Great Place Properties has been providing homes for great residents for over fifteen years. We started with a four unit converted house which we still have. As we have grown we have learned what our residents want and need from us. We are constantly improving our services to meet those needs and wants. Our maintenance staff are respectful of our residents’ privacy and our residents' desire to live as trouble free as possible. We do preventative maintenance on a regular basis. We always post a notice before entering any home and leave a note when we leave. We are clean and neat about our work. On the very rare occasion of an emergency we provide several ways to contact us.

Experiencia fantástica: Me and My SO have been here a few months, and we LOVE the privacy! We had problems with maintenance and management getting WAY too involved to where we felt harassed at our last couple rentals, so we really appreciate the breathe of fresh air that we’ve experienced here so far. That goes without saying how great maintenance here is, although We haven’t had to call them at all as everything is working properly. Property managers are kind, and are prompt with responding. Thank you great place for taking care of us, we will continue to rent here.
Experiencia negativa: They will take your application fee and not even update you on the process or whether you’ve been denied while keeping your PERSONAL INFORMATION and send you spam emails. Sounds like they’re trying to scam people out of their money especially when move in dates don’t line up with what’s on the applications or website. Selling your information to scammers is wild.

Experiencia negativa: Do not rent from this company. They use bait and switch techniques to lure clients in with misleading pricing on their apts. On top of that, they will keep your deposit for ridiculous & dishonest reasons. Everything in my apt was cheap from the drawers that fell out in the kitchen, to the windows that wouldn't lock. You're better off on a friends couch than renting from great. place.
As always we treat everyone with fairness and honesty. When Josh moved in the place was very clean in good order. We made a video of the condition of the apartment with Josh there as a witness. After he moved out we made another video to show the condition then. We compared the before and after videos to determine any damages and cleaning needed to return the place to its condition at move in. We did not charge Josh for normal where and tear items such as nail holes, etc. We sent him an itemized list of charges. After he complained about deductions for cleaning and damages we offered to have him review both the move in and move out videos and he is always welcome to do so. Instead he choose to misrepresent the facts and to frankly tell some tall tales. We hope he will acknowledge the truth and retract non-factual statements everywhere he is spreading them. Unfortunately, as carefully as we try, it is impossible to predict when certain people will become unreasonable.

Experiencia negativa: They have best management for 2025 which is wild because they took months to fix my mothers back door, and when she told them there is a mouse infestation in November/December 2025 they still currently haven’t done anything productive to fix the issue.
Experiencia fantástica: I have been a tenant for multiple years, have had pretty much trouble free living for years. Reached out due to an unexpected but pretty complicated issue. Maintenance was there the same day to look at it, and there the following day to repair. Matt from maintenance went above and beyond replacing the floor in the bathroom and communicating everything to me and did exceptional work.

Matt has been incredibly helpful and consistently easy to work with. He communicates clearly, explains exactly what he’s doing and how he plans to help, and is always available when we need him. He even took 20–30 minutes out of his evening to walk me through furnace diagnostics to see if we could get it running again. That level of responsiveness and care truly stands out. Experiencia negativa: This company has a racket going on where if you apply for a rental and they require a co-signee both parties are charged the application fee. I checked with the service they use to process the applications and they advised me all fees are set up as the rental company chooses. They can not opt to charge a fee for co-signers or not. It’s a con game !!!

This is because each person’s application requires an individual screening, which can include background, credit, and identity verification through our third-party screening provider. These reports generate separate costs for every applicant, regardless of whether they are a primary applicant or a co-signer.
While the screening platform we use processes the applications, our policies are designed to ensure consistent and fair screening for all parties. Charging per applicant (including co-signers) is a common and standard practice in the property management industry and is not intended to be misleading or unfair.

Experiencia fantástica: Maintenance is always on top of things. Needed emergency Maintenance and they were there within 20 minutes and knew exactly what to do!
Experiencia negativa: I paid and jumped through their ridiculous application hoops, was approved for the property I was interested in and after many attempts to get a hold of someone for the next step, was emailed that the property was no longer available. Don’t waist your time, these people are shady!!!
We have had a lot of interest recently and things have been renting fast the last week but applications are good for any of our properties and we have lots of options available. If you are interested in something else just reach out to our office.

