Experiencia negativa: I would strongly caution property owners before using this company. My property was sold, and management services formally ended. As part of closing, January rents and all tenant security deposits were credited on the settlement statement and paid out accordingly. However, the management company has continued to hold those funds well beyond 30 days after closing. Despite multiple follow-ups, communication has been extremely limited. I was told the delay was due to a transition to a new management company, but no firm resolution date has been provided and funds have still not been disbursed. In addition, I continue to receive automated document requests related to the property even though the sale has closed, which suggests internal processes are not properly aligned. Delays can happen. Lack of communication and prolonged retention of owner funds should not. I hope this review encourages prompt resolution.

Experiencia negativa: Unfortunately, communication with this company is extremely poor. Messages and emails are rarely answered, which makes it very difficult to resolve questions or concerns in a timely manner. The payment system is also confusing, and when issues or questions come up, it is nearly impossible to get clarification because no one responds. This adds unnecessary stress for tenants. At the beginning of our lease, we did not receive clear or sufficient information or instructions, which made the move-in process more complicated than it should have been. When maintenance is sent, the quality of the work is often very poor. Repairs are done incorrectly or left unfinished, and it feels like the homeowner may be paying for work that is not properly completed. While the company is not intrusive, the lack of communication, poor maintenance, and unclear systems make renting through them a frustrating experience.

Experiencia fantástica: I love & appreciate the expertise of my realtor Janice Johnson. She is very very smart and savvy. Janice can compete with any competitor when you are betting on a home. She is fast, efficient and will go out of her way to show you your possible dream home. Janice helped me buy my 2nd family home last week. Without her experience & expertise executing precise moves to close the deal purchasing the home would have been impossible. We as a growing family needed the bigger home and was able to get it, thanks to Janice Johnson. I highly recommend her & trust her, Let her help you find your dream home.

Experiencia negativa: Switched to IIP in the middle of my lease. I have never been able to get in contact with anyone except the one time they did a unit inspection. Calls, emails, portal messages...never any response. I recently moved out and turned my key in before my lease officially ended and am still getting emails that my rent is overdue and that I need to turn in my key. They don't seem organized in the slightest and are the most unresponsive management company I've ever had to deal with. I'd call during business hours. Nothing.

Experiencia negativa: I am writing to express my deep dissatisfaction with the way IIP Management Group has handled several issues at my rental property. First, there was an incident involving our couch, which we temporarily stored in the garage. We were informed that it needed to be removed, and before we were even given a fair chance to comply, the company took it upon themselves to remove the couch without our consent. According to our lease agreement, tenants have 30 days to remove items when requested—yet in this case, we were given only about three hours. This action was completely inappropriate and felt like theft of personal property. In addition, we have had ongoing issues with squirrels and rodents in the walls. Despite submitting several maintenance requests, this problem has not been properly addressed. We pay extra each month for pest control services, yet the issue persists with no visible action or improvement. The lack of communication, disregard for tenant rights, and failure to resolve basic maintenance concerns make it very difficult to recommend any property managed by IIP Management Group. I hope this complaint is taken seriously and that corrective action is taken to prevent other tenants from experiencing the same treatment.

Experiencia negativa: My elder mother lives in an apartment managed by them. She’s had a severe mold problem in her apartment for over a year that they only offered a dehumidifier to address. She’s had numerous maintenance issues. They never answer the phone. Then will text her days later. She’s 73 doesn’t use texting well. Tells them to call or email. All they do is send a text, then stop responding. We contacted the city about the mold. News to us was south Euclid has no mold ordinance. This is a nightmare for my Mom and for me because I have to manage a lot of this for her. All while paying tons in rent on time every month.

Experiencia negativa: Ignored maintenance requests, refused to return my $2,000 deposit including extra rent I paid and tried to charge inflated fees with no real documentation. I had to constantly follow up just to get basic responses. The pool never worked the entire two years I lived there, and they even kept billing me for utilities after I left. Unprofessional and dishonest from start to finish. Avoid like the plague.

