Experiencia negativa: Responding to their response to my post lol. We did NOT get a resolution. You pulled a fast one taking hundreds of dollars. There you are posting false statements. Someone smarter than me PLEASE dig into this companies real intentions. They are taking money from you any way they can. Yelp reviews represent this company better. Sneaky policies! watch out!! they’ll pull a fast one to get quick money and then quickly get their legal team involved if you oppose their quick money schemes . No customer service skills no de-escalation skills. Very good at hiding behind their computers with their generic messages from their lawyers. If you’re renting and your property management company automatically enrolls you in an RBP (Renter Benefits Package) — push back immediately. Be very persistent, get everything in writing, and clearly state that you do not want it. In my opinion, it’s not beneficial at all. Everything included in the RBP can be obtained for free elsewhere. I genuinely believe it’s a scam. My experience with Pure Property Management has been, quite literally, the worst. I feel they crossed serious boundaries by using my personal information to report to credit bureaus without my permission. Even though I don’t have any negative marks, I never authorized this, and they act like it’s completely normal and legal. They have repeatedly refused to meet with me in person to go over their policies, and they won’t clearly send them either. Instead, they hide behind emails and generic responses, clearly drafted with help from their legal team. In my experience, their policies change often, and renters are not informed when they do. It’s somehow on the renter to constantly follow up and keep track of changes — which is unreasonable. They do not work with their renters. In my opinion, they don’t care, they aren’t transparent, and they make things intentionally confusing. I believe they rely on sneaky practices to make quick money — like automatically enrolling renters in the RBP and charging for it. They later changed the policy to allow renters to opt out, but never properly informed anyone that this was an option. Personally, I call it the “scam package.” Based on my experience, I would avoid Pure Property Management at all costs.

Experiencia fantástica: My husband, toddler and I have been with Pure Management since October 2025. We moved from Southern California and had only a few opportunities to get a feel for the rental home due to the distance, but we were not disappointed. All components of the home were in working order, and Pure Management was very responsive whenever we had questions or minor concerns (though we didn’t encounter many). Pure Management has helped make our transition as smooth as possible. They have consistently been attentive and quick to respond to any maintenance requests or questions—typically within a day to a day and a half. Overall, we’ve had a great experience so far.

Experiencia fantástica: Katie O'Brien has been phenomenal in her role as property manager for my house. After living in the house for close to 25 years and deciding to rent it out to complete strangers, Katie made the process quite easy with repairs, marketing, explaining, and executing the transaction with the tenants. She always took the time to answer any questions I had and was easily accessible for anything else I made need. Currently I live close to 500 miles away and I sleep well knowing that Katie and Pure Property are in charge of my investment. Thank you and I appreciate Katie immensely.

Experiencia positiva: So I have lived in my apartment for over 10 years. I’ve never had a problem and then all of a sudden now I can’t get a hold of anybody when I need to talk to them. They mailed my rent. Check back to me twice no paper no email. Nothing telling me why and what’s going on. I’ve tried to get a hold of them for three days now to figure it out. I cannot get a text. Call an email from them at all. It’s extremely frustrating and then they want to charge you a late fee when you’ve already given the money so now here I am with my rent check no mail no letter no email letting me know what’s going on but if you go on the portal, it shows that what I owe for next month and the balance that I had It’s very frustrating when you can’t get a hold of somebody to ask questions or there’s no information just the envelope with money order

Experiencia positiva: Our agent, Katie O'Brien, has always been available, responsive, and answered/addressed our questions and concerns. Due to an unfortunate prior placement, we faced an eviction. It was at this time that we engaged PURE property management and Katie, to help us handle this legal problem. Upon its resolution, we decided to try PURE to do the property's management.We had always self managed this property until this time. Katie and PURE 1) found us a new set of tenants 2) provided us with clear monthly statements of all financial transactions 3) oversaw necessary property maintenance As we approached the time to renew our contract with PURE, we decided to return to what we were most familiar with, i.e., self management. I recently had occasion to meet my current property manager, Katie Rose O’Brien, to discuss an issue that required contacting owners of said property. By end of her day, Katie had not only had contacted owners regarding my situation but had let me know their answer. She was quick and efficient in every way…..especially in communicating with me. Experiencia negativa: Lisa Martin from Pure Property Management repeatedly violated my tenant rights—harassment, authorizing a subtenant to change locks and lock me out, allowing unauthorized occupancy against my will, offering to alter my lease without consent, permitting use of my private property, and ignoring my written requests for clarification.