Experiencia fantástica: Leaving this review because of Matt, who came on a Sunday to fix my shower. He was quick, and worked a tough situation with finesse (the shower handle broke, making it so the shower could not be shut off). I think the water in th house was only off for about 5-10 minutes, meaning I could still carry on with my Sunday chores almost like normal!

Experiencia fantástica: I've rentend with GPP 4 years now. It's been amazing. Best landlord of my life. I plan to stay in this unit as long as I can take the stairs. They've already invited me to apply to one of their ground floor units when that time comes, hopefully many years from now. The maintenance staff is also outstanding. Just this week I've had amazing work done by Greg Sparling, as well as Darin, Matt, and Kenny. Greg in particular has gone above and beyond. Fine work, respectful treatment and a high level of professionalism. The fresh caulk around my sink is just one example of his good workmanship. It's wonderful to live in a place where I can rely on prompt maintenance for issues big and small. Great Place Properties takes care of their tenants, and they take care of their buildings. Experiencia negativa: Applied to several houses with them. It was silent for 2 weeks before I messaged them. They didn't respond but instead sent me a email stating that my application was denied, no reason given. Their houses sit vacant for months so they can get their application fees. It was impossible to reach anyone on the phone and when we did do a "self guided" tour the system malfunctioned and we had to wait an hour before someone finally answered to let us in. The house while labeled as move in ready had construction equipment all over the living room and kitchen. I've also noticed that since the storm happened on 8/9 no one has gone by to clean up the branches or check the roof for the massive one on the house as of 8/12. EDIT: it's now mid September and the house is still vacant. September 24th- still vacant.

At that point, your roommate’s application had not yet been completed, which delayed our ability to process both applications together.
While we do not publicly share the specifics of any application for privacy reasons, we evaluate all applicants using the same published screening criteria, available on our website before applying. Application fees are used to cover the cost of background and credit checks — not to profit from vacancies.
We also work to address any maintenance or cleanup needs as quickly as possible, including after storms, though scheduling and contractor availability can impact timelines. We appreciate your feedback about the self-guided tour system and will share it with our vendor to help avoid future delays. While this experience was not what we aim for, we wish you the best in finding a home that meets your needs.

Experiencia fantástica: After renting two properties from Great Place Properties, I can honestly say Dana has been great to work with through the entire rental process. She and the maintenance team have worked hard to take care of issues in a timely manner and have been very accommodating when unexpected issues arose with rental timelines. They were very responsive when water damage issues arose and worked quickly to provide suitable arraignments for my family and I. I would definitely recommend renting from them.

At last.. our walk through went well given it wasn't what was pictured or described in the listing.. "property may differ from photos shown" or similar wording was used in the ad .. I suggested we go straight to the office after completing a walk thru, to proceed further, in person. Found out they're located a lengthy drive across town from us, so I tried calling multiple times before we ended up making the drive for nothing. No luck. Found the office, and we were met with a sign saying to call and make an appointment first...WELL I tried and now we're here! I opened the door politely and peeked in...TO FIND A WHOLE ROOM OF PEOPLE STARING AT ME. NONE of which were inviting nor eager to help, or anything that would have at least made the drive somewhat worthwhile. "Everything's online." Hey, thanks!! *My opinions are based upon my experiences and are subject to change* lol

Experiencia negativa: The maintenance isn't reliable anymore. I miss Lynn being in charge of the place where I live. I have been waiting for a month for my door to get fixed. No one knows when I will get my door fixed. The office staff s rude. They tell me to talk to maintenance to get it done. There is no empathy or kindness from their staff. Whoever the new office manager is does not care about real estate. I'm guessing it is an equity firm that is money hungry and doesnt care about people. Matt was a great maintenance manager and wish he still worked there. Lynn was a great property manager. I wish the new management would take some notes from old management that actually cared about people. An update: the owner has terminated my lease. If you would like to get things fixed and ask when an estimated timeline would be. The staff will tell you to go live somewhere else if you don't like it and then send a letter to term your lease. If you give the owner any feedback it will kill her ego. The owner does not have the capacity for basic customer service skills.

