Experiencia negativa: The senior manager was more concerned about the owner's profit margin than fixing the HVAC issues. He had the gall to tell me that they fixed other issues and that I should be happy with that, as if I should be grateful for them doing what they are contractually obligated to do. He then proceeded to tell me that I can move out, since I voiced my displeasure with their service. I lived at one of their managed properties for two years and they never had the HVAC serviced during that entire time. They repeatedly sent an unqualified plumber to look at the HVAC and I had to tell him what to do for the AC from videos I watched online. They refused to have the HVAC serviced by a qualfied technician and tried to gaslight me into believing that it's normal to have the thermostat not keep up with the set temperature, as if I don't have life experience of my own to know that is false. We had to use the oven, multiple space heaters, and heated blankets in the winter since the central heat didn't work properly. I was taking care of my elderly mother and you cannot keep older people with medical conditions in a house without properly working heat. Our energy bill was $741 one month because the heat kept running for hours while the temperature in the home kept dropping and never increased until the sun rose. The house was only 1,150 sq. ft. and the system couldn't maintain 72 degrees in the winter and 78 degrees in the summer. Those are not unreasonable temperatures that a unit would struggle with. They also lied about my rent being late once and were forced to reverse the late fee. When I put in my notice to vacate, they had the nerve to try to get me to stay and then asked if I knew anyone who would be interested in renting the house. I would never do that to somebody. When we moved out, they charged me $40 for a raggedy $8 sink sprayer that was broken when we moved in that they "fixed" afterwards, but it broke again soon after that.

She went through the lease agreement thoroughly and efficiently. Everyone in the office was always very kind and informed. After beginning renting a property, Meaghan helped resolve a maintenance request I had very promptly. I absolutely love the home and I’m so thankful for such an amazing team to help with everything that comes up. I would definitely recommend this group if you’re looking to rent in the area!
Experiencia negativa: My experience with this rental company has been extremely frustrating. Maintenance requests are consistently ignored or delayed with little to no communication. Getting in touch with someone who can actually help feels nearly impossible. To make matters worse, the lawn care personnel broke my property and never reported it. When I contacted the front office to address the issue, I was met with excuses, deflection, and a lack of accountability. As a paying tenant, I expect basic responsiveness and respect—neither of which this company seems to prioritize. I would not recommend renting from them unless significant changes are made in how they handle tenant concerns.

From the very beginning the ladies in the front have outstanding customer service they helped me find a home for me and my son very quickly with me being new to Columbus! Anytime within the past 2 years Megan & Tom have went over and beyond to make sure my needs were met! When I do move I definitely would like to find something within there reality company!
Experiencia negativa: All I can say is smmfh made compliments time after time about a neighbor every time we call the manager on lunch break and never return all calls complain about mildew 3 years ago and no one showed up so I guess this will be a legal matter

Experiencia negativa: Two stray bullets went through my window and they are saying tenant is responsible for broken glass and they won't repair my window. You can tell it's bullet holes bc they're perfectly round, it went through the outside screen and the metal frame was also knicked, and the rest of the window is perfectly intact. This company is a joke. I have contacted legal services.
Experiencia negativa: I have never been spoken to in such a disrespectful manor over a missed call. Meagan Perry texted me a passive aggressive text 4 minutes after I had missed her one phone call, about how she was going to cancel my maintenance request if I didn't respond. I had returned her call in less than 30 minutes. She berated me for missing a maintenance vendors phone call and I had returned their call in less than 24 hours, even before she had called me. She told me to clean out my voicemail box and hung up in my face. I was nothing but polite and our entire conversation was her talking down on me with obvious frustration and anger. I am sorry that I have a 9-5 like her and cannot always answer the phone, but I do check my voicemails and return my calls. I work in retail, and it happens to be the week before Valentine's day, so she caught me with my mailbox full, but she didn't have to treat me with so much contempt. She was so rude and disrespectful, she made me cry at work. Over a missed call. It is not that serious. She made it seem like the vendor had been blowing me up, but the vendor themselves assured me they had only called me once the day before. If you have to deal with someone at flourney and calhoun, I hope it's not Meagan.

