Experiencia positiva: I am a property owner using Spinnaker as my property manager, and am on my second tenant through them. Overall the experience has been fine. In the beginning, they missed our initial appointment . I have gotten repeated requests for paperwork I already turned in. There has also been a lack of communication regarding maintenance charges. It was okay in the beginning, but I was told anything over $500 would be run by me, and I have not had that. I have not had major issues, but enough minor issues that I am not fully satisfied with my experience.

Experiencia negativa: Very helpful and worked with me to get me into my place. Revision...Been there 11 months came home from work to find a cut my grass or vacate notice on my door. Then was charged $65 for the posting. Revision as of 7/02/24 Still here.. They came in my carbon dioxide monitor didn't work. It also was high up near the smoke detector when it should have been closer to the floor. That put the place in abatement meaning I rent is not paid until the monitor is replaced. It was fixed within 3 days. They charged me $65 for the letter they put on my door $160 for the ebatement and $200 for replacing the broken monitor. When the ebatement letter clearly reads tenants are not responsible for any part of the ebatement charges. Here it is 2025 and yes I'm still here I send payments and they still apply it to illegal things like abatement that tenants are not responsible to pay I did not remove remove the detector the detector was not working and the guy who came in to inspect removed it because first it was not working and then it wasn't in the right place so he took it down they had it up where the smoke detectors are when it should be by your calf area. The $200 fee is now down to $120 because they are applying my payments to it. The abatement letter legal bonding letter

Experiencia fantástica: I am a new tenant in one of Spinnaker's properties. Moving in was very simple and everyone I've spoken with has been kind and helpful. I had a few maintenance requests that needed to be placed upon me moving in and I was able to work with Drew who was very professional and friendly. She got my requests taken care of quickly and efficiently. This has been a genuinely great start to my renting experience with Spinnaker. Experiencia negativa: I was charged for a move out carpet clean after supplying receipts of completion prior to move out. In addition, I was charged for carpet repair on a poorly and quickly remodeled townhome. Completely scammed, i cleaned the property better than move in. 8/14/25: I never received a phone call or email after numerous attempts to contact Spinnaker in regards to false charges placed during the move out process. 8/15/25: No call received despite VM and multiple emails. Will update next week.
Hi Amber,
We noticed that your recent review was posted at the same time as your email disputing the additional carpet cleaning and pet deodorizing charges. We would have appreciated the opportunity to respond to your concerns before the review was made public.
While you did provide a receipt for standard carpet cleaning, the home still had a strong odor of pet urine upon move-out, which required additional treatment. Additionally, as outlined in your signed lease agreement, unauthorized pets are subject to a $500 fee. This charge will be applied accordingly.
Please note that the carpet was brand new when you moved in, and you were the only occupant during the lease term. No concerns were ever raised regarding the carpet's installation while you were living in the home. The vendor who performed your move-out cleaning was not the original installer and would not be able to accurately assess the quality of the installation from four years ago.
We’re happy to further discuss this matter if you'd like to reach a resolution, but we ask that any feedback be based on a full understanding of the circumstances and lease terms.

Experiencia negativa: Worst property management company. Safety is zero concern to them. Also they cant keep a property clean, unreasonable rates & fees for bad neighborhoods, random unwanted strangers park in tenants spaces doing drugs & littering, the parking lot occasionally reeks of weed . I will never recommend Spinnaker let alone I will never rent from this company again. I liked the old property management company better Northwest Smarthomes LLC, they cared about their tenants, unlike Spinnaker & Northwest’s maintenance always kept the complex clean, hardly any homeless camping incidents & I was extremely upset when I found out Spinnaker would be taking over after reading all the bad reviews from previous experiences.

We understand that change in management can create mixed reactions, but we will not tolerate misinformation or exaggerated claims. At Spinnaker Property Management, we take the safety, cleanliness, and quality of our properties seriously. If there are real, reportable issues — such as unauthorized vehicles, drug activity, or maintenance needs — we expect residents to report them through the proper channels so they can be addressed immediately. Complaining online without taking those steps helps no one.
We understand you preferred the previous management, but Spinnaker operates under strict standards and policies. Our teams respond to maintenance requests, enforce parking rules, and actively work to improve each community — even when inheriting properties that require time and resources to bring up to our standards.
Unsubstantiated accusations and general negativity don’t reflect the reality of the work being done daily by our staff. If you have legitimate, specific concerns, we welcome the opportunity to address them. Otherwise, we stand by the work we’re doing to create better living environments for all residents.
We also noticed that you recently signed a one-year lease extension at this property. If you truly feel that living here is no longer a fit, we encourage you to contact our office directly to discuss the lease break process. We’d be happy to walk you through the options.