Experiencia fantástica: When I called the Pure Property Management office, I spoke with John Morante, and he was great. John was able to answer all my questions; he's very friendly and can handle any issue. I recommend Pure Property Management for their excellent customer service.
Experiencia negativa: I have lived at the same condo for over 10 years. Pure property management is the 3rd management company I've been working with. My complex has gone through many agents in a 2 year period. They do the bare minimum for maintenance and management. I'm unimpressed and if I ever have to move, I would not choose PURE Property Management.

Our management company is governed by a maintenance limit that we are unable to exceed without prior owner approval. Please let us know your concerns by utilizing your online portal and we would be happy to address those concerns.

Experiencia fantástica: I was having trouble with the messaging not specifying what I was to do after confirming my appointment, yet Frank was extremely helpful in clearing up the confusion. Overall a pleasant experience.
Experiencia fantástica: They made the application process a breeze. An apartment I applied for approved an application for someone who applied before me, but they keep the application on file for 30 days. I was able to transfer my application to another address easily by email. Ihvan made the process very easy and has kept me updated throughout. When she texted me and let me know I was approved for my apartment I was so excited! I got an automated email saying the property was no longer available and normally I’d be beside myself with worry, but Ihvan is so quick to respond to all my texts and she made it clear it was just sent to everyone and that I was indeed the approved applicant. She was transparent with me and had quick responses so I never felt ignored and she made what is normally a stressful process very simple. Thank you Ihvan, you rock!!

Experiencia fantástica: Pure Property Management has been the property manger for my house in Sonoma County for several years now. My Property Account Manager, Madison Davis has been a pleasure to work with and has been helpful and proactive with any, and all issues that have come up. I would happily recommend Madison and Pure for your property management needs.
Experiencia negativa: The absolute worst property management experience ever! They gave out my contact info to the tenants. They allowed an unauthorized person and a large dog to live in the home by doing nothing about the problem once alerted. They never charged for any pets even though it was in the lease. They took from the rental income for "maintenance" (no actual repairs made) instead of using the home warranty service. They failed to renew the lease even though they were asked by owner and tenants for one year renewal, so when the tenants found out there was no one year lease they moved out unexpectedly. They don't respond to phone calls because they don't care about the owners. Stay away from these people and save yourself from financial abuse and emotional trauma!

Experiencia fantástica: I found a rental property I wanted. I applied on Monday and had a few issues with some things I submitted. Al Joaquino was there to help me through every step in answering my questions and finding quick solutions to help get my rental application approved. I was approved within 24 hours of submitting my application to rent the property. I found that PURE Property Management was quite supportive in helping me get my application approved and across the finish line quickly. Great customer Service! Thank you Al Joaquino and Pure Property Management for a great customer experience.
Experiencia negativa: PURE PROPERTY MANAGEMENT - CAUTION! If you are considering using Pure Property Mgmt. for your rental property, you may have a very poor experience like mine: billing and accounting errors, poor and late communication, suspicious charges, frequent rental manager turnover. Ops manager Ariel is very good, but the rental managers must be buried juggling hundreds of properties each. Wasn't an issue before Pure bought out Dedes Rentals. I've finally extracted myself from Pure. Contact me if you want more details.

We have entrusted her to find tenants, manage the needs of the property, and to coordinate with other vendors and contractors as needed. She has taken on the management of a few projects for needed improvements and repairs seamlessly. She is a diligent and great communicator as well. I highly recommend her and PURE Property Management of CA. Their website and interactive portal makes everything easy.