Experiencia fantástica: They have been managing my rental for the past 6 months, I was waiting to write the review to ensure everything was smooth. They leased the property in 10 days for me, communication was on point without any issues. So far, I’m very pleased. I had 2 other management companies before and was ready to give up and sell the property, I think I may have now changed my mind and may be potentially buying more. Statements come on time; when I had additional questions everything was answered and provided. I’m very pleased with their team.

Experiencia negativa: ABSOLUTELY HORRIBLE SERVICE AND WILL STEAL YOUR MONEY WITH NO SHAME. I own a few different properties and figured I would see how IIP would perform. Needless to say, it was all one big disappointment; STAY AWAY FROM THEM. They had quotes sent to me for $2,000 from IIP to paint ONE basement wall. Likely from a contractor they knew so they could receive kickbacks and prey on unknowing clients who aren't as knowledgeable. (I got my entire home painted for less than $2,000 with sanding and trim / moldings refinished for reference) On top of this, they've had the property for around 2 months and couldn't find a tenant. If you're an experienced landlord, you know this only takes 2-3 weeks. Furthermore, I had a contractor working on the home when a little 18 year old kid came by asking questions about who my contractor was. He claimed he was there for a property checkup. IIP is sending their 18 year old son to check up on our properties and charging $125 per checkup? That's the only reasonable conclusion I can come to. IIP takes forever to respond to emails and phone calls and they use virtual assistants who don't know a thing about management or your property. They charged me $600 for lead paint testing MONTHS ago while I paid for an expedition for the results and I STILL haven't received the results. I told them to send me the report and they never have. (It's been a month+ now). So I guess they just stole my money? They also had the balls to charge me ~$110 through AppFolio for a gas bill that I paid online through Enbridge myself; WHY IS IIP STEALING MONEY FROM CLIENTS? After expressing all of my frustration, they actually gaslit me and defended themselves to keep the $500+ property reserve I had on file. Stating that they incurred marketing expenses and time in the home. Excuse me? Everything done to the home - I PAID FOR. Marketing? It takes one hour to put up a listing and syndicate it to multiple platforms to 'advertise' it for rent. They over exaggerate their expenses, gaslit me telling me that I was being irrational and non-communicative when I literally pointed out every screwed up thing their company practices. After nearly $4,000 in useless 'fees' down the drain with this idiotic company, I've taken this property back into my own management and everything is 100x faster and smoother than ever. Everything this company does between its practices to its AI-generated photo of 'Violetta' in its email signatures is FAKE. STAY AWAY FROM IIP AT ALL COSTS. You will regret it! I will be filing a complaint with the BBB as well and I advise all others to do so as well to prevent others from becoming victims of their unethical and scam business practices.

Experiencia negativa: October 30, 2022, I broke my foot and was off work. I paid my November rent on time. I began contacting numerous agencies about rent assistance in November because I knew I would need some help in December. I contacted IPP Management as well to let them know. They advise me to email proof that I had applied for assistance, which I did. Because I was was not behind, each agency told me to call back in December, which I did. In January I was able to borrow little more than my monthly rent to at least pay December while waiting on news from the different agencies . I also took a form that was required called a Landlord statement form to their office. Three hours after paying, dropping off the form, and receiving a receipt, I received two emails one saying I owed more than double and the amount, definitely did not reflecting the payment I had made that morning. I immediately called IIP. VERY SELDOM to they answer the phone. Now, I have been contacted via email 5 times in 4 days. I keep responding telling them to fill out the form and mail it in the postage paid envelope that I provided I have done my part, the agency is waiting on IIP their part. I currently am one month behind, actually 15 days behind and they have sent an email about doing an eviction review. No one has responded to my 4 emails and 2 phone calls (which I had to leave a vovoicemail message cause like I stated previously, rarely do they answer phone calls). Let me add, they have yet to return my call nor address my email

