Experiencia fantástica: I can’t love Anthony enough he came he saw what the problem was. It was a broken door knob for the fourth time at my bakery, where people were getting trapped inside because the door knob fell off and Anthony like Superman came to the rescue and he reviewed it ran to the store came back put exactly what I was hoping he would on it and it works beautifully. This is a really great guy. Just like all the other people that come out to help whenever I need something they’re always quick efficient and you guys are efficient in getting them sent out to me and I appreciate you. Experiencia negativa: Every interaction with this management company was frustrating and disorganized. They rented me a two-bedroom unit that should never have been on the market (head of maintenance said he had never been in the building before they rented it and was a new property for them)—one of the bedrooms had no subfloor, major gaps between hardwood (could see outside), and visible interior termite damage filled with caulk. The day we moved in a neighbor who had been in the building for a few years said everyone leaves the apt we were moving into because of the room that has issues. Basically any insulation issues there “fix” was caulk. Wood moves in humid climates and with weather changes so new gaps were constantly opening up creating insulation issues. As well, the stilts the room was on didn’t feel stable, shaking throughout the night as trucks made deliveries. I submitted maintenance requests for over a month with no resolution. After an in-person visit, the head of maintenance documented the issues and promised repairs, but the requests were later closed with no work completed. When I finally reached someone by phone, I was told they would not fix the apartment and that I had “no way to prove” the unit’s poor insulation was responsible for extremely high electric bills (higher than what I paid living in a four-bedroom house in August) or that there were major insulation issues at all. Office Staff consistently seemed unfamiliar with the property and unaware of my repeated complaints. Over many weeks, I would have to constantly repeat a month long of communication to whoever I was on the phone with , showing a lack of internal communication. While minor issues get addressed through their general maintenance portal, the overall operation is dysfunctional. The General Maintenance workers that complete small tasks also pressured me to leave positive Google reviews, hence all the positive reviews. The general maintenance workers are friendly and come quickly but linger for a long time, and smelled strongly of cigarettes, leaving my interior space in need of air freshener. They eventually allowed me to break the lease without penalty (only right thing they did this whole process), though the unit never should have been rented in its condition. Even after returning keys via their instructions in the designated mailbox, I was falsely told they weren’t returned. You think they would’ve checked the mailbox before emailing they did not receive them…Then my security deposit was not reviewed or returned within the required 30 days—I had to repeatedly follow up before it was finally addressed. Without that, I doubt I would have received it back at all. I finally got my deposit back 11 days after their legally allotted 30 day window - unbelievable unacceptable. The team that shows you the apartment is great, general maintenance is okay, but if you property you move to has any big issues, everyone in the office is unbelievably incompetent at their jobs and will not resolve and real issues with their apartments in a timely or proactive way. I’ve lived in multiple cities and lived under 3 management companies this was by far the most disappointing experience ever. It feels so much better to now be giving money directly to a local elder from New Orleans for housing and not a slumlord management company that doesn’t care at all.

Experiencia fantástica: Moving across the country back home to New Orleans can be stressful to say the least especially on a tight time crunch! I originally loved my leasing agent to pieces until we began to have some very frustrating miscommunication.Which is ok, life happens. Once I spoke with Kristine her eagerness to assist, make sure my unit was move-in ready and clean, answer questions in a timely manor and provide solutions really changed my experience. Thank you so, so much for the quick turnaround this brings my experience with the company right back to amazing!

Experiencia negativa: THE MOST DISRESPECTFUL STAFF!!!!! I WAS THREATENED TO BE EVICTED OVER A MAINTENANCE CHARGE!!!!! DO NOT RENT through this company unless you want to be fully disrespected, harassed, and verbally abused (by Cynthia specifically) . I called due to a random maintenance charge on my online portal. I got 0 notification or notice of this charge. When I called the first time I was explained what the charge was for. The second time calling to express my concern that the charge was inappropriate, I was met with the rudest tone and treatment I truly have ever received as a customer. The third time trying to call and resolve this issue Cynthia threatened to evict me if I did not pay the fee and was literally hung up on in the middle of speaking. Cynthia raised her voice at me, spoke over me, hung up on me on multiple occasions, and when I asked to speak to ANYONE but her she continuously told me no. The best part about all of this is that I have no way of speaking to anyone but her. I emailed the director of property management but of course, silence. I can't report her behavior , treatment towards me, or express the emotional distress she has caused me to anyone. For those of you interested, the fee is $170 to unclog my bathroom sink. In which they are unable to provide any photo evidence of. I never requested my sink to be unclogged. I sent in a maintenace request to address low water pressure in my bathroom shower and kitchen sink. Cynthia refuses to listen to me, better yet hear me out that I am being charged for something I never asked to be done! I have been trying to communicate in a respectful and professional way about my concerns for over 3 months now as a customer. Cynthia has threatened to add late fees to the charge (never happened), and now has attached the charge to my online rent payment. I can't pay my rent online without also paying the fee. This property management company is the most unprofessional and disrespectful I have ever dealt with. If you want to be ignored, bullied, verbally abused, and neglected regarding any minor/major concern you make have then sure rent from them. If not avoid these people at all cost.