Experiencia negativa: Edit: they had plumbers out to “fix” the hot water and in barely over 24hrs, we are without hot water again! Slum lords. Disorganized and incompetent. We are currently in the midst of our second stint, THIS winter, with multiple days of no hot water. The first time, which was only 2 months ago, we were without hot water for nearly a week. Our building’s on-site manager either quit or was fired a month ago and there hasn’t been a word about replacing them. There isn’t someone on site or even readily available for the simplest maintenance, such as cleaning VOMIT from the floor of our building’s entryway. We pay 2 grand a month to live in a slum with the least responsive and most disorganized property “management” I’ve ever had the displeasure of dealing with.
Hi Rob, we have been actively working on this issue for a few weeks now. The boiler is located on top of the apartment complex and unlike a standard water heater, it requires special parts to be ordered. We apologize for the inconvenience this has caused and all tenants in the building have been issued rent credits for the days without hot water. We have created a recurring service call to have the vendor who installed the boiler and is most familiar with it's components to come out every other week for the next two months, thereafter every other month for the remainder of the year, thereafter every quarter just so we make sure this does not happen again. PURE Property Management takes it's resident's satisfaction extremely seriously and we can understand why the intermittent hot water has not met your expectations. We're working to make sure we correct that.
Experiencia negativa: We have changed hands and systems a number of times after starting out with Dede's rentals originally. Pure property management is the type of company that, like the tech giants, wants to capture as much market share as possible, then slowly reduce costs (and efficacy) for both tenants and property owners. They allow their payment processor to charge fees for electronic payments, charge higher than advertised fees from home owners in the form of Resident Benefits Packages instead of collecting it as rent, and provide low quality maintenance services. I expect a continued decline as investors pressure Pure to increase profit margins each year.

We initially didn’t get the house because someone beat us to it but the first one didn't’ work out and as soon we were back in the running, she reached out to let us know. Experiencia negativa: I have never had worse rental management. There was an issues with the online system so my rent got sent back to my bank. When I contacted management I was told to bring in a check that day and I would avoid any late fees. A month later I go to pay rent and hey, there’s that late fee I was promised wouldn’t be there. I spend several days messaging Briana and Jaidene in an attempt to deal with the issue. I was then charged a second late fee because that took so long. When I talked to them again they said whoever I talked to in the first place gave me the wrong information and I am low liable for $525 in late fees because of that “miscommunication “. When I asked what my options were I was told I have to pay it or be asked to leave. My kids don’t get Christmas this year because their staff is not trained properly.
Experiencia fantástica: During the heavy rains in late November, 2024 (the "atmospheric river" event), we let PURE Property Management know that five downspouts at the house we rent were plugged, with gutters flowing over their tops. The crew, managed by Humberto Breton (maintenance coordinator), got there within two hours and quickly unplugged the downspouts, working in heavy rain to do so. A job well done!

Experiencia fantástica: Everything was done correctly and in a timely manner the only issue we had was Nick who came out originally and fixed. It did not let you guys know that the ceiling had sheetrock that the bubble had broken opened up from one of the guys came and he got it all fixed and it’s all perfect now.
Experiencia negativa: Pure Property Management, a company trusted to safeguard the interests of both landlords and tenants, failed to uphold one of its core responsibilities—proper tenant vetting. This oversight resulted in a cascade of issues, beginning with an aggressive tenant who, within 48 hours of moving in, caused significant disruption. This tenant not only intimidated their co-tenant, prompting the second tenant to break their lease out of fear, but also stormed into the Santa Rosa office, "yelling" as stated by the Pure Property management employees. While the property management company acted swiftly to release the aggressive tenant from their lease and promised to refund the money for the improperly managed transaction to me, that promise was never fulfilled. Within 48 hours of the aggressive tenant's behavior, the second tenant expressed fear, citing the unsettling situation as their reason for wanting to leave and stating that they could see light through a crack in their dwelling and they could hear the other unit talking. However, when I was informed of this, it was presented as though the second tenant's departure was already a foregone conclusion. My ability to intervene was undermined, as I was warned that my personal information could be released to the aggressive tenant, defeating the purpose of hiring a property management company to protect my privacy and interests. Pure Property Management's failure to properly vet tenants, manage conflict, and deliver on their financial commitments not only compromised the safety and peace of mind of their tenants, but also left me, the landlord, feeling misled and unprotected in a situation that spiraled out of control. Due to their poor property management, on top of having two empty units, I was left with empty promises and a lighter wallet due to the two thousand dollars of charges that not only one, but two of their managers stated I would have returned. Just like their management skills, nothing was fulfilled as promised. Pure property management's response to this was that "there is improper soundproofing between the floors" These floors are right on top of each other. Both being separated by multiple layers of soundproofing and wooden wainscot. In the end, they cost me thousands of dollars. Then their "vetted tenants" scared each other out of the building" for this I was promised a reimbursement by two of their representatives which was the reason I accepted the termination of the lease. Then they said that "their reps did not have the authority to make that promise and refused to complete it coming up with a BS reason. Out of all the property management companies I have worked with, these are BY FAR THE WORST. I strongly recommend that any property owner find any other company to work with.