Experiencia negativa: Review update. I have lived in 2 homes with IIP rent ranging from $700+ to 1.4K+. I have had great experiences with this company until I waa ready to move out and move to a different company. Maintenance is no longer coming out. I have a 12 year old daughter during the winter out furnace went out and IIP did not treat this as an emergency. Our homes temperature dropped to 55°. My daughter is now sick. My have ca shattered ankle and the company knows this. I left a voicemail on their emergency line every hour for 3 hours with no response. I had to hire an HVAC technician and pay out of pocket. IIP Maintenance team is not fond of a "reimbursement process". Since this incident IIP has added bogus charges to my Tenant account I had to threaten to go to escrow for them to fix my balance. I was given credits but they didn't update my account properly. - If you move with this company just know they are slumlords when it comes to reimbursement and your deposit. Move with them if you want a financial headach. Absolutely amazing. He fixed every request thay I sent to IIP. I wish he was the man to answer my maintenance requests. He was very patient, very professional and extremely informative! Thank you thank you thank you!!!

Experiencia negativa: i moved in a few days ago, come to find out the entry door to the apartment building does not lock AND see attached for the shower situation that was not nearly as serious when i saw the apartment a few weeks ago, and i was told it would be taken care of before i moved in. i’ve called maintenance multiple times with no answer and none of my messages have been returned. its been four days without a working shower. absolutely HORRIBLE experience with this company. highly regret renting here. no respect for my money or time.

Experiencia fantástica: So fat they have been great every time there is an issue it’s minor or the company has someone come out to fix it quickly. Dealing with IIP has been overall a great experience with the exception of the property manager Janice she was and professional but when it came to general information she was unsure or gave us wrong information. A couple of examples are she gave us the wrong amount for the deposit which was in the form of a cashiers check. I drove an hour from home with the check from my partners account to make our initial downpayment. We had 1200 something which is what janice told and confirmed with us the night before however it was wrong. We were supposed to deposit just 930 and because we were over the amount you couldn't take it. Since it was my partners account initially I couldn't go to her bank and exchange. I had to go to my bank, take the money from my own account and get a money order. Fortunately I had the money to do so but it created such a hassle. We were told it didn’t have any central our which is fine we went and bought two AC units when wee moved in. Fall approached and we need to get our heater working. You had someone repair it quickly which we appreciate but then the contractor said there is an AC unit attached to our HVAC already that works. These are just two examples I can think of off the top of my head. Ultimately we are happy with your service very minimum complaints at this point.

Experiencia negativa: Received an email from IIP Management to leave a review for a chance to win a $100 gift card so here it is: IIP Management is a joke. Moved in with the water turned off and the bathroom an absolute mess from the construction they’ve done prior. Thankfully the maintenance man showed me how to turn the water on but I was responsible for cleaning up debris that coated my bathtub. Neighbors have extremely loud dogs that have barked from 8am-4am for MONTHS. Animal control and police have stopped by multiple times and have expressed frustration that they have not been able to contact IIP Management about this issue. I have called, emailed, and texted the company with no response. Trash is overfilled in the yard and I have seen rats running around on multiple occasions. My service dog is now terrified of entering the apartment because of the constant barking and noise that IIP Management refuses to address…and yet they have the free time to send out an email to bribe tenants to leave a review. I still have half a year left on the lease and I’m itching to leave. If you’re looking for a management company that has the communication skills of a deadbeat father and loves living in absolute filth and disarray, then IIP Management is for you.

Experiencia negativa: I have been paying rent for ovewr 34 years and have never been treated so poorly, First of all you NEVER speak to anyone they never answer ther phone and never call back. You can get emails from them but they arent signed so you never know who you are dealing with. I have had plaster and lath fallinf off the ceiling for 3 months they have not followed up. I have ceiling tiles have been stained by leaks in the celing for 4 or 5 months the maintanence guy dropped off a bunch of the wrong sizes tile and just left them here. My real problem is they started charging me for tenents insurance $9.50 per month then they added $25 late fee each month. All they had to do was ask and I would have supplied them with the COI (certificate of Insurance) I pay my rent every month and get no services for it. I do not recomend this complany to anyone. In my business I deal with many Management companies and have never had this issue with communication ever.

Experiencia negativa: I have been trying to view a property listed with IIP for over a month now. The door codes they send me never work to unlock the door and they have not one time returned a phone call, I have left several messages. I will then randomly get emails about the property and if I am still interested in renting. I would love to rent the property but with this lack of follow through to view the unit I'm scared what it would be like to need them for issues I may have after move in. From the reviews it seems that its a nightmare.

