Experiencia negativa: I've rented from several property management companies in Fort Collins, but this one is by far the worst. Our direct property manager was impossible to get a hold of, and when we finally got in contact with her, she was incredibly rude. The man who seemingly runs this company is so disorganized, constantly requesting emails about pet records and renter's insurance, but "never receiving them". Any maintenance requests we made fell on deaf ears, but as soon as we started to take the legal route, things were fixed. Mostly cosmetically and very cheaply, but fixed nonetheless. We never sought out Stegner, they took over while we had already lived at our property for a while. But if you have the choice, do not rent from them!

Experiencia fantástica: We've rented a property through Stegner for nearly three years now and have been very happy with them! From our first inquiry with Silas—during the height of COVID when finding a good rental felt nearly impossible—to Shelby's thoughtful accommodation of our request to move out early due to a change in our life circumstances, they have dealt with us fairly, communicated clearly, and been incredibly reasonable. Important repairs have always been made in a timely fashion, and even some non-essential repairs, which we weren't necessarily expecting (sometimes you get what you get when you're renting) have been made, to our pleasant surprise. They've always stayed on top of keeping the house running by changing out filters, servicing sprinklers/furnace/AC, and replacing batteries in the smoke and carbon monoxide detectors regularly. We receive plenty of advance notice when one of these services is coming due, and they've also been flexible with us when we needed to request a change to the service date or time due to conflicts with our work or childcare schedules. Perhaps most importantly, our rent has never spiked or changed significantly; just nominal shifts year to year for various different reasons, with plenty of notice. Overall, we think we are getting a great deal. The experience has been night and day more positive than our previous experience dealing with a landlord directly, in which we often felt helpless to advocate for ourselves against one individual's whims. We appreciate the "protection" afforded both us and the landlords with Stegner operating as a middle man to advocate on behalf of all interested parties. That is no easy task! While we can't speak for the landlords' experience, we do know that Stegner has done periodic check-ups on the house and has always fairly investigated any maintenance requests, all of which we hope has made their experience as positive as ours. Thank you for all your help, time, attention, and care these three years! I'm sure we will be missing you when, as homeowners in a new state, we have to deal with problems ourselves as they arise rather than having the ability to reach out to you for a speedy solution.

Ive had 2 different properties with Stegner and both times the experience has been great. Silas was our property manager both times and he never hesitated to answer any questions or concerns we had no matter what time or day it was. Experiencia negativa: We were about to sign a lease with Stegner when I noticed that the lease term was not what I had requested. Thinking it was a mistake I asked them to change it, but was subsequently bullied into accepting it with threats that other tenants were waiting to move in if I didn't sign that same day. Unprofessional and shady. We backed out right away and I can only suggest you do the same. I don't know what game they're playing trying to trick people into leases with terms less than one year, but it's a red flag to try to bully someone into signing a contract.

They are always available for contact should an issue arise. They also contract a third party company to change the air conditioning/furnace filter periodically and also come in and inspect carbon monoxide/ smoke detectors so you don't have to worry about it. They say that I’ll get a call back and never do, then they make you give your information just be told to go to another website and fill it all out again to view the house. Recently, I accidentally sent a package to my old address without realizing the mistake until I received my shipping confirmation. Silas emailed the new tenants while we were on the phone and explained to them my mistake. Long story short, I was able to retrieve my package without any issues. Experiencia fantástica: Stegner Properties has been great to work with since moving in to my rental in April of 2023. I have been in two situations now, one with a carbon monoxide detector and they acted immediately and replaced all detectors to ensure I would have no issues going forward. Additionally, I was recently stuck out of state due to delayed flights and the person dog sitting for me had already left for the day and left my dog at home. I was extremely worried I would not make it back in time. I contacted Silas (very close to 5 PM might I add) and asked if I could have a friend pick up a spare key to retrieve my dog. He acted quick, even came up with a backup plan if the first plan failed, and I was able to get my dog taken care of under the uncontrollable circumstances. I have not been bothered once since moving in except for a routine rental check to report back to the homeowners. Very thankful for the attentive care I receive when needed.

The property it self is in a very quite location which me and my fur babies love. We are very close to a lot of activities which is super helpful. The complex is nice and maintained very well. The unit it self is updated nicely and the lay out is workable given the smaller space. We have not found a downfall yet!

Great guys who go the extra mile. Might have to remind them about day to day things once in a while because they have a busy office, but our issues always got resolved satisfactorily and they were good to deal with!