Experiencia negativa: For a company that pays little attention to their renters, unless said renter is doing something they consider wrong, they don't make paying rent very easy. They don't take any of the debit cards I have. I don't do checks, would never mail cash, and the banks I deal with don't do cashier's checks. Now I'm looking at being evicted because I can't pay rent, even though I have the money.
Hey Riz - It is the 16th of the month, and we are just now hearing from you. We make paying rent VERY easy for those who pay. Our system takes all credit and debit cards; bill pay, pay by checking and routing information and ACH. We also accept payment from the Walmart money center. You can always mail a check or cashier's check. You can drop off a payment at our office. You have been a tenant for over TWO years and have not had any issues until this month?? Please contact the office today with a plan to get your rent paid. You can also call the office to discuss any issues you are having instead of always leaving a review.

Experiencia negativa: Accidentally deleted my previous review so I am reposting with further context. Experienced targeted harassment while living in one of their Tacoma properties. Management would not do anything to assist with the issue. Do not live with them if you value your safety. They replied to my previous review saying they did not receive information regarding the harassment until after I decided to break my lease and if they had they would have helped. This is NOT TRUE. Management was notified over a month prior to me reaching out to break my lease & offered no possible solutions. In fact, they stated there was no proof of what was happening to me (despite my security cam footage) and that their staff hadn't seen anything when they'd recently been by. Trash company to rent from and I can't believe even after I have moved out they are continuing to invalidate the near constant harassment I experience for over two months. Rent elsewhere.

Experiencia negativa: Horrible just stay away. I'd add photos but it's not an option here.. so I'll edit since I can't respond. If someone would have called me back BEFORE my application was ran i would have asked it to not be done. I did call many times for someone to call me asap and nobody did. Another thing as to why i say "horrible!"; Any other decent good reputable company I've dealt with in the past has been willing to refund me 100%of my funds if they chose an applicant that was in before myself. So; No thanks on dealing with your narcissistic petty company. May you have the day you so very much deserve.
Hello Christina - We run applications as they are received. Another applicant was approved and immediately paid the security deposit taking the home off the market. As with any applicant we are happy to move your application or hold on to it for 30 days until hopefully another home fits your needs. To say we are "horrible" because someone beat you to this particular home is really unfair. We would STILL invite you to search our website in hopes we may have something for you. Have a blessed day!

Experiencia negativa: I have been renting with spinnaker for about 3 months, and it has been nothing but issue after issue. The way they go about things are rough, hidden fees, and some staff have been really absent, unknowledgeable, disrespectful, and hurtful at times... They demoted the maintenance manager and replaced her. Brian is now In charge, and so far, I’ve seen more improvement and my maintenance issues are finally being taken seriously. My house is cute and my neighborhood is perfect. I knew of spinnakers poor reputation but I really love this home. I hope everything is smooth from now on and I can continue to live here for more years to come.