Experiencia fantástica: IIP has been great. From my experience in the past 4 years they have been able to help me through many situations with my properties. I can tell that they have evolved in those short years and are constantly improving. I made the mistake of going through a property manager who I met through contractor. Going through a single person, you don't have a lot of formal processes and will inherit all mistakes that single person makes. Thankfully I found IIP and switched over quickly. No person or company is perfect but my experience was positive majority of the time. Also, being part of a larger company they have other resources like a real estate department. Their real estate department was great. They helped sell multiple properties and were good at sending me updates on status and progress. I wouldn't hesitate to use them again. Thank you IIPM for all the help the past few years!

Experiencia negativa: For almost a year, they consistently failed to provide proof of work for repairs, despite monthly charges. Even after selling one property, they continued to bill me for nonexistent expenses. Their lack of transparency and fraudulent practices have cost me significant financial losses and unnecessary stress. Beware: at the first sign of ghost repairs, proceed with caution.

Experiencia negativa: The start of the application process to getting approved was great. Once I moved in things changed. We never did a walk through of the place so alot of things were wrong when I moved in. No hot water in the whole house return air vent was so dusty dust was coming out of the sides of the vent. When the maintenance guy came to turn on the water he didn’t close the valve all the way causing a gas leak in the home which could’ve been deadly according to the gas company there were 2 leaks in the home. The second bathroom flooded when we turned on the shower. The maintenance man said there are several issues in that bathroom and not to use it. It’s just been a nightmare since moving in. I will say the company is very responsive however I should not have had these issues moving into the home,

Experiencia negativa: IIP pays their customers for positive google reviews (I was a tenant, and received the emails asking for positive reviews in exchange for payment). We had a fireplace in our apartment that wasn't sealed properly, allowing snow and dead leaves to fall directly into our living room. We submitted multiple work orders asking them to fix this, and instead of fixing the problem, IIP simply cancelled the work orders. We sent them videos of the snow falling into our apartment, and they did nothing about it for 279 days until we hired an attorney and threatened to open a rent escrow account with the city for failure to comply with the terms of our lease.

Experiencia positiva: Overall, my have experience with IIP has been good with both pros and cons. The highlight has absolutely been Patrick, being so helpful and attentive when I first was looking/hoping to be selected for our home as a tenant. Forward a year later, it is usually difficult getting a hold of someone at the office when you need them. I would call multiple times for days, and not be able to get through to someone. Maintenance requests take a while to get attended to, and it isn’t always guaranteed they will be fixed (although I’m assuming that’s up to the landlord - not IIP’s fault!). We had multiple gas leaks in our home when we moved in, up until six months later when we discovered them when our stone-age old furnace (not joking lol) started acting up. We inquired multiple times about the heater barely working to no prevail until gas leaks were found…eventually was replaced. There are still a few things in our home that are hippie-rigged, such as our dishwasher that doesn’t work properly, and our washer…but we make do. I will say, overall the office members are friendly and I don’t think there are malicious intentions, but I just think they are a little spread thin for the amount of rentals they seem to take on

Whatever I needed she was always the one that responded back to let me know exactly what I need and have to do. She was so patient, understanding and caring like she was apart of my family. Experiencia negativa: Not very responsive with maintenance requests. Sink has pipes that are disconnected and ill fitting, leaking faucet when I moved in. Lots of trash from previous tenant in the basement and garage that IIP knew about but left for me to deal with. Previous tenant owned several reptiles and had tanks everywhere with containers labeled "cockroach food". Lots of hidden fees in rent.