Experiencia negativa: They play games and change prices depending on how they feel that day. Horrible experience with them unfortunately. They gave me a price on a rental and took my application fee, then raised the price $400 after they knew I was interested and had good credit..then I asked to see the terms and rental agreement and they ghosted me, disgusting experience with them.
Experiencia negativa: I would not do business with these people again. Flournoy and Calhoun was good for the first year and a half. There were no issues. The only time I called them was because of the dishwasher and it was replaced in a timely manner. Earlier this year, late June into early July my home was broken into. F&C puts in their contract that they are not responsible for break in damages. Little did I know my renters insurance would not cover it either because it is supposed to be the property owners responsibility. That was a $1000 lesson learned. It also took multiple phone calls to finally get them to send their contractor out to fix the door. It ended up being the last week of September before it got fixed. Almost 3 full months. Upon move out they made me steam clean the carpets even though they weren’t steam cleaned for me upon move in and it was annotated on the move-in inventory that they weren’t. Shontia Calhoun herself said I wouldn’t be responsible, but I was. They also took money from my security deposit for a broken closet door knob that was also annotated by F&C on the move-in inventory. They acknowledged it when I called but it’s been 3 weeks and they have made no attempt to correct anything.
Experiencia negativa: Took $50 out of my $100. The deposit was supposed to be $40 but they didn't have change so I trusted them. Rule 1 I know Anyway I looked at the place and actually liked it (nobody asked) so I decided to call Flournoy and Calhoun to see about showing it to a friend. They (realtor) said ok. The next day they seemed put off that I still had the key and held my $100 until the property was inspected. They said I left the door unlocked and kept $50. I gracefully went and got it. I even asked if they wanted to know what I thought about the place? Nope not a bit concerned. Where'd the change come from ?

Experiencia negativa: Keneesha is by far the most rude person I have ever spoken with in customer service!!! She needs a new day time job that does not imvolve people. Flournoy is not knowledgeable of their jobs either. They are disrespectful and uncaring. They communicate with so much attitude in their voices. Rent/buy from another company that's caring to take your hard earned money.. Not from a company that's rude and still wants your money Please, I beg, do not rent from them. We lived in a mold apartment that they would not do anything about. I moved and then they sent the sheriff immediately. It’s funny how they can evict but won’t fix anything. The manager was emailed several times and stated to do the best I can with what I have. Times are hard and home is our peace. I pray this company gets closed down for preying on people who really needs cheap and affordable rent.
Experiencia negativa: I advise anyone to run from these people not only are the people who answer are RUDE (MEGAN THE RUDEST THERE IS) they also add on an extra months rent once you move (the maintenance men cleaned out the home so they know for a fact nobody was still living there). They add on extra fees from when their drugged out maintenance man never fixed something and blame them tenant. Not to mention any time anything needed to be fixed I had to wait MONTHS to get it fixed. EVERYTIME I call they say that anything I'm asking about is not their responsibility but is the owners responsibility but The owner NEVER RESPONDS TO ANYTHING and when he do its weeks/ months later. The owner also has either been keeping or throwing away mail which is illegal. This company is a scam .

You will experience high utilities due to how old and cheap most of the buildings are and they have failed to do any maintenance or updates to the property therefore insulation sucks . Office staff is rude!!!!! Instead of just coming up with plan and fixing whatever issues they have . They just get mad and attitudes when you complain .

Experiencia negativa: They are mediocre and semi-OK. But that doesn’t say a lot because it’s Columbus. If you can rent from somebody else Do that. Tom thinks he’s a know it all and thinks that his tenants are below him and talks to you as if you’re a literate as well. They are horrible with getting back to you, getting maintenance is like pulling teeth. The Maintenance Man are waiting on the orders but it’s a Flournoy who drops the ball and doesn’t relay the message so if you have an order and it has not been taken care of you have to call call call I moved into a home and The outlets didn’t work and the refrigerator was infested with roaches. They continue to try to charge me even for the days that I wasn’t able to live in a home. Luckily the owner came by and seen a condition . Gave me my money back an and sold their home to great Jones. So basically these people are slumlords and would do the bare minimum. Are used to advertise this realtor company because I thought they were really good but all of Georgia is corrupt so good luck and stay away from places like this and Truman Reality. I have evidence of all that I’ve complained about and haven’t even mention the most traumatizing parts. I hope this helps somebody in the future good luck because Renting Columbus is disappointing .

