Experiencia negativa: I would give them 0 stars if I could. Doug Shorter was probably the worst and most irritating property management I could think of. They rarely responded to maintenance requests, we lived with a broken HVAC system with our apartment being over 80° every day and they finally fixed it two days before we moved out. We had to leave a maintenance request every single day. I had to buy a temp gun, point it at our vents and show them cold air was not blowing out. They sent someone to “service” it a couple times and absolutely nothing changed at all, actually one time they broke the coil and filled our place with gas (I’m not sure what). They were unhelpful and often arrogant on the phone, one woman being particularly rude. I could go on and on about how disappointing this company was but I will end with them using our security deposit for things that never existed in the apartment when it was our place (ex: a doorbell that we never had). Don’t really care that we could’ve fought that, just know they’re the type of company to pull stuff like that.

Our service records reflect two HVAC service issues during your occupancy and our management of your home, both of which were addressed in a timely fashion by the owner’s repair technician. Our office staff is professional with our correspondence to the public customers and clients and try to assist as best we can with issues as presented to us. Your security deposit was disbursed within 30 days, as required by South Carolina Residential Landlord and Tenant Act. Along with our itemization of any deductions, we provide to you an instruction sheet if you feel any of the deductions are unfair or incorrect. To date, we have not received anything back from you or the other party on your lease agreement. Should we receive such a request from you, we’ll be happy to address your concerns with regards to the security deposit disbursement at that time. Monies from a tenant’s security deposit either are returned to the tenant or are disbursed to the owner for damages above and beyond normal wear and tear. Our office in no way benefits from security deposit monies.
Experiencia negativa: It’s a trailer in ladson in sundial park, they charge an absurd amount of money for a house that gets up to 97 degrees during the summer. The ac worked, the house is just run down. Then I asked them to fix my heater the morning I woke up to it being 35 inside and they didn’t call someone until three that afternoon when I reminded them and I didn’t have anyone come out until the next morning at 10am. When I moved in last year I found a leak in my ceiling when it rained and it took almost two weeks to come fix it. Now their newest thing is trying to tack on an extra 20 bucks to my security deposit. I’ve tried talking to them through text because I wanted it in writing, which is my right, but they are deflecting to a phone call. Do not rent from these people. They are crooked and they do not care about your well being. Edit: they fixed the security deposit error. But are refusing to acknowledge my request for proof in writing. This is what I mean by crooked, they refuse to take accountability for their actions.
Thank you for your feedback, Trey. We take maintenance concerns seriously and work to address all repair requests as quickly as possible. In this instance, the HVAC vendor was dispatched when we were notified and the repair was completed in a timely fashion. As with any service company, scheduling availability can affect exact timing, but we do not delay necessity repairs.
Regarding prior maintenance items, including the roof leak you referenced, repairs were coordinated and completed once vendor scheduling and weather conditions allowed.
The $20 charge you mentioned was an administrative oversight. Once it was brought to our attention, it was immediately corrected.
We did request a phone call to avoid confusion and streamline communication, not to avoid documentation. We are always willing to provide written clarification when appropriate.
Our goal is, and has always been, to provide safe housing and respond to concerns.

Even paying on the portal has almost a $100 convenience fee. Well get off your but and come collect the cash then I charge $0 fee I

Experiencia fantástica: Daryl and team have been outstanding. I first hired his team to rent my property when I left for another state in 2022. They did an incredible job getting the property listed and took care of everything. In 2025, I had them list the property for sale. From start to finish they were excellent. Experiencia negativa: Essentially stole my daughter's deposit when she moved out making false claims for damages, door bell ? after never responding to calls to repair their overused and neglected apartment

Security deposit deductions are itemized, documented, and handled in accordance with the lease and South Carolina law. We have already invited the lease-holder to contact our office directly to review the move-out documentation and resolve any questions, but have not received any follow-up.

Experiencia negativa: My father, a disabled marine with Parkinson’s, and my disabled mother both who are 78 are no longer able to care for themselves. My nephew and his wife were going to move in to help and they found a nice 5 bedroom home to rent but were told they had to pay twice the normal deposit because they were considered 2 families. My parents had custody of my nephew when he turned 18 and is taking care of my parents. My parents are being discriminated against because they can’t live on their own and being asked to pay double the deposit because of the multigenerational family that care for them. They have notes from the doctors that they cannot live on their own. I’d never consider sending someone to this rental agency that doesn’t have compassion for elderly parents and kids who want to care for them.

