Experiencia fantástica: We have had a few issues with the home that we just rented through Redsail, and I have to say that their immediate response to the issues and quality of people sent to take care of the repairs has been incredible. They certainly have not put us on the back burner after we signed on the dotted line.

Experiencia negativa: My initial interactions with Redsail Property Management were promising. Their presentation was polished, and they appeared confident in their processes and efficiency. One of the main reasons I chose to work with them was a recommendation from someone I trusted who had previously used their services. However, certain aspects of the contract raised concerns over time. For instance, the agreement restricted the use of my home warranty provider, which I didn’t fully understand until repairs were needed. The vendors assigned to handle those repairs did not provide itemized receipts, making it difficult to assess the breakdown of costs. Ending the contract proved to be a challenging experience. I found the process of assigning financial responsibility for tenant-related damages to be inconsistent with my expectations. The company’s approach to prorating damage based on property age was unfamiliar to me, especially given that the property was relatively new and well-maintained prior to being rented. While others may have had different experiences, I personally would not choose to work with this company again. In my view, the true measure of a service provider is not just how they operate when things are going smoothly, but how they respond when complications arise.

Because the review was anonymous, we’re not sure which client this is, but we’d welcome the chance to speak directly and clear up any misunderstandings.

Regarding home warranty companies, our management agreement clearly states: “Home Warranty Companies will not be used under any circumstance while the home is under the management of RedSail Property Management.” This is because we cannot control their timelines or workmanship, and we want to avoid delays and liability for our owners. So we’re not sure how you “didn’t fully understand until repairs were needed.” We’re not sure how clearer we could be communicated this?

As for the move-out process, Virginia law prohibits charging tenants for normal wear and tear (such as small nail holes or minor scuffs). Owners cover normal wear, while tenants are responsible for damages or excessive wear (like large holes, markings, or heavy staining). This protects you legally—if an owner tried to charge a tenant for normal wear, a court would side with the tenant. Our role is to maximize your return while minimizing your liability, and that’s exactly what we did.

Experiencia negativa: So let's just start by saying I wasnt going to leave a review because I was just happy to be done with this company. However since this unprofessional company decided to email me in response to my wife leaving a review I'll just make this short and to the point. Below is what was emailed after this company took $1900 of our deposit and my wife left a review they earned. "I wanted to follow up regarding your recent Google review. We noticed that you didn’t respond to our original disposition email but instead chose to post your concerns online. While we will respond publicly, I’d still like to take the time to personally address your concerns and clarify the situation. It’s important to us that the disposition process is fair and transparent. We understand that move-outs can be stressful, and we don’t benefit from charging for unnecessary repairs or services. If the home had been returned in good condition, that would have saved us both time and cost. Our goal is always to be reasonable and follow the lease terms. Ceiling Fan: You rented the home “as-is,” per the lease. While we understand your personal discomfort, responsibility for installing upgrades falls is not the responsibility of the owner or RedSail. You requested at your costs to install a fan, the owner agreed, and a licensed professional completed the work. According to the service record, you gave a 5/5 satisfaction rating. We’re unclear on what additional resolution you expected outside of this. as we acted promptly and within lease guidelines. Other Work Orders: Here’s a summary of your documented maintenance requests: Exterior Siding (7/21) – Completed by 7/30, no follow-up concerns. Garage Door (6/22) – Resolved by 6/25. Hot Water Issue (1/22) – Addressed on 1/23, with a follow-up visit after your feedback. All requests appear resolved within a more than reasonable timeframe. If there were other issues you believe were ignored or charged back unfairly, please specify them so we can investigate. Property Meld logs are time-stamped and show communication history for every work order. Cleaning: Per your lease, the home was expected to be cleaned at move-out. Since this wasn’t done, and the inspection confirmed it, we hired a cleaning service. Carpet Cleaning: Your lease and our move-out reminders both require a carpet cleaning receipt. We gave you a chance to provide it at key turn-in, but we never received it. As a result, that service was charged back per policy. Microwave Light Bulb: This item was present at move-in but missing at move-out. The LED bulb is a specialty part costing $21, which includes labor from our third-party vendor. Lastly, most of your frustrations stemmed to be from HOA violations. We simply passed along the notices we received, as required. If you'd like to discuss this further or clarify anything we may have missed, we're happy to set up a time. We want to make sure everything is properly reviewed and resolved where appropriate." Ppl be warned, do not do business with this company unless you have an attorney on retainer. Funny thing is I have the actual owner of the property information and wasnt going to let them know how this company they hired treat fellow services members. In addition to all of this I actually have the day I started the lease walk through video a long with the day I turn the key in walk through video. So if I wanted to escalate this I could. The fact that this company seems to think it treats ppl well is insane. Asking them to prove anything in person they get nervous and say " we aren't gonna do this sir" you all remember that right. When I asked you to pull a email from your sent box that you claimed you sent to my wife about charges.. I could say plenty more. If you made it to the end just know this company loves to take money. Key here out of 24 years of rents I have never had more than $300 taken from my deposit, not to mention the properties was almost double the value due to the states I've been stationed in.

