Experiencia negativa: The staff here have terrible communication. The property managers never answer nor will call you back. The lady at the front desk is always rude on the phone and never helps. Highly recommend going with a different company.
Experiencia negativa: I am writing to formally express my dissatisfaction with your current rental application process. As a prospective tenant, I am deeply concerned by the requirement to submit a full application, including sensitive personal information and a non-refundable fee, before being allowed to view the property in person. This practice seems unreasonable and places an unfair burden on applicants. Making a decision about where to live is a significant commitment, and I am not comfortable proceeding with a process that forces applicants to make financial and personal commitments without first having the opportunity to see the property. While photographs and online descriptions can help, they are not a substitute for an in-person viewing, especially when considering how important a decision like choosing a home is. I understand the need to filter out non-serious applicants, but I would urge your company to reconsider this process. Perhaps a more reasonable approach would be to allow potential tenants to view the property first, or at least provide a refund option for the application fee if the property turns out to be unsuitable after viewing. Such policies would not only make the process more transparent and fair, but would also help build trust with prospective tenants. I would appreciate it if you could address these concerns and provide a response detailing whether there will be any changes to this process moving forward. I hope to see improvements in the way applicants are treated, as it currently feels overly restrictive and risky.. Catrina

Our goal is to maintain a fair and efficient process for all prospective tenants. The application fee covers the costs associated with background checks, credit evaluations, and other administrative tasks necessary to ensure we are matching qualified applicants with our available rental properties. By reviewing applications in advance, we are able to protect the time and privacy of current tenants, reduce unnecessary showings, and maintain the quality of service we aim to provide.
To provide transparency, the full details of our application process, including the fee and approval requirements, are available on our website for review prior to submitting an application.
Additionally, we want to assure you that once an application is submitted, it remains active for up to 30 days. This means that if you decide against renting the original property shown, you have the flexibility to view other available properties listed by our company within that period, without the need to submit a new application.

Experiencia negativa: My husband and I applied for a house rental in VA with this property management company worst experience we ever had with a management company. We paid the $30 fees each adult and the next day the didn’t except our application because our credit scores were not up to there expectations. We are hard workers and pay our rent every month even threw the Covid pandemic we paid on time for the last two and a half years. If I were anyone looking for a property go elsewhere don’t go threw this company if u want your money. They take that quick and turn u down fast. Worst company I have Ever dealt with in my life. Yes we have had hard times but we both are trying to get back on our feet from previous hard ships but companies like this one are a joke that won’t give good people a chance. Run away from this place don’t walk keep on searching don’t even bother with this company.

Experiencia fantástica: I have been renting a townhouse from GG prop mnmgt for the last 4 years. No real issues. At the time of my move out I completed everything that was needed on my part. My coordinator Valerie helped secure a renter so I could leave my lease a month earlier. She did my walk through with me timely and checked everything off so that I may be able to get my deposit back quickly. Can’t ask for anything better. Everyone is always super nice when I call, which is not often.

Even when there was a little problem, their staff, led by a wonderful individual, Butch Mehrens, not only handled the problem fairly, but went an extra mile to ensure I was treated better than could be expected. Not only would I recommend GGPM, I would do so emphatically and with pleasure. Thank you GGPM from a very happy client!!! I wish to update my review of a few years ago as I have had further services performed by another fabulous Garrett employee that deserve particular recognition. The employee is Ms. Jennifer Hoyt and she oversees numerous properties, from a management perspective, one of which I happen to own. Well, for the last five years or so, I have had what I believe has been an excellent tenant. It was a single person who was always on time with the rent. Unfortunately, she also tended to require a lot of attention. Which Ms. Hoyt fortunately provided and provided beautifully. Frankly, were it not for Jennifer, I would not have been able to handle this tenant with such aplomb. Now this past month, I have had to look for a new tenant. Well, guess what, with Jennifer’s assistance it took less than 48 hours to get a new tenant and it looks like it will be a very good one also. Ms. Hoyt knows her business, a true professional with all the skills combined with a very pleasant personality. Perfect for this kind of work. I remain very pleased with the services provided by GGPM and strongly recommend them to anyone looking for this kind of assistance.

