Belhaven Residential

Positive experience: It was once a nice place to reside. I use to feel safe there, but as times have gone on and management has changed I don't. From allowing tenants in the complex who will block your car into a park and you cannot leave to them intentionally ramming your vehicle with their own vehicle's car door just because prehaps they're having a bad life or day... is not acceptable. This has started to happen too often because the things they accept, maybe just to have a paying tenant, is a no go for me at this point. So, if you are looking to be a tenant at any of their properties please read your lease, get a door cam and make sure you always have your things insured.

Fantastic experience: My application process with Belhaven Residential has been great! Dean has been very patient and attentive throughout the entire process. I look forward to being a future resident!

Negative experience: I lived at this property for 6 years and was very disappointed with how things were handled. Maintenance requests took forever to get fixed, promised renovations were never completed, yet the rent continued to go up. The flooring had to be redone twice because it was not done properly the first time, and I later found out the duplex had a water leak issue that I was never informed about. Overall, communication and upkeep of the property were very poor. Now after moving out, normal wear and tear from living somewhere for 6 years is being charged as “repairs,” which feels unfair and misleading. I expected better honesty, professionalism, and respect after being a long-term tenant. Future tenants should make sure to document everything carefully.

Fantastic experience: Very nice place to reside. Have been living here for around 8 months. Always has been peaceful. As an Asian, I felt very safe and the landlord team are very nice to us.

Positive experience: I really can't say nothing good or bad about it except that Google would not take me there earlier I rode around for 45 minutes around the place and never could find it that stunk I really wanted to give it a one but I don't feel like they deserve it because I've never been in the place I don't know what it's like I do know the directions there and it's no good for me maybe others can find it I couldn't

Negative experience: They are THE WORST! Beware of renting from any of their properties because they are slum lords who will lie to your face and steal your money. Edit: Their response to my review shows the type of people they are: low-down crooks. They brought up my eviction but didn't mention the fact they left me in a death trap and that withholding my rent was the only way to get their attention, but instead of fixing things Belhaven Residential filed to evict me and withhold my deposit! Missing smoke detectors, bullet holes in the building, broken blinds, filthy carpets, an AC unit held together with tape and plywood, rotted railing in the porch.... deplorable conditions, and they didn't respond to my complaints for MONTHS (April - September 2023) and then evict me when I didn't pay for their inhumanity. They left me sweltering with a broken AC throughout the summer and were closing tickets when nothing was fixed! They had the nerve to say they would fine me when I reopened the requests!!! Never a sincere apology from day one when they screwed me over, and I gave them the benefit of the doubt - people make mistakes. But for half a year? They didn't even clean the place when I moved in, I had to pay out of pocket for the place to be cleaned!!! Their behavior was intentional. If I'm paying $1,500 in rent, I should have working lights and AC. They wanted me to seem like I was "delinquent" when I told them ahead of time that I would be withholding next month's payment until things were fixed, and they filed to evict me within a week of non payment without so much as a call or email to inquire about the missing rent. They have no shame for the way I was treated. They fixed nothing until I was moving out, and I was on time for rent until the eviction. How is that trying to work with me?

Positive experience: Very nice. A few maintenance miscommunications here and there. They can be overcome and overall, a good company for the neighborhood.

Fantastic experience: Belhaven Springs is awesome. Any maintenance issues are addressed quickly. I am 60. We absolutely love our neighbors in the six buildings I can see. My favorite is Halloween when the kids come by for candy. Nearby is a Shell station with Kim who is such pleasure. Also Grocery Depot where Lisa is a manager. Jackson can be a scary place but now we have Cap City police who show up immediately and usually with 4-5 SUV’s. We have ballerinas, firefighters, nurses, everything you could imagine. I just signed my 4th or 5th lease. In my area we have two blind neighbors who are assisted by their neighbors. The apartments are spotless when people move in. Pop up parties with music outside the gate and across the street. Why would I ever move? Judiciously, they don’t allow grills. However, if we ever threw a block party, it would be awesome.

Negative experience: A family member and I moved to different properties with this company. Apartments are infested with mold due to water leakage that has not been addressed. They only address certain color people maintenance requests first. They don’t clean their units before you move in which is the reason why they won’t allow you to view until you pay your deposit. I’m pretty sure some of their units have fire code violations as well. This company gross in millions a year and don’t give a damn about their properties. Heat doesn’t work in the winter time. They make you move in days before the end of the month to get extra money. This company is a joke and I don’t understand how the people in the office don’t feel bad for working for this leech. Belhaven overall is a beautiful area lots of events and different places to eat. Try another company

Negative experience: If you are OK with terrible living standards for a cheap price and dealing with property managers and maintenance who could care less about the condition you live in than you will enjoy this place but if you are someone who wants something even semi decent they will not be able to provide that or be able to provide any decent service when you have any issue that requires maintenance, not to mention the roach infestation this place is 0 out of 5 stars (I attached a picture of one of the many roaches I dealt with during my stay )

Fantastic experience: I recently moved my mom into an apartment managed by Belhaven Residential. The property managers Dean and Tasha were wonderful to work with. They were extremely helpful and made the whole process easy. The units are clean and well kept. If you are looking for a place to live I highly recommend Belhaven Residential.

