Experiencia negativa: I appreciated the prompt response and the quick transfer to the billing department. However, what began as a simple credit card billing date error resulted not only in a late fee (which I understand), but also an additional “administrative fee” that was explained to me only as a “hard cost to the association,” followed by a separate processing fee. While I understand that businesses incur costs, the layering of multiple fees for a minor billing issue felt excessive and disproportionate. I value transparency and fairness, and in this situation, the charges felt more punitive than reasonable.

Experiencia negativa: I never shared my experience but now that’s it’s also happened to one of my good friends, I will. I rented an apartment for 2 years from this company, never was late on a payment, lived alone, no animals, only had a couple maintenance issues which had nothing to do with me. What I would imagine is a very unproblematic, easy going tenant. Once I moved out, I was advised to hire someone to clean the carpet professionally which was unusual because like I said, no animals and the carpet was brand new when I moved in, but whatever I did it anyways. Mind you I lived in a small one bedroom apartment and it cost me about $150 for the carpet cleaning. I spent two days deep cleaning this apartment and they charged me a cleaning fee, which was a few HUNDRED DOLLARS out of my deposit, for BS like water stains in the sink, this charge also did include a couple holes in the wall from a tv mount which I knew I would be charged for, these companies make money off of bs like this that takes less than $50 to fix, me being a single woman, I have no clue how to fix these things and even if I tried to figure it out, I’m sure it would be done incorrectly but I surely know it was unfair to charge as much as they did, this apartment was far cleaner when I left than it was when I moved in. Just beware because there is no way I should’ve had to pay what I did for these things, and if I knew what I did now I probably would’ve tried harder to fight this.

Experiencia negativa: Worst management company ever!! Sarah Matthews uses her landscaping company with her husband and pushes these services with all her associations. She is financially supporting herself with our homeowners assessments and hard earned money. Shocked upper management is DOING NOTHING about this. Please beware and stay far away from this company.

Would not trust them maintaining our properties and we dread picking up new contracts and working with HOA’s when they are managed by Don Asher especially if they are the ones in charge of sending in monthly payments for commercial services rendered.

Experiencia positiva: Rented a house for 5 Years, it was fine for most of the time, the problems we had in the house over the years was partially fixed by their own vendors and we had to pay whatever they charge. Over the years we maintained the house in great condition, pressured washed the house 2 times by our on, we even installed brick on the house by our own cost and never had any problems with them, but when we returned the house we paid $450 to wash the carpet plus $500 for deep cleaning, we changed all the burnt blight bulbs and windows/door blinds, they charged us $400 for blinds and light bulbs ??? To make things even worse, we left a few Big moving boxes to potentially help new renters with the moving, we got charged $70 for those. Long story short, is decent in the long run but the return was disappointing. They took around $500 total from our deposit for no reason, besides that, they are responsive most of the times you need.

Experiencia fantástica: As a member of Cypress Lakes Townhouse, we’ve dealt with too many LCAM’s throughout the years. I was targeted by previous Board members for an extended period of times. LCAM’s like Donnie & Vanessa, handle situations reported severely poorly with the support of Christy. Besides the harassment by some Board members, extensive reports of damages on the outside of my unit which extended to the interior, were reported for over a yr.. with no results. The situation was used to cause harm due to personal issues. When Isaac got appointed to our community, all things started shifting for the best. Finally we were able to get an LCAM that knew what he was doing. He’s been the only one that followed the governing documents accordingly. When in doubt used the proper resources to follow through in compliance. He’s been able to create a healthy board & community. Due to his professionalism members of the association are participating without the fear of altercations & problems like we previously had. I am grateful of Isaac’s patience & perseverance in all matters pertaining to a community that had been severely mishandled since before your company took over. Isaac’s hard work is paying off, & is what every community needs specially one like ours with so many controversies.

