Experiencia negativa: Where to begin. My niece signed a lease. The place was dirty. Blinds were broken. There was mold all over. The water was tainted. I am so disgusted at how unprofessional the staff acted. I was with her cleaning the place for 8 hours. Please save yourself the heartache and stay away from this place.

Experiencia negativa: The only reason they got one star is because I had to.. avoid this place at ALL cost. VERY shady company. Rent houses with mold, VERY dirty places, houses with poisoned water. They are not willing to fix anything. Do NOT go through them.

Experiencia negativa: Renters beware! This property management owns a couple houses on the same property. The neighbors have been sick for months with diarrhea and vomiting. One water softener connects to each house is what the neighbor informed us. So water results are……

Experiencia negativa: Terrible experience with IPM from start to finish especially Jenny. They rent homes with unsafe water. Tested by the Genesee Health Department and confirmed. High levels are Arsenic. Black Mold. They refuse to make any repairs. High rent and they do not maintain properties. DO NOT RENT HOME AT 5181 N. ELMS RD OR THE DUPLEX BEHIND!!!!!!!!!!!! Be careful they put in the lease your responsible to repair or replace appliances. They are all old in poor condition. This is a loop hole to make you financially responsible. They keep the for rent sign up once a contract has been signed to collect fees from people. When the house had already been rented. Its a scam! If you are looking to have the company manage your rental home/ property they will run it into the ground. Seek another company.

Experiencia fantástica: So far I can only say good things about ipm. They have been very responsive to the things I've needed repaired in the house. The lease signing was a bit impersonal but it's OK no one's looking for friends here lol! Overall I'm pretty satisfied with ipm.
Experiencia negativa: I paid the application fee. They denied me the very next day after the bank processed the payment. The reasoning for denial was “cant get in contact for rental history” Mind you they never called. My previous landlord was a trusted family member and told me they never received a call.

Experiencia fantástica: We as a family orientated couple feel that this house not only would be a great new beginning but also be great family environment due to the fact of all the space and lay out of the home plus we all love the old style look the home has we have also been living in this area for over 7 years we currently live just down the street from this home but our current landlord is a good person but has not kept up on much needed repairs would love this home due to the perfectness of how it would fit my family. Another bonus to us renting this home is I would not have to move my kids school they go to the ecc and flushing high school.we loved the home at first sight your home rental agent Mr Scott Miller was very awesome at his job and showing us the house in it’s full beauty. Experiencia negativa: So 1st off do not waste your time going to see any properties until you are pre approved. I went and seen 3 properties and the one I wanted someone got. So basically whatever house you apply for you may or may not get because 20 other ppl have applied aswell. And whomever paper work gets back the fastest wins. Also they don’t contact you to let you know what paper work they are waiting on. You have to call over and over again. Took 2weeks for them just to tell me I was denied. And I was denied because my old apartment from 3years ago I fell into the wall causing a huge hole carrying heavy stuff to move in. I paid for it to get fixed and all. They denied me because of that. It was 3years ago and I owed the apartment no money but the damage was on record. Innovate denied me because of that. Everything else was perfect! Anyway good luck everyone. They are heartless in this property rental game. Also they don’t contact ppl by phone email or fax only. Make sure everyone’s emails are correct from rental references to personal references to human resource to yourself.

Experiencia fantástica: Their properties are absolutely beautiful !! Scott is very friendly and knowledgeable about the homes and an over all great guy. I spoke with Kelsey a few different times and she is also very friendly and accommodating to my fiancé and I’s situation. Overall, out of all management companies that I have spoken too in the last few months, I would definitely recommend this company to any of my friends and family as they are very friendly, professional and take the time to actually have a conversation with you.