Experiencia negativa: I am an investor who was looking to buy investment properties in the area. I was actively looking to find a property management company to run the properties for me. They sent me a copy of the contract and I had some questions. I called the General Manager multiple times and left 4 messages and got not one response. Terrible. If the general manager get back to me to me to answer a few questions as a potential client how can I ever trust them to run my company. In the end I am glad I was treated poorly now than finding out how poorly I would be treated if I actually had them manage my company. I am actively looking at other property management companies and so far their professionalism has been much better than property management at Garrett’s.

Experiencia negativa: Our move-in and our move-out experience was absolutely horrible. Upon move in, the back yard of the property was left untouched - It looked like a jungle and the bugs were BAD. Painting was unfinished, shelves in the fridge were missing, the garbage disposal was broken, our shower door was broken, and there were a couple holes in the carpet (we didn’t mind these as we knew there was a previous renter before us and it wasn’t bad enough to replace). I called multiple times to let them know so they could get contractors out to fix all the issues. It took way too long and we paid too much money to move in with issues like that. Our move-out was even worse. We originally paid a $1975 security deposit. We worked hard to make sure the house was in good shape before the owner decided to sell the home. We patched dings/holes in the walls, did a bunch of yard work, hired a guy to professionally clean the carpets, deep cleaned every room in the house.. the only things we left behind was trash in the cans on the side of the house and some cardboard boxes in the garage. We were charged for trash removal and the removal of furniture in the shed that was left from either the previous renters or the owners (the furniture was literally in the photos they used for listing before we applied) .. we were charged for the painting, cleaning, and the carpet because of a hole in the living room. This all equaled out to be $1800. I’ve rented from a lot of places due to me previously being in the service. This was by far the worse property manager I’ve dealt with. Our lady specifically was Kristie Chisman. She wasn’t the greatest point of contact and seemed a bit unprofessional. If you’re looking for a property manager, or if you’re looking for somewhere to rent, I highly suggest finding a different company!!

Experiencia negativa: I hired GregGarrett Property Management almost5 years ago to manage my rental home in Newport News. The first year was good but ever since the quality of the management company has gone downhill. I have a very difficult time in getting my property manager to respond to my request for information, in trying to get in touch with her for questions regarding my property, in having the lease signed on time, etc. I'm thinking it's time to interview management companies to see if I can find one that is more responsive to my request.

Experiencia negativa: If you are considering renting from GREG GARRETT please explore other options because by far they are the worse property management company. My move in date was suppose to be Nov. 10th, but i receive a call the week before and was told it wouldnt be ready until the 15th. I advised that i had already planned this move from Sc and didn't have the option of waiting until the 15th due to them not having the painting done. We agreed on the 9th and i was prorated and my lease never reflected my actual move in date corrected. Now to the gritty. There's no way they actually did a walk through of this house at 1812 marshall ave., i had broken fixtures, trips in the electrical switches, and holes in the walls which i sent directly to Valerie and a year later they are still issues..take pics. Not only that a couple days into the stay my two young kids began to get bit by something in the carpet. I contacted Valerie and she told me that was my responsibility to pay for whatever it is if they send someone out. They sent someone out and he stated this house had the same problem with fleas before and he treated that..things getting even worse. Then we encountered mice..called the office about it and was told just sent out traps. Called an exterminator and he said my rental affice needed to seal alot of areas around the house because that's how they were getting in. Sent a message to Valerie anout the areas that need to be seal...never done...I moved into a house that wasn't pressure washed, no washer in dryer as stated( broken in garage), and the grass and bushes never maintanenced. Come to find out half of the twiches you have to play with to turn lights off. Then, here comes plumbing at 1812 marshall ave....the kitchen sinks clog both sides and it all clogs the dishwasher, or then the bathroom sinks upstairs clog as well. Contacted good ole Valerie and yes she sent someone out 4days later and 3 days later it was back the same. The homeowner came out to "plunge" it. Times after i actually had to have a plumber come out to help which was money out of my pocket. So its March and im putting my kids in the car and what do i step on, a baby snake. Smh the next day another is on my porch, and the following day the guy that cuts my grass informs me that i have to full grown snakes in my backyard. Contacted Valerie and she stated " it's just that time of the year"..no assistance was rendered. Honestly thank God for an understanding Homeowner. Now my 60day notice is in and they have that you are responsible for the entire month that you move out making it a 13month lease when clearly it was twelve in discussions. But, November can not get here fast enough im soo over this property management company. Valerie has an attitude issue and lacks communication skills with renters...i have emails and pics to validate all of this. RUN!!!

