Experiencia negativa: Property Owner Beware: In approximately late June or early July of 2025, I signed a contract with this company because I was under the impression that this company was the best of the best. I chose their highest plan at 12% which I believed (by means of their salesperson) to be the most beneficial. He introduced me to Jessica and I was told that my property would need several thousands of dollars worth of work to paint and do other small repairs to my property to give it the appeal to renters that they were allegedly "looking for." I was then charged for cleaning, and a multitude of other things (without my consent) totaling an additional approximate $1000 that the company is now threatening to sue me over. The photos attached are after the "cleaning" happened. The best part, is we are almost in December, and my property has not received one single application for a tenant. The property management company has asked me to reduce my rent almost $ 500 from initial asking amount, and still no action on my property. The property managers are now threatening legal action over the work they did not do, and they are being extremely malicious in their approach. Please do business elsewhere, as I wish I had. Update on 11/30/2025: Please see included email with Marc Hassan's threatening email towards my elderly father and I saying that by telling our opinion of his services, and after forcing us to pay additional moneys, that if I didn't remove my review he would send his lawyer after us. This man speaks to us as if either of us were intoxicated, because he didn't appreciate my elderly father calling him and asking what he charged us $3,000 for. Meanwhile, my father has abstained from alcohol for the past 20 years. I am appalled by this act of retaliation. Watch out for this company.

Experiencia positiva: Some of their fees are a bit high and the lack of a grace period on rent dates is rough in this economy and biweekly pay - however they had great communication, management, maintenance on their properties - I think my units owners made a horrible horrible choice leaving Spectrum and transferring management to Artemis, nothing but issues and unprofessional communication or no communication at all since the switch to Artemis management. I’d take the higher rent/fees and stick with Spectrum.

There is one lady at the front desk who I won't name that is so nasty and rude. She told me, "I didn't have a/c for four days one time, just book a hotel you'll be okay," even though they won't pay for us to book said hotel??? Marnie and Alfonso are absolutely amazing and so helpful but everyone else can eat rocks.

They managed the property throughout the renovations and then afterwards until January 2025 when I sold the property. A first class outfit from the month I started to the month our contractual relationship came to an end. I have been an investor of real estate for 35 years and Spectrum was by far the most professional organization I worked with. The entire team were great. The day to day management of work orders, handling of tenants and leasing (when new leases were required) were all an A+. They kept my property at almost 100% occupancy for the entire duration of my relationship with them. The annual inspection reports were one of the many features that I appreciated about Spectrum. Detailed photographs with detailed descriptions of each unit enabled me to get on top of all potential issues before they became real ones. All round Spectrum was a first class operation and had I not sold the property I would have definitely continued with them. Thank you Spectrum for outstanding work and for a great relationship.

Experiencia negativa: Stay away!!!!! I rented an apartment at 2216 Spring Park Rd for the worst two years. When I got my keys, the apartment had writing on the walls that the property manager CJ would paint—never made a hole in the bedroom's second bedroom that was never plastered. Due to the roaches, I had to request pest control outside of the monthly pest control. Dust was coming through the vent shafts, affecting breathing. I know this place was built decades ago, and they tried to charge me an asinine amount to fix plumbing when it wasn't an issue I created. If I had not spoken to the plumber to ask Wednesday caused the stop, I would not have been educated I would have been charged. There was a leak in the main bathroom coming through the floor, and they did not have a plan for how to dry the floors and probably would not have done anything if I did not press the issue of mold. I was a great tenant they praised me for the way I took care of the property. During the inspection, he praised my apartment. I moved a month before my lease was up, cleaned the apartment, and it was dirty when I went back to check for no reason. They billed me $855 for nothing out of my deposit. I was charged $450 for holes in the wall that i filled and literally they have to repaint anyway. It was not poorly done. Heck, it was a better job than the crew they hired upon move-in that left red writing and a hole in the wall when I moved in. They charged $70 claiming blinds were broken(lie) i have video of the place and how i left it. They charged$150 to clean for no reason, the place was clean$150 to change the locks per the lease. I consider this a slap on the face. I know i was the BEST TENANT THEY EVER HAD. HOW? They told me. Stay away stay away stay away