Cadence - With the paystubs you provided us you did not make 3 X the rent. If you have additional paystubs or any other source of income, we are more than willing to re-evaluate our decision. If you would like I can explain how to figure out the math on that policy and how we came up with those figures. We apologize profusely that you did not receive the follow up that you expected. Experiencia negativa: This is the wrose place to rent. I moved out last year in June instead of getting my security deposit back they billed me almost $600. I tried to call them, and when I finally got a hold of Leandra it was after months of me moving out. I spoke with her, showed all my pictures and prof and that’s is when she decided to speak with the owner and to get back to me. She never did, I tried calling several times until I got a hold of her again she told me that the owner will drop the charges and send me a check of $96 of my $1300+ deposit. I asked her why $96? And why are they billing me $1200 too to paint while I provided all my move out pictures as proof that the charges are unfair. She answered that she will have to talk to the owner and get back to me and again never did. Last month I found out that they sent the unfair bill of $600 into collection. I had to chase her until I get a hold of her a year later. Note that I did send emails, calls for an answer. A week ago when I found her she took my phone number and said that she will get back with me the next day on something that she was supposed to do a year ago. And here we go again, still nothing. I spent the end of the week and beginning of this one calling her but no answer and today I found her she told me that I will have to pay the collections, claiming because I didn’t chose, which she was the one putting me on standby to talk to the owner in order to find an answer for me so I know what to do. Those people are evil, specifically Leandra. Because she wasn’t doing her job that she get paid for , now she is causing someone else to suffer. Those people are thieves, disrespectful, unprofessional and extremely unfair. Please stay away from this place for God’s sake!!! You said that I left junk stuff in your apartment. Now, those are the pictures I took when I left . Tell me where did you see the junk stuff. That’s stealing people’s money, and trying to be slick. I work hard for my money and I don’t still or trying to be rich by stealing others or being unfair okay. I told your unprofessional Leandra and thief like you to talk to the so called of owner cause it is unfair to keep my security deposit and charge me almost $600 on top of it. She never gotten back with me. I called , emailed, she never responded and now y’all sent the unfair charges to collections. You think by doing that you’re being a good business owner. One thing I know there’s nothing you do on this planet wrongly you will not pay it right here. I advise everybody to stay away from those people cause they are thieves, very unprofessional and liars. YOU SHOULD BE ASHAMED!!!!
Jennifer - When you vacated last year you left the home in dreadful condition. We gave you move out instructions to follow that you did not adhere to. We had to paint your entire apartment, deep clean and remove all of the junk items you left behind. Your security deposit did not cover the charges you incurred. We offered to settle this with you last year by you only paying a portion of the debt prior to it going to collections and you declined that offer. Going forward, please work with our collections department to pay this ASAP as it is now out of our hands.

Experiencia fantástica: After buying a property that was trashed by the previous tenant and not having a big enough connection of contractors Spinnaker was there, in my corner, ready to help. Drew Myers was there as my source for everything flooring. The prior tenant completely destroyed the carpet and even tore up the linoleum but after getting the garbage clear, Spinnaker sent out their people, measured it up, gave me several quotes for different materials in all areas of the house. We were able to negotiate on some of the details and lock it in. The team that installed the flooring were great and being able to reach out to Drew whenever I had a question or idea was just a breeze. I'm really happy to have started off this relationship so well and know I'll enjoy working with them on more stuff.

Experiencia negativa: From the first day we moved in it was horrible. The property was dirty. The dryer didn't work and took almost a month to fix. And continue to be an issue until it was replaced 3 months before we moved out. Blinds were broken upon moving. Deck boards were broken upon moving. It's like they didn't take care of the property before new tenants moved in. I had to make so many requests to get things fixed The oven handle kept falling off. The washer flooded the drain in the sink broke and flooded. And it was like pulling teeth to get these things fixed. I would put in a maintenance request in the portal and if I didn't follow up on it and be a pest it would not get completed. Trying to communicate with Spinnaker and anyway has been so hard. Looking back the first red flag should have been it was really hard to get through to the leasing department to follow up on the steps to get this apartment. Please proceed with caution when working with these people. To the owner that replied. So it's standard practice to know that the dryer is broken upon moving and take almost a month to fix to then replace with a another dryer that gives us problems for at least a year and a half before it's finally replaced. I don't care who owns that property that is bad management on anyone involved. If you knew the dryer was broken upon moving that should have been fixed before the tenants moved in or at least been warned about it we had no warning. The only reason we signed another year lease is because it was the cheapest place we could find for where we were located. If you are truly okay with how this place was ran you guys need to take a look in the mirror. Like I said broken deck boards appliances that are falling apart. I'm sure you can look at our maintenance history and agree that that was unacceptable on any level.

Thank you for your feedback. We were quite surprised by your review, especially given that you signed not one but two yearlong renewals with us. If you felt that issues were not being addressed as you mentioned, it’s puzzling why you continued your lease under those circumstances.
Regarding maintenance requests, as you might know, we act as an intermediary, and all requests need to be approved by the owner. The owner did go out of her way to purchase and personally deliver a new dryer to address your needs promptly, bypassing vendor delays.
We genuinely wish you the best in your future endeavors and hope you find a situation that better meets your expectations.

