Experiencia negativa: This has been the worst experience I have ever had with a property management company. Their practices have been misleading and, in my opinion, fraudulent. From the very beginning, there were several promises made to me that were never fulfilled. These included replacing the carpet with wood flooring, resurfacing the bathtub, and ensuring the property was deep cleaned prior to move-in. However, once my deposit was received, I was informed that these changes would not be completed. Despite my concerns, I chose to proceed with renting the property because I genuinely loved the home. During my tenancy, I maintained the property in excellent condition. The home was never fully furnished, there were no small children living in the property, and the overall wear and tear was minimal. An inspection was conducted within the year prior to my move-out, and the report confirmed that the home was in excellent condition. When my lease ended, I ensured the home was left in near-perfect condition. Very little cleaning was necessary, but I still made sure the property was thoroughly cleaned. The paint remained in excellent condition with the exception of one small scuff caused by a door handle. Shoes were not worn inside the home, and the carpet was kept in very clean condition. After moving out, I received a statement listing numerous charges that appear to be fabricated or greatly exaggerated. These charges included $750 for deep cleaning, despite the property not being deep cleaned when I initially moved in. I have text message records documenting my inquiries about the lack of promised deep cleaning at that time. The final statement also indicated that my entire security deposit would be retained and that I owed an additional $2,500 for repainting, a bent blind, and removal of a refrigerator that was already present in the garage when I moved into the property. These charges are inaccurate and unsupported. Fortunately, I took extensive photographs and video documentation that substantiate the true condition of the property at move-in and move-out. When I attempted to dispute these charges, I was told the statement was merely an “estimate,” despite the letter including a payment due date. Based on the circumstances, I am prepared to present my evidence and address this matter through legal proceedings if necessary.

Experiencia negativa: I would not recommend Utopia to property owners. Since taking over management from Landmark in September 2025, rent payments have been consistently delayed by about a month. Under Landmark, rent was transferred a few days after payment; with Utopia, it takes about a month. From September to December 2025, we only received 3 months of rent, but the 1099 shows 5 months collected, a two-month discrepancy. We contacted Jessica multiple times, but responses were very slow and incomplete. After several follow-ups, the accounting team reviewed it but did not correct the issue. Holding rent for a month effectively gives them an interest-free loan, and when combined with reporting discrepancies and very poor communication, it raises serious concerns about their management practices.

Experiencia negativa: If I had to rate this company based off the experience I had with Sarah G. who is in management, they would receive negative stars. I hope you never have to deal with someone with such unprofessionalism, lack of empathy, or integrity. Her attitude is repulsive to say the least. Utopia has been the property management where I live since April of 2022 after they acquired it from another company. There are some superstars at the company, Ashley being one of them who, I highly encourage the COO to immediately promote to a Senior Management position. Ashley is a 5-star employee who from my experience with her has gone above and beyond to help me and my family in what has been a horrific situation. After being excellent tenants, keeping the place in wonderful condition as if it were our own, but the property desperately needing work, work that caused us health issues, anxieties and more, after we tried to bring concerns to attention and for whatever reason not being heard, were given a 60 day termination of tenancy in this challenging of a rental climate, with no accommodation offered until I sent a request through certified mail for a reasonable accommodation. It was gut wrenching to know that the company didn’t care to take the initiative and offer any help to my family who never missed or was late on a payment, and again took great care of the property as if it were our own. It was cold and completely lacked empathy, and integrity. I won’t go more into detail but we were forced to move out in a very short notice and treated disgustingly by Sarah but Ashley came through and showed up in a way that I will never forget and will always be grateful for. I am extremely thankful to her for her concern, her time, and her ability to listen and understand from the tenants perspective. Ashley went above and beyond to help us, to advocate for us and for that she earns 5-stars. Ashley is professional, she is respectful, she has the skill of listening, and communicating. As tenants we pay rent and should not have to fight so hard to get repairs remedied and I understand they are picking up the slack from the previous management but that doesn’t excuse some of the things my family and other tenants have gone through. Along with Ashley I have to recognize some members of the maintenance team, Frank, Richard, Jay, and Austin who provide phenomenal service and actually do great work. It is because of the names listed I give 5-stars. Without these names I would not give this rating and I need that to be clear. I wrestled with doing this review but I needed to do this for Ashley and the others who deserve to be recognized. Thank you to those who actually stand and strive towards the mission Utopia claims to represent as “keeping the tenant happy, and never left waiting for an answer when need they need a problem resolved.” I sent a letter that I was informed was sent to headquarters 10/25/24 and I have yet to hear from them. This 5-stars goes to the names listed.

Experiencia negativa: They’re not professional at all. moved out of a property rented by this company three months ago, and they haven't returned my deposit. I left the apartment clean and ready for someone to move in. Still waiting for Utopia management to give me back my deposit!!!!! thinking of taking this issue to a lawyer for advice.