Experiencia negativa: Renters be aware do not do business with this company they are scammers, they have no empathy, sympathy or compassion for the other people, they don’t care, everyone involved with this company has an attitude problem and will talk to you like you are meaningless, they will not prorate rent, and they will not give you your deposit back. Hello Kristin and thank you for reaching out. If you are still searching for a rental home, I ask for you to call our office back and we’ll help you anyway we can. While some people on occasion do abruptly end their calls with our staff, we do not hang up on the many calls we get during a given day. I am sorry if you feel we did not take your call seriously, but we would never discard your conversation in any fashion, especially how you described in your review.
Experiencia negativa: Property is in poor condition to be asking $1700.00 a month. I asked if they we're going to be making any improvements, and was told NO the owner's weren't willing to do anything to the home. (RENTING AS IS) The neighborhood looks descend, but the first problem I saw was the ROOF, it needs a new one. Second, there were ripped or no screens on all windows. Third was the poor condition of the bathroom, tub rusted out, toilet looks like the original fixtures that came along with the home YEARS ago. Renters beware, if you can't get any repairs now that speaks volumes to any concerns you may have in the future.

This home that you previewed is privately-owned (as are all of the homes we manage). It is the owner’s decision what gets addressed with regards to repairs. The roof does not leak. Thank you Ms. Heyward for taking time to leave a review on your experience at your home. Unfortunately, we asked you to vacate the home early while under a renewal after 2.5 years of occupancy. Your co-occupant and a neighbor could not get along, causing our office to set specific guidelines for both parties to follow so everyone can experience peaceful enjoyment of your homes respectively. When your co-occupant continued to violate the lease and our guidelines, we were forced to terminate your occupancy. Repair issues that were brought to our office’s attention were addressed in a timely fashion, within the time-frame as set both in the lease agreement and the South Carolina Residential Landlord and Tenant Act.

Experiencia negativa: I am in the process of moving to SC form Illinois for my job! In the process I had the displeasure of doing business this company more specifically Darryl Shorter! This entire time we discussed me moving there in January! After paying the Deposit(which should secure the rental) this company starts demanding I pay for December! Darryl then passes me off to a office employee! I will be filling a complaint with the South Carolina real-estate commission and I suggested not doing business with this company! Edit: I have all the correspondence! That's what happens when you do this through text! Make sure you pass this along to the real-estate commission when they contact you for my complaint! It's not the money it's the principles of it! You were going to make over 17k from that rent alone and all you had to do was hold to our arrangement like a professional! However as we see in the rest of your reviews that isn't how you operate!
We have refunded your monies Mr. Smith in the hopes that you can secure a home of your liking. I do not recall discussions regarding holding the home rent-free off the market for any period of time. My licensed associate Kim processes all rental applications. She had just gotten off the phone when you texted me. Too many hands in the pot creates unnecessary confusion. I was well-aware of the goings-on with your application. When you resorted to name-calling to my staff, it's time for you to move on.

God forbid that life should have happened to you at any point in the last 7 years that your credit report shows, because any and every point that is a possible negative WILL be held against you without regard to what happened to cause the negativity. Everything I can see from reviews says that this place is great if you're an owner, and horrible if you're a renter. Edit: @Daryl: I would love the opportunity to try again to talk to you, but "there's nothing here that I can take to the property owner" and REFUSING TO LISTEN to allow me to GIVE you something to take to the owner is not simply "adhering to the requirements" as you claim. Mr. Parker, our rental requirements are posted on our hard-copy and our online application for your review prior to applying for a home. Kim carefully went over your application with you. After you insisted on "appealing" her decision, I spoke with you and reiterated why the decision was made. She and I were professional in our discussions with you. Only when you did not get the answer you wanted, you then went into an unfounded foul-worded tirade before abruptly ending the call. Experiencia negativa: Never have I ever met more disgusting and vile man. I went in the office to address a pest issue I’ve been having with my apartment. These people had no compassion for my situation, and they absolutely rude and completely unprofessional. For some reason, Daryl became disgustingly hostile, he began to curse at me and yell in my face with my 6 month old baby in my arms. There was no time during the interaction where I was rude or raised my voice at him. He then proceeded to get closer and closer to me in a very threatening manor. I don’t know what kind of person yells in a babies face and I don’t know what kind of company throws their tenants out of their of office when they are having an issue, but obviously not a good one.

