Experiencia fantástica: I was asked to handle an appt almost one hour away by Noemi. There was trouble from the very beginning with lack of connection for confirmation call. Being sent anyway. Finally connecting only to discover signer did not live at site & had loaned out her vehicle. Time was pushed back some to meet there. On arrival, discovered signer had no keys to the place...I called re this, was instructed to just take outside photos. AND her DL was expired to use as ID; I had her use her phone to go online, do renewal, & arrange to upload the temporary DL for use. Went downtown to fast food place for doc sign & get scans done. During that time, ice began breaking & stacking on the river. We were in the flood zone; we had to make a run for it before I could complete scanbacks fully. I can say this co did not abandon me in the midst of all this crazy, & they paid me in full fee.

Experiencia negativa: If I could give 0 stars, I would. Working with Jamie and Neomi was an absolute nightmare. They proved beyond any doubt that this is not a reputable company. They attempted to rip us off from the start. I was told it was “okay” for me to sign documents without my husband, which is completely inappropriate. They later called to schedule two different times, confused me with the notary, and then lied about the reason they canceled. When a notary was finally sent to meet us, the contract had the wrong names and address—it was for someone in Florida, not us. Huge red flag. When my husband refused to sign due to all these issues, they resorted to scare tactics, attempting to pressure him into selling. When that failed, they contacted magistrate court and placed a lien on our property. This behavior is unethical, alarming, and unacceptable. STAY AWAY from this company!!!!! Update. I had to pay then several thousand dollars to close on the house because the buyer was under a time restraint. DO NOT DO BUSINESS WITH THIS COMPANY. I PRAY THEY ALL COME TO JESUS I COULDN'T LIVE WITH THE MORALS OF THESE INDIVIDUALS.

They have Tried to sign a sales agreement through the Title Agency and they have assured me that they it is illegal in the state of MO. And SB will not let me out of the contract of interest. DO NOT TRUST THIS COMPANY!!!!!!!!!!!!

They won’t respond to any calls, or call back they basically put you in a contract/agreement on a price they never intended to pay, they milk you and lie claiming the “buyers” they never had backed out. Every time I finally get an answer it’s the same excuse. No where in the agreement states that only way we close is if a buyer buys it. I’ve opened my property to them been completely cooperative just to be ignored and lied to. I’ve called so many times and they don’t even have the decency to call back and communicate on what’s going on with my property. If your smart stay away from them, was a complete waste of time. They prey on people, don’t be a victim for your own sake, or you will be stuck like me waiting wondering what’s happening and what other excuses if I even hear anything or have anyone reach out.

Experiencia negativa: In my experience, this company does not pay notaries for the work they contract. I recommend steering clear to avoid similar issues. I did reach out to them numerous times to get a response without a reply. Update: After posting this review, the company finally contacted me. They agreed to pay the amount owed and added an additional $25, but this only occurred after my negative review was posted and with the expectation that I would modify it.

Francis completed ghosted me and his assistant Marley never had a clue what was going on. Cancelled on me out of the blue with no contact or reason. If I could rate 0 stars I would. Don't waste your time with this shady company.

Experiencia negativa: SELLERS BEWARE!!! They put a property under contract to purchase with all the promises, but after signing, you will NOT hear from them again. After contract signed, SB Home Buyers filed a memorandum on the property which is nothing but a hoop for the seller to jump through when they find a REAL buyer and SB Home Buyers demands a fee for doing NOTHING. Too many notary reviews here… those are not the reviews that matter.

Experiencia negativa: If I could give them less than one star I would. I would not advise my enemies to use this company. I am active duty military and they originally said they could work within our date constraints. The agreement over the phone that got us to agree to use this company and how they explained the written agreement did not get anywhere close to what they actually followed through on. It was like pulling teeth to get them to give me updates. They paid the cheapest bidder to come in and take horrible photos of our property. They proceeded to get mail sent to our house with my address on it and their company name. We started getting dozens of spam calls a day. Even there description of the property was false. They refused to give good faith money until after the closing date... which is supposed to be used to hold the property. Two days before they were supposed to pay for the property, and after me continuously asking for updates, they sent an email saying that both party agree to release from any obligations. My assumption is I won't even see the good faith money. The value of my house has dropped by 40k since they started whatever back alley stuff they did. I truly believe this company is a scam, and any of the 5 star rating are false to increase their rating. Oh because I didn't do this until after the written agreement look at their good business rating... Just saying.

