Experiencia negativa: Wish i could put zero stars!! My experience with Associa Carolinas has been extremely frustrating, particularly when dealing with DANA SCOTT. Communication has been unprofessional and it appears that basic due diligence is not being done before contacting homeowners with accusations. For example, I was previously accused of a trash can violation that was not even related to my property. I provided Ring camera footage and additional photos showing that the trash can in question belonged to another neighbor and that my trash can had already been moved. Despite providing clear evidence, it appears that the issue was never properly reviewed or corrected in their records. More recently, I was contacted and harassed again with questions and assumptions that should have already been addressed if the records had been reviewed beforehand. As a homeowner, it is frustrating to receive violation notices and inquiries that are based on incorrect information or incomplete review of the facts. Before reaching out to homeowners, management should take the time to verify records and ensure the information they are referencing is accurate. Situations like this create unnecessary conflict and stress for residents. I strongly recommend that Associa Carolinas improve their record-keeping, internal communication, and review process before contacting homeowners about alleged violations. Leadership (EDWARD CORDLESS AND LYNN HARMON) and support has already been contacted with no proper resolution. They are definitely NOT recommended! SO WATCH OUT!!

Experiencia negativa: I wish I could give zero stars! On December 5, 2025 my account was erroniously charged $3500 for a violation that already been closed. On December 9 I received an email stating that it was a mistake, and they were submitting a request to have it reversed. I sent emails checking for an update back on December 17 and January 2. On January 5 I received an email that there was additional erronious charges but they have been corrected and they will update me when the reversal is complete. On January 15 I emailed to follow up again. This time I received a response saying they were still waiting for the charge to be reversed. On January 27 I emailed to follow up again. On February 5 I received an email stating the refund check had been processed and would be mailed to me. I should receive it within 10 days. I still have not received the check, and now when I call Associa they say that they are waiting on approval still. I begged for an hour this morning to speak with someone who could assist me in getting this resolved only to be told the number I was calling is routed to a call center and all they can do is escalate the issue and have someone call me back.

Experiencia negativa: Sadly another disappointing property management organization. Our HOA pays tens of thousands of dollars a year to this company, and most of what I have to show for it is sent emails with no reply. I would recommend looking for a more responsive partner for your HOA needs.

Experiencia fantástica: Mariah is the absolute best lifestyle director! She always goes above and beyond and makes everything so fun! She is extremely creative in finding new events and experiences for our community. We also are so pleased with our fitness director, Stacy. Always gives a great class and has a positive attitude that makes exercise enjoyable!

Experiencia negativa: I have been trying to resolve a late fee that was assessed for my HOA fee (I mailed to given address 1 week prior to due date). This was during the 2 month transition from AMS to Associa. Always used autodraft for assessment to avoid being late but they stopped autodraft in Oct ‘25 and told me to mail assessment for Nov’25, which I did (made copy of check and mailing details). Apparently check got lost and in spite of over 6 calls to both associations to resolve this, the $24 late fee remains on my account!! Associa representative Zee Valdez refuses to call me back even though multiple requests through Associa reps on phone (high priority) have been made! What is wrong with this company that their representative, Zee Valdez, will NOT call me back; it shows an extreme disregard for their customer and a lack of courtesy on Ms Valdez’ part!!! Very unhappy with AssociaCarolinas!!!

Experiencia negativa: This company is morally bankrupt. They took over for another company from when we moved here, never sent out a bill of anything notifying who they were or what was due, and then tacked on late fees when they finally did. I paid my dues right away, but asked them to delete the late fees. They refused several times over. Denise Lawlor is my HOA spokesperson I guess: she only replied in copy and paste messages, never treating me like a person or addressing my concerns. Like it was my duty to search out who took over for the last guy and make sure to pay them. For what, a pool that I don't even use? They don't provide any services to this community. They only harras and nitpick you for anything they can. They even threatened to put a lien on my house for $90 in fraudulent late "interest". Don't buy in any community they are "managing", you'll be sorry. We're moving ASAP just to get away from these leeches. HOAs already have a pretty bad reputation--these people take the cake when it comes to not caring for or serving their communities.

