Experiencia negativa: I’m extremely disappointed with Gold Medal Property. They are attempting to charge me over $2,000 for damages that I did not cause, and they refuse to properly review or remove the dispute despite my efforts to address the issue. On top of that, they took my security deposit, which makes the situation even more frustrating and unfair. The lack of accountability and unwillingness to communicate fairly is unprofessional. I provided my side and expected a reasonable response, but instead I feel ignored and unfairly treated. This experience has been stressful and disappointing, and I would not recommend working with them. Don’t rent with them.

When a tenant submits a written dispute, we review all documentation—including move-in and move-out inspection reports, photos, and vendor invoices—before making any determination. Security deposits are applied to legitimate repair costs in accordance with your lease agreement and Texas Property Code requirements.

Experiencia negativa: When I moved into my apartment it was noticeably dirty. There were stains on the carpet, lots of cosmetic damage, and dead bugs/flies everywhere. I’ve never encountered this before when renting a property elsewhere. They definitely did not have it professionally cleaned prior to the move in (crazy considering the emphasis they put on professional cleaning upon moving out). When I moved out of the apartment, they had the audacity to charge me for a tire that was “leaning against my trash can” that someone else in the building had left there. I know the tire they’re talking about because I saw it behind the fence where the trash cans were stored, but tire is not mine and never even belonged to me. This is a property with a total of 4 units and they didn’t think to investigate by contacting the other tenants to verify who it belonged to? You’re just going to make assumptions? Wild. I don’t recommend renting from this company. Very disappointed.

We are sorry to hear about your experience and appreciate the opportunity to respond. At move-in, your apartment received a full professional cleaning on July 19, 2024, and a touch-up cleaning on August 12, 2024, just days before your scheduled move-in on August 15. At the time of move-in, you completed and submitted a condition form that noted minor cosmetic issues, but no mention of dirt, pests, or lack of cleaning was made. Additionally, no maintenance requests or communication regarding cleanliness were submitted during your tenancy.

Regarding the maintenance items you did request (appliances and disposal), both were addressed and completed promptly.

At move-out, you signed the walk-through form with no concerns noted.
As for the tire, our team documented it with photos both during a safety check (June 5, 2025) and at the time of your move-out. The tire was consistently stored next to your trash can, which reasonably indicated it belonged to your unit. If it had not been yours, we would have expected it to be reported or relocated during your tenancy.

While we regret that you feel disappointed, we do stand by our documentation and process. We take resident feedback seriously and will continue striving to provide clean, well-maintained housing and fair move-in/move-out procedures for all residents.

Any time I’ve had a safety check or maintenance person come I always get a heads up and they took their shoes off with no huff! It never feels like I’m just a tenant on a list- from the maintenance folks to the ones in the office- they remember you by name. It’s rare to find a property management company that balances professionalism with genuine care, but this team does it. Experiencia fantástica: I’ve been with Gold Medal for 5 years now and they’ve always worked well with me, I am a good tenant and that may have something to do with it or that’s just how they roll. When I requested gates getting fixed for the safety of my toddler to play in the backyard without stray dogs coming in it was fixed within a few days. When I requested a security flood light in my front parking lot I found out it was already in the works. Their staff is always friendly and attentive and work orders through the portal get replied to almost immediately. Just be sure not to categorize the owner of your property with Gold Medal. They are paid to be the managers of the property and the owners are the ones who call the shots, believe me. I completely wish the owner could experience some of my complaints and then they might get fixed but as far as gold medal keep doing good work ladies and gentlemen. The only thing I recommend is for safety checks, please try to give a little more notice than a couple days or a week. Because work schedules, childcare and I prefer nobody in my property when I’m not home even though Mr. Benny is a very nice guy! Thank you Gold Medal!!!

Experiencia negativa: I was considering using them for property management for two of my homes, but two things changed my mind. First, when I called to inquire about a rental property they had listed—just to gauge the level of service—I spoke with Brooke Tolliver, who was extremely rude. She simply stated that all the property details were listed and acted as if she had no interest in assisting me. It felt like she didn’t see that as part of her job. To make sure I wasn’t overreacting, I sent my mother to inquire about another property, and she received the same treatment from Brooke. If this is how they treat potential clients, I wouldn’t trust them to manage my rental properties. The customer service is terrible.