Experiencia positiva: Iman has been great with being very responsive to my questions. However, I am concerned with all the maintenance fees and lack of transparency from IIP on the added maintenance costs that were added. There were maintenance requests that were duplicated or there were services that were charged but not done by IIP. Also, I have to constantly respond to them about not conducting certain maintenance work that is significantly more expensive then what I was able to find on my own. I have recently been researching and coordinating my own maintenance because I do not agree with how much the maintenance work IIP provides. Also, there are other admin fees that IIP adds which I disagree with but still have to pay for. I have lost some of their trust in managing my properties and it is taking more time out of my schedule to double check their maintenance and accounting services as well as find my own. It defeats the purpose of having them as my property manager. I’ve also tried scheduling a weekly call with their maintenance manager to resolve these issues but she has not been consistent in calling. If things don’t improve soon I’m going to switch to a different property management company.

Experiencia negativa: I truly despise this company, I was charged four grand for an incident that wasn’t my fault and I was told my rent wouldn’t be put towards that charge until the matter was settled (which nobody has still gotten back to me about). Fast forward to today and they did that and are lying that they can’t allocate my funds towards the rent when they did that the prior month. I spoke to this utterly rude and disrespectful agent named Ignacio on the phone who constantly tried to undermine me and talked over me like I was a child. Even threating to call authorities on me if I showed up to the place to inquire about the charges when I was politely and simply asking logical questions on the phone. I made the biggest mistake ever renting from them.

Experiencia positiva: The application/approval process went very quickly. Everyone went out of their way to make sure I was able to view the property before committing to an application and its fees. The business manager explained everything clearly so that I was able to make an informed decision. The property manager was professional, patient and very accommodating. Experiencia negativa: The maintenance service has been horrific. Communication about repairs is nearly impossible. When it comes to billing they are prompt about that but tenant satisfaction is not their forte. Minor improvements on the portal interface that could be worked on. Overall repairs at the property haven't been addressed yet and it's going on a substantial amount of time since work orders were submitted

Experiencia negativa: Would not recommend renting from IIP Management. We have been in a house managed by IIP for a few months and are extremely pleased that our home owner switched rental companies away from IIP. Emails and phone calls go unanswered for days, if ever responded to at all. We were told we had a carbon monoxide scare (luckily Lakewood Fire Department came and helped) and IIP did not respond to our concerns about this issue for a weekend plus 3 business days. Maintenance requests take a few days to be answered (although our maintenance man Jeremy has been great and responsive, we have started directly contacting him since he is the only one who we can seem to get a hold of). We expressed concerns about lack of communication with IIP and have experienced little improvement on their end. My roommate and I will not be renting from IIP in the future and we regret not considering the negative reviews from other tenants.

Experiencia fantástica: *I am leaving my original review for context* (I've been renting from IIP since 2019. Usually everything is great, but for over a week I have been attempting to contact them and have received no response. Originally I thought it was because of the holiday, but unless the tenant coordinator is on a 2 week vacation, it seems like they're ignoring my messages.‍♀️) Update: The tenant coordinator returned my call today and resolved my issue. These past 2 weeks have been very busy for them with new potential renters. This is the first time in 4 years that I have had any trouble communicating with them and does not reflect my actual prior experiences. I apologize for the initial bad review, the issue I was attempting to resolve was time sensitive and very stressful. I intend to continue renting from IIP for the foreseeable future. The following is my experience renting from them for 4 years: -maintenance always responds in a timely manner, are respectful, friendly and skilled -Office staff are friendly and efficient -rent increases (if ever) are always within reason -no suprise fees or charges -seems to prioritize renewing current tenants lease -takes pride in their company, properties and service -were VERY understanding and patient during times of illness, particularly during Covid

Experiencia negativa: We thought we'd give it another year of renting with IIP Management. So far it has proven to be a big mistake. Communication with them has always been absolutely frustrating. Calling multiple times in a day or leaving a message doesn't matter. They don't return calls efficiently, or at all in most cases. The one maintenance request I put in last year for our kitchen sink was ignored until the day I said I was available, and that they were going to come at a time/day I didn't give them/wasn't available. It wasn't until the city inspector came and saw the broken sink that IIP did anything about it, but apparently it was a huge hassle for the city to get IIP to fix it. Last month they told me, for the second year in a row, that my renters insurance is not valid. Talked to Kerri eventually after several phone calls last year. She waived the fee, explaining the portal for accepting insurance documents is "automated" and looks for keywords. So, this year I uploaded my documents again. Portal said it's not valid. Sent two emails, IIP replied that they updated it on the portal and waived the fee. THE DAY AFTER I got another message saying the insurance was not valid. I assumed it was automated, but sent them an email asking about it. No reply. Go to pay my rent this month, and they enrolled me in their renters insurance. Called them immediately, during their hours, left a message (of course). Didn't return my call. We won't be paying this fee, and it's funny you sent 5 emails asking me to rate my experience, and to contact you with issues. I would contact IF YOU'D RESPOND.

