Experiencia negativa: Do not rent with this company. I had a terrible experience. On move-in day we arrived to find the front yard had not been cleaned to our new home (pictures attached) and there was a missing fridge (after we confirmed in writing that a fridge would be available). When I called the office, I was asked to provide "evidence" of what I was describing, and then was transferred to a property manager (Zach Aprile) who was extremely rude and unprofessional over the phone. He said we could either pick up the trash ourselves or drive back to Modesto from Turlock and return the keys and cancel the lease. He also said the fridge was in the garage and that if we wanted it in the kitchen, we could pick it up and move it ourselves. I was stunned. Needless to say, we canceled the lease immediately. We knew this experience would be a strong indication of our future interactions. The whole experience was a huge waste of time and resources, and was filled with frustration. I emailed the owner, but I don't know if they will even take it seriously. Do yourself a favor and go somewhere else.

Experiencia negativa: To be fair you should let people know there are people in front of you before u make them pay for a application fee you already know if someone has passed all the requirements for the home so why let a person waste there money if u going to just wait 3 days just to tell them someone else in front of you got it done
Experiencia negativa: Don't rent from this place and if you do make sure you're comfortable with having a six month walk through/inspection and pictures taken of your personal belongings. Also, before we moved out of the place we rented... we made sure to shampoo the carpets and and clean the entire house but still had our deposit taken. Rip off.

I’ve rented a LOT, mostly from huge rental corporations, and it was a nice change of pace to rent from a true local business instead. Five Star is quick to respond to messages, quick to take care of maintenance requests, and made our move in and move out processes as easy as possible. Experiencia negativa: We do NOT recommend Five Star Property Management at all. Our experience showed a clear lack of trustworthiness and transparency. If you are considering renting with them, think twice.
Experiencia negativa: Our experience with Five Star Property Management has been very disappointing. Although they eventually responded, the charges applied to our security deposit appear excessive and lack clear justification. The communication has not been transparent, and the explanations provided do not adequately support the deductions being claimed. Because of this lack of clarity and fairness, we are seriously considering taking legal action. We do NOT recommend this company. There is nothing “five star” about their service. If you are considering renting with them, think twice.
Experiencia negativa: We had a disappointing experience with this property management company. After moving out, we were charged $650 for house cleaning. During our phone call, the charge was justified based on minor issues such as cobwebs and splashes on a mirror. We documented the condition of the property at move-in and move-out. The home was not professionally cleaned when we received it, and we returned it in comparable condition. We believe the cleaning charge was excessive and not proportional to the issues mentioned. Tenants should carefully document everything and review their deposit statements closely.

Experiencia fantástica: I'd like to start by first saying that my experience trying to find rentals available in my area didn't start out well. People and places didn't return calls or emails, some numbers didn't seem legitimate when calling and others were strange Google message machines that we questioned if they were real. We were getting really discouraged and we have to be out next month. That all changed when we contacted Five Star Rentals. They actually answered the phones and talked to me, answering any questions I had and generally put me at ease with their professional mannerisms. They excepted pets on all most all of their listings which brought us comfort as it seemed to be another problem we were having. Application process was a breeze and straight forward. Zach met us to look at the house and was a complete gentleman. Very professional and kind manner about him and was very easy to talk to. He made us feel secure in our inquires and that meant alot to us in this crazy world where people just want to step on you. Zach also happens to be VERY good at doing the video tours as he took the time to show what potential renters are looking for. They want to see if their stuff will fit in the home and we found alot of folks wouldn't let us see the property until after we had already been approved and paid deposit. They would say to watch the tour but we found most to be wholly under done without care or thought to the viewer. I hope to continue to carry a positive relationship with Five Star Rentals as it's been such a great experience thus far and Zach helped make it all happen and we couldn't be more grateful to him. We dont have to stress through Christmas wondering where we are going. We hope he has a fantastic career and a wonderful experience in life going forward.