Experiencia negativa: If you agree to something, verbally, written or otherwise...you should honor your agreement. In certain states it is allowed to pass along flood insurance to the buyer. If a buyer agrees to reimburse the seller for the unused portion of policy, the seller should honor that agreement without having to be reminded over and over again over a 2 week period. I agreed to transfer a flood insurance policy to SB Home buyer with the understanding that I would be reimbursed. An over $400.00 value. 2 weeks later I have yet to receive said payment. If SB Home Buyers asks to buy the remaining time or your policy, you have been warned.

Experiencia fantástica: ⭐⭐⭐⭐⭐ I recently received an urgent assignment to complete a Seller Affidavit and Mobile Notary service, with a very tight turnaround of approximately 2.5 hours. Naturally, I was a bit nervous due to the time sensitivity, but the Transaction Coordinator made the entire process seamless. The Transaction Coordinator was extremely professional, patient, and provided clear, concise direction throughout the assignment. Communication was prompt and well-organized, which allowed me to prepare efficiently and perform the signing without issue. I was able to quickly print multiple laser-quality copies, properly notarize the documents, and capture professional photos and video of the property as requested. Despite minor obstacles related to coverage area and timing, the level of support and guidance provided made all the difference. My primary goal is always to deliver a professional experience and exceed expectations, especially during critical transactions for sellers—and this assignment allowed me to do exactly that. Experiencia negativa: I signed the contract saying i was going to get $110K for my house and everything was going great and quickly. Today, their appraiser did a walk through. I just got a phone call from one of their representatives who told me that they were going to pay only 100K instead of the 110K. They were stating that my house needed all kinds of rehab work which it does not. These walls were just freshly painted weeks ago,the carpet is less than 3 years old, the entire flooring upstairs was replaced a few weeks ago. They're saying my roof needs replaced also. I have lived at my house for almost 10 years and not once had one roof leak or one issue out of my roof. I even asked one of the several people I've spoken to during this process about the appraiser coming through here and reassessing everything and then wanting to give me less than what I was quoted. The lady assured me that that would not happen that I would walk away with what was agreed upon when signing the contract. That is absolutely not true with this company. I honestly think this company will say whatever it takes to the seller to get them to sign that contract knowing full well that there is nothing the seller can do about this. I understand that they give you less than what your actual value is compared to going to a real estate agent, however my house was quoted at being valued at $135,000. The difference between 110,000 and 135,000 is 25k. And after paying off their fees and closing costs that should still be plenty of money to do the little work that is needed. I am not happy with this company at all. They should be giving me what they quoted me. Had I known they were going to do this I would have definitely went with someone else who is more truthful. Because I feel very taken advantage of. I and forced to honor the contract but they will not honor their apart.

Experiencia negativa: They made me a offer for my home at $275,000 even tho it was worth over $300,000 I took the offer because I wanted to move fast cause I had a lot of life changes going on and wanted to build a new home I signed purchase agreement and all afterwards they listed my home for $314,000 and it didn’t sell fast enough for them so a week later they too the price to $309,000 left it posted for another week and it didn’t sell so soon after they contacted me telling me they wanted to offer me $200,000 I told them no and that I had already bought land and made some changes and pulled money from places that I was going to replace after we closed keep in mind I bought land and got with a lender a builder and all to set up the building of my house got land surveyed and all how about they tell me someone would call me back and I haven’t heard anything these people are the worse and if they wanna get under this post and deny it I’ll post receipts they are scammers and that’s being nice if they would’ve sold my home when they tried at the $314,000 they put it for sale for I’m sure they would’ve sent my $275,000 with the quickness and profited $39,000 and been completely cool but when they didn’t sale they offered me $200,000 if any of y’all are smart don’t deal with these people and I bet they won’t respond or they will delete this cause I can post recorded called purchase agreement the whole nine THEY ARE COMPLETE SCAMMER 1000% Look closely at reviews only good ones come from notaries that they hire