Experiencia negativa: My roommate and I rented from them for a little over a year . Here are the positives about them; - They respond to maintenance request in a fairly decent amount of time - They were flexible with our lease due to COVID/deployment That is where the positive experience ends. We scheduled a certain date to do a walk thru once we moved out . They canceled for that date and re-scheduled. Unfortunately, I was already deployed and my roommate was unable to be there because she had already taken off the day prior to to complete the walk thru, so she wasn’t able to do that again. The house was CLEAN. We cleaned the carpets, which we kept clean anyway, we didn’t have any major damages that we were aware of to the house. The grass was cut three days prior to the final move out date. We took better care of this house than our last rental property. When we moved into the house, there was already things in the garage that did not belong to us. When we moved out, we left those things because we were advised that they belonged to the owner of the house. We finally received our security deposit back, and we were charged OVER a thousand dollars for, touch up paint, light bulb replacements (only 2 or 3), trash removal from inside the home AND the garage (there was no trash left inside the home) , and carpet cleaning. We were also charged almost $300 for grass cutting and bush trimming. I contacted Valerie about why we were charged so extensively for these things. Her response was that there were damages greater than the ‘normal’ wear and tear and that the yard was overgrown. She also went on to say that the house needed to be cleaned and we didn’t provide receipts for getting the carpet cleaned. She was aware that the things in the garage did not belong to us, but they found ‘boxes of stuff’ that needed to be removed. I requested a breakdown of these services so that I could have a visual on how all of that equates to over a thousand and never received a response after that . If you MUST rent from these people, ensure you are there for the final walk thru because it seems like they will charge you whatever they feel !!! Unfortunately we did not take pictures prior to moving out but we should have, please let this be a lesson!!

Experiencia negativa: Avoid them at all cost!!! They charged me rent after I moved out of the property. Extremely unorganized. Not once did someone come to the home to make an inspection. If you own a rental property, please DO NOT utilize their services.

Experiencia negativa: I highly recommend avoiding Greg Garrett as a property management company. We used Greg Garrett as our property management company, because I sample situation forced is to move from or home about 10 years ago. Over the last 10 years they have nickeled and dimed us, over charged us for services poorly rendered, failed to perform regular inspections, and the inspections they did make were poorly done and even more poorly reported. Ultimately leading to sever damage to our home. I was under the impression that a property management company worked for the home owner to keep the property protected, since it was me that was paying them for so if those years, but they only care about padding their own pockets. I would not recommend any home owner to employ them as your property managers.

I am sorry to hear that you have been unhappy for the past 10 years with us. I had no idea you had any issue until recently. I do know you have had a good tenant who was never late on rent over a 10 year period, that took care of your home and left it in good condition with normal wear and tear. As we have discussed , we cannot charge for normal wear and tear as you requested. Please understand, your home was built in 1950 and with an older home maintenance becomes a major cost over the years. The repairs become even more costly if you defer repairs as in this case with your home. With a tenant that has been in a home for several years there are going to be repairs that are going to have to be done. We did provide inspections and reports to you, some repairs were done but other were not and over the years became worse. I have charged the tenant the amounts we could without taking advantage of the tenant. I am sorry you have been unhappy with us it was not our intention to fail your expectations. -Butch Mehrens
Experiencia fantástica: Greg, Butcher and Earl Milligan are definitely a CLASS ACTIONS. There was a property that was not getting the action and showings in four years with 4 previous Realtors. Milligan & Garrett came along with a statement to the owner ( whose plans were to relocate to Florida) that said, you need to start packing now because your house is gonna sell soon / quickly. And in less than 3 months, the house was sold. Even if you don't use their services of selling, buying or a contractor to perform repairs / remodeling - consulting with them is a wise thing to do...