They WELCOME THEMSELVES IN YOUR HOME WITHOUT NOTICE.No work order ,no maintenance request, or ANYTHING.THEY WILL GO IN THERE AND TAKE PICTURES OF THINGS IN YOUR HOUSE.THEY WILL SHUT OFF THE POWER TO YOUR HOME JUST TO LET THEMSELVES IN (i have cameras in my home bc of this reason).THEY SIT AROUND TO WATCH PEOPLE LEAVE THEIR HOME TO ENTER‼️THEY WILL NEVER CONTACT YOU TO LET YOU KNOW SOMEONE IS GOING IN YOUR HOME ,YOU WONT KNOW SOMEONE BEEN IN YOUR HOME UNTIL THEY START ADDING CHARGES TO YOUR PORTAL.YOU HAVE TO CALL THEM AND DEAL W HALF ANSWERS TO WHATS GOING ON AND TO GET INFORMATION.OUR HOUSE WAS BROKEN INTO AND OUR NEIGHBORS CALLED GOLD MEDAL TO TELL THEM OUR DOOR WAS OPEN,NO ONE CALLED ME NOR MY HUSBAND AT ALL,NO ONE CONTACT THE POLICE ,ME AND MY HUSBAND DID,THAT HOW WE EVEN KNEW WHAT WAS GOING ON BC MY HUSBAND WAS RETURNING HOME AND SEEN THE MAINTAINACE GUY WALKING OUT OF OUR HOME‼️‼️WE FILED A POLICE REPORT JUST FOR GOLD MEDAL TO TELL US WE HAVE TO PAY FOR THE DOOR,THEY CHARGED US $92 JUST FOR THE GUY TO COME OUT AND STAPLE THE DOOR FRAME BACK TOGETHER.THIS PLACE IS A SCAM ALL AROUND.THEN THEY GAVE US 3 DAYS TO LEAVE BUT ADDED FEB RENT TO THE PORTAL.CRAZYY.

Gold Medal Property Management takes all tenant concerns seriously and strives to operate with transparency and in accordance with the lease agreement.

In this case, we received a report from a concerned neighbor stating that the unit door had been left open with unattended tie up animals inside. For the safety of the property and the animals, we promptly sent someone to secure the home. The tenants were found to be in violation of their lease due to unauthorized pets and other issues, which were properly documented and addressed.

Regarding the power, tenants are responsible for transferring utilities into their name upon move-in. This was outlined clearly in your lease. Proper notice was given before the account in our name was closed through both email and through a phone call with your husband.

We understand that receiving a lease violation and a notice to vacate can be frustrating, but all actions taken were in line with the lease terms and our responsibility to maintain the property. We encourage any tenant with concerns to reach out directly so we can address them.

People who work here are very snippy and do not care to fix any problems you have with the property. Than will charge you for everything you asked to be fixed once moving. Get ready for a bunch of terrible encounters, very rude service, and a bunch of extra charges. They will get your money moved out a month ago never had autopay and they charged my account 1100$ without any approval. 415$ cleaning fee for a house less than 1000sqft is outrageous. Definitely taking matters to court hopefully I can warn future renters so they do not have to go through such trouble and stress.

Experiencia negativa: I wish I can give this place a ZERO !!!! When I tell you that I am soooo PISSED with this company .. I paid these every MONTH on time !!!! I never missed a payment with them and whatever maintenance that needed to be done with that apartment. It was done. I closed with them on April 2024. They told me that my deposit will be refund 30 days after my lease as been close. In May, I called these people and they told me that they were still looking over it which was by 30 days. As of June, I had to call them myself AGAIN !! The same day, they called me and send me an email which should’ve been done. These people charge me over $1,000. I am so disappointed and my lawyer will be called. DO NOT RENT FROM THIS PLACE. They do no care and this explains why their rates are sooo low !

This list includes tasks such as professional pest control, carpet cleaning, leaving power and water on for five business days, and turning in the corresponding receipts. This checklist is designed to simplify the process and ensure that all requirements, which are also outlined in the lease agreement, are met.

