TIA **** We have had this property management company for about a year, and getting even basic matters addressed has been consistently difficult. Communication and follow-through are lacking, and many issues cycle through delays, vague explanations, and incomplete responses without meaningful resolution. This review reflects our experience with both the assigned property manager and upper management. There appears to be limited familiarity with the association’s governing documents (CC&Rs, rules and regulations) and Davis-Stirling requirements, along with inconsistent or absent rule enforcement. Requests for transparency, competitive vendor bidding, documentation, or clear timelines were often deflected or left unresolved. Email responses were frequently brief and surface-level, creating the appearance of responsiveness without actual follow-through. Overall, the experience has been frustrating and exhausting for homeowners who expect proactive management, accountability, and clear communication. This review reflects our experience at the time of posting. If management practices improve in a sustained and measurable way, it would be reasonable to revisit and update this review in the future.

Experiencia negativa: I as a home owner have made over 8 tries to contact these people with 0 response. I have noticed this company has on two occasions violating California Civil Codes. Their billing department needs some serious work.

Experiencia fantástica: I am a tenant and have rented a property managed by progressive and Greg for almost 8 years and I have to say that they are the most professional honest and fair property management companies out there for both their landlords and tenants. Greg has responded to all of my service calls and always resolved the situation. I have already referred few friends there and If I ever own an investment property, I would have no hesitation hiring him to manage it. I highly recommend progressive and Greg Nowling for both landlord and tenants .

Experiencia negativa: I was a renter that had a great relationship with the owners but any communication with the management company was horrible. No responses from multiple messages/emails from Garrett. Ghosted us multiple times. If there was any communication it was so cold and robotic. Took over 2+ extra weeks to get a response - after calling the main office - to get our deposit back since no communication was given. The owner even tried to reach out too with no response. Then, after a response about withholding part of the deposit - it took an extra 2 weeks to finally see the money. $250 taken out our deposit for paint when the State of CA notes that should not be part of the deposit deduction. Then they were supposed to change over utilities to their name after w moved out - almost 2 months later we realized they never did. Such a headache they have cause us and their client - the home owner.

Experiencia negativa: Update - They took half our deposit as he admits below, but we really don't care about that, it is the 8 years of horrible service provided by PP that is the problem. See below, typical response is "if you don't like it, take us to court", this is what you get with PP. Now you know why insurance in CA is going up and away. For 8 years we had multiple AC down during peak of summer because of ancient faulty units, they told us to get fans to keep cool and took days to weeks to address. They hired "workers who may not be documented" to redo tile floors and they cut all the tile indoors laying a half-inch of dust completely coating the entire indoors. These people were going upstairs and looking around in our rooms when our daughter was in bed, ProPRo said it was ok. We had no yard lighting, pumps all broke on water features, 2 floods which destroyed our goods, broken sprinkler system, house was filthy when we took the lease, past tennant had 5 dogs, no carpet cleaning done prior, multiple walls with damage and mismatched paint, security system didn't work so it was shut off. Every email is on record and the rep would hardly respond because he knew they would not remedy any of the issues. Now you see the owner's response. Don't go away mad owner, just do your job and mind to your business. Nobody's perfect, but you should at least stay engaged and make sure your rep isn't doing an extremely poor job. Especially not emailing snide remarks to the tenants. Post those next? If you are a property owner looking for representation, Progressive is probably a good choice. They are unresponsive, unethical, and will go out of their way to harass your tenant. Progressive hides behind very soft employees and utilizes their position between the owner and landlord to do nothing about problems at the property. They will fight for the landlord at the expense of the safety and well-being of the tenants. As a tenant, do your homework, anything managed by Progressive Property is a complete sham. If you are a tenant and need resolution to a legitimate problem, best to have a lawyer by your side. The owner is a non-participant, instead delegates all to very soft and disengaged employees.