After the Maintenace Manager walked me through some troubleshooting attempts, I was given the name and number of one of the maintenance vendors. The problem was fixed in a few hours. Experiencia fantástica: Over the past 2.5 years my family and I have rented one of their properties on Nightingale. When we moved in everything was very efficient, the entire process from reaching out on Zillow to getting the keys took about a week and a half, but it was also because we did not drag our feet and the house was already ready. Payment and escalations for repairs were all done via the app and also following up with emails. Everything is fixed quickly but does require you to be flexible with the technicians. The only thing that took about a week was when we needed the city to come cut down a dead tree. Every 6 months there was a home inspection but its very quick and easy. They come in and take pictures of certain things and that is it. To the next family that rents the Nightingale house, just know you have a GEM. We loved that house, the neighborhood, and the neighbors so much and will miss that house. There is a lot of good luck in that home and if they would have sold it we would have bought it.

Experiencia fantástica: I work for a door company so I've dealt with property managements before and the experience hasn't been great, I cant imagine what the tenants must go through to get ahold of someone. I must say Five Star is a perfect name for this property management, from the application process, approval and getting keys, Zach was so friendly and just over all great, all the ladies I've met at the office are just as friendly and so welcoming. I couldn't believe how smooth everything went. We love our new home. We will have been there for a month this week, we had rain and wind, Part of the fence blew down. I submitted a maintenance request this morning, got a response shortly after. its only noon and someone already went out and took care of it. Best property management I have ever worked with!

Experiencia negativa: If I can give Zero Stars I would, we were told they accept Section 8. But then said if we don’t have good credit score that they accept then to not even bother. That’s housing discrimination. I do understand that we didn’t read the requirements, again completely understand that, I acknowledge that. But that is still unacceptable that they would say that. And that we wasted their time indirectly without them saying it. And on top of that I wasted $45 for an application wasn’t going anywhere and it was non-refundable.

Experiencia fantástica: This review has been LONG overdue but we’ve been very happy w/ John & his whole team who have been good to us since we became tenants a few years ago. If we ever have a maintenance issue they’re calling or emailing us same day to get a vendor out that works w/ our schedule. They’re all prompt & professional w/ every interaction. If we have any type of question they’re very knowledgeable. We’ve had a great experience w/ the company as a whole & the staff. We communicate through the website or text, the simplicity & convenience is great as a busy parent/employee. We’ll definitely be sad the day we finally buy our own home & aren’t managed by them. Experiencia negativa: This is one of the worst company’s there is!!! We were renting an apartment for 12 yrs, always paid our rent on time and never missed a payment and were good renters. There was a leak from the upstairs apartment into ours that caused some pretty good damage with both the upstairs and our apartment, but we were able to still live there and would be able to while they repaired the apartment. But Fivestar gave us a 60 day to vacate and made us move out, would not even give us the option to move back in after repairs were made. I have recently looked up the apartment and they completely gutted it, remodelled it and relisted it for about $800 more than we were paying, so I know why they made us move out. They took the opportunity to kick us out of our home that we had for 12 yrs, just so they could raise the rent. So if I was anyone looking to do business with this company, I would think twice!!!!
Experiencia negativa: Being told two separate things about our denial. One person stated one of our dogs was not approved due to its breed, but we have two who are the same breed mother and daughter. Asked to be given a home call for better understand and received an email then stating both of our dogs were not accepted. With a pet policy that did not include our breed. With the manager stating and I quote, “ We cannot list out every breed of dog that is restricted, as it would be an extensive list, the breeds specifically listed are the most common restricted breeds we see on applications” so do the people within the office fully communicate. Sent an email back for clarification and received no response. Only good thing is that they refunded my application fees.
Experiencia negativa: If I could put zero stars, I would. I highly recommend you look for a different property management place. They will scam you out of your application fee without even letting you know before you apply that they can accept multiple applicants per property. So basically they take everyone’s application fee and approve one person while collecting the money from everyone else that denied. You will have better luck somewhere else.

