Frank Rivera relocated to Sonoma County to attend Sonoma State. Prior to joining Alliance Property Management in 2002, he began his real estate career with another local Sonoma County firm in 1993. He has managed and leased thousands of units throughout Sonoma County. As the owner of Redwood Residential Property Management, Frank is responsible for the daily operations of the management group, maintenance coordination, and supervision, as well as a portfolio of single-family homes and small multi-unit properties.

A licensed agent since 2004, Frank is an active member of the National Association of Residential Property Managers (NARPM) and the North Coast Rental Housing Association (NCRHA). He considers himself a lifelong learner and is always working to further develop his skills as a property manager and entrepreneur. He finds helping owners rehabilitate properties in order to realize higher rents and better quality tenants the most fulfilling element of being a property manager.

Frank enjoys spending time with his family and large network of friends, attending professional sporting events (Go Raiders!), golf, and boating at Lake Sonoma.

Karina Alcazar started as an Administrative Assistant and with commitment and dedication worked her way into the Accounting Department. She is responsible for the preparation of all monthly and annual operating reports, as well as Accounts Payable within the company. Prior to joining the team at Redwood Residential Property Management, Karina worked for nine years in accounting for another local firm.

Karina enjoys the outdoors and is a true athlete. She is a member of the Empire Runners Club, as well as the Santa Rosa Cycling Club. She enjoys working with Redwood Residential Property Management team because it makes her feel as though she part of an extended family. She finds delight in being able to help clients with any accounting-related questions they may have throughout the process of professional real estate management.

Michael Tavis was born and raised in Sonoma County and started his real estate career in 2004 when he managed homeowner associations. He spent a few years managing restaurants and developing strong customer service skills, but after a few years of doing this, he found his way back to the industry he loves. In 2019 Michael received his RMP designation from the National Association of Residential Property Managers (NARPM) which was earned through a combination of property management experience, education and service to the association. As a licensed Broker Associate, Michael is also a member of the national, state and local Realtors Association, in addition to the California Apartment Association (CAA). He is experienced in both selling and buying primary homes and investment properties for his clients. Michael has overseen numerous rental property rehab projects, acting as a project manager, ranging from small painting and flooring jobs to entire home remodels. In his free time, Michael enjoys playing soccer and golf, cooking, BBQ’ing, camping, and working out. On most evenings and weekends he can be found in the backyard, watching a ball game with something on the grill. He is a big time Bay Area sports fan… Giants, Warriors, Niners!

I’m Mayte from Santa Rosa, California. I’m passionate about exploring new ideas and diving deep into various subjects. Whether it’s helping with a simple task or engaging in creative projects, I love to learn and share knowledge. In my free time, I enjoy discovering new foods, new places and taking my dogs on walks along with my husband. Always eager for new adventures and experiences.

Graduate of Empire Business School, Santa Rosa in 1998 with an AA degree in Office Administration. Lorena has over 30 years of experience in office administration. From the California State Legislature to North Bay Realtors Association and most recently with Sue Carrell & Associates.

Lorena loves spending time gardening, attending concerts, reading and hiking in the hills and valleys of Sonoma County. Lorena is excited to be joining Redwood Residential PM.

Christine Schild, a Michigan native, moved to California in 1986. Her passion for customer service and organizational skills led her to excel in real estate, specializing in property management. Since joining a residential property management firm in 2006. Experiencia negativa: Recently had a bad experience. Drove by our property and found our beautiful front yard over grown with weeds and my apricot tree was dead. I cried. We hired someone to cut the tree down and pull out all the large weeds. I talked to the renters and asked them to please start watering. I will have to start coming down (an hour and a half away) to check on our property. What use is having a property manager?

Experiencia negativa: My experience with this property management company was the most stressful I’ve had in 10+ years of renting, on top of an already stressful out-of-state move. After receiving my holding deposit and signature on the Holding Deposit Agreement - which seemingly does nothing to protect the prospective tenant nor outline when a lease must be delivered - there was no movement from them. Calls went straight to voicemail. It took the below email to receive the lease, which although finally sent before the 5pm deadline, I couldn’t in good conscience sign - instead paying for last-minute furniture storage and temporary housing while I look in person rather than be locked into a 1-year contract with a company that justifies poor operations by citing a requirement to send the lease “within 72 hours of the scheduled move-in date” (I’m assuming they mean at least 72 hours prior to scheduled move-in date). I can’t imagine that this is standard or tenable for anyone moving/shipping from out of state. Despite being told that I lost $804.83 of the $2,000 holding deposit (“we have confirmed that the owner is entitled to 10 days of prorated rent, as your application was withdrawn”) and the enormous stress that this has added, I feel like I dodged a bullet. I wouldn’t recommend this property management company to anyone - prospective tenant or property owner.