Security Deposit Deductions: All deductions were based on the signed lease, documented move-out inspection, and required condition standards. We provide a full itemized breakdown and welcome any resident to dispute specific charges if they believe there’s been an error.

Maintenance and Work Orders: All documented requests were handled in a timely and professional manner, with detailed communication through our maintenance system. We keep timestamped logs for transparency.

Cleaning & Carpet Receipts: As stated in your lease and in multiple reminders, professional carpet cleaning and general cleaning are required at move-out. In the absence of a receipt, we are obligated to complete and charge for these services to return the home to a rent-ready condition for the next resident.

HOA Violations: These are passed on directly from the HOA to the tenant when received — we do not issue them ourselves or have control over those notices.

We responded privately because we genuinely wanted to clarify, listen, and resolve concerns respectfully and directly. If you still have documentation or videos you believe would alter the move-out findings, we’re absolutely open to reviewing them and having a fair conversation.

Ultimately, we care deeply about doing right by both owners and tenants — and we’re happy to re-engage if you’d like to revisit anything directly.

Experiencia negativa: If you are military do not rent from red sail. If you are decent tenant who pay on time and do not disturb your neighbors do not rent from red sail. If you are clean tenants who take care of your home do not rent from red sail. They will find any reason to take every penny from your deposit and charges you for maintenance that should come with your lease. They charged over $200 to install a ceiling fan in the upstairs bedroom that was extremely hot because they neglected to open the ventilation to the upstairs area and we were without ac for two weeks during the month of June. They never complete or acknowledge every work order you put in and then they will turn around and charge you for it at move out. They charged $500 for cleaning of the bathroom and kitchen which I’m sure as a property manager myself only took approximately 2 hours top. They charged $200 for carpet that were two toned which the same way when we moved in. From their comment in the other tenant’s post they will take pictures at move in but don’t even acknowledge they same damages that were in the move out they took are the same they took at move out but be sure you will be charge for it. Oh wait let’s not forget the $45 charge for an oven lightbulb that cost $5 and I know the one they replaced it with was $3 top. I have always left my home clean and returned it clean if not cleaner. We only got a quarter of our deposit back because of the ridiculous charges. Lets also not forget they are not tenant friendly they will not be courteous or respectful to you during your stay with them, so knock customer service out the window. I had all intentions on having a good experience with them because they were chosen by word of mouth but trust me this is not the company you would want to rent from.

Ceiling Fan & A/C Issues: The fan installation was performed by a licensed contractor after your request and approval. We understand how frustrating an A/C issue can be in the summer, and our records show the system was serviced promptly. Vent issues are not always immediately visible but we address them once discovered.

Work Orders: All maintenance requests are logged in our system, including timestamps and technician notes. If there was a miscommunication or unresolved issue, we absolutely want to review it and make it right.

