Experiencia negativa: My wife originally chose this company to manage our rental property, but it ended up being one of the worst experiences we’ve ever had. Knowing that rental prices are declining, we asked them for honest guidance on a realistic rental price because our goal was to have the house rented within 40 days. I had spent a significant amount of money on maintenance and repairs before the new tenant moved in, so time really mattered to us. After 45 days, the house was still vacant. All we kept hearing was that there were “applications pending,” yet nothing ever moved forward. Once we passed 60 days without a tenant, the excuses continued. We also started noticing that whenever we called their office to ask for updates, they would see our call and simply not answer. After 70 days, I had enough. My wife terminated the contract, and we hired a different property management company. The first thing the new company pointed out was that our rental price was completely out of line with the current market. My wife told them that the price had been recommended by Rossman Realty. Once the price was adjusted—only $350 less than what Rossman had suggested—the house was rented in less than 15 days. The new tenant is taking great care of the property, and everything has been smooth since. If you’re a property owner, be very careful with the advice you receive from them. Poor pricing guidance can cost you months of lost rent and a lot of unnecessary frustration.

Experiencia negativa: I had been renting with this company for two years. The first year I was with Angie, and it was a good experience. Then I moved, but I continued renting with the same company, this time with Yaimi. When the contract was ending, we tried to contact her to negotiate and continue, but we didn't get a response. Then we went there, and she didn't make much of an effort to give us an offer we could consider or even speak with the property owner. We found a better place and ended the contract. We signed the termination agreement, and it turns out they charged us for January as if we were still living there, even though legally they had no authority to do so because we had formally ended the contract. In conclusion, I definitely wouldn't recommend them at all. I imagine that's one of the many reasons why there are so many "vacant rentals" signs in the area.

Experiencia negativa: I would not trust that Compony at all. They have my property for a month not rented and each time I contact them the respond the same ‘ we have pending application’. Great trick! After I left Andrea telling the price was hight. Why it was not disclosure before we sign the contract or at least in one week!!?? I price is the lowest in the complex. Be carefull with their ‘ we have pending application.’

Experiencia negativa: Maybe OK to use them from a property owner standpoint (IDK bc I’m not one) but many if not all of the negative comments on here from tenant perspective are accurate. I assume that most (if not all) property management companies are just in the business of making money for the least amount of work. And I shouldn’t be surprised that this company is not any different but I guess I am. **Avoid this company at all costs if you can.** Unfortunately spent 2 years with them because I didn’t have a better option at the time. They seem responsive and reasonable at first but then things get stressful because they are not there to be helpful/reasonable. All along the way you get nickel and dimed for every routine and emergency maintenance/problem that comes along the way. For example: something breaks in the rental? …Well guess what, it’s going to cost you extra for them to do their job and arrange to send someone to your home to address the problem. Also read your contracts or you may find yourself responsible for maintaining/repairing/replacing major appliances, which are all in my experience very much home owner problems. Unfortunately Cape Coral is not a good place for renters. Be careful.

Experiencia negativa: The company refused to provide us with a copy of the lease they created for the renter of our property. When I asked about details of the contract the agent lied about the pet policy. I finally got a copy of the contract when I told them I needed it for our attorney. When I read it I noticed that our “12 month lease” was written for a period over 13 mos. They also lied about the criminal background checks for the tenants. A month into the lease, one tenant became homicidal , the family rushed out of the house leaving food cooking on the stove, causing a massive fire. $200-300,000 in damage, the house has to be gutted. Horrific experience.. Check their BBB rating and Yelp reviews. Run, don’t walk.

Experiencia negativa: Absolute scam of a company. Rented for 5 years from them then paid in full to break the lease. Lisa King put in writing how much was owed and said if we pay in full the account would be settled. We immediately paid what she asked in writing. Then two weeks before closing on a house we get a call that we were sent to collections for 3 thousand more dollars. We called the collection agency and then tried to call Rossman to see what that money was even charged to us for. Sofia answered the phone and hung up on us twice and said they wouldn’t speak to us. AVOID THIS COMPANY AT ALL COST.

Experiencia negativa: Extremely high application fee, they’ll take your application and your money, knowing they’ve already rented properties just to get your money in their pockets, they have zero interest in your well-being and instead of being honest and telling you something has been rented or they’ve already got an applicant on it. They’ll still take your money, knowing you won’t be getting your money back and knowing they’ve already had an applicant on properties I think this is dishonest and in these high inflation times, absolutely absurd

Experiencia negativa: They do not keep their word, they are liars and lazy. Everything is a chore for them, from the realtors all the way to upper management. It has been 2 weeks since I moved to my new home given to me with multiple issues that have not been resolved. Marianne and Andrea stated if there are any problems to contact them, all I had from both of them is broken promises. I would suggest to stay away from this company, and if you have your own realtor showing their properties be ready to sue them to get their commission.

Experiencia negativa: Please read all of the other negative reviews and stay away from these people! This agency is absolutely terrible. The staff is incredibly rude and they do not respond to any inquiries regarding maintenance or any problems that arise during the time of your lease. The house that I rented was turned over to me with numerous problems. There were many roaches throughout the residence, a dead frog in the shower, the shower faucet does not work, the lawn was not mowed, the dishwasher was broken… Two weeks later, I still do not have a working dishwasher and none of the other problems have been resolved either. The property manager, Aundrea, continues to ignore my calls and texts after I expressed my disappointment with the problems in my new rental. She raised her voice at me over the phone and has been incredibly unprofessional. Not once did I even receive an apology regarding any of this. Marianne, another agent there, also yelled at my family and I and threatened to call the police after we had questions for her during our lease signing. She is also refusing to share the commission with my realtor who showed us the house while she stood in the kitchen doing nothing. I highly recommend that you not rent from this agency.

Experiencia negativa: Instead it was super, but in the rented house we have a little problem, it implies that they will not check, before delivering that is why the 3 stars, problems such as that the washing machine is not working, the washing machine is damaged, the pool is dirty has not come to clean it, the dishwasher does not work, the master bathroom comes out of the bathtub smell, I hope this week you will help us solve these problems, to have a satisfactory experience.

We just closed on a condo and, throughout the entire process, Tina was always MIA. Even demanded that the buyer's agent go the condo to retrieve the key to be handed out to the buyers at closing. Left important papers and keys at the condo rather than turning them over to the closing office as it is customary. Very conceited and with total lack of class.

They never respond to maintenance requests, and then they charge you for everything you tried getting fixed when you move out claiming you never said anything. Yami is a horrible person and has no reason managing properties. Homeowners be ware they do not ever ever take care of the properties. I had to fix most things myself that should have been repaired by maintenance. They couldn’t even be bothered to get water issues repaired even though it’s state law they are required. Yami will do nothing but lie to you if you can ever even get her in the phone. You’re way more likely to be ignored.