We received no marketing supplies for our home, we were asked to schedule our own viewing appointments, and the communication was poor at best. I even wanted to get out of my listing agreement and they denied my request! Please, use anyone but this agency!

Experiencia negativa: Like other buyers where Greg Garrett Realty (GGR) was the listing agent, as the buyer, we had a very bad experience. As per our agent, the GGR agent was very unprofessional, rude, and basically a slime ball. We had made an offer and then met the counter offer only to learn that the agent pulled the offer so that he could sell it to one of his own clients after all the paperwork was turned in. You don’t treat people this way. Greed is not a good business practice and not how you want to be known in a community.

Experiencia fantástica: I had the wonderful opportunity to work with Collin McDowell of Greg Garrett Realty to sell my home in Newport News. It was an older home that I had been using as rental property for 10 years so I knew it was going to be a process to sell it. Collin was very profession, responsive and provided honest feedback each step in the process. Even when we had set backs, he was always upbeat, optimistic and forward thinking. Collin embodies all the characteristics of a profession realtor. You would be doing yourself a big favor by utilizing Collin’s services in the purchase or sell of your next home.

Experiencia negativa: Unfortunately I have to agree with other house owners. The service is not consistent. Constant follow up is required on our part. Basic information is not provided. Since 1.2017 we had two new leases and with both of them were issues. Simple terms in the management agreement were not held when the most recent lease was negotiated, which resulted in terms on the contract that we "the owner" did not agree on. There were more issues with that paticular contract, but ..... The owner documents, such as contracts and pictures are not accessible online. It took 3 months to get pictures of the move out in 2017. Damages from that move out may now be an issue. At turn over from a previous PM, major duties were neglected. And yes we voiced our frustrations to the parties involved, and yes some of the issues were corrected but the amount of time it takes to get a clear picture is not satisfactory. We own another property in another state. Our PM there manages the property since 12 years. Never once did we have the follow up on the basics. What we wish for: Communication about viewings and applicants before any decision are made, move out inspection pictures & report, bills, new contract, preferably within a few days when these events occur.... emails answered in a timely manner... calls or mails about issues when they arise...

Experiencia negativa: Probably one of the worst rental companies in Hampton Roads. They do not respond to most of your maintenance requests but also shrug most things off and push them to the side. My only guess is to try and take more of your deposit when you move out than they already do. They try and give you as least as they can from your deposit as well. They find tiny things that they can charge you for. It's also rare that you will see any of your deposit back within the 30 days that they have to send it back to you or even 45! The first time I rented with them, it was almost 2 months and many phone calls later when I finally received some of my deposit back. Terrible company. Also, never on time for the move out inspections.

Experiencia negativa: If I could give negative stars, I would. Greg Garrett Realty (GGR) was working with the people we purchased a house from earlier this year. My fiance and I have purchased multiple houses in various states and have never worked with such an unprofessional organization. From the get-go, this company was absolutely terrible to deal with. Ignored correspondence from our realtor, dismissive of repeated attempts by our realtor to get questions answered, and a other issues throughout the entire process...just terrible. And when, per the sales agreement, changes were left for GGR's coordination, they were botched--when the changes were accomplished at all. For instance, part of the purchase agreement was to have a window replaced. The contractor GGR hired to do the work ordered the wrong size window, and then, instead of buying the right size and installing later, decided the appropriate way forward was to cut into the house and make the house fit the window. The installers scratched the wood floors and didn't even finish caulking the window. The incorrect size of the window also meant the window treatments ended up being too short. Follow up to get the window treatments corrected due to the contractor's error has been shoddy--little follow up and an overall dismissive attitude. And now, four months later, still no resolution on the window. Attempts to work with GGR have been disrespectful and dismissive. Garrett actually called my fiance a "jacka**" this evening on the phone when my fiance called (once again) to find out when the window treatment issue would be resolved. I cannot believe someone who believes himself a businessman thinks this kind of interaction is professional. I would encourage anyone looking for a realtor to consider all other options else before going to GGR.
N Rae it's possible that you have written this response about the wrong company. We are a property management company and do not sell houses.
Experiencia negativa: Bad communication. After renting a house with this company, people need to be aware of a couple things. We rented for a year, and if repairs needed to be made, multiple calls and emails were required to get anything done. Also make sure you CYA to make sure you get your deposit back as they will charge egregious pricing for things from cleaning to replacing the carpet which was already in bad condition(but using your security deposit to fund part of it). We were too trusting when it came to our move-out as a first-time renter. When we moved out, I made several calls for days AFTER to get any response to make sure they knew we were gone as I left the keys in the house. Document, document, document.