Experiencia negativa: They were very rude over the phone and the lady told me I can do a virtual view of the property. Also they only allow dogs 35lbs and have breed restrictions. Well fyi any animal that's registered legally as a Service Animal is protected by the Disability Act. No one can tell you that they can't rent to you because you have a legally registered service animal the breed doesn't matter that's a lawsuit.
Experiencia negativa: Rented a home from them since 2017. So far: the bathtubs, showers, and toilets overflowed, the wood on the fence has rotted away and crumbled (the property owner ordered that the rotted wood that completely crumbled away be replaced by new boards, which were then hammered onto the rest of the rotting fence. Right now, our bathtub, toilet and showers have been filling up with water for the last ( hours. I was told no one can come until tomorrow and that I will have to find accommodation for myself and my children for the night, out of my own pocket due to not having insurance. My children had to go outside like animals to use the bathroom. These people knowingly rented us a house that was slapped together and has been falling apart since we moved in. Today’s issue is the LAST STRAW. Do NOT rent from these people. Even if this is an issue with the property owner and not the real estate company, they should know better than to work with a person who takes advantage of people in this way.

My kids are so happy in our new home and that means the world to me. They even wished my babygirl happy birthday 2 days ago! I never in my life had a landlord wish one of my kids happy birthday. Experiencia negativa: First, a bit of background. I have owned rental properties for over 20 years and have extensive knowledge and experience as such. Given that I was moving to Atlanta, I needed a short term rental in order to renovate the house I owned in Columbus. Given that I had a friend who was in the process of renting their previous home, I ended up signing a rental agreement with F&C. The first thing that should be noted is that the "inspector" who does the checks on the home for damage or other issues does a very poor job. This was very obvious as none of the paint on the floor or rotting mildewed caulk was indicated, among many other serious concerns. Well, as I previously stated, this wasn't my first rodeo and I knew the best way to protect myself from existing issues and damages was to extensively document them via photographs. Upon notifying F&C of the photographic evidence I had procured, they advised me to send them via email. As anyone with even the simplest computer knowledge would know, sending more than just a handful of photos over email is not the best system. Rather than point out such a silly method, I told them I would bring the photos over on a USB, inconviencing myself in order to do so. Upon arrival with said pictures, I was told that the computer used to store rental information was down and was asked if I could leave the USB with them until the computer was brought back up. I hesitantly agreed, which in hindsight was a mistake on my part. Fast-forwarding to the the end of the rental period, I request my USB back with the photos. I was told that they made multiple attempts at contacting me in order to return the USB and had then thrown it away since they were unsuccessful. Now, if this were true, I would be annoyed but understanding. However, just two days prior, Kari, the manager, sent me a personal email requesting the keys back for the property. No email or phone call was ever received notifying me of an attempt to return the USB. Upon relaying that they had tossed the USB, I asked Kari to speak with a manager, to which she replied that she was the manager. After asking to speak to a manager higher than her, she said that was the owner and he didn't deal with rentals. Rather than admitting they had lost the USB, Kari instead decided to lie in order to shift the blame to me, the tenant. Rather than offering to replace the USB, she felt the need to say there was nothing they could do about it. I share this because as you are looking for a company to either manage your rentals or actually rent from, please ask yourself if you want to deal with a company that makes mistakes and instead of owning up to those mistakes, lies about them. Sure, it was "just" a USB but if they won't own up to a small mistake such as this, do you really expect them to own up to larger ones? So as you are shopping around for rentals or property management companies, I advise you to skip this one for a more reputable company such as Landmark Realty or Coldwell Banker.
Experiencia negativa: I'm a Captain stationed at Fort Benning, GA. Difficult realtors to work with, poor communication all around. Upon the beginning of the lease, the home was not ready to be moved into, many repairs had to be made to include the A/C, heating system, and dishwasher. They've tried fining us regarding the state of our lawn, which we have a service cut. 1/10, would not recommend

Ashton, in the office, has been awesome about responding to my questions and needs of my apartment. Maintenance has been quick and diligent in making repairs as well. I would highly recommend them for your rental needs.
Experiencia negativa: I’ve spoke to the staff several times about the squirrels in the attic and nothing has been done about it. I guess they’re going to wait until the squirrels eat the wires up before doing anything about it. Then this going to be a bigger problem. Every time I have an issue with anything, I have a long wait before anything is done about. It’s pitiful.