Experiencia fantástica: It was such a cute home. It had a lot of space and a lot of closets that could come in handy. I love the how each room has a light and ton of windows to view outside. I also loved how it had two doors for extra protection and a working door bell.

Experiencia negativa: Tried to do the right thing and get on a lease with my girlfriend whom already lived in the property. Was denied due to bad credit (from medical issues from a chronic condition that caused a lot of hardship). Even though their website lists medical debt as a reason to exclude the credit check, they still denied me because "there's other things on there", when all the things on my credit report were due to hardship and I could prove it (they didn't care). I felt discriminated against by GPP for having a disability. I would not recommend even applying. Management seems to be garbage and will gladly take your application fee just to deny you for reasons they make up.

Experiencia negativa: I am so angry I cannot even tell you. I rented with GPP for almost 4 years. In that time, Lynn Fisher, who is the original owner, stepped down and handed the reigns to Cara Ainslie. Since that's happened, everything has gone down the drain. I was told the house I rented was being sold so if I couldn't buy it I'd have to move out. I understand that's how things go sometimes. HOWEVER, a few days before I'm to be out of the house they THEN SEND a list of move out cleaning procedures. They SHOULD HAVE sent that when they sent the 30 day notice to move out. I'd already vacuumed AND SHAMPOOED the carpets in every room which, mind you, should have been REPLACED BEFORE I MOVED IN. I HAD LARGE AREA RUGS COVERING THE MAJORITY OF THE CARPET TO KEEP IT FROM BEING FURTHER DAMAGED. Cara had the AUDACITY to charge a $145 carpet cleaning fee even though WHEN I MOVED IN THERE WERE BURN HOLES AND STAINS IN THE CARPET which was ANOTHER REASON I had put down area rugs, bc I deemed it too disgusting to walk on. Not only this, but I requested the move-in video to compare it to how it is now. She initially agreed to send it, but when I tried to view the video it said it was not available and then later that IT HAD BEEN DELETED. Cleaning can be tedious but I did it all. I had dusted tops AND bottoms of fan blades (charged), scrubbed all windowsills in every room (charged), cleaned the oven (charged $30) and had cleaned the porch (charged $10) which BTW HAD LEAF PILES ALL OVER IT WHEN I MOVED IN. THEY EVEN CHARGED ME $10 saying the washer and dryer were "dirty"!! LOL THEY WERE DIRTY WHEN I MOVED IN AND I HAD CLEANED THEM BEFORE I FELT COMFORTABLE WASHING ANYTHING! I left this turd better than I found it, installing landscaping and dedicating time and effort to keep it tidy (people couldn't even walk in without taking their shoes off). They kept $270 of my deposit and many of the charges are bullshit. I intend to dispute them. Of course, the answering service won't let you leave a message and, although the posted hours are 9-4, there's a sign at the office saying open by appointment only! Idk what kind of an underhanded rental company this has become but it's not the courteous place I rented from in 2021. I enjoyed renting with GPP up until I saw this list of charges. (Matt is an amazing maintenance Mgr and the maintenance employees are friendly and do a great job).

Experiencia positiva: Contacting customer service is a constant issue. Phone line has said "disconnected" before when calling their office on multiple occasions. Causing a large issue after them putting a notice they were coming to work on my apartment. The notice in question was a piece of paper smaller than my finger with no hallway light to see it. So I was unaware they were coming in and they opened the door to my bathroom while I was showering. With a big smile then shocked as they realized I was a Man and ready to flip out on their invasion of privacy and chased them out of my apt. for me to get dressed but came back in AGAIN while still getting clothes on. Within maybe 30sec of walking out my door and me locking it. After moving out I also received a " cleaning fee " listed over $2,000. I extensively cleaned the place myself and fail to see how any cleaning could cost that much. Some are just bad apples. Quickly responsive and understanding. Matt helped fixed other issues in my apt with his extra time while resolving another issue in the building.