If tenants choose not to complete the items on the checklist or if there is damage to the unit that requires repair, Gold Medal Rentals must hire qualified vendors to complete the work that the tenant did not. The associated costs are then charged to the tenant. This practice is standard in the rental industry and complies with property management laws.

Should you wish to dispute any charges, we have provided a process for you to do so. We are available to answer any further questions you may have, and you can email them to the disputes address provided in your disposition letter.

We encourage all tenants to thoroughly read and understand their lease terms, especially the move-out requirements, regardless of the rental company used.

Experiencia negativa: I rented from them for 4yrs and my goal was 5yrs. I got a notice from them saying owner didn't want to renew. They didn't give me a reason. If your on a fixed income or housing DONT RENT FROM THEM. It's hard out there. I had to come up with $"4000.00 to move on $1100 a month income. They don't have to renew. Even though it's common Courtesy to let the tenant make that decision. I was a good tenant. I'd advise taking videos of the property. I let a professional cleaner view property after cleaning. They charge me for wear and tear. If you put cheep stuff up it willnot last. Even the inspector ran Into stated the screen were either damaged or wasn't present. When you make video store them in a secure place some will do phishing. You have a right to inform others through your reviews and Exercise those rights and also go to your county Judge if you were overcharged. Those that exhibit this behavior is an insult to the real-estate. If you was a good tenant and cleaned your apartment/house you have a right to get what you deserve. This is happening to people with low income & struggling & you want to mess with their credit. I been at my new place for 6 months my info on deposit I just received. I called and gave address. They will lie so always document whom you talk to. I end by saying they're a company that willnot honestly evaluate your deposit;don't expect it back. I didn't know what to do so I went to a lawyer. He paid half my expenses for me he felt so bad about my situation. IF THEY DONT LIKE YOU THEY WILLNOT RENEW SO UKNOW. I HAVE A RIGHT TO LEAVE MY REVIEW DONOT ALTTER OR DELETE.

Experiencia negativa: Gold medal wasn’t the best place to live. For someone looking to live here keep in mind rent will be high in low income areas. You have to pay for pest control yourself. If you have a fireplace that’s not working it won’t be fixed during winter months. They charge you 100 plus on the 4th day of the rent if it’s not paid. Overall I would say this company is money hungry. Please read all the fine print before signing with them and consider going somewhere else. They find small reasons not give your security deposit back now I’m stuck with a 900 dollar bill which I will be taking to court.

Things like when rent is due are clearly outlined in the lease as well as any penalties for being late. Also, other items like responsibility for Pest Control are outlined in the lease. For example, on a Gold Medal lease when a tenant first moves in a pest control service has already been done. Any pests that show up after a tenant moves in are the tenant's responsibility. In addition, on move out the tenant is responsible to pay for a pest control service. This ensures that the next tenant receives their apartment in the same pest free condition in which they received it.

While we are saddened that you were unhappy with Gold Medal we do wish you all the best with your new home.

There repair teams do terrible work and have left before jobs were complete there leasing contract is made to make you responsible for anything and everything wrong with the house even when you have previously mentioned said issuse to them directly they are shady and will raise rent with no real reason or improvements to the house if your looking to rent go with anyone else beside this underhanded company.

Experiencia negativa: They don't value their tenants. If you are on housing don't rent from them. Your income is already low. I truly believe if you approved my voucher at the beginning that shouldn't of been a reason to force me to move after 4 years. I hada $250 electric bill from them requirjg me to keeping for5-7 days. Itwas cold from Jan 2 to 7. Those people on bluebird the way to get rid of the roaches is burn the building down. When I cleaned itroacg eggs under the tile& walls. The bottom of the refrigerator was fullof roach eggs. & under tile. They raise rent so high housing wouldn't pay them , but gave the increase to my current management. It hard finding a place in this housing Criss. .I didn't expect a deposit from them because I knew they wouldn't give it back. If you accepted my voucher at the beginning you should of allowed me to continue. Owner didn't want me out you wanted me out. Everybody can't survive finding a place coming up with rent & deposit. I can bvatify with photos if want. Don't move under this management with a housing voucher. If I wasn't a fighter I'd of been on the streets .God was with me all the way. I had to call for clarification on several issues (not their fault, issues with a roommate and then issues with a part needed for repair having to be custom made) and each time I called them I got a prompt answer. Experiencia negativa: Early on a friend warned me that they were shady when you move out and I didn't believe her until I actually moved out. Before you sign the lease read over it and make sure you understand it. The lease is well written to make sure that the tenant is responsible for majority of things including pest control and signing forms because they cant take the time out of their day to inform you that a document needed a mandatory signature, even on the phone not getting a full answer. I was almost homeless and I didn't read until I had already signed so there were things I missed that I wish I hadn't. I will give props for maintenance being quick sometimes but when it was the winter season and I had to wait a few weeks to get a new heating unit that sucked especially since I was working from home. As for the move out it had been difficult so far and I hope I can just pay it and get it over with so I will never have to deal with this company ever again.