During your visit to our office, she again spoke with you, offering options for you and to speak with our office Broker-in-Charge. The three of you spoke in the conference room in great detail, laying out your options; however, it was clear you only were interested in being released from the lease at your home. This was not a viable option and it was explained to you why during this discussion. You appeared to be in agreement; however, after the meeting when you were asked to enter into an agreed-upon early release agreement, you once again raised how you could be let out of your lease. Our verbal communication with you was not working, so we asked you to put in writing your concerns so that we could properly address them. As we were not making progress in our discussion with you, we did ask you several times to leave our office as the conversation was becoming disruptive to the staff. Pest control is provided monthly per your lease. We have scheduled a specific inspection/treatment of your home in light of your recent verbal concerns to our office.

We regret you feel this way Kyle; however, you did not work with us transitioning your home back to us after your occupancy. The lease agreement and our move-out procedure checklist both provided instructions for you to communicate to us, so we can simply schedule a check-out inspection, get your keys back and obtain your forwarding address. When you don't provide this basic information, it makes our job very difficult to return the home to the owner. You and Natalie both provided negative reviews on the same topic.
Experiencia fantástica: Daryl and Kim have managed my property in Goose Creek for nearly a decade. They’re always available when needed as the homeowner and to my tenants. More recently, they assisted managing and overseeing the renovation of one of my properties after a tenant moved elsewhere. From carpet, to paint, flooring, removal of popcorn ceilings, and new appliances they got multiple quotes, got the work completed and the home rented in roughly 3 months.

Because they said said it was dirty. THE HOUSE WAS LEFT 100% better than he found it when he moved out. These people are CROOKS.

Experiencia negativa: They have some of the strangest renting rules I have ever heard of. They list a 5 bedroom house and don’t allow a group of 3 roommates to be able to rent the property. They do not combine incomes so they expect 1 person on the lease to be able to afford 3x the monthly rent on their own. These strict ridiculous rules explain why their properties have been sitting for 2+ months though haha. If you want your house filled quickly and not sitting vacant forever I would NOT use this company to rent your home out. Thank you!
Sorry Bradley that you do not agree with our rental requirements. They are posted clearly on our application and on our website. Most of our homes rent fairly quickly. A roommate situation that you described above is dependent on owner-approval, as our homes are privately-owned. Should one of the roommates vacate the home during occupancy, the other lease-holders would be responsible for the burden of the excess rent. Our requirements are comparable with industry standards and our number one goal is to place qualified residents who will take care of our homes into homes that are trusted with our care for our home owners.

Thank you for your input Harry. Once you vacated the home, you did not provide our office with your forwarding address, even though we again reached out to you for it. We sent to your address on file the disbursement report of your security deposit. It has not been returned to us as undeliverable or with a forwarding address. During the latter part of your occupancy, you would only correspond via email and you were repetitive of comments similar to this review. I personally reached out to you and invited you an opportunity to speak with me on the phone or in person at our office, neither of which you accepted.

Tasha, we typically do not comment on tenant-related matters; however, here you have not mentioned your mother’s specific name, so we feel we can talk in general terms. Since occupancy, we have been working hard to collect timely rental payments on behalf of the owner, for whom we manage the home. We are now down to the eviction set-out (several months later) and are amazed we have heard nothing to date. Now that a writ of ejectment has been served, we have received numerous calls, now trying to work out an arrangement for payment. We try to work with all our residents; however, this is too little too late.

As the owner of the property I went to talk with Daryl who when my daughter asked to see the lease he told her to get out and told me to hush up while he is talking. Then when I finally got the lease agreement he told me to get out and not to come back to his office. The property management company that I have been dealing with since 2003 who has poorly managed my house this whole time and that’s how he talked to us. If your looking for a property management company please keeping looking this company will do nothing but cheat you out of money for repairs the tenants have caused, lie to you and refuse to answer to calls and emails. I would never refer or advise anyone to use there services.