Christina did a walk through with me and was very helpful with all of my questions and requests. She was so nice and respectful of our space while making sure everything was working correctly.

Experiencia negativa: Do not rent from them. Horrible management company, constantly raising rent, is reluctant to assist or fix the smallest issues with their properties, out of an 1800 deposit I got 250 back because of 4 bricks and paint supplies that were on the property when I moved in. Went from 1300, to 1700 a month for rent in 3 years. The house was basically falling apart when we moved in, painted over water damage, towel racks barely holding onto the wall. Do not rent through them
Experiencia fantástica: They made the whole process very easy. My husband and I had really good credit, so everything moved really fast. I can see why some people might not like them because of their credit requirements. We've been renting from there for almost a year, and they've responded very quickly to our maintenance requests, and they even contact us to do furnace inspection & service every 6 months, where they make sure our AC and heat is running well. They also provide you with plenty of air filters for the HVAC.

Experiencia negativa: This firm has an odd practice of accepting applications up to a certain date, then reviewing them all and choosing a renter based on whoever they think is best, an everybody in the pool process that takes weeks. There was no concern for the immediacy of our need to rent, and calls and EMails went unanswered. I would NEVER rent from them even if all of Modesto burned down and they owned the only remaining standing building. Nope, nope, and nope.
Experiencia negativa: I wanted to take a look at a property that was for lease. But then I was told that the policy for this company was to fill out and be approved for leasing the property even though I have never seen it and don't know if I want to lease it. This makes no sense whatsoever if I was looking at three different properties and they have the same policy that would mean my credit would be run three different times when I'm trying to look at the property to make sure it's a place that I would want to live. Maybe that's why these people only have three stars terrible horrible policy I don't know who owns that company or who runs it but it's a terrible policy and I will not be renting from this company now or anytime in the future. If you own a piece of property I would not have these people manage it for you they are not doing things in your best interest if you currently have a property with them I would definitely take it to another property management company. Horrible horrible horrible!!!!!!

Experiencia negativa: They got the wrong name, should be 0 Star Property Management !!!, You're telling me If I list my property with you it can take up to two weeks to vet a renter before you Lease out my property, so in the mean time I don't get income from it, doesn't sound like they know how to screen/vet applicants. Getting relocated back to California and this is what the Girl at the front desk informed me of their process, Fill out application, wait two weeks, then you can look at it. Maybe I don't get it since I haven't rented in 30 years, but I wouldn't list my property with these folks, I wonder if the Property Owners know this when they sign up with them to represent their property.
Experiencia negativa: I tried to applied twice and was not approved. Pretty much you have to be a unicorn to be approve to rent a house from them. I own a home in Florida and am relocating for my job. I wanted to rent first to see how I liked the area before committing to buying again. I will be making six figures and my credit score is excellent (high 700's) but I was still not approved. Literally buying a home wasn't as difficult as trying to rent from them. I'm starting to think they don't exist and post homes to scam people of the application fees. They lead you on for a few weeks requiring documentations out the rear and refuse to communicate via phone. They only communicate via email. So when you call they tell you everything is handle through email....so why even have a phone number? After going in circles with them I give up. I've concluded they don't exist and only rent to imaginary unicorn renters and all the homes are owned by mermaids. If you like wasting time, money and effort, then they are the ones for you ♡
Experiencia fantástica: allowed us a chance to back out of our application and got our fee back before they processed the application. We ultimately decided not to proceed with the application process, but non-the-less they offered a refund. No one does that. That's super appreciated.

Experiencia positiva: So far so good for now. Five Star took over our previous property management that we rented from. I'am impressed with their prompt response for maintenance services, unlike our previous management who did nothing and owe us some money. The vendors have been good for each services we have received. The downfalls are every 6 month in home inspections and the $10.00 processing fee to pay your rent online. The staff is friendly, I hope they stay consistent with only positive changes after this review.