Experiencia negativa: Beware of this company. Claudia Padilla will tell you one thing, yet then charge you differently. You will receive a $100 pest control fee despite NOT ever having ANY problem with insects due to paying out of pocket for pest control. She charged a LATE FEE for move out, despite move out NOT being late. I was expecting a FULL REFUND due to no damage being done to the duplex, and completing a cleaning DURING the tornado that was taking place yet was charged DOUBLE what I was supposed to get back. I have worked in property management for YEARS, & find it despicable when companies allow this simply because they want to keep the refund. Outrageous. Beware & go with anyone else.

Experiencia negativa: Beware of this company. I helped during a move out for a unit on Grace Point dr and was there as a witness to ensure that everything was good to go. The place was left in great condition and fully cleaned (which was difficult to do because of the tornado). Despite all of this, now the tenant is being charged double of what they were supposed to receive back from their deposit. Companies like this and incompetent individuals who work there such as Candy Padilla try to ruin what should be an easy experience. Do NOT RECOMMEND!

Experiencia negativa: UPDATE*** regarding their response, I did try to reach out to them and they’re words were “ we can’t give you any information since it was sent to collections” They never sent a notice I never received anything don’t trust this company! DO NOT USE ! Rented from gold medal and it was an absolute nightmare. The company is very rude and has poor customer service. We moved out and paid our last month and gave all of our forwarding address we also deep cleaned the entire house, we have no kids and only lived in the house for 8 months, somehow we ended up with almost $1500 worth of damages and charges, we also paid our last months and any additional bogus charges , still ended with a collection on our credit. Do not rent from them they are very unprofessional and seem to try to charge you for any little thing and NEVER notify you before sending to collections !

Experiencia positiva: Fast responses from signing the lease to maintenance requests. Especially for the pandemic. They even let us sign for the lease during the maintenance period so we can move in ASAP. So far they’ve been great by us. Foundation started to crack after 2 years living here Doors don’t close properly, massive cracks throughout and they haven’t even made an attempt to get the root of the problem fixed so I canceled my lease and now have to pay til they rent it out again. Which I’m sure they are gonna push it out as long as they want to keep me paying for the foundation. Payed my early term fees almost a week ago and still haven’t heard from them. They had no hesitation raising the rent every single renewal. Getting in is easy getting out not so much.

Thanks for giving us your feedback we really do appreciate it. As for the issues with the foundation we do apologize that you ran into that situation. The foundation company that was sent out reported that the "levels at the property were withing satisfactory range and that the stress cracks were from natural setting of the building". We know you wanted a second opinion, but the owner declined the request and there wasn't anything we as the property management company could do after the owner declined the request.

Just a note, we have terminated our property management agreement with the owner of the building you rented because we had difficulty getting him to respond to property maintenance needs. As you know, the property management company acts as an intermediary between the owner and the tenant. We work very hard to ensure that everyone's needs are being met and we are very sorry that in this case the owner was unwilling to meet the needs of his tenants.