Experiencia negativa: My property manager who I inherited prior to Redwood Residential owning the company is fantastic. The rest of the company leaves a lot to be desired. I often get emails from other property managers telling me they are going to be my new property manager due to confusion in the office. I have yet to speak with Michael the owner since he refuses to answer or return any emails or phone calls.

Experiencia positiva: They are generally ok. I get confused with the accounting and distributions. For instance, this month they distributed $100 more than usual (and what the rental income would support) and I have no idea why. I’ll have to wait until the monthly statement comes out to really know why. I’d like to know the rationale for the distributions and how and why they retain or distribute cash that’s really unrelated to the current income. I’d like more transparency.

Experiencia negativa: I made an appointment with this company to see an apartment. Even though I provided my cell number and told them what days I was off work, they emailed my work email to cancel just a few hours before. Too lazy to bother to call or text my phone number even though they knew that I was not at work that day. I drove quite a distance to see the apartment and no one was there.

Experiencia negativa: I submitted this complaint on their website and did not receive any responses. Former resident of a complex they managed in Austin, Texas. Dear Redwood Residential, I am writing to submit a formal complaint regarding the management of Wilder Apartments, Austin, Texas, during your oversight of the community. The combination of neglect, misleading public statements, and consistently poor communication needs to be addressed. To start, the ongoing pool closure has been mismanaged. It has been inaccessible for several months, and residents were never given clear or honest updates about the expected timeline. As the sale of the property approached, it became apparent that investment in the community experience was no longer a priority. During this time, a member of your staff posted a public response to a Google review from resident Molly Mitchell that stated: “As a gesture during this time, we are offering residents a $100 ResortPass credit. While we understand this doesn’t fully replace the experience of having our pool available, we hope it provides a meaningful alternative in the meantime.” That offer was never communicated to residents in any official capacity. No emails, no notices, no updates. It appears the statement was made solely to reduce public criticism, not to provide a genuine solution. If this notice did go out, I did not receive it. My roommate stated that she did not receive an email with the credit either. Was this notice only sent to residents that complained to management? Or did they not share it with us because we didn't renew our lease that was set to end on July 10th? Either way, a large property management company should not be so petty in how they engage with paying residents that are not receiving a promised service. Beyond the pool issue, your team consistently demonstrated a lack of professionalism in communication. Many of the emails were rude in tone, unclear in content, and often contained mistakes that required multiple follow-ups from residents. For example: Instructions regarding curtain requirements were confusing and inconsistent. A garage audit was scheduled and then quietly canceled. I was not notified of the cancellation and had to reach out to get that information. I also attempted to pick up my garage clicker on three different occasions. Each time, it felt like I was contacting your office for the first time. Access gates were broken frequently, including the breezeway to the gym and exterior entry gates to the property. These were security concerns, yet the tone of messages about them was often dismissive or indifferent. While I want to acknowledge that your maintenance team was generally responsive and helpful, there were still lapses. My bathroom was re-caulked with clear caulk applied over uncleaned, cracked white caulking, which left the job looking permanently dirty and unprofessional. Additionally, when my roommate’s bathtub was resurfaced , neither Wilder maintenance nor the contractor informed us that the apartment needed to be vacated during the process. We left the windows open due to the smell, but we were not properly advised of the health or safety implications. Apparently, we should not have been in the home while this was happening. Both of us have respiratory issues and experience chronic migraines. Lastly, I found it inappropriate that your former property manager, Nechelle K., posted a personal Google review of the complex after several negative ones had been submitted by residents. That is not how transparent or professional management responds to valid criticism. My lease ends on the 10th of July. The aforementioned events are part of the reason I chose not to renew my lease at this complex. I will NEVER stay at another Redwood Residential property if this behavior is reflective of your company as a whole.

Experiencia negativa: They’ve managed the property where I have rented and lived at for over 11 years for the past three years. I’ve been requesting for them to fix the heater that never worked fix holes in the exterior wall, fix mold, and not up to code electrical. I have reached out via email phone. I’ve reached out to our property manager, I’ve reached out above him. I was promised a call by the supervisor I have had to call again due to issues here at the house and issues with our property manager (manager ) from Redwood property management and waiting for them to address this and reach back out to me and they have not , been trying to push forward this issue to a supervisor for over a month now with absolutely no luck No one has reached out to anyone in our unit to try and rectify this or to fix any of the issues addressed.