Cleaning & Carpet Charges: These are based on third-party vendor rates and the condition of the home at move-out. Receipts and itemized breakdowns are always available for review upon request.

We know moving can be a stressful time, and we regret if our communication ever came across as anything less than courteous. That is never our intention. We care about our residents (while representing our clients/homeowners) and welcome any opportunity to revisit concerns when new information is provided.

Experiencia negativa: Editing my original post to say your response speaks of everything except the fee that was charged for my college student. And No it was not in the information provided when we filled the application out we actually called and was told to have her send proof of being a full time student then after we did that we were told she needed to make 3 times the rent as well.Not to mention the crime alerts I now receive for Victoria Station since the home we found is not far which is where we applied.Thanks for your nonsense response. We actually found a beautiful home. Did not have to pay any deposit because our credit is good, yet you guys wanted 2 and a half months rent. I Stand By my Original Review. STAY AWAY This is by far Thee Worst property management company They take your Money for applications fees and then find every reason they can to deny you. They claim to be non smoking but yet I saw someone step outside their door to smoke. They tried to say we didn't make enough money when I called them on it they said Oh your daughter doesn't have any income She's a fulltime college student. And they were aware because they asked for proof of her enrollment status. My husband and I definitely make more than the 3x rent required but they wanted her to make the same what college student has money? They are scammers and definitely robbed my family of $150 in Application fees.

Experiencia negativa: So glad to BE DONE with the rental property associated with this management company! From the beginning they seemed disingenuous by bribing new residents with gift cards for 5 star reviews (which I never received by the way). Please don’t be fooled by the many fabricated 5 star reviews because I’m sure they duped others also. Next was the bogus ancillary charges that would change because they claim to have forgotten charges from a previous month. In addition to that, after giving them well in advance of a month notice of my unexpected military deployment I was still charged an additional month’s rent! Like many others who’ve shared their experience! The final nail in the coffin was being robbed out of my security deposit for overpriced cleaning and repair fees for a place that I left in better condition than received! Things that they repaired were either never there in the first place or broken when I moved in. I have before and after videos and pictures showing both conditions of the rental property proving how clean I kept it in my 1 1/2 year stay. I WILL NEVER go to another place managed by this company .

Experiencia negativa: They won’t take unmarried couples income together. So for a 2200.00 month house my boyfriend and I would have to make over 12,000.00 at least a month. Not sure how that doesn’t violate fair housing discrimination against familial status but ‍♀️

Under the federal Fair Housing Act, “familial status” specifically protects households with at least one child under the age of 18, pregnant individuals, or people in the process of securing custody of a child under 18. This protection is intended to prevent discrimination against families with children, but it does not extend to marital status.

In Virginia, marital status is not a protected class under state or federal fair housing laws. This means that housing providers are not legally obligated to treat married and unmarried applicants the same in terms of income qualification.

Our policy does not allow unmarried applicants to combine income to meet rental requirements. This policy is applied uniformly to all applicants, regardless of any other characteristic, and is designed to ensure consistency and fairness across all applications.

Experiencia negativa: The maintenance department has been horrendous. Our toilet broke and after reporting it first thing in the morning. They were in no rush to fix it which left us with no toilet in the house. Then they had no resolution as to what to do for 24+ hours till someone could come.

Experiencia fantástica: As a local Realtor working with out of town clients looking to rent a home, I want to say the past 2-3 weeks have been very challenging to secure a rental home. Due to lots of scammers in the rental online advertising and low inventory. It was so refreshing to call RedSail Property Management and speak with Angela Pira...every single time I called...she answered. Experiencia negativa: I was not sure at first. I had troubles getting in touch, but it was the holidays. I gave them a shot though and they've been wonderful to work with. Always answering all my questions. Very thorough. They work with you on what's needed. Edit. After living in a home they managed they’re essentially slum lords. Took 3 months to get hazards fixed like a floor caving in. ( and they can argue all they want but I have pictures of the holes in the floor) And the bathroom sat unfixed for months until we moved out. They do not understand quality. On move out they expected us to paint and all kinds of excessive things. Not a good company and they’re only looking out for their pocket books. O not to mention they were renting a home to me that did not meet rental fire codes. Only the front door could open with out a key making them not fire exits and the windows were all screwed shut.

