account up to date.
Often when transferring account information from another management company to Ameri-Tech, information is not always provided to us in a timely manner. Ameri-Tech does not have any record, nor were we given information from the previous management company of a non-compliance (or fine) so this was issued by your previous management company.

If you, as the homeowner, have a concern, do not expect her to hear you about your concern. The blame is placed on the homeowner. We were told she does not make “special trips” to look into things. If it weren’t for homeowners paying their HOA fees, she wouldn’t have a job. If we get responses via email they are short and rude. It amazes me the disrespect the homeowners get in the way she treats them and talks to them. She speaks to you like you are beneath her, just all around very disrespectful. We have witnessed, in person at one of our HOA meetings, how rude she is when people tried to voice their concerns. This is uncalled for! We as homeowners are SICK of it!

If you do get her she is short and unprofessional. Rude no matter the situation. She is very disrespectful to the people who pay part of her pay check. If you continually call and email and threaten a lawsuit, talk to the office manager or threaten to call a board member is the only way to finally get a response. This is absolutely the worst service I have ever experienced! Just received an email from them saying that they talked to me about my issue and that is complete fabrication. Don't work with these liars.

Experiencia negativa: Just wondering when the dead palm tree that has been in front of my neighborhood for months will be taken down. Guess they’re too busy sending letters/threatening everyone in the neighborhood about their yard to be bothered to fix their own problem.
Experiencia negativa: Want to overpay for incompetence and mediocrity? Hire these people. Between obtaining all financial information for the WRONG property and paying 4x as much as their contracted rate, you're going to be underwhelmed by their managers, financial secretaries and mostly their VP of marketing. And most importantly, you'll end up broke from all their administrative fees. They promised to fix our property issues only to take all our money, and dismiss us 30 days later.
The Association referenced had been a self-managed property. The Board of Directors took the responsibility of running day to day operation of the Association and following State Statutes and the Documents of the Association.
Upon deciding to go to professional Association Management, a contract was negotiated and agreed by the Board of Directors based on their needs and information shared regarding the Association. At no time do we violate a written contract to obtain funds in excess of the agreed amount. In addition, prior to the official start date no less than three (3) meetings were held with the Board to discuss those needs. At that time, due to their financial status it was suggested maybe they could not afford our services. They elected to go ahead with the contract.
Based on those discussions, in anticipation of the Board/Association doing what was needed to become financially responsible we accepted management of the Association.
As more information about the Association was released to the management company it was confirmed by the manager and staff accountant for the property that fees currently collected and available funds were not sufficient to meet the Association’s obligations. The Board was apprised of the need to increase the fees to the membership to cover the obligations. A Special Assessment was also suggested to bring the Association current and settle outstanding obligations.
The Board, while agreeing to a Special Assessment and increase in maintenance fees refused to assess the proper amounts that would meet the current debts and future known obligations.
The dissatisfaction with Ameri-Tech appears to be based on the lack of knowledge of what a professional management company can do to assist the Board of Directors. It also appears the Board may have had the idea (based on that lack of knowledge) that a management company would front all monies needed to meet the Association’s obligations. They do not. The notice of termination of contract mentioned in the review was based on the Association being grossly underfunded and an unwillingness to follow advice on how to become financially stable. The management company in good conscience will not receive income from an Association when current decisions do not move the Association toward financial stability.

Experiencia negativa: Terrible company! My mother who is 91 years old has had a water leak in her condo for over a month at Coastal Ridge in Largo. My sister and I have been calling for help. The master bedroom actually has stud’s showing from the water leak, after many phone calls to the representative she called out a roofer. He said water is leaking between my moms and her neighbors seem in the building. No phone call from the representative named Beverly Neubecker. This a terrible management company. They do not care! Definitely play games and do not do their job. It should have a negative 5 stars. It hurt to give one.

There is some construction going on in the area adjacent to our office that is causing some congestion, however our office is clearly marked on google maps and we have a sign out in front of our office to help people find it easier.
Experiencia negativa: Has violated our rights in many occasions, especially David Fedash. They do not enforce rules fairly, and they do not follow their own rules or state regulations for HOA’s. Would absolutely not use them to manage anything real estate or community related. No humility or humanity in the way they operate.

Experiencia negativa: The property manager for Regency Key Townhomes is David Drake. I have sent multiple email inquiries since January 2023, with photos, and he has never responded. Not one single time. Keep in mind, the damage took place in August 2022 and was never addressed, so it was escalated to David. I take pride in my property. I wish Ameri-Tech did. See photos of roof ceiling caving in. I am not looking forward to the rainy season.

Experiencia negativa: This place just fined me $1,000 for "high grass" but yet there are other houses in here with worse yards but got no fine. I've left Karen Guider (Licensed Community Association Manager) a voicemail 3 times now with no response and no response to my emails. Anyone that lives down here in low spots know how hard it can be to mow their lawn when it's mucky so this place is just targeting people for easy money. I just requested photo proof of the grass being tall when they fined me so we'll see how that goes. I've attached a picture of the pond they're supposed to maintain and it's just full of trash and algae. I've been an office administrator for multiple companies over the years and I can tell you this type of neglect would call for termination.
Mr. Shannon was fined by the Board of Directors and the Fining Committee of Cloverplace Condominium Association, Ameri-Tech does not impose any fines on homeowners.
The Homeowner has been responded to numerous times via phone calls and email by the Property Manager, the Board of Directors, the Fining Committee as well as the CEO of Ameri-Tech Community Management.
There was an initial violation notice given to this homeowner requesting he maintain the landscaping by cut, weed & edge his lawn. After almost 2 months and as per the Cloverplace Association policy the owner was sent another notice, requesting he attend an upcoming meeting with the violation Fining Committee because the violation was not cured. The property was inspected by the Association Fining Committee the day before the meeting, 2 and a half months after the initial violation notice, and it was determined that the violation was not cured, and the fine was upheld.
Any maintenance to the yard and reported by Mr. Shannon was done long after the procedure mentioned above. The request to remove the fine from the unit was reviewed and denied by the Fining Committee. Unfortunately, Mr. Shannon has not received the response he wants.
The pond is being treated and the Board of Directors directs all maintenance. Ameri-Tech does not maintain the pond in question.