Albert is very skilled in sheetrock and painting and made everything look really nice after he fixed the shower. He was happy to answer any questions we had and even did a few side jobs just because he had the time. Dean is a great resource as well and helped for a day to cut the time of the job down. Very pleased with everything they did and great guys to have around:) Will definitely be requesting either of them in future while I’m in this complex! Albert and Dean are very knowledgeable, respectful, and cooperative.

Experiencia negativa: Get everything in writing and done prior to move in. Agents make promises on the landlords behalf then refuse to follow through. I had to spend hundreds of dollars on repairs. This picture was the landlords fence "repair".

Experiencia negativa: I would leave 0 stars. Upper management rented me a rat infested apartment. The apartment has many violations to my safety and is uninhabitable. I just got off the phone with Cindy, where she hung up on me after telling me that my landlord didn’t do anything wrong. Horrible customer service. I’ve been trying to resolve this amicably for going on 2 months at this point I am exhausted and offended. The sad part is, I had a great experience with them under a different Landlord. Now I see how they handle serious issues. It’s actually comical at this point that they believe duck tape, spray foam, and 2 mice traps could fix a house with deteriorating walls, gaps on the bottom of the doors, and a heater leak. The list goes on.

Experiencia negativa: upper My experience with Upper Management was nothing short of disappointing. I first can’t understand the pricing of these spaces, but it’s insane. Advertised as a 2 bedroom apartment, with one closet, and is $1,360.00 monthly. Ceilings are 12ft high, but I have to pay an extra $100 to have someone help me change my air vent filter? When I moved in, I was informed that a team had been in cleaning all morning. I found a dead roach in the kitchen cabinets and black mold in our fridge. The microwave did not work. Our front door would not close completely. Our back door’s lock was so bad, they had to put a board in front of the door for extra protection. All of the windows (save the small window in the bathroom) were nailed shut, which to me seems like a fire hazard. The vinyl on the drawers in the bathroom was peeling. The blinds were disgusting. The bathroom tub faucet had a leak. I put in a work order with about 12 things listed. For the black mold, they recommended products I could purchase to clean it myself, even though they apparently had a team in cleaning. For the door, they recommended weather strips that again, I had to purchase (after fighting with them enough about it, they bought it, but made me install it). The vinyl on the drawers was never repaired. I went 1/4 of my lease with no working microwave because the owner of the house wouldn’t approve a replacement. Virtually zero cabinet or counter space in the kitchen, all my food that didn’t go in the fridge had to go in boxes on the floor. Blinds were never cleaned. They attempted to fix the leak in the tub, but gave up after the first try. This affected my water bill every month. The air conditioning doesn’t work too well, as the house is old and poorly insulated, so this GREATLY affected my power bill, making that $250-$300 per month. Only about a month of living there, we had an inspection done on our apartment. We hadn’t yet moved in all of our furniture, as we moved 2 hrs away from where we were prior. We didn’t have but one closet to store 2 people’s worth of clothes in. We’re working people who aren’t normally home but to eat, shower, and sleep. We took off work so they could complete their untimely inspection and we got a violation! How is that fair? The window in the living room leaked really bad. So much so that there is immense water damage around the window (one can only imagine the mold under that wall). Any time it would rain, I’d get rained on IN MY LIVING ROOM. I had to have maintenance come on 3 separate occasions to fix this leak. All they did was caulk over it. Who knows how many ways water is STILL getting in. About a week before the end of our lease, management started having people come view our home while we were still living in it. When we viewed the apartment, it was empty, and frankly very dirty. We were assured the walls would be cleaned and painted as they were covered in dirt and crayon. I assumed we’d be shown the same courtesy, but no. I had people walking through my home at 6:15pm. I had been at work all day, and instead of being able to come home and shower and eat dinner, I had to prepare my home for random strangers to walk through it, even though my rent was paid in full, and on time. When I moved out, I bought a lot of my own cleaning supplies and had a team of my own come in and deep clean for 8+ hours. Their disposition claimed I’d left my apartment “very dirty,” and charged me for paint touch ups, which I assumed was done regardless, so I’m not sure why I’m charged for that. When we called for an explanation, Tracy fought for the disposition as though we were trying to argue over HER money. She claims that her big age trumps my father’s 51 years of life on earth, and thus makes her wiser in the ways of apartment renting, as she’s been doing it all her life. I find it unfortunate for someone so advanced to be still working and renting, but everyone is entitled to flex what they wish.

Experiencia fantástica: Dean and Gary are excellent maintenance technicians, and have been able to fix my issues quickly, usually same day if I submit the request early. They are very helpful at explaining what the issue is, and have excellent communication for when they will be arriving or need to follow up on the issue. They are fast at troubleshooting problems and getting them fixed. Overall, I've only had good experiences with them.

Experiencia fantástica: I am renting one of the older apartments, and Gary from maintenance has been great at solving my furnace and hot water issues. The location of the appliances is also in a hard-to-reach space and Gary had no problem climbing into it. He was also very respectful of my time and my apartment. It was a bonus to be able to communicate with him directly instead of having to go through the ticketing system. The property manager also follows up and ensures that the work has been completed.