I didn’t ask for nor need clarification of your move out process but your response further shows me that you all profit off security deposits because had you taken ‘several hundred pictures’ during the move in inspection you wouldn’t have charged for half the things you all charged for. You didn’t even know the things the homeowner himself had left at the house before we (the tenants) moved in, if you took so many pictures why didn’t you know this? Just another lie from RedSail. I stand by my review that you all profit from security deposits! Regarding the DOJ lawsuit, even after RedSail settled the lawsuit, they still had the state law verbiage in new leases that were signed months later so clearly you all didn’t learn from the DOJ lawsuit as I said in the original review, take notice of the lower rated reviews here & see if you don’t notice a trend of tenants/property owners saying the same thing. RedSail will do anything they think they can get away with to take your money! Be very cautious of this company! Original Review: Anyone thinking of renting from RedSail or using their services should also check out their Yelp reviews, not just google as a lot of the google reviews are done PRIOR to tenants actually moving in because RedSail offers gift cards to new tenants for each review submitted prior to picking up your keys. Any reviews that don’t tell you about their experience after they have moved out should be taken lightly, as they were likely done for a gift card prior to moving in and prior to really having the true & full tenant experience with them. RedSail does indeed profit off security deposits, despite almost every response on here from RedSail to a review stating that they profit off deposits saying ‘it is illegal to profit off security deposits’. Of course they’re not going to openly admit they’re illegally profiting off security deposits.They will nickel & dime your security deposit and take all, if not most of it so be cautious and if you decide to rent from them, do a VERY detailed inspection & note EVERY little thing you see because if you don’t, you WILL pay for it in the end! You should also take notice of the lower rated reviews here & see if you don’t notice a trend of tenants/property owners saying the same thing. I wouldn’t recommend RedSail to anyone! I see why they were sued by the department of justice! They will do anything they think they can get away with to take your money! Be very cautious of this company!

Experiencia negativa: We were going to hire redsail for our property management company, but they were very dishonest and not transparent. They use their "standards" to manipulate homeowners into spending thousands of dollars to get a house to a ridiculous level. They leveraged their preferred contractors, likely to receive a monetart kick back, to up-charge unnecessary work on a home that is completely livable. Additionally, they were going to list the home for far less that its market rent while also taking a percentage (which was expected), but they make money on forcing you to spend on completely unnecessary work, not the actual rental percentage. I ended up renting the home for $600 more than they said I could rent it for. Redsail is shady and uses their standards to exploit honest people and "nickel and dime" them on ridiculous work in their own homes. Brian should be ashamed that he calls himself a "Christian" but operates such a dishonest company.

I do think the lease renewal fees are a little high every year, but other than that they were great and trustworthy. Experiencia negativa: One Star - Worst Experience with Property Management I initially chose this company because of their high ratings, but after working with them, I deeply regret my decision. They are a business purely focused on making a profit, with no regard for either the tenant or the property owner. They consistently overcharge, despite claiming to offer the "lowest price." They find every possible way to inflate costs, including charging both tenants and homeowners for "invoicing" fees based on percentages, which only drives prices up. The customer service is absolutely dreadful—no compassion, no understanding, and no effort to resolve issues. They are only interested in taking as much money as possible from everyone involved. After experiencing this firsthand, I ended up leaving their contract and switching to a different company. I would NEVER recommend this company to anyone. If you're a property owner, do yourself a favor and find someone else who actually cares about your property and your well-being. Because of RedSail I not only had to go back through their repairs and pay out of pocket to make sure it was done right but a lot of the work they informed me that was complete such as cleaning was never conducted resulting in me paying hundreds of dollars for nothing.