I’m truly grateful for her support in helping me resolve these issues. She is professional, knowledgeable, and always quick to respond to any questions or requests. Experiencia negativa: As the former President of our HOA, I can honestly say that the best decision our community made was leaving Associa Carolinas after two miserable years of trying to stay ahead of their many mistakes. During their tenure, we dealt with constant errors, poor follow-through, and extremely high staff turnover. Just as someone would begin to understand our community, they would be gone—forcing the board to repeatedly re-educate new managers while correcting ongoing issues ourselves. Instead of being supported, we were left in a perpetual state of damage control. HOA boards are volunteer positions, and no board should have to micromanage a management company or clean up persistent administrative failures. Unfortunately, that became our reality with Associa Carolinas. Save your community the unending frustration and expense we experienced. Based on our firsthand experience, I would strongly recommend looking elsewhere for professional association management.

Experiencia fantástica: Mariah Ripken is excellent for Del Webb. While I do not live in her community, I do interact for the Del Webb golf scramble fundraiser. She has been very communicative, efficient and pleasant. Associa is lucky to have her as part of their team. Update for 2025: this is my third year golfing in the Del Webb Scramble fundraiser organized by Mariah and each is better than the last. Mariah is in touch with her "constituents". She has a great grasp of what such events need to be successful.

Experiencia negativa: The spa has been broken for almost a month. There is no word on when it will be repaired. This is not a new problem as it has had multiple issues from the beginning. There is no reason for a new hot tub to have experienced this many problems unless it was faulty from the start or was installed improperly. This needs to be addressed and the residents need to be informed as to how this will be rectified.

Experiencia negativa: I have an unresolved experience at Four Seasons at the lakes of Cane Bay in Sumerville South Carolina. I sold my house there and prior to closing on April 30, 2025 I asked Krista Dorris to stop the draft of the $300 per month HOA fees. On May 5, 2025 another $300 HOA fee was drafted from my bank. When I learned of this I called Krista and she said it wouldn't be any problem that they would refund the $300 fee. I've been going back-and-forth for six months now without any resolution whatsoever. Krista and Dawn Taft refuse to respond to my emails and phone calls for the last three months. This is a simple matter that clearly shows up on the account history that Dawn sent me but they don't seem to want to send me the money. They even contacted the closing attorney that closed the sale on my home and told me it was his responsibility when it's clearly an Associa problem. I am attaching a photo of the account history that Dawn sent me on August 7, 2025 showing the deduction after I had closed. I would be happy to forward the email chain and any other information necessary to resolve this.

Experiencia fantástica: Being a newcomer to the community, I wasn't sure how to get HOA approval to have my backyard fenced. Michelle and Alison were very helpful in talking me through the process. Alison pointed out that my application was missing a required form and went the extra mile to provide me a copy of what I was given at closing. Experiencia positiva: I recently purchased a home in Carolina Gardens, which is managed by Associa Carolinas. Overall, I'm glad I bought here. However, there is one item that causes me and other residents here a lot of aggravation. A big reason I bought a home in this community is for the social activities, mainly the classes (dance and strength training). The way it is set up, registration opens at 7:00 a.m. one week in advance of each class. The most popular classes, usually get filled by 7:01. So as a retired person, I set my alarm for 6:55 a.m. Mondays through Saturdays, so I can register for the classes I want to take. I'm competing against other residents, to try to get a spot in the classes. I've discussed this with the on-site Associa Carolinas management people. I've been told to not worry about it because there are usually last minute cancellations. I don't want to put my life on hold, hoping a last minute opening will come up. I've been told they used to open class registrations at midnight, so 7:00 a.m. is a better option. I wasn't happy with either of those answers. I wish the Associa Carolinas management team took the time and made the effort to work with residents, to come up with a better setup. There is a $40 pass for unlimited classes. Many residents register for a bunch of classes and then often don't cancel. They just don't show up for the classes. Until that is addressed, I don't see the situation improving. There are so many residents here who compete to get a spot in exercise classes. It's not right that in our retirement, we need to set our alarms for 6:55 a.m., six days a week, to take classes. Lots of residents have told me they have given up on taking classes because the classes are filled before they get a chance to register. I do hope Associa Carolinas will work on a better system, so all residents will have a fair chance of registering/taking classes here.