Negative experience: Horrible , has rats & roaches and not UPDATED! I only stayed 6 months and didn’t pay the last month due to me feeling as though it wasn’t worth it and also getting charged affidavit charges with no proof of the affidavit!!! Your air will continue to not work and as you can see with the replies from the company to every review , they are UNPROFESSIONAL. I edited my review to be clear that I DID NOT PAY THE LAST MONTH cause I felt it wasn’t worth it. Worst 6 months of my life and I stay very comfortably now in a 2 bedroom , 2 bath with the money I owed them. DONT WASTE YOUR TIME AND MONEY! Place looks nothing like videos and pictures , my stove upon move in was not clean , hole in room door was mudded over and not replaced and they will try their best to go back and forth with you about the slightest. No I didn’t put a pest order in cause I don’t deal with pest/rodents period. I had began looking for a new place and wasn’t concerned about nothing else related to them.

Positive experience: Parking is ridiculous....why do I have to set my car down for the evening just to have a parking space. Multiple cars come in and going into 1 apartment. If I can't pick up my dog's poop....I don't need 1. I've seen neighbors walk their dogs..... without a leash and that is wild to me. I don't know your dog is friendly or not so just be safe about it and use one. The collection of stones in the walk area to get to your car.... Why are they there like that?!? I have to move them to keep from injuring myself. I don't see them in most of the complex so it makes me wonder.....are the rocks there for the dog owners bc that's where they poop at all the time. I could remember a time you got a fine for your trash bag or items on the outside of the dumpster. Yes, I've lived here bf and it was never like this. Never. But it seems to be the standard now to leave your trash outside it now. The office could do so much better of communicating with the tenants about the date and time maintenance is coming to change filters or request. An email, text, or even a phone call would be appreciated. People have crazy work hours and waking up to someone trying to get in your apartment to fix something doesn't make you feel good at all. It's nosey throughout the day now and yes, it's new neighbors because bf it was somewhat quiet. Trash all in the parking lot....I mean no pride in where you live anymore!

Negative experience: My partner and I have gone since the start of the year without a working AC. It’s unbearable some nights, and we’ve barely started Spring. When we moved in two years ago, Belhaven Residential addressed maintenance issues promptly. Now BR management marks service requests as complete without actually fixing the problem. To the person(s) responding to these Google reviews: Please fix the problem. Don’t post a response telling me that AC problems are top priority. Your organization has shown otherwise. Don’t give me an excuse about the weather. We’ve gone through nearly a whole season. Don’t tell me you’ve been understaffed the last few weeks. You’ve had months. Edit: thank you for acknowledging me. I will kindly ask you to respond to my email from March 24 regarding this issue. You may also talk to your portfolio manager about this problem. I told him about the problem, in person, on March 28.

Positive experience: Quiet place, clean, small apartment but reasonable...

Negative experience: We put in a maintenance request on February 19th for our AC as it has been completely out upstairs in our two story town house. We have put in multiple work requests, each time the request is marked as resolved in a few days but the problem has not been fixed. We have been promised again and again someone will come fix it, put in multiple work requests and gone in person to try to get this fixed but to no avail. We have been told that their AC repair only comes on Tuesday and Thursday. It is now March 7th, we have no air conditioning to over half of our home and have been sleeping downstairs on our couch for the past 18 days. After this, I couldn’t possibly recommend this place. Find somewhere else, this place is not worth it. UPDATE: we’re now at 25 days no air conditioning upstairs! We have been promise time after time after time after time that today, last Thursday and every Tuesday and Thursday since February 19th that someone would come fix it.

Negative experience: I’ve called emergency maintenance multiple times this morning due to our ceiling leaking and dripping water all over due to the rain. No one has answered. I’ve left a voicemail. I’ve addressed the fact that no one answers the emergency maintenance calls in the past and was told it would be handled. Nothing has been done. We’ve had an ongoing issue with our AC that forced us to stay downstairs on our couches for over 2 weeks and we were promised it would be fixed but no one ever came or did anything until my wife left a review on here. We’ve had a fence down on our property for four months that they haven’t repaired. Four months. Twice they came to break it into two pieces and lean it against the incline of the property. That’s it.

Negative experience: I had a really good experience when I first moved in with property manager James but since he’s left the management is almost unbearable. Almost 4 years there and every couple months there is a “ New “ property manager . Management won’t address parking, they won’t fix the washers and dryers or reach out to the company that owns them , the water is ALWAYS off due to busted pipes and when it’s on it’s rusty , I’ve had animals in my ceiling and it took months for them to come seal it to keep it out after MULTIPLE emails. There is absolutely NO SECURITY OFFICER AND HASNT BEEN IN YEARS ( DONT BE FOOLED ) , many many homeless ppl , Cracked my rim and busted my tired because pot holes and I know that’s a city problem but it’s only one way in and one way out so there’s no way around it . It’s been comfortable but not desirable and it was fairly cheap for what I was getting but now it’s time to move on plus they have went up on the rent and my apartment hadn’t been updated in four years and haven’t been asked if I wanted those amenities. Hope this was helpful .