I visited my family for the holidays and noticed some major repairs that were needed and my family told me they contacted terrible agent Kristie Chisman-Hill to make repairs and never did anything to resolve issue. This terrible agent hides behind emails and never responds to any work orders. She is a very rude and despicable person and should not be employed with Gregg Garrett if they want to resume their prestige as a company.

In all my years of renting Ms. Christina Jones has been the best! Just like I said before, the moment I told her where I worked, the type of commute I wanted and school zones, she was able to offer me a place that I now LOVE. The area is wonderful, my commute has no traffic and the kids are loving their schools. Anytime I have a question or concern, she is right there with the answers and help. Thank you Christina!!! Experiencia negativa: Wish I could rate this no stars. House is wonderful but a nightmare to go through Greg Garrett. Beginning of June 2017 our AC unit was acting up making noises the fan was not running right. Put a work order in. Never heard from anyone. July comes around and the AC unit is even worse. Sounds like it’s going to blow up. I called the emergency hotline multiple times due to our house being so hot, 85 degrees. (AC was blowing out hot air) Now, I do have an emotional support animal who cannot take the heat. When I spoke to the women on the emergency hotline she stated that 85 degrees is not considered an emergency to have someone come out and fix the AC unit. I was very angry. We suffered another month until August rolled around. The AC could still run but barely, I have a friend who is an electrician who came over and looked at it and he said to turn the whole thing off it’s a huge fire hazard. Once again, the office was closed so I called the emergeancy hotline. I was told once again that this is not an emergency. So I said to her, this is a fire hazard it sounds like it’s going to blow up. Finally, got a maintaiance guy out here who stated that the AC unit was done and it needs to be replaced. You could have told me that a long time ago. Took about 5 day’s for him to come out replace the old one. Worked nice at first, but then would not turn on sometimes and so on. Came into the colder months and now my husband has had to reset the furnace two times in the attic. The heat does not turn on sometimes and we wake up to a 55 degree house. Have also put multiple requests in for this. I have left my property manager multiple voicemails and have tried to contact her and she will not contact me back. My husband will be going into military housing Monday morning to see if he can get something done and have them taken off the rent list for military members. Greg Garrett is the worst company to rent through.

Experiencia negativa: I have rented from Greg Garrett Property Management for almost 3 years now and it has been one nightmare after the next. I have had a microwave almost blow up that took maintenance 3 months to come repair. I had a smoke detector in my daughters bedroom that never got repaired in over a year in a half. It beeped so much we finally took it down. They don't ever respond and if they do, it's weeks or months later. If you are the homeowner, I don't recommend them to watch your home. I saw one person follow through and actually come out and check the house the whole time I was there. So basically, you're paying them to do nothing. My property manager changed 4 times and not once did they ever meet me or check on the property. Currently going through changes with them because they didn't put the proper things in place to release me out of the terrible lease. Do yourself a favor and run to another agency quick. They Suck.......

Experiencia positiva: I struggled with how many stars to give this rating primarily because I've had two property managers during the 1 year I've rented with Greg Garrett - one who I could never reach and one who was always readily available. Christina has been great, from the beginning to being the only one to keep my husband and I in the loop about going to see the house to just continuing to have that open line of communication. She always responds fairly quickly. She gets things done and genuinely cares. My first property manager was Amy who was subpar. She did her inspection of our townhouse the day before we moved in so there was a lot of work that had to be done still when we moved in - nearly all blinds and lights, caulking, dirty laundry room, cobb webs, dirty window sills etc. When we went to pick up the keys, there was no room to write our move in comments because the entire page was marked on with all these highlighted sections of things that the contractor still had to complete. She never responded to my emails or phone calls, so I made a trip to the office and spoke with Butch, who made sure the work orders got put it and followed up to make sure they were completed. However, still there are items in the house that weren't completed by the contractors as we moved out. Amy is no longer with Greg Garrett so maybe they will be a good place to rent from presently but our experience has been a nightmare.