Adriel, I'd like to respond by reminding you of a few facts that seem to have been left out. When you originally contacted us for help managing your home, there was a tenant already in the property that you previously placed. We were not involved in qualifying or placing that tenant. So yes, we understand that when this tenant moved out there was some damage to the home beyond what the security deposit would cover. You got angry at us for this stating in a previous email, "why should I pay for something the tenant owes". As we explained to you (which we have detailed record of), we do not have the power legally to force the tenant to pay immediately for damage they caused beyond the security deposit. There's a legal process for that. But to avoid a potentially costly legal process for you, we (redsail) were able to negotiate a payment plan with the tenant where you will receive the money they owe you over the next 6 months. This is also a good time to remind you that we are doing this work on your behalf, at no charge, even though we are no longer representing you. Concerning many of your other statements concerning "fees" and the "cost of repairs". We absolutely do not "claim" to offer the lowest prices on repairs. What we do claim however, is that we work with reliable and trustworthy contractors that do good work for a fair market price. We actually do our best to stay away from the "lowest priced" contractors, for reasons most would understand. Our customer service is dreadful? Before responding to this review I did review your account and found an extremely detailed string of emails, calls, and texts (all full of compassion I might add), of our team handling repairs and concerns with you and your property. I am more than happy to review this with you again if you'd like. Lastly, I do understand you being frustrated with your rental experience, but maybe your frustration is not really at us. Maybe it's for the fact that you placed a less than desirable tenant in your home and we couldn't fully undo that problem for you. We did do our best though. And we'll continue to send you those monthly payments from the old tenant until the amount owed is paid in full. All the best moving forward!

Experiencia negativa: BEWARE! I wrote a negative review 5 months ago and mysteriously my review is no longer available. Very strange. RedSail is incentivizing Google reviews by offering Amazon gift cards. Can’t be sure but maybe that’s why when you scroll through the reviews all of them in the past year are ONLY glowing. 5 months into my lease I am continuing to deal with issues and the maintenance team has to be followed up with on even simple requests. Let’s see how long this review stays up. Update: That was a very nicely worded and misleading reply. I was not offered a gift at move in. I was told PRIOR to moving in if I left a Google review I could get an Amazon gift card when I picked up my keys and that this was a practice that is offered to all residence. I did not comply because it makes zero sense to leave a review when I’ve yet to experience anything with your company. But, like I said it would be interesting to know how many of the below reviews were incentivized. Also, having employees or other individuals report valid negative reviews is also a way that businesses influence Google ratings.

Experiencia fantástica: I've used RedSail for several years, and they are amazing! I've had multiple other property managers here and in other locations, and RedSail is by far the best. They have a very effective business model where instead of having a single manager managing multiple properties, they have a team of experts managing multiple properties, and each focuses on different aspects such as marketing, maintenance, financials, etc. Don't bother trying anyone else!

Experiencia positiva: Update: After my move-out after three years, I can summarize that RedSail has been very professional and offered good service throughout my stay with them! Unfortunately, there is a bit of bitter aftertaste from my move-out itself, as I ran into quite some issues with the reimbursement of my safety deposit. Despite the move-in and move-out inspection being very detailed, They initially kept about two thirds of my deposit. There was an extended back and forth during which I quoted the reports using the corresponding pictures taken before and after my stay, debating those charges. During this exchange, they even sent me pictures from a different property. Admittedly, they've apologized for the mix-up later. Nevertheless, I was only reimbursed about 40% of my total deposit before I gave up, realizing that RedSail seems to have joined many other rental companies in this awful practice of trying to charge former renters as much as possible once they've moved out. It seems to have become an industry standard, what a pity ...!