Always try to raise my rent after my landlord specifically tells them not to. Hidden charges always pop up on my lease. The list goes on. Also very weird how they have over a dozen new 4 and 5 star reviews in the past few weeks but they responded to them months ago. Seems a bit sketchy

Iman has gone above and beyond to ensure a smooth transition from our previous management company. She has maintained constant and prompt communication and is always willing to support with any issues or inquiries. I wish we would have discovered IIP sooner so we didn’t have to waste so much time and money managing our previous management company. We were sent inspection reports once units became vacant and we were sent video walkthroughs of the unit before AND after repairs were made. We had a question about something that was not noted in the video walkthrough and we were not only sent confirmation of the work, but a photo was sent that same evening as well. Everyone is kind, professional, and willing to make sure your concerns or questions are addressed. We highly recommend for property management!

Experiencia negativa: I wish I could give them 0 stars. I have been in contact with Kerri who is terrible and unprofessional. I applied for a property on Friday was told i was good to go. After calling numerous times and pressing every prompt I finally reached someone who will forward my concerns to manager Rob. Now they tell me they rented to someone else they ran my credit and I paid my application fee. I applied on Friday they are closed on weekends and I reached out on Monday how did someone else get the place? Also I reached out to Kerri again regarding this now she acts like she doesn't know who I am and then says my application was delayed due to my roommate. I DO NOT have a roommate which shows they are unorganized and leaves me to believe they dont know who the properties should go to. I am very upset because I am now out of a place to live due to this

This is by far the worst company I have delt with. Update This is now 3-27-2023 and I can still not get ahold of thos company even though the owner told me that they would have this problem fixed still can't call email or text and get a reply from anyone

Experiencia negativa: Would put 0 but 1 star is what it will be. I would not recommend IIP. We have been renters (never late with rent) for 3 years. 12/30 toilet wasn’t working. Submitted a ticket on line. Given 3 time slot options for 1/2. Never contacted. Called and referred to submit a ticket by answering system. Had backed out and still got the answering system. I have to ever call this place and actually get a live person on the phone. I could go on but this is enough for now.

Experiencia negativa: I'm an out of state investor and did a surprise visit and found my property in disarray. I paid for services that that were never done and found that one of my vacant units was left unlocked, although I paid a rekeying fee. The lockbox code provided didn't work so unaware where the keys to the unit are and can't secure the unit. I haven't heard from iip on this issue and it has now been a week.

Experiencia fantástica: Kai is incredible! Wonderful demeanor, and did what he could given the limitations he has to deal with. I’m very appreciative that I’ll have someone to advocate for the multiple replacements and bigger repairs we need.

Experiencia fantástica: I rented from IIP for a year and a half. This is an amazing place to rent from. Kerri was my point of contact the whole time and she was always making sure we were comfortable and providing any resources needed she really went above and beyond! Any time we needed maintenance or assistance we got help within 24 hours. This company really makes sure you are taken care of. 10/10 would recommend!

Experiencia fantástica: Charles was our maintenance guy for the last 3 times and he was great!!! He explained to me each time he came to our home he explained in great detail what he would be doing and approx how long these things took, very respectful and nice… wish he’d just be our scheduled maintenance guy for our house. Kerry is also a sweet person! Very kind and helpful

Experiencia fantástica: I am a first time single family home renter. Patrick was very pleasant, and very efficient! We got thru the process very quickly after my approval and he was able to get me my keys within a week. He was very knowledgeable and patient and answered all of my questions even ones not pertaining to renting but other housing questions. I recommend!!