Laundry room is always clean and maintained, as well as the rest of Condo building. Parking area is clean and very well lighted making you feel safe. Experiencia negativa: Edit on 9/8/2025: Bottom line: In my opinion, as a property manager you would want to do your best to facilitate a good relationship with the community you work for. I have asked for more open communication and I continually get shut down with DA hiding behind statutes and limitations. I do understand there are laws and requirements but what I DON'T understand is why they don't want to build a relationship with our neighborhood. They consistently respond that they work for the HOA Board, not the community. It's just so confrontational and it doesn't need to be. Don Asher has stooped so low they are posting my personal information online. (Update - after contacting them they removed my personal info). If you are so inclined to read through everything they posted you will see that I been repeatedly asking for notifications and feedback. The response has been combative and condescending. Do not hire this company to manage your property. They say they have no control over the subdivision - it’s all the HOA board. If that’s the case, why are we paying them $20k a year? Edit: After no response or feedback from Don Asher for about 9 months, they finally responded that they are not happy that I'm not happy and to promptly let them know if I have outstanding issues. Here's the thing - I try - I contact Nuria Esquillin at their office and she is unresponsive. I posted here and heard nothing for an extended period of time. I am going to try to work with my neighborhood to hire a new management company - one that will actually enforce Florida law - and limit the terms of our HOA board members, all of whom have been serving for AT LEAST six years, with no votes. I have repeatedly tried to work with Don Asher and our HOA to hold our landscaping company accountable for actually maintaining our subdivision. There are large bald patches in the grassy areas and saying grass is generous - the areas are mostly weeds. Sprinklers do not get repaired in a timely manner and that drives up our water cost. Cars are not supposed to be parked on any part of the sidewalk or road but that is totally random on how it is (isn't) enforced. Our HOA dues have gone from $195/month to $396 over the last five years and we don't even have a pool, clubhouse, etc. The HOA board has remained stagnant and due to the fact that a member cannot hold a position for more than I think three years - they just nominate each other for the other positions - the president is now the VP and the Treasurer is the president - that sort of thing. Holiday decorations are half up, half down and the subdivision looks dilapidated. It's embarrassing when people stop by. I could go on and on but bottom line - if your subdivision can hire a different property manager do it - don't use Don Asher.

I contacted my community manager Isacc Berman and he was so thoughtful and quick to respond. He got a roofer out the same day and had the repair completed within a few days. I can’t thank him enough.

Experiencia negativa: DO NOT RENT HERE OR WITH THIS COMPANY!! The building we were in was UPTOWN PLACE IN DOWNTOWN ORLANDO! This has been the most gruesome, inconsiderate, and absolutely heartless experience I have ever had when dealing with a renter company. These ruthless people put my roommate and I through tiresome months of back and forth phone calls resulting in them saying that they didn't believe anything we had to say about what we lost (due to a flood from a Don Asher Association building scamming renters into their building with faulty and VERY old piping) and basically dragging it on until it was too late for us to get enough proof. They are only out for themselves and couldn't care less about what happens to you and what you lost from something THEY were responsible for. My roommate and I are now unable to afford to replace almost everything we lost and it is all due to the money loving and scammer company's of Don Asher Association and Alacrity insurance. They are actively signing people on to buildings that are falling apart and have had multiple floods and mold throughout the whole building (which will make you very sick!). This truly lowered my faith in ANY big corporations and shows how much of a scam these companies are. DO NOT trust this company!!!!!

As the current president of our HOA I would not Ever consider switching management companies. For over the past two years Brittany Lampert has been our manager - there is no one better. Experiencia fantástica: I have lived at Uptown Place for a year and a half. The staff is amazing and helpful and friendly. The place is very quiet. Parma the housekeeper keeps our place very clean! Gary and Ray from maintenance do an amazing job taking care of the building and our needs. Anne and Michael are always pleasant and do a great job of making sure the tenants are happy. The entire staff is the best!!

Experiencia fantástica: Krissy is the best. I have worked closely with her while living at Uptown and she has made everything wonderful. She communicates effectively and is always looking out for my best interest. Any problems I have had she has sent someone quickly or she has even come to fix it herself. When my apartment flooded, she had a crew come in to clean my carpets within 24hrs. Overall, she is a great person and cares for those she works with and for.

Experiencia positiva: The only reason I reside at Uptown Place is because of the management team in place at that location. Anne Elsholz is the sole reason.. she is responsive, professional and on top of every situation that arises 24 hours a day seven days a week. She needs to be recognised for her outstanding work that goes above and beyond what would be considered normal job duties. In addition, Ray in Maintenance is another one who is proven time and time again that he too should be recognised for his enthusiasm and positive responses from what would be routine work to emergencies at all hours.. I have been a resident for seven years at this location, and I would have given five stars just based on those two alone however the management team behind the scenes at Don Asher’s corporate office is one star. Should an emergency or problem arise and you contact them including my property manager or her support team they could care less… Calling them or asking for assistance is a joke as they shrug off any issue and say it’s not there responsibility and disappear. They show no interest in assisting.. Thank you, Anne and thank you Ray for a job well done! You are what customer service and customer satisfaction are all about..