I didn't want to but was struggling with summer electric bills and there were a couple of things that needed replaced but were not. When I received my deposit there were several charges that I very much disagreed with. I disputed these and began communicating with Jim Stegner. We went back and forth for weeks via email and letters. Throughout our disagreements Jim was polite and he never said anything mean. At least in his letters. Hahaha. I'm sure he may have mumbled under his breath lol. When I started explaining things and situations I was very happy with the outcome. Jim was very fair and I'm so grateful for his desire to do the right thing. If you ever rent from Stegner and have issues that haven't been resolved ,Jim is your go to guy. I'm not sure how many property managers would have been this cordial. Jim was very fair and I'm very happy with his decisions. Now that I know this I would rent from Stegner again. Thanks Jim So, that review was so many years ago. Still renting same home after a dozen years. Company has grown with many changes in contacts and property management. This makes thing clunkier, but understood. I have had a fair rent price ( more than fair for market value) due to the fact I have rented this home for the past 11-12 years. I have personally met the owner 1 time and he accentuated his appreciation on the condition in which I kept his home. I assisted him with a tree removal. Over the years, I never repaired any minor issues, even though Maintenance was my forte. I was told it had to go through the Property Management. Most maintenance was extremely lackluster and most often resulted in further damages or several attempts to correct the issue. I often put my own corrections into play to avoid property damage and actually address the issue. Didn't want to alert the owner as to set higher rent due to incompetent maintenance. I always had the owner in the best interest and took pride in living here. Now... updated here (5/25/22) I get an email stating that my rent will increase by $200. I have to pay pet rent of $35 per pet x2 and have a 3rd party endeavor come into my home randomly to decide whether my pets are adhering the lease agreement. Which will also cost me $20. No one will speak to me directly. My property manager, Haley is rude, unprofessional, uncaring and incompetent, in my opinion. I am baffled. My house has always been immaculate as shown in all previous "Pet Inspections" that they required me to pay 2 times per year. I am saddened and backed into a corner due to current economic issues. I contacted the owner for further clarification and as always, he was suer awesome. I now have an understanding of how everything will be going forward because I was treated with respect by him and Silas (who will manage my home going forward per my request) They are still a great property mangement but I guess there is always one bad egg.

Experiencia fantástica: We were one of Stegners very first properties and after all those years they have never disappointed. I used a competitive Property Management company and our property would go unrented and they had all the excuses.. We agreed to part and I found Jim's posting in "Craig's list", he was upfront he was just starting... Since we signed our property has never been vacant. His team communicates with me and our tenants and resolves issue efficiently.. I highly recommend Stegner Property Management.

Experiencia negativa: This one is a tough one to review, but overall based on how I view the company. I was a potential tenant looking at a place to rent. Compared to other places I have rented, the FoCo market is.... interesting, and so I think location does play a factor in this review. In other, albeit larger cities, rental companies that I've worked with were very modern, and used technology to really simplify the whole process. I was expecting that here in Fort Collins as well, but found the opposite. Many homes are beat, and haven't been updated in years. Not the end of the world, but certainly not a pro. The agents at Stegner are nice, but it ends there. I've had showings randomly cancelled, with little to no notice, and when I finally heard back it was "sorry that happens sometimes". Funny how "sometimes" was consistent. I suppose I could have been unlucky, but over the phone Stegner made it seem like it was my fault and kinda ignored my concerns. Rent pricing is slightly above market, and I've found that local competition offers better value for your money and most certainly your time. I've heard stories from friends about Stegner cancelling showings, showing up to homes without letting the tenant know, and overall just not respecting the time of customers and clients. Locally I've seen some similar issues, but had the best time working with Kevco and All Country-- both of which had slightly better pricing, homes, and staff. I will say though, your best bet is cutting out these almost parasitic middlemen, who likely are driving prices for their own benefit. If you decide to give Stegner a shot, I strongly recommend working with other management companies at the same time, as a safety net at the very least. While Stegner is not the worst, I certainly couldn't say they are a good company, and will need some modernization at some point to stay competitive.

Experiencia fantástica: Recently worked with Stegner properties to rent a house for next semester at CSU, and despite being competitive we managed to find a great house close to campus. Haley and Bracy were awesome to work with, they made the process really smooth and were always there to answer questions when we had them. Thanks for the good experience, highly recommend for anyone looking to rent near CSU

Experiencia fantástica: My roommates and I have been looking all around for our next house and we have toured a few houses managed by Stegner Properties. Bracy was especially helpful and communicative during this process. He helped my roommates and I find meeting times that worked for us. He even helped us find alternative properties when certain houses were no longer available.

Experiencia negativa: Was scheduled for a showing on Saturday and was contacted to see if we would be willing to move our showing to a different day because they “had a lot.” I agreed and moved the showing, Saturday came around and I got a confirmation call that the showing was for later that day, I contacted the showing agent to confirm that it had been moved and received no response. We went today and after waiting with no agent arriving I sent another message and she finally decided to mention that the property had been rented and that their system “should have notified” us, technology breaks but she could have responded Saturday to let us know.

Experiencia negativa: They don't respect the time of their tenants. If you want to be treated like a walking product, sign a lease here. You will become nothing but a dollar sign to them. Incredible how they are still in business.