Experiencia negativa: Pecan circle isn't a place to move if you care about your living surroundings the unit have roaches and the grounds are full of ticks and fleas the lease says they do the yards but barely and when they do trash is still left behind no edge up nor is it cleaned up properly smh either they pay this person cheap or they just don't care about the tenants or the property I can't wait until my friend moved I hate even going to that disgusting property shame on yall at gold medal smh

Experiencia fantástica: I have nothing but great things to say about Gold medal property. They are always polite. Any issues I’ve had (mostly minor) they fixed within a timely manner. Even the big issue like my AC going out during the heat of the summer (2022) they still came out and fixed it in a timely manner! If your looking to rent/buy this is the place to go!!!! ❤️

We have nothing but incredible things to say about the company over the last 4 years working with them. Experiencia fantástica: I used this company to manage one of my properties for the last 6 years, and had nothing but positive experiences. They were extremely fast in finding tenants and kept me up to date on the status of our property at all times. When it came time to sell, they crushed it! I received multiple offers over asking price in only a few days. I HIGHLY recommend Gold Medal Property Management.

Experiencia negativa: The property was nice. The rental company was not good at returning calls. They came into the residence i rented after 3 months and took pictures of my possessions in the property making it feel less secure. When i broke the lease early after playing that fee i was told it should rent before the next month's rent was due. They drug their feet and and kept changing the availability of the property on their website so it was not rented another full month which we had to pay. Be careful they never fixed all of the issues when we moved in and then they took most of the deposit to fix those issues. Not Veteran Friendly!!

Experiencia negativa: This company from my experience has consistently treated me as just a #, from scheduling appointments for inspections without asking whether or not it would be an inconvenient time to trash in the backyard when I moved in. Instead of calling to resolve an issue they just send an email. So new update, I moved out from one of their properties on 30 April 2021, it is now July 19th and I'm just now recieving my what's left of my security deposit after they racked up almost $250 in what seems to me as let's update the property fees. Here's a picture of the fees you decide. Just know, this company is probably great for the owner but if you're a tenant just be ready to pay for items that should be considered wear and tear items.

Experiencia negativa: Wouldn’t recommend! The house I moved from leased for $1150 (4809 causeway court) with SO MANY ISSUES! Ant infestation, that carpet is NASTY and needs to be pulled up, it’s barely in place on the stairs literally lifts up off the stairs when using the vacuum hose to vacuum the stairs, the hot water heater is old and needs to be replaced because it barely works, the water stays hot for all of maybe 5 mins, ac unit needs to be replaced as it has a hard time keeping cool in the summer, all neighboring houses share a fence and the ppl who live in the houses behind this property have dogs who tear the fences down and act as if they don’t know their dogs have knocked pieces of the fence down, and gold medal tried to tell me I’d have to pay to have it replaced when I didn’t own any animals. I see they’ve raised the rent on the property to $1300 and I’m more than sure nothing was properly fixed before hand. I paid a $1650 deposit and got nothing back, in fact they claim I owe them $30 some odd dollars. I knew they would do this, is why I did nothing on the move out check list. Still wasn’t $1650 plus dollars worth of things that needed to be done, as it was just myself and one school aged child and I had a son within the last couple months living there. I’m not hard up for cash and I’ve made that back 4 or 5 times over so no big deal! “Management” is rude, the vendors they use for things think they can speak to you however they want and the person scheduling vendors may be a little incompetent. You’d definitely be BETTER OFF looking elsewhere. I’d HIGHLY recommend looking elsewhere.

Experiencia fantástica: Fast and transparent service. Always answers the phone when you call and are willing to help. We definitely recommend someone working with them in the future. Gold Medal was a godsend when PCS-ing to the area on short notice.

Experiencia negativa: Stay far away from these slum lords. They will screw you when you move out. They stole over 500.00 in deposit money and then blamed us for a roach problem that plagued the entire 4 plex when they never did any pest control the entire time we lived there. Then when we disputed the charges they kept on putting us off saying we will call you in a few days to discuss this and they never did and when we would call they would say again we will call you back in a few days and they never did and then I geta letter from a collection agency instead. I called the collection agency and got the amount discounted a little and we paid it so as to keep our high credit rating intact. When my fiancé gets out of the hospital we will be taking these slum lords to court to get our money returned to us. These people deserve a negative infinity to the infinity rating but unfortunately we have to give them at least a 1.