Experiencia negativa: They don’t even deserve the one star! The only reason they have a one star is because I wanted to write a review. DO NOT EVER USE THEM! Nothing like packing a Budget truck, drive 8 hours from Tennessee and get here to sigh the lease to be told we didn’t qualify for the house. Luckily I kept all emails and text messages saying we were good to go. I had all the utilities turned on before the lease was signed. I was told everything was ran. I have a feeling they promise people homes and don’t go through with it after they already paid for the credit check. I am tempted to have a friend of mine write and article in the paper and online to see how many people are having the same problems down here and see if it is legal to take money then turn you down! In fact I’m considering going to the tv station where another friend of mine works and push someone to do a report on this. Almost every real estate company down here is ran the same way.

People in Columbus, GA need to boycott this place. They talked to me very rude. They yelled at me and upon signing our lease, they laid out very discriminatory rules as if they were trying control my whereabouts while living in their property. We observe racism while being in their office. If you are military don’t rent from them. My husband is military and I’m going to make it my mission that military know not to rent from them. If you are African American, don’t give your money to them.

Although the rent is low, the properties are old, not very insulated, so your utilities will most likely be high. You come out better finding a property where all utilities are included or the tenant only pays electric. Do NOT rent a property where you have to pay electric, gas, AND water.
Experiencia negativa: We recently were interested in a home. Came into the rental office to check the key out only to find out an application was just approved. The people approved were not sure they were going to take it. I was trying to contemplate what to do and called the co-applicant in front of the 2 office staff. I was going to put my application in because that was the amount of cash in my hand and add the co-applicant on later to be the on the waiting list. I was still on the phone when one of the office staff offered to take my name and number and told me they would contact me as soon as they knew about the first couple And we would be next in line and wouldn’t take any applications before giving us the chance to do so. Carrie in the office did call me before lunch to offer to check the key out to us to take a look. I told her that wasn’t necessary that I was going online to apply right then, in which I did. We get a call back around 4 saying right before our application was submitted (which was a matter of less than 10 minutes after I hung up telling her I was applying right then) that another application came in right before ours and they were processing that one first. Just the blatant lie alone when I was standing in the office willing to complete the application on the spot to secure this home is unprofessional and disrespectful. I will not do business with this company ever. I’m in the property management business and plan to spread the word. YOU SHOULD NEVER MAKE A PROMISE YOU CANT OR DONT INTEND TO KEEP!!! Bad business!! Shame on you.
Experiencia negativa: I have never left anything like this for any company. I move into one of they houses. When I got there. I start noticing my kids coming up with little bites. Than notice little bugs crawling on us. My neighbor approach me one day and told me the previous people who stayed there had cats and was nasty. I advise them and said they would not be able to help in the winter time they left me and my kids without heat the worst landlord I ever had . Had my kids in a house with bed bugs did not even think to warn us save your money and rent another place save and run away from them horrible horrible
Experiencia fantástica: This is long overdue. F & C is fantastic, hands down. The staff at F & C is one of the most professional, most courteous, and most understanding teams with whom I have ever worked. From finding a place, reserving a place, and helping me understand all that is needed gave me significant peace of mind when moving to Columbus. I knew working with this team that I would be in good hands. I am today, and will remain in good hands for the foreseeable future, thanks to F & C Rentals.
Experiencia positiva: Rental office with several houses and apts throughout Columbus and surrounding area. Prices range from low to very high
Experiencia negativa: Do not move here. I am in the military and got orders to leave to Texas. I verbally told the staff and they made it very difficult for me. Lying and saying they called my chain of command which is what Keenesha said. If you are military stay away and listen to the other comments saying the same thing.