Experiencia fantástica: Katie with Redsail Priperty Management is an absolute life saver! She, manages a property that we used to live at several years ago. I had placed an online order for my kids for some Christmas clothes. I had put in our new address for shipping, but a glitch happened and the address got switched back to our old address. I didn’t notice in time to have the packaged route changed, so I figured it was a loss for us. That was until I got a friendly message from Katie on Facebook. She tracked me down, and within a day has already sent my package to me. She has gone above and beyond with me, and I’m not even one of her clients, so just imagine how she is with her clients!! Experiencia fantástica: Moving to a new area brings about many concerns and stressors. The biggest for me is finding a decent place to live, which meets my standards. We toured several properties that all seemed run down, dirty and just not well maintained. That all changed when we found RedSail PM. They manage some wonderful properties, that are very well kept. The staff is also exceptionally helpful and extremely professional! They have set the standard very high for my expectations for property managers in the future.

Experiencia positiva: The process has been well so far, from scheduling the home viewing to filling out the application which was pretty smooth. Lots of third party websites to vet applications and pets which we had difficulty uploading our ID and picture which had to be done on our mobile device and not computer. We had called in and were directed to some troubleshooting options which ultimately we figured out the software needed a cell phone camera. Had no issues obtaining a lease. We have yet to move in. Will update review to reflect experience after moving in and experiencing how they manage the property and any issues we may have.

My children’s father passed 5 years ago & since life been feeling so defeating most days, especially these last 30 days. Felt like I was almost losing hope in my home search. My landlord found a buyer unexpectedly amongst some issues, my children & I were already going through. But I found a property for rent on REDSAIL prop. management website. I reached out, connected with KARI N. Whom I feel has got to be one of the best agents there because she is the first manager I’ve met who really gave me the absolute best of her abilities! Whatever she needed of me to help increase my chances for approval, I presented to her immediately. I felt the genuineness of her wanting the best for me & to be selected as she could see my Hope rise more & more. They have great & convenient benefits. Also, the office itself ,the staff felt so welcoming. I’m forever grateful for REDSAIL. I recommend them if you’re in search a home that YOU WANT. My twins & I LOVE the home! Experiencia fantástica: Redsail has been very helpful every step of the way. They take the stress of finding a house, and make it a simple process with support whenever you need it. Experiencia positiva: I don't have any other experience to compare with, but working with Redsail and Kari has been wonderful. All our questions about the property (being that we were out-of-state) were answered quickly and accurately. After move-in, a problem with the public utility came up and they shut off the water. Kari responded right away and got the problem fixed for us - we really really appreciated that for sure! A suggestion for possible improvement would be to allow move-ins on Mondays. We packed our stuff on Saturday when friends were available to help and would have liked to drive to Virginia on Sunday and move in on Monday. Not a huge deal and everything else about Redsail is 5 stars - a true blessing!

Experiencia fantástica: RedSail has by far been the best agency that I've ever rented from. I was extremely stressed due to my move from Maryland to Virginia. I know I called Kari at least 3 times each day checking on properties and she was so pleasant and patient with me. Experiencia fantástica: I was pleasantly surprised that Brian gave me so much information, but wasn't trying to just sell me on your services. He listened to my rambling and made great suggestions. I started with selling my home, then keeping it and renting it out with a management company, possibly an RV, then over the last few days I began to really think seriously about the Airbnb and those options. Brian was willing to discuss the pros and cons of doing that. There may be a time in the future that I will want to do the full rental, in which case I would definitely consider your company. Experiencia fantástica: My wife and I have been living in a one bedroom apartment for the last two years. We were at the point of needing more room and apartment life wasn’t working for us. We started looking around for a house to rent. Looked into a few but one kept us both coming back to it. The folks at RedSail have made the entire leasing process very easy to do. They answered any questions that we had and were their throughout the process if we had any issues or concerns. Definitely one of the best property management companies I’ve dealt with.

Experiencia positiva: RedSail (Kari) worked with us and was able to let us view several properties on our own schedule. Made sure once we paid for our application that it was able to be used within the time frame that we needed to move into a new home. Kari kept in contact with us on many items to help guide us through the entire process and even scheduled us to go back to the property we picked to take measurements for planning for furniture layouts and such. Again also accommodating our own schedule. My wife and I plan on buying some investment properties and will definitely look at RedSail as an option for our property management.