Experiencia fantástica: I have rent from Greg Garrett for a year now. I love that they accept all dogs. I have been working with Christina who has been a joy to work with and is very professional. She is always pleasant and answers my questions. I just moved into a new property with Greg Garrett when my lease just ended and I love it. Christina went above and beyond even after work making sure I was moved in. She found me another property to rent. Answering all my calls and text to make sure my family was moved in even when it was last minute. I would like to continue to work with her while I am a tenant.

I find that that if there are issues- reach out, Greg is hands on and has army of a team to make the right thing happen. I see the words from the property management side and can't speak towards that end. But I know Greg, I know his people, I've seen their training, and its good. Honesty and integrity are ingredients that they lead with so when something doesn't feel right, I reach out and communicate my point and its actually listened and then its resolved. I love their marketing outreach, their "go get it ness" and their reputation to get the sale conveyed. Try them out, you will be impressed. If we had an issue she addressed it and made sure that we were satisfied with the work and the service. Having their website access with auto pay was so convenient! And Christina was always willing to work with both us and the homeowner to make sure we were all happy! Experiencia fantástica: I rented a property from GGPM for 12 years. Great owners and I highly recommend GGPM. I had maybe one small issue that was solved with communication and understanding. No company or person is perfect. I was fortunate to work with PM Amy Cupp for many years, who since moved on. She was professional, very kind and responsive to accommodate me. About seven months ago, I welcomed the new PM Christina Jones on board. She is an awesome asset to GGPM. She is personable, understanding and caring, making you feel like family. During my future departure as a tenant, she communicated with me in a timely manner and would send me an email or give me a call to let me know she would help me in any way to lessen the stress of my transition. And at the final walk through, she was so pleasant, kind and honest. She stressed that GG & GGPM is there for me whenever a time arise. Hats off to Christina!!!! Thank you much!!!

Experiencia fantástica: Property Management is a difficult business, one in which the responsibilities keep coming. I know because I managed our property for four years, and during that time I learned enough to realize how nice it is to have someone I trust do it for me. But, I did not start with Greg Garrett Property Management (GGPM) in my transition to professional help, I started elsewhere. I thought the PM did not matter. To spare too much of a blood pressure spike, I say only that one year suffered and a lost Tenant had me searching again; I discovered GGPM. I can now aver how much the PM matters. I went to GGPM with baggage and low expectations, but from the initial communication with Butch to the most recent with Christina, four years and counting, the tone is professional and sympathetic. If I had to sum up GGPM, the primary vibe is how committed they are to getting the, at times, thankless job accomplished. There is so much on their plate, and one aspect is handling impatient Landlords like me. I am one of those difficult types, but when I question their responses reassure. In particular, Christina Jones never fails to reassure positively and confidently. Periodically she reminds me of administrative actions or whatever changes to keep in mind. If it is about inspections or Tenant requests (many duties to perform) or Tenant departures, she is prompt and clear. In other words, I have not had to remind GGPM of anything pertaining to their responsibilities to the house, the Tenants, or me. I know the house and Tenants are in great hands with Christina and GGPM, and not just for the aforementioned easily expressed positives. Dealing with the adversity is a fact of PM and GGPM confront the issues with composure. In my experience, GGPM does everything it can to engender a trusting dependable environment.

Experiencia fantástica: I have used Greg Garrett property management for several years and would highly recommend them. I find them to be a very honest and transparent company. Anytime there was an issue with my home they rapidly got contractors in to make repairs for a fair and honest price. Additionally, they worked hard to find me quality renters. My latest property manager is Christina Jones and she is an excellent communicator, very responsive and works very hard to facilitate and coordinate appointments with me, the tenants and different contractors. I very much enjoy working with her and would highly recommend her as well.

Experiencia positiva: Lovely people, but be prepared to call a few times about most things. They're a small office and therefore pretty busy. A lot of times, requests fall through the cracks. Other than that, quite a wonderful rental manager.