Experiencia negativa: THE RENTERS AT THE HOME NEXT TO MY OWN HOME ARE THE WORST - NOT SURE WHAT THE REQUIREMENTS ARE FOR AN APPLICANT, BUT OBVIOUSLY ANY ONE IS ABLE TO RENT UNDER THIS RENTAL MANAGEMENT COMPANY. TENANTS ARE PLAYING THE LOUDEST MUSIC AT ALL TIMES OF THE DAY, THEY ARE VULGAR, RUN A HAIR SALON OUT OF THEIR HOME WHICH KEEPS THE TRAFFIC VOLUME HIGH - WOULDN'T BE SURPRISED IF DRUG ACTIVITY WAS GOING ON. IT IS A SHAME THAT THEY PURCHASED THE PROPERTY NEXT TO ME.

I had just moved into my place in October and once winter hit at around 11pm my heat just stopped working, I called the number expecting not to get a response because of the late hour but someone answered immediately and let me know maybe the batteries were dead in the thermostat which I did not have new batteries to replace but also gave me a tip on how to take it off and put it back on and it ended up working again but they still sent over someone with two space heaters and new batteries for the thermostat just incase!

Experiencia negativa: Update: the apartment rented to me looked nothing like the pictures posted. It had not been painted, a million old patched nail holes, painted over dents in the walls, moldy falling off tub caulking, no window coverings in the bedroom all of which were repaired and painted by me with zero reimbursement. Shingles flying off with every storm, siding falling off or gaping spaces exposing styrofoam panels for insulation. A basement that floods with every rain so the place smells of mold and mildew constantly. Because of the condition of the ceilings those weren't painted by me. 4+ yrs later and they're keeping every dime of my deposit even though they haven't put a dime into it's appearance in years. Now he's relisted it for higher rent, taking advantage of my repairs. Oh and it is true that they take application fees for apartments ALREADY submitted for because they did it to me! Showed me the apartment, submitted my application & fees.., I call back "sorry that apartments been rented"! 201 E Maple St Holly, don't rent it if you're allergic to mold. SLUMLORDS!!!!!! These people are the worst. The only time you EVER get a call back, an email answered or repairs done is to threaten to withhold rent! Although my lease doesn't stipulate I am responsible for lawn care an snow removal, APPARENTLY I AM WITH NO SECURE STORAGE AREA FOR EQUIPMENT!! Will never rent from these people again.

I personally haven't heard from them since I filed application unless I spend all day trying to contact anyone threw email. Txt, zillow. All I ask is for the agent to keep me informed on the application process as it's going. I've been ready to move into a place like now
Experiencia negativa: Good luck reaching anyone after you pay your application fee. I can't prove that they're scamming people out of their application fee, so I won't make that accusation. Just read the reviews.
Experiencia negativa: I should have listened to the recent reviews before applying for a home for my family that is facing homelessness. They took our application money and never heard anything back. Keep getting the same run around as everyone else. Either they're still processing over 2 weeks later , or they dont even reach back to you. From what I'm seeing it's all just a scummy application scam, dont waste your money.

Experiencia negativa: This place is a gimmick. They get you to spend money on application fees, yet don't even bother to look at your application. You cannot reach a live person to discuss rental properties nor will they send non automated emails. I am extremely upset at how they conduct business or the lack thereof.

Experiencia negativa: Me and my husband both paid 40$ To process an application for a house no one has contacted us or emailed us back regarding this application i called the number that is listed it just goes to an automated voicemail they haven’t returned my calls at all left several messages now I’m reading the reviews and it seems that way with a lot of people this is crazy
Experiencia negativa: I lived in the Corunna road apartment # 4 for 1 year. In that year I dealt with raccoons living in the walls, among other things. When I first moved in there was a trap on the roof which had never been set or baited the entire time that I lived there. It was used as more of a display than to actually trap anything. My first complaint about the raccoons I was told that there had been an exterminator that did nothing and they had fired that exterminator and were looking for someone new. Later when I complained about the raccoons again I was told that the exterminator had gotten mad at ipm and took back their trap. Before the exterminator "took back their trap" I was told that they had been out to the apartment and did not see any signs of raccoons. I told the maintenance person I had been communicating with, Sunny, that I had videos and I could prove that there had been raccoons in the building. That is when I was told the exterminator took back their trap. After this my dad put out a trap and caught a raccoon within a few days. Clearly innovative property management doesn't care about their tenants or their property investment. They never put any real effort into solving this issue that I was told they've had for 2 years now. Although the location was nice I'm glad I was able to get out when I did.