Experiencia fantástica: I am a renter and have worked with Redwood Property Management for about 3 months. I have found them to be reliable, professional, efficient and friendly. The other day I lost my keys and couldn’t get into my home. RPM got going immediately and stepped up to the plate. Luckily someone found my keys and quickly got them back to me so ultimately I didn’t need further help from RPM to fix the issue. Experiencia positiva: I had a situation with a challenging neighbor who was renting a house from Redwood Residential. I reached out to RRPM several times with no response, but eventually received a response after leaving a public review. It's worth noting that it took an extended period of time to get the assistance I needed, which was somewhat frustrating. This was a peaceful neighborhood where the people coexist harmoniously. However, things changed when RRPM rented the house next door to another homeowner. The renter's music was consistently at an ear-splitting volume, even with all our windows and doors shut. It often made it difficult to enjoy activities like movie nights or family dinners without being drowned out by the obnoxious bass. This situation was beyond disruptive. To add to the frustration, these neighbors consistently lacked consideration for others. They frequently blocked the community basketball hoop, obstructed the mailboxes, and even parked in a way that completely blocked my driveway, making me late to pick up my child from school. It took several more months of dealing with this challenging neighbor and several complaints later for them to move out. I'm not sure if it was a voluntary move or an eviction, but either way, the situation was eventually resolved. I don't know if management directly resolved the situation, but they did try to assist, and their reputation is important to them, so that's something. In the end, I'm neutral about my experience with RRPM. They did eventually address the issue, but it took an extended period of time and a public review to get their attention. If prompt resolution had been achieved, it would have saved me a lot of stress and frustration. If you decide to choose RRPM, I would suggest clarifying expectations for response times and issue resolution. I do think they care greatly about their reputation and will work with you to maintain a good standing with their customers, which is reassuring.

Experiencia fantástica: Redwood Residential Property Management did a wonderful job placing new renters in my rental property. Their efficiency, clear and consistent communication and friendly staff helped make the process practically effortless on my part. Their screening process is thorough, therefore, I have tenants that pay on time and are respectful of my property. I recommend them 100%.

Experiencia positiva: I'm happy day-to-day, but we've had a problem with the HOA. I haven't gotten updates about changes to fees, and they sent the arrears to collection. This created some trouble for me because I have a security clearance to maintain. The HOA claims that they are informing you of these things. I have changed that contact. I'd ask that you let me know about everything going on. Thanks.

Experiencia negativa: While they did take care of some issues with our rental property, I can not recommend them as a property management company. When pressed to to their job in total, we got an email stating our business relationship should end. This was at the end of a tenant’s lease with considerable damage to our property. Tenants didn’t take care of the property inside or out. Our landscaping was never cared for, which means the management company wasn’t checking to make sure this would happen. Covid should not be an issue for this because one can simply drive by to see how the yard was in disrepair. The gentleman in charge of our account needed to be micromanaged to do his job, which he did not care for. I’m the end, he was rude. Once we asked them to do their part of our contract, we got push back. Before that, they were perfectly content to take our money.

Alysha is a truly outstanding PM who I recommend without qualification. Her professionalism, efficiency, and cordial manner were highly valued by both myself and the owner.

Experiencia positiva: As a long time renter and grateful tenant in Sonoma County, I can say that RRPM is by far the most difficult property management company to work with. We pay a premium for a beautiful home but we make at minimum, 2 requests to get any 1 maintenance request done. When fences or trees are the maintenance at hand, even the neighbors who are involved in the work (property) tell me that RRPM is impossible to get a reasonably prompt response from.

Experiencia positiva: Very good and professional. Receive the monthly statement on time every time. The tenant left at end of year, by Feb, they were able to find new tenant. They also did proper credit check in advance, so never had late rental payment. Sometime, they may not be easily reachable but i can understand since they are managing many properties. Highly recommend their service.

Mike was very quick and responsive with our request and had the property listed and rented within couple of weeks. Also, Marla has been great with our any questions or concerns and has gone above and beyond with our some requests. Not to mention Karina with her prompt response on any question related to the reports. I highly recommend if you are thinking about working with RRPM.

Experiencia negativa: RPM is the worst I hired profesional cleaners and left the home I rented from them cleaner then it was when I moved in and they still kept my deposit and threatening to sent me to collections to actually pay them money for charges they made up total crooks is what they are