Experiencia negativa: Horrible service. Horrible customer service. Dishonest upfront. They will charge you an apication fee on an "available property" knowing it is no longer available. If you enjoy working with a bottom of the barrel company, this is a great fit for you. RUN!!!

I send an email, John responds within a day if not within minutes. I had a horrible property manager before. John was able to take over quickly and efficiently.

Experiencia negativa: We rented a house from Five Star Property Management for 6 1/2 years. They always thought of us as very good tenants. When moving out you're asked to have the carpets professionally cleaned or Five Star would have it done and deduct the cost from you security deposit. Upon moving out I did a walkthrough with Bernice. I stated that I didn't want to pay to have the carpets cleaned (only 3 bedrooms) if the owner was just going to remove the carpets after 6 1/2 years of wear and tear. She said yeah no, they will probably replace the carpet so don't worry about it. Guess what, when I received the documents of my security deposit breakdown I was charged for carpet cleaning. During our stay in the house I had replanted the back lawn and replaced all non working sprinklers only to have both damaged by a tree removal company. We were told not to worry about the back lawn, but again I was charged for the sprinklers broken by the tree removal company hired by the owner. They also kept my pet deposit by saying my dog chewed the sprinkler controller. Nope, the controller had to be at least 20 years old with wires that had cracked because of the extreme valley heat. They used the word CHEWED so it could be associated with a pet allowing them to keep the pet deposit. I was also charged for to have the blinds cleaned. Funny because I installed new blinds 3 days before moving out. During a past 6 month inspection I was asked to make a list of any concerns we had related to the property. So I did. A fence about to fall over, bricks being pushed up because of tree roots, an A/C unit that was too small for the home that had broken twice during our stay. They never addressed those concerns. They are very dismissive and un-attentive when speaking with them. When I dropped of the keys I told them there was a keyless entry and alarm system and here are the pass codes. They said okay thank you and then 3 days later called and wanted to know what the pass codes were. Say bye to your security and pet deposits. image
Experiencia negativa: Absolute biggest waste of time and money. If you’re looking to give your money away and never hear back this is your place. You cannot view or see homes until applications are approved. Recently applied for several properties, first home was rented to someone else, second and third homes I applied for took almost 2 months to hear anything back. When I did hear back it was only because I was denied without an explanation of denial. I recommend staying clear of this property management if possible.

Experiencia negativa: Horrible service, my family and I were ready to rent a home from them, we had filled out all of the paper work needed and had paid $160 in application fees and have not received refunds. We received a call from five star property management telling us that they had rented out the house to the owners family member after my family and I were already lined up to move in. They made excuses saying they did not have all of our paperwork, even though they did. They cheated us out of home we needed. Do not use five star!
Experiencia negativa: My first experience I was denied due to credit, which I assumed would happened but applied anyway just to throw myself out there. I was denied and received a letter saying I could not apply to another propery under their listing for 2 years. I decided to give it a try only 6 or 7 months later and no one said anything about my first application denial. After Appling they asked me to fill out verification forms and have my employer and land lord sign their portion. Was denied a week later. Applied to a third property where I was asked to fill out the forms again. So I did. Then I got a reply that was totally different than before claiming I filled out all the info and signed it for my land lord and employer. I explained that this is an outrageously bold claim and I obviously work with my employer and I live with my landlord. So I see them daily and asked them to fill and sign their portions, again. Five Star said I had to fill out my portion only and send it back. Then they will contact my landlord and employer to fill out their part and send it back. They never called my landlord/employer or asked for their emails. After being denied again I asked several times why they didn't reach out to my landlord and employer but received not response. I plan on seeking out a lawyers advice and filing multiple complaints addressed from myself, my fiance, my landlord, her landlord, and my employer directly to the Department of Real Estate. I will be sending duplicates of all complaints to every district office in California. This company seems to have a rich history of screwing people over. The reviews about 6 month walk throughs while you're not home sound extremely terrifying. I personally will not be applying to Five Star any more and I highly recommend you patiently wait for another property company's listings.