Experiencia fantástica: I was thankful that they took over our property management because they are being very responsible with maintaining the HOA fee payments to facilitate needed improvements. They were an absolute life savor In preparing the documents I needed to sell my home with an FHA loan. They were very quick to answer the phone and emails.

No one even apologized or show any type of consideration for me and my family. It's really sad that there able to get away with renting out places that are infested with rats. Couldn't figure out why I started to get sick the past couple of months, I don't have any health problem! On top of that have the nerve to want to raise rent. This is really sad BEWARE!!!!!!
Thank you, Ms. Bennett, for your concerns. We are disappointed you think (yet have no proof) that there was a prior pest or rodent infestation at your home. If that were the case, you would have discovered issues well before 10 months of occupancy. You were also allowed to preview the home inside and out prior to applying for the home. Anyway, we had a professional pest control company at your home two days after you reported it to our office. In fact, your photos confirm their efforts are proving successful in eradicating existing rodent activity. The recent communication to our office is the first we have learned of any type of issues you have been experiencing at the home. When you originally signed the lease, there was already a clause that we brought to your attention, notifying you that after the first year there would be a nominal rent increase. Your signing the lease signified your agreement to the terms. This owner has graciously allowed you to vacate the home early without penalty, providing proper written notice is given to our office.

The owner and our office have had a more-than decade-long business relationship and it is unfortunate you are basing your comments on a 15-minute discussion over one of the most difficult conversations in property management – disbursement of a tenant’s security deposit. While comments we made in your presence may not have been what the owner wanted to hear, they are what needed to be said. Our discussion is not the final say, as we closely look at pre-move-in conditions, occupancy length and the condition of the home at check-out. A tenant’s security deposit can only be distributed in part/whole to the owner or previous resident, solely based on damages above normal wear and tear.

Experiencia negativa: This company charged me a rental fee of $50 for services they refused to provide to me and when I requested the refund back via email. Instead of responding to my email I got a call from Kim how was extremely vulgar and disrespectful in her tone. Essentially they are cherry picking applicants based on their personal feelings of if an applicant is worthy of staying in a particular community which is out of compliance with Federal Fair Housing Rules. I'm curious as to how many applicants have gotten swindled out of $50 fees and denied services by this company. I would encourage any Owner or potential Tenant to look elsewhere if you want professional services. I'm having to file an FTC/Consumer Affairs complaints to get my refund. Its absurd.

Experiencia negativa: The worst property Management company to rent from, we had to break contract early for military reasons and they fought every step of they way to not honor what the contract stated. Even with proof of orders they still refused to let us out our contract and kept our deposit and charge us for the months we were not there. Don’t not rent from them.

Experiencia negativa: Bottom line up front: Don't deal with this place even if it's your last resort. If you're the home owner, rent your property yourself. If you're a tenant just moving to the area, find a short-term rental while you relocate. The short story is I received orders to relocate from out of state at the last minute (I later found out the home owner also received last-minute orders to relocate to another state). I have a startup business that I run, and an enclosed trailer I use for transport. I spoke with, and emailed DSPM stating my need for certain power in the garage and living in a non-HOA community as I would most likely not be able to continue my business or store anything but a vehicle in the driveway. I was told the house was not in an HOA community via email and over the phone. I signed a lease that said "no HOA documentation provided". Two to three weeks later DSPM forwarded an HOA citation that showed a picture of my trailer in the driveway which said I was in violation of the HOA. Thus began the long battle of terminating the lease early. It was expensive, required a lawyer, and I lost income by not being able to "operate a business from premises" as stated in the HOA that I was fraudulently signed into. Not only did DSPMs shady business practices cost me money on the front end, I was charged $120 to clean the house when I moved out, (which is usually paid for by the home owner in my experience), but I was also charged even more than that for cleaning a garage which had a stain in the floor and mold on the wall. When I argued that I had swept the garage and even used a leaf blower to clean the dust out, he assembled a "tribunal" of his own people and did me a "favor" by lowering that charge to $85. There was also a $35 charge for removing a hose on the back porch which belonged to the home owner. I wonder to this day if the home owner got his hose back or if he had to buy a new one. For those with comments about Kim: Yes, she's still a moron incapable of autonomous thought. However, understand the Shorter brothers have placed her up front to flack from people like those of us who eventually left bad reviews. Neither of the brothers will deal with us peasants directly. Between Kim and the brothers lay a number of others who filter those who get past Kim. Lastly, if DSPM replies to this comment denying or redirecting any of what I've stated, understand they have the same 93 emails, images, and lease agreement that I have that prove every word. If the office claims it worked with me to find a resolution, their early termination agreement holds them accountable for nothing, so I had to modify it to make them legally accountable for something. Even then they wouldn't put a lock-box with a key on the front door for other agents to show the house, which other agents and tenants found very odd and awkward (yes, I asked them directly) since I had to be at the property to let them in. I consulted my insurance company to see if my insurance would cover a stranger if they hurt themselves in my house after I invited them in and the response was a solid "no". That's why DSPM carries insurance, and is responsible for allowing access to a property. Legally, I was supposed to leave the premises before anyone showed up and make sure the door was locked. Sadly, this is the short story, just imagine if I told the long one! Ah the Digital Age, where storage is cheap, nothing gets deleted, and everything lasts forever...