Experiencia negativa: Absolutely horrendous company. Quoted us one offer for our house and then once we were under contract and without ever seeing the house tried to cut 60k off. We had to call/text multiple times to get any communication with them through the whole process, what we were told could be a 2 week process ended up being almost 8. Then again, without ever actually seeing the home, which is 5 years old and just needed new carpet but we’re just in a rush because we’re a military family, they backed out the day before we were supposed to close. Absolute scam of a company and I wouldn’t recommend them to my enemy.

Experiencia fantástica: I had the pleasure of working with this company recently. It was an awesome experience from start to finish! I worked with Noemi and she was extremely knowledgeable, attentive, and warm the entire time.

Experiencia negativa: This company contracted with me and that 45 business day contact matured yesterday. They sent a notice to cancel requesting I sign, but I didn't, because it was weeks after the 21 business days inspection period that specified that was their opportunity to cancel without penalty of losing the escrow deposit, but they never hired the mentioned escrow company nor made the ernest money deposit agreed upon in the original contract. I called several business days ago to their listed phone number and spoke to an alleged manager that claimed two descrepencies that I actually have documentation that disproves their false descrepencies. I've left a complaint today on the BBB website as well, which so happens to grade this company an F. This company is in fact in breach of contract and owe my damages in ernest money via the mentioned escrow company in the amount of $1000.00. I expect they resolve it. My next steps are to pursue legal action which I have already applied for legal aid, as I qualify because I am on social security disability. Marleen is atrocious with communication; she often misquoted me when trying to schedule walkthrough appointments for third party buyers trying to be forceful with the time and day she's request after I repeatedly explained prior appointments that she'd need to reschedule for and she claimed in a couple emails being unable to connect by calling me, but I've had her direct number saved, and the empty voicemails attached to her number. I believe she was instructed to do misquoting me and falsely claim not being able to connect by calling me, as an attempt to trick me up into breaching the contract. Fortunately I know to be careful what I say when arranging the walkthrough appointment scheduling requests, and kept everything doccumented, including a journal, all call records, all texts, all emails, any business cards provided me from the notary and all realitors I met for walkthroughs, and I recorded video of people, dates, times at the property location on walkthrough appointments scheduled that the potential buyer was present for but their realtor didn't attend. I have everyyyyything documented. They are in fact in breach of the original contract. It's my belief this company practices bait and switch. They actually have taken my property off the market. I also signed a POA specific to the sale of my property via this company, so they could attempt to acquire a third party buyer. Their descrepencies are that I said "no" to lowering my price after the agreed amount signed in contract, and that I said no to a cash offer that included monthly payments via a third party buyer. I elaborate everything habitually and said allot more than their false claims, and told them, "I am not able to go lower, I've been transparent and made your company aware of the judicial leins on the property and ask minimal profit of $2k" (I owe that amount to my parents for paying my deposits to move out of state), and I told them, " I don't think I can take the cash offer that includes monthly payments, it's not a guarantee, I'm on disability and can't afford the travel between states on a regular basis nor the upkeep requirements for such a commitment, but I would gladly call the social security administration and ask if it's going to cost me penalties," I also can't afford to pay this company to buy my property if the cash buyer defaults, making me liable for their contact. I believe this company often counts on our ignorance of legality terms. We are in a time of accessable information and I strongly suggest anyone dealing with this company do your research, ask anyone logically outside of the company for advice, make sure you understand EVERYYY thing before signing anything, no matter the pressure they apply for urgency. I suggest you do a revocation of the POA immediately after the contract matures. I suggest no one do business with this company. I've seen very little negative reviews, but the ones that I saw said this company asked the negative review be removed. I may upload photos later to prove my complaint.