Experiencia negativa: Update: It won't let me respond to the companies response, but just to let everyone know, I had NOT just signed a new 12 month lease, we were 8 months into a lease. A lease that Spinnaker had lost in the past, and they did not know when we first signed the lease. The maintenance issues were not addressed months prior, when we moved out the washer was still broken and the toilet had not been useable for a week. We also did not have a working refrigerator for at least 2 months in the summer time that they didn't care to fix in a timely manner. Do not believe all these recent reviews on how great they are at getting maintenance taken care of, it looks like they've asked a bunch of people they know to put in these recent reviews, or they are bots that they purchased. This is the worst property management company I’ve ever used. Avoid them if you can. They won’t address your maintenance issues, and then make it seem like it’s your fault they aren’t doing anything. There is no urgency behind getting any maintenance issues addressed. Leandra specifically is extremely rude and disrespectful when she speaks to tenants. The whole company is a joke. DO NOT RENT FROM THEM!!!! Would give 0 stars if possible.
Cortney - You were with us for 4 years and decided to buy a house. You knew you had just signed a new 12 month agreement with us and stated you were aware of the break lease fee and agreed to pay it. Now that it is time to pay the fee you bring up maintenance issues that were handled months ago. Please keep in mind everything we do we must get prior approval on and sometimes that takes time and multiple bids. I am sorry all this time had to end on a bad note for you, we wish you well and congratulations on your new home.

Drew and Thomas, from Spinnaker's Maintenance Team, were absolutely awesome in taking care of us. They got out to the house prior to our departure date, diagnosed the issue, and worked with a relative while we were gone to complete the repair. They went above and beyond to take care of their tenant and this is why I love working with the Spinnaker Team!

Experiencia fantástica: Writing this review after having moved out. I lived in a Spinnaker-managed property for the last 3-4 years, and dealing with their staff has always been 100% positive. They provided prompt and diligent maintenance when needed, always communicated in advance when entering the property, and otherwise stayed out of my business as a compliant and respectful tenant. To finish out my tenancy (moving to a different city), Holly worked with me in a very constructive and reasonable manner throughout the move-out process, which can sometimes be a challenging time for the tenant/landlord relationship. Truly no complaints. I’ve had some horrible property management experiences in the past, so I wish they made em all like Spinnaker!

Experiencia negativa: I attempted to rent a home from Spinnaker and because I was unwilling to provide access to the company I was about to leave for a new job in Tacoma I was told that my application had a “huge red flag” and that therefore I was not eligible to fill out an application. Given I have an over 800 credit score and perfect rental history this was a clear violation of both Washington state and pierce county housing laws. This company is discriminatory at best and intentionally violating the law at worst.
Hello Guy - After careful review, we found that you applied on two separate occasions, once on 4/3 and again on 4/15. Unfortunately, both applications contained numerous discrepancies and conflicting information, which led us to deny them.
We do not require previous employment verification, but we do need to verify your current employment. Regrettably, we were unable to verify any current income based on the information you provided. For our requirements, it is essential to confirm that your income is at least 2.9 times the rental rate, including all sources of income.

Experiencia positiva: Their maintenance crew are great about contacting you after you put a maintenance request in. They get things done a Timmy manner. Drew is awesome. Management I feel could use some work. The property could be better maintained. When I first moved in under different owners the place looked nice. They kept up with the lawn care and everything. Now they only come out maybe 2 times a month. Everyone only gets 1 parking spot. We used to park in this small gravel area for extra parking but were told we aren’t allowed to anymore and we have to park on the street. There is a logging place next door that has big trucks that have to pass by and they have barely any room. Management doesn’t care. It’s not their car that may get damaged.

Experiencia fantástica: I absolutely can't say enough about how Spinnaker continues to be a blessing to the families that I serve. Most of my clients come to me with not so favorable rental history, but once they work with our organization , they definitely turn that around. Spinnaker understands that behaviors can change, and they are always willing to go the extra mile to make everyone feel comfortable and welcomed. The past few years has been extremely difficult for renters, property owners, and management companies due to the state of our economy etc, despite those risk Spinnaker continues to show empathy and grace to every family that walks through their door. It's just not a forprofit business, they truly care about everyone sheltered or unsheltered individuals. Not too many property management companies partners with nonprofits whos mission is to help those less fortunate and have actual boots on the ground to help change the narrative of some families.