We retained DSPM to manage all six properties for us in beginning in 2012 and they did a very thorough and professional job for us. In September 2019, we retained DSPM to sell the 4 North Charleston properties for us. They sold all 4 properties in a single transaction, to one buyer, at 95% of our asking price, and closed the sale in January 2020. Then, in February 2020, we retained DSPM to sell the 2 Ladson properties for us. They sold both properties in a single transaction, to one buyer, at 95% of our asking price, and closed the sale in May 2020.
Bob and Fred, thank you for your business over the years. Your homes were fairly easy to manage as we were able to keep close communication with you, especially regarding repair issues. We truly value your trust, especially when it was time to market and sell your portfolio on your behalf.

I can't recall a time when the property was not rented. They maintained the property such that the value was able to grow over this time all the while keeping it rented at nearly a 100% occupancy rate. They were extremly rude to me over the phone over a mistake that could have been avoided if my messages weren't being ignored. Due to this mistake the lady Kimberly is sending me a refund for 1 of my application fees, but not without requesting I never apply with Doug Shorter again. Mind you, I never once were rude to these people as they were to me.This business is full of Lazy, unprofessionals with nasty attitudes. I would never recommend this company.

Every repair you requested, our office coordinated timely to completion. We are a bit confused that you continued to renew your lease year after year, even after venting your frustrations even to us. We cannot do anything about your condo’s location, so if you are truly unhappy there, you should seek alternative housing.

Had to pay $300 for a maintenance person to fix my doors, and in the meantime, my property remained unlocked and thus vulnerable to damages/. Took weeks to get my keys back due to essentially zero communication. Worst experience ever. Don’t recommend.

I started off as a novice real estate owner and landlord, and I have had the best property management experience possible with this company! Daryl is definitely a straight-shooter but he is certainly fair. It's an adjustment to learn to let go so that property MGMT companies can work on your behalf. Learning to do that will definitely yield you the best results! I have worked with and/or spoken with over 20 companies in different states, and not only does Daryl's team have the best fees around, they did an amazing job keeping trouble tenants in my units when a former landlord completely ruined their trust. Daryl's team keeps me well informed and have gotten me the best possible rent (significantly higher than I anticipated). Beyond all that, they continue to educate me on the SC tenant and landlord laws and make sure I am always doing the right thing by the tenants but also holding tenants accountable, which I truly appreciate! I have family and friends with property management companies for their properties in other states and they are in awe with what I get from Daryl's team and the price I pay. I wish I could duplicate them in other states so that others can likewise benefit.

Experiencia negativa: Absolutely the most unreasonable people to work with. My husband and I are traveling cross country and I asked to be able to sign lease paperwork ahead of time so that we could move in once we arrive in South Carolina. Unfortunately, this company was not willing to help us and they expect me to stop somewhere on my drive from Michigan to South Carolina to print, sign and return paperwork all while I am driving two children (one an infant 9 months of age) on a 14 hr drive. When I asked to speak to the senior manager or broker (Darrel Shorter), he refused to speak with me so I could explain our situation. The lack of understanding to help a mom out while she is single handedly moving house and home across country with two small children is astonishing.