I would give a 5 but the journey continues, lol, it's not innovative properties fault but when the place I'm renting for $825 has no cable service because someone who did the flooring cut the cable wires, how thoughtful or thoughtless, it would seem it was a rush job to get the property rented rather than the tenants sanity" well I'm not supposed to mention her name but sunny saved the day again, don't do it!!!
Experiencia fantástica: What a great team they have at IPM. This is hands down one of the best management companies I’ve worked with. They work well together and communicate, so you don’t have to worry that a time sensitive message will slip through the cracks. I’m glad to have spoken with actual humans to set up a lease! They try to cater to the needs of clients and home owners, which is how every management company should do, however, It is a rarely witnessed reality. I really like the staff on the IPM team. Whether you’re a homeowner or a renter, you can’t go wrong either way!

Experiencia negativa: This place is a straight up joke takes 10 calls to get a response and the response is negative I was told it'd take a week and 3 days max to review my app now it's been 2 weeks and I can only get ahold of one person after 10 calls just to be told that there still working on it is there only one person who works here? I believe I have. Been scammed for my time I would not recommend these renters what so ever.

Experiencia negativa: Renters beware. They have a house on decamp in burton that has been vacant for 3 months that i know of. It took them 6 weeks for any kind of a response and then it was a negative response. Dont know why it was a negative response because I've been waiting for 2 weeks for a letter telling me why. I think in my opinion the house on Decamp is just there to collect application fees. This is just my opinion. But beware.

Experiencia negativa: Man, i have never had such difficulties in getting a hold of someone. I am looking to buy a home. I have several people lined up to take over my lease, but the office, April the lady have been emailing, takes days to respond. I have asked them to call me several times. If we get this resolved by May then I am willing to change this review.

If you have a property and are thinking of letting these guys manage it, they will make lots of cash by NOT renting your property while they charge prospective tennents application fees while they have no intention of renting it to them. I think they make more cash by NOT renting your property then they do by actually hooking up tennents. Rent your place on your own and save yourself lots of grief.
Experiencia negativa: I have been calling for five months about getting the plumbing fix in the bathroom. No one answers and no one has called back. There has been no maintenance done since I have moved in and they expect rent on time or it’s a $50 late fee.
Experiencia negativa: Terrible place to rent from, they are SHADY. They never call you back, and will delete your comments on Facebook when your try to leave a review if it’s not a good one. They went through the house we rented and charged us cleaning fees when we left it more clean than when we first rented it!! a bunch of losers work there.

Experiencia negativa: Well I've been in one of their rentals for almost 3 months, I moved into a flea infestation, my poor dog was miserable, they were even on me. The back yard floods Everytime it rains and half the yard is mud, they cahargef me a $75 late fee for being one day late but they won't come and fix anything.

I scheduled a viewing for a house, they were late and when I called to make sure everything was still set the lady April who answered the phone was very rude. I thought if a viewing is at 12, the person who's suppose to be showing you the house would be there early as well. I was wrong. Never again.

I highly recommend renting from IPM if you do not want your security deposit back after your lease is up. WORST EXPERIENCE EVER!! They are one of the biggest slum lords in Genesee County.
Experiencia fantástica: I've rented from IPM for 5 years and it has been the easiest and most stress free rental experience of my life. Staff has always been responsive and timely with maintenance concerns. You can tell they care about not only their property owners but their renters as well. If I wasn't buying a home, I'd stay with them longer, best rental experience ever.