Experiencia negativa: dana scott continually revokes pool privileges. seems she has nothing better to do than watch the cameras from 175 miles away. my guest was being intimidated by outsiders demanding she open the gate. instead of those aggressive men being the problem for bullying an older woman, my privileges are revoked for a month. i hope dana can find something more fulfilling to fill her void

Experiencia negativa: Alison Maxwell has the worst customer service personality and shouldn’t be the face of Associate Carolina. I’ve had 2 terrible experiences trying to deal with her. My current issue is still open and she has decided to just stop communicating with me. I have several emails unanswered over 2 weeks, and when she did communicate many of her answers were mistruths and stalling actions. This issue is a common complaint with homeowners in the community. At a time when the community is about take over from the builder it doesn’t bode well for Associa to stay out management company if Alison remains I would give her Zero stars but that is not an option.

Experiencia negativa: Just wanted to leave an honest review to this HOA. Anyone looking to move to Goose Creek SC, “Lake-Views Commons” manage by Dana Scott my experience as an owner please don’t do it. This HOA would make you life miserable, I had contacted property management for roof home inspection inquiries they lie to me never showed up never answered my email. I contacted main office at Charlotte NC, I was on a recorded line speaking with customer service they also lie to me never got back with me never answered my questions. Is frustrating also the community pool is a disaster, old bathrooms everything is dirty is a health hazard. They need to remodel the pools. HOA sadly increases every year, I never understood where they putting this money since our community pool is poor maintained and potholes on the street, no idea why the regiment fees are so high is nothing is well maintained. Is so frustrating, rude property management terrible service. I was so disappointed. Good place to leave convenience area but HOA is the worse’s . Our property management would never do anything for us as owners, they only there to fine us I feel like I was being judged when I used to live there. They constantly looking for mistakes and then fine you. Please stay away from this area my kindness recommendation.

Experiencia negativa: Absolutely pathetic… Racial graffiti all over one of the tunnels of my community, and it's been there for a month, nothing has been done, and our "representative" will not respond to my emails anymore because I've been persistent, but always in a professional way. This is something it should've been taken care of within 24 hours. Sad...shows how much they care, but they certainly take your money right away every quarter

Experiencia fantástica: I have lived in Davis Lake for 14 years, and Associa is the third HOA management company in that time - and by far the best. Our community is being taken care of in a way it should be without being overbearing (like Highland Creek). Derrick Hoyle is our manager and he has always been friendly, courteous, responsive, and exceptionally helpful and thoughtful. I am so grateful for his service to our community and hope he stays with us for a long time!

Experiencia negativa: One of the most frustrating HOA experiences I’ve ever had. This company recently took over our neighborhood’s HOA, yet I was never informed of the change. I only learned about it through a neighbor. Over the past month, I’ve sent multiple emails with no response. I’ve also called customer service three times, only to have my messages taken but never returned. Today, I finally received an email from their "vice president" stating that my account was sent to collections—despite never receiving an invoice due to their failure to update my mailing address. This level of mismanagement and lack of communication is completely unacceptable.

Because I’m a new homeowner and my account wasn’t set up in their system, I had to submit paper copies without an account number for their review and approval. Within one day I received an email from Mariah with the solution! (Ckeck SPAM folder and un-SPAM any associated emails.) On a second note, a few nights ago my wife,and I went and saw Jersey Joe's singing presentation. We loved it. Mariah did a great job making it possible. .. They do not respond on TownSq app, no one at the call center knows what is going on. I put in a name request change on my user account its been 4 weeks and no follow-up. They also lost my dues check and will not follow-up via the app they require us to use. They interviewed extremely well but I would not recommend hiring them as your management company.