I entered into a purchase agreement for my property in Garland, TX for $173,500 “as-is.” Weeks later, they attempted to renegotiate the price down to $141,000 without justification or a repair list. They failed to deposit earnest money, or provide proof of funds, ignored my communications, and falsely advertised my home (claiming “no HOA” and an “updated kitchen”). They never performed an inspection — only sent a notary to take photos, who is not a licensed inspector. Unauthorized individuals were also sent to my property asking about my HOA and whether I was selling — all without my permission. This company is not buying your home; they are wholesalers trying to sell your purchase agreement to random investors. They wasted over a month of my time. SB Homebuyers is not a licensed brokerage and is using outside realtors to list properties on the MLS without owner consent, which can cost those brokers their licenses. Their conduct is predatory, deceptive, and unprofessional. Homeowners should be extremely cautious before signing anything with them. Read the reviews from actual sellers, not their staff. They also filed a Notice of Interest on my property despite not being the actual buyer. These are manipulative, deceptive practices. I will be reporting SB Homebuyers to every regulatory agency possible — including the MLS, the Texas Real Estate Commission, and the Texas Attorney General. Homeowners deserve protection from companies like this. Update 11/10/25: MLS removed my property due misleading details about my property listing and the broker that listed my property for SB Homebuyers did not have a signed agreement from me. I sent Mr. Cristian Fernandez, President Mr. Clifford Miller, Vice President several emails requesting that they release NOI from my property because they have no legal financial interest in my property they have continued to ignore me. I will be filing a Invalid Notice of Interest Affidavit with the Dallas County Clerk / District Attorney. SB Homebuyers initially lied stating they would be the buyer for my property to get me in this PA the 21 days inspection period has passed and they still have not released my property. SB Homebuyers fraudulently filed this Notice of Interest on my property 10/9/25. Do not deal with company this is a nightmare. 12/9/2025 Filed Invalid Notice of Interest/Affidavit in County Clerk office because SB Homebuyers has continued to ignore me and cloud my title although inspection period has passed since November 5. Next TREC complaint and Attorney General complaint.

Everything was straightforward, and Naomi was kindly willing to let us reschedule during an 11 inch snowstorm! Getting paid was also prompt. I was paid within a few days of completing the assignment, which can be up to 90 days with with other companies. I would absolutely complete future assignments with them.

Experiencia negativa: BE VERY CAREFUL — My Experience With This Company I normally don’t write reviews, but I feel obligated to warn other homeowners after the experience I just went through with SB Home Buyers. I was approached with what was presented as a straightforward cash offer with “no repairs, no commissions, no showings, no listing.” Their website repeatedly advertises that they do not list properties and that they close fast and handle everything. That is NOT what happened. After signing the contract, the company began treating my home like it was listed, posting it online and bringing in investors rather than acting as an actual buyer. The “foundation issues” and “water damage” they claimed to find were not supported by any licensed inspection, and did not match the inspection report I provided them up front. Their comparisons and numbers were completely inaccurate, and they attempted to reduce their offer by tens of thousands of dollars late in the process. When I held firm to the contract price, communication became inconsistent. Days would go by with no updates, excuses, or claims that someone was “out sick” or “checking with the finance department.” Meanwhile, my family and I were trying to coordinate the purchase of our next home, and the delays and uncertainty caused a ton of unnecessary stress. After multiple attempts from them to renegotiate far below the agreed price, I had to formally request cancellation if they were unable to perform. Only after pushing for written release did they finally send a cancellation form. Thankfully, the contract is now void and I can move on, but the entire experience felt misleading and nothing like the smooth, honest process their website advertises. If you’re considering working with this company, read everything extremely carefully, get your own representation, and proceed with caution. In my experience, this was not the “simple, fast cash offer” they advertise — it turned into a stressful, drawn-out situation that could have jeopardized my next home purchase if I hadn’t stayed on top of every detail. I hope this helps other homeowners avoid the stress I went through.