First we would like to apologize to Mr. Malak for the hassles he experienced as our tenant. The first incident resulted from a burst water heater in the apartment above his. We replaced the water heater and cleaned up the mess in his apartment. He then was out of town when a new issue resulted from the AC condensate drain backing up into his apartment while he was gone. So, not until he returned and reported the leak did we learn of the new mess. We cleaned up the mess and left a de-humidifier running in order to dry out the carpet in preparation to clean it. For whatever reason Mr. Malak turned off the de-humidifier more than once and pro-longed the drying process. We eventually did clean the carpet and the issue was resolved. The carpet was clean and dry until he moved out later. Regarding his deposit, we made a video recording the condition of the unit with Mr. Malak as a witness when he moved in. After he moved out we made another video showing the condition. The charges for cleaning are correct based on the lack of cleaning by Mr. Malak. He is welcome to come to our office to review both videos. We wish Mr. Malak the best in his new home.

Experiencia fantástica: Any issues I've had (old building) have been dealt with within an hour or two, if that - no joke. Bill just came in to fix an issue that was thought to be bigger at first but ended up just being a quick fix in a sink pipe and I'm stoked. There was even a laundry room leak at like 10 o'clock at night once and Matt was over within 15 minutes to patch it. These guys are great.

Experiencia negativa: I wouldn't recommend renting from Great Place. They certainly don't care about tenants, they just want your money. Maintenance is a joke. I personally wouldn't have ever rented from Great Place Properties after reading previous reviews but unfortunately they had bought the apartment complex we were living in while we were in the middle of a lease. Update: Apartment was 1938 Garfield street apartment 5. YOU KNOW WHAT YOU DID LYNN!!

Experiencia fantástica: Prompt, helpful, and accommodating. The GPP team updated our new apartment before we moved in, allowed us to use our own fridge, and quickly fixed a problem we had with our furnace. They're dependable. We're very satisfied with their service.
Experiencia negativa: These people are the worst land lords I've ever had. They say they will fix the house and they leave everything half way done. Lots of bugs and mice. Also bats. The late fees are relentless. If you don't pay the month on the first week... they're already trying to evict you. They don't care if you lost your job or other circumstances. They are absolutely terrible. Terrible people. They know exactly who I am. They're trying to evict me just because I haven't paid this month. December. Who tries to evict anyone during Christmas. We don't know who this person is. We are responsive to all service requests but sometime issues take time to solve as we order parts or look for solutions. I am available to discuss the situation and find a solution.

Experiencia negativa: I have not lived at a place managed by them for long but it has already been a complete letdown. They are verbally dismissive and rude when you need absolutely anything, require you to sign off on masses of paperwork stating you received various documents without actually giving you these physical documents or notices. I literally have been made to lie multiple times on my lease and when I brought this up I was dismissed entirely and paid no attention. I have been given exactly zero paperwork, zero informational pamphlets, not even the lease agreement. This is a terrible place to deal with in my opinion thus far and I loathe every interaction I have been made to have with these people. I have never seen a group so outwardly kind and decent and so secretly dastardly and cold. I like the actual landlord but they are taking advantage of them and creating a hostile arrangement, and speaking with the landlord they and myself are frustrated and unhappy with GPP.
We don't know who this is. When we take on a new property sometimes tenants are unhappy that we enforce agreed to terms of the lease. I would encourage this person to contact me personally to see if we can help them. Lynn Fisher - manager

Unfortunately we can not approve people who don't meet our renting requirements. We publish our requirements on our website and will always share them if applicants ask. We wish Mostafa well as he seeks a new home.
Experiencia negativa: Took them 10 days to even contact me about my application. Did not respond to emails or voicemail left.
Often people don't complete their application on our website and we don't know they have started an application. We looked for correspondence from this time and don't see any of the sort she is claiming. I am available to discuss this with her if she would like to contact me.

Experiencia fantástica: I love renting from this management company. They are sane, caring, and easy to understand ( no language barriers). They are friendly and professional. Matt with maintenance is one of the nicest people you'd ever want to deal with. So is Lynne and the rest of the office team. Happy I found them. Feeling lucky.