Experiencia negativa: If I could leave 0 or negative stars I would. First off, my property has been so poorly managed, that I've sold it rather than continue dealing with these people. There is only a hotline number, to get in contact with a property manager you have to ask the hotline to have them call you, which they never will, or email them, which they will respond saying they will call you, and, you guessed it... never will. Kathryn Thompson and Amber Christian were the points of contact given to me. I have found them both to be negligent and inattentive to the needs of the owners of their properties. I have been charged multiple late fees due to a lack of proper billing, which I tried to get sorted for months, if not years honestly. I gave in and paid them just to be done with it honestly. I would never wittingly do business with this company again.

Experiencia negativa: I have purchased a house within HOAs for almost my entire adult life and never had a problem. This has got to be the worse company we have ever lived under. There is absolutely NO inclination to be transparent with the residents whatsoever. We are a 2 year old part of a larger community in Durham where we were promised through advertising brochures and our contract that the outside of our homes, including landscaping would be provided care as a rationale for taking an extra $75 above their already 300+$ typical that everyone else in the community pays. Thus far, in 2024 we have trees on the common grounds that have been dead for the 2 years we have lived here. Our grass was cut about 6x all spring and summer....and, to add onto that, in the true sense of "transparency" the yard manager thought we were idiots and kept giving us a weather forecast instead of just stating the truth. We have not gutters cleaned (something we need to do AT LEAST twice a year in North Carolina....) in 2 years even though 1 year ago, they had to repair everyone's roofing because there were trusses that were never secured and leaks and everything else. Ya think there might be debris that fell from the guys on the roof. Nope. It has gotten so bad that my husband and I and some of our neighbors went out to purchase our own lawn mowers. We moved to this community BECAUSE they said we didn't have to take care of the outside. Last week we found out....we didn't have enough funds in our account. WHAT? We are paying YOU what YOU asked for and paid EXTRA on top of that for you to take care of the outside of our property and yet, you are not fulfilling your side of our contract. I'm no legal eagle, but I'm pretty confident that nullifies the contract completely! Don't worry everyone though....because right after we were told that we don't have enough money in the HOA account to take care of the outside of our homes we were reminded in another "newsletter" the regulations on where we can and cannot fly voting related garden flags on our lawns. PHEW....thank GAWD we pay such exorbitant monthly fees to have an HOA try to tell us which planters we can and cannot use, if we want to place hardscape on our property, where we can and cannot place garden flags including how large they are "allowed" to be and how many feet off the curb they "must" be. Last year we proposed around the holidays, that our community start looking to be inclusive of all of the cultures who share holidays around the same time.... THAT too was regulated back to the same ole, one religion dominating the entire universe. AND...some of the houses looked like the Griswolds house threw up Christmas...and yet...no regulations...no rules...nothing. So, apparently this company feels entitled to rob people of their money, not provide the services they say they provide, but yet subjectively decide when to enforce regulations and when not to enforce regulations in the moment. YES. We are moving after believing our home was the last home we would ever purchase for retiring in place. But, this company is robbing us blind so that they can dictate what our outsides look like. I am literally posting this on every blog, website, social media platform that I own. Best of luck everyone. Can't wait to see the inclusive nature of the holidays again this year. GET EDUCATED EVERYONE!

No, there isn’t a burst water main or a natural disaster in our area. The only disaster here is the person at Associa Carolina that forgot to pay our bill. You’re probably thinking “well at least the good folks at Associa handled the situation with prompt communication and swift action, right?” Unfortunately, no! The communication from Associa has been as good as my parents before the divorce! Plus, we spent a collective 7 hours today resolving the issue with our neighbors. She is incredibly kind ( checking in on all of us during illnesses, after injuries, etc), very inventive ( our activities are fun, and she really adapts to the desires of our community), and so perfect at her job. She deals wonderfully with a wde array of personalities within our community, always with equanimity and humor. She makes a difference, every day. My husband and I both are delighted that she takes care of so many needs in such a spectacular way.