This morning gold medal really helped us out and they were extremely fast at helping and understood the situation. I have found here in texas you want find many companies with the compassion gold medal has with their tenants and landlords. Gold medal has our business forever

Experiencia fantástica: So far I would say my experience with the company isn’t so bad. I am actually quite pleased with the different ways of being able to communicate with the company and how informative they are. Maintenance tickets are handled right away, not so much for the vendors though. Although when the vendors do come to fix it, they do a great job. There are some things that would put most people off, bc they are very little things but hey nothing too major at all. I love the fact that I could look at the place prior hand and at my convenience, that’s a major plus. So far I have several people I know that are coming back stateside and have told them about the company. I honestly haven’t had any issues.

Experiencia fantástica: Everyone has been very kind and professional with all of our requests. I never feel like I am a bother when asking questions or making requests. They are quick to respond and handle any issues you throw at them with care and patience. They go over everything in the leasing process and are very clear about what they expect from tenants, but also what you can expect from them in return. I'm kind of baffled by some of these bad reviews on here because I haven't run into anything like what some have said they have experienced. If you're looking to find a place, I recommend checking them out and wish you luck in your search!

Experiencia negativa: DO NOT RENT WITH THEM! They are the WORST company to rent with in Killeen. The employees don’t know their own policies. Someone will tell you one thing and someone else will tell you another. They are always trying to charge you for whatever reason they can even if it’s not your fault. They told me when I first moved in if you use money order no fee is required but if you pay only there is. Been doing money orders to avoid the fee and go to look out my account have and outstanding balance of 900+ dollars. See what I’m saying they don’t know the manager actually said it’s if you pay money order there is a fee...this happened twice and I had to pay both times for something that they told me wrong !

Experiencia negativa: We just moved out of one of there more ghetto located duplexes, keep in mind in the 2 years we lived there : a car backed into the brick wall and the hole in the roof was left all winter long exposed (for rats , raccoons, etc.) , the roof leaked and damaged hundreds of dollars of collectables of ours, and our guest bedroom had mold in it for months cause of a problem caused by shingles . After cleaning and repairing most of the small things ourselves , for fear of being charged fees for every excuse , the house was in better conditions leaving than entering. However , the refund stated otherwise. We gave almost a thousand dollars and were given back a hundred fifty. We "paid " for :new blinds, brass fixtures, late fees on 38.00 dollars, ($64.00) and a mountain of other fixes . All the stuff we requested while living there that never got done. Not to mention the house was in squalor and shambles , and the backyard trees touched the floor when we moved in, all things WE FIXED! WE ARE MILITARY, AND THIS IS HOW WE WERE TREATED , thanks for nothing gold metal. We have emails and pictures. I'D RENT ELSWHERE!

Experiencia negativa: They mailed us a “final notice” a year after we left expecting us to pay an amount of expenses that they said we owed them, and if we didn’t pay that amount, they were gonna jack up the price to 500$- that’s ridiculous! Don’t use them, use Harker Heights Properties instead! So much better.

Experiencia negativa: If I could give zero stars, I would. Property manager is as rude as can be. I call to get simple information and every time it seems like a huge inconvenience to her. I receive smart remarks and the worst attitude. I treat everyone I encounter with the upmost respect and was completely taken aback by this person. No one communicates to any charges being added to your account. This has been an overall nightmare.

Experiencia negativa: DO NOT RENT FROM GOLD MEDAL PROPERTY, These people are the definition of fraud. They will take advantage of you if you are not there for the move out inspection. I left my apartment in such nice condition that I chose not to be there during the move out inspection. WRONG MOVE, as you can see Im being charged for any and everything they can think of. They basically just cut your deposit in half and keep the rest. Incorrect wattage of light bulbs??? Are you kidding me. Not one bulb was ever changed from the day I moved in. So you mean to tell me that the previous tenants were charged for the same things , they took their money and never applied the changes so that they can charge every tenant after for the same thing. COMPLETE FRAUD AND I WILL BE FIGHTING THIS. UPDATE, I don’t know why they commented under this picture 8 months later when I already had a sit down with the Ajia lady, which resulted in her basically telling me they still keeping my money. Don’t try to wait until some time had passed and comment like you guys are all about customer service.