This place is a very bad place to rent from the people are very bad all they do is push people out of there homes i paid my rent on time and i still got a 30 day notice for no reason they lie and they will put you on the street i wouldnt rent from these people period!!!
The owner of the property where Mr. Hall has lived for over 15 years asked us to manage the property. She is elderly and needs rent income to live on. The rent hasn't been raised in all these years and is far less than is reasonable considering the fair market value. Mr. Hall refuses to cooperate with us as management. He told us that he was going to move out. In order to have access to the property as soon as possible and to make it ready for a new tenant, we and the owner decided to give a proper notice to Mr. Hall for him to vacate. He could have stayed if he would have agreed to a modest rent increase, but he would not work with us. He is still welcome to contact us and work out staying.
Experiencia negativa: These people are rude. And they do NOT work with you for anything. They gave me 12 days to find a new place bc they said my dog is vicious and he's not. He's never bitten anyone. When I finally was able to find a place LAST MINUTE. They still refused to work with me bc I couldn't move in to my new place until the following day. They are SLUMLORDS. They do not care aboutbhelping anyone and all they care about is their money. DO NOT RENT FROM THEM.
Jasmine stopped paying rent. At the first court hearing she agreed to move out on a particular day to avoid an eviction on her record. When that day came, she asked for an extension which we granted. We met her on the agreed date and time to get the keys. We agreed to let her return to retrieve her belongings at a time she chose. We did meet her and she got some of her belongings. She asked for a second appointment to get more of her things and we agreed. So, her description of events are just not true. The fact that she has a dog was never discussed or referred to at anytime.
Experiencia fantástica: While renting is inherently exploitative, I was always treated fairly. When I encountered an issue it was always handled. My rent only went up one time in my 3 years and I got 100% of my deposit back at the end, which was a surprise since they had told me there was an unavoidable carpet cleaning fee. If I ever move back to Lincoln and am looking to rent, Great Place Properties will likely be the first place I look.
Experiencia negativa: I’ve only been renting with GPP since April and it has been a struggle.They’re not a good place for families to rent from. I lost my main job so I was working my part time to pay rent so it was taking a bit longer to come up with the full amount I was never a month behind just a couple weeks. They’re very strict and won’t fix anything. The septic tank flooded the basement and it took them a week to fix it another two weeks to clean it up and another two weeks to pull the carpet. Because of this situation we are having to move. My son who has a weak immune was sick for almost 2 weeks. They’re not willing to work with you so if ur a week or two late with your rent they will evict you. They purchase this property in the middle of my lease so they were unwilling to work with me and everything that broke they charged me for it, Even the water from the septic tank. When I rented the apartment my lease stated I paid half of the water bill, they were charging me full price every month my water bill was almost $200. The truth is they wanted me out once the purchased the property. I don’t think they like people of ethnic backgrounds just from the difference in treatment that I’ve blatantly notice. If you are a person of any race or ethnicity I would just try other places… realty works is amazing and they’re good people… just stay away from GPP and Arrow…
Raquel stopped paying rent. The water problem resulted from foreign objects she placed in the drain. What ever her ethnicity or background is, was never a consideration. She signed a mutual termination agreement.
Experiencia fantástica: I have used Great Place Properties for 4 years now. Lynn and the staff are the best and I totally trust them and feel comfortable. I live in Florida and am confident that they have my best interests at heart and they do such a great job. I highly recommend this company.
Experiencia fantástica: I rented with great place properties I lived there for a year and a half . I plan on renting from them again . Management is good at communicating with tenants as well as getting maintenance out when ever you need them . When I first moved in they gave me a nice welcoming gift that was very nice of them . Also my place was very nice . No bugs no stains no holes everything was clean and I made sure it was the same when I left I got my full deposit back . Cara was very nice and sweet as well . You guys are great Lynn .
Experiencia negativa: Stay away from these slumlords! They are not honest! I was a perfect renter and left my place in a clean state yet they sent a check for $6! I’ll be seeing them in court! Glad I moved!
When a tenant moves out we make a video showing the condition. Any charges deducted from the deposit are objectively justified. The video is available for review by the tenant at anytime.
Experiencia negativa: People who work there are mean and they don’t help. It seems they are working for free. If they don’t like helping people then you should leave that place for someone who can help others.