Negative experience: Applied to this particular apartment, where a unit was available. I’ve called many of times to get an update, just for them to message by email telling me the unit F14 was not available. Told me application was non-refundable and I could look at other options they had even if it wasn’t in my price range. Do not apply to this place because they will take application fee even if apartment is not available.

Fantastic experience: This property has a magnificent staff. They were very welcoming and eager to get me a suitable home. I love their maintenance staff the worked fast to get the apartment equipped for move in. They were very kind and respectful I look forward to my new journey at Belhaven Residential

My leasing process moved very swiftly. Being that it was first come first serve. I would recommend applying first and waiting to get approved then paying a deposit on a unit. Fantastic experience: The entire application process was easy and fast. Whenever I did have questions, needed clarification, more info, or technical help the leasing office was responsive, polite, and always concerned about making sure I understood the process. This experience was great for since it’s my first time moving to Mississippi. I was never confused and got an apartment in less than 3 weeks. Definitely talk with Damon in the leasing office.

Negative experience: I surely should have read some of these reviews before dealing with this company. Damon has been unprofessional the entire time. From calling me someone else’s name to not communicating to me what their policies are as it related to move in date. I put my move in date as 1/29/2022 on my application and I am being told I have to move in on 1/20/2022. This should have been communicated when I stopped by the office to discuss my application. Instead I was rushed out of the office and told they will call me when it was approved. I was emailed instead. I paid my deposit which should hold my unit until 1/28/2020, but they are attempting to force me to move in early. I feel as if they are money hungry and dishonest and I am seriously considering forfeiting my deposit and finding somewhere else to live. Do not deal with them!! They are highly unprofessional and lack the ability to communicate effectively.

Fantastic experience: Damon was able to get an apartment ready for me to move into super fast! He was super respectful and a great tour guide. He also helped me through parts of the process. Tim the maintenance man at belhaven springs responded super quickly to my service request. Fixing a problem that I was having within two hours of the request

Fantastic experience: I had a awesome experience with Damon. He was very helpful and he made sure everything was right for me. I enjoyed working with him.

Negative experience: I experienced friendly staff. When an issue arose for maintenance they were always responsive. However, there were a few contradictions between what I was told verbally and written policy in the lease agreement. Also, don’t be surprised if a maintenance order is closed but not actually fixed, whereby you’ll fill out another order and maybe another one after that.

Negative experience: They park debts in violation of Federal law. I attempted to reason with Jennifer in management and she admitted that their previous employee, James, had made similar hollow promises to tenants, hence why he was terminated. Jennifer then made promises to work with me to remedy the wrong this company has done to me but she continued to ignore me. The collection agency they utilize violates federal collection law by reporting alleged debt to credit agencies before giving a chance or notice to alleged debtor/tenant so that they may either remedy said alleged debt or challenge it. Then the agency Belhaven Residential utilizes as a debt collection agency ( i.e.- procollect) parks said debt without notifying the alleged debtor until months later in violation of federal law. Anyone who has had similar experience....look it up. Parking debt. Procollect. Big lawsuit against them. Very bad company Belhaven.

Negative experience: All the one star reviews are accurate! Please if you have other options try those. They don’t fix repairs, my car was broken into and they didn’t care. It’s not safe if you have children. Just terrible.

Negative experience: Jennifer is a dishonest person she get the staff to tell you they won't assist with rental assistance programs and will evict you. Now she get her staff to send emails as if she would "Only" because she know she would be able to get the funds now from Era program. DON'T trust the reviews saying this place is better than a one star. On top of things they never fix repairs.

Negative experience: I'd give this place 0 stars if I could! Unprofessional and slow to make repairs.They would rather 'bandaid' an issue than actually fix if.Properties are overpriced and usually small. We came in to pest issues after we were promised Before we moved in they would be resolved. Had both our cars and apartment broken into and they barely fixed our broken door. Definitely Do Not recommend,especially if you have kids!

Fantastic experience: I have lived in Belhaven Garden for two years and it is a great place to live. The neighbors are caring and loving people. It is a very cozy community, where I feel safe. The community is kid friendly and pet friendly. The staff are always organizing fun community events for entertainment and information. Negative experience: Please don't believe half of these positive reviews. At one point they were giving people 50 dollors off their renewed lease if they wrote a good review about the apartment complex. If you're looking for a nice quiet apartment complex this most certainly is not it. I have been living here since 2014 and when I first moved in it was great but as time went on and management changed so did the apartment complex. Below is a list of things to consider before renting: 1. Paper thin walls you can hear and smell everything your neighbors do. So hopefully you have good neighbors. 2. Maintenance is a joke. I had a wet mold like smell in my apartment for months. I called maintenance and he pretended not to smell it even though all my house guest could. I ended up reaching out to the owner and nothing was done until months later when I called complaining again because the odor was back. The problem was still not fixed properly I ended up taking the carpet out of the closet myself because maintenance said the water was coming from the neighbors toilet on to my carpet. 3. Management does not do anything about any problems. I had the same problem (loud music etc all hours of the night/ morning) with the same neighbor since he moved in and nothing was done. I had to call JPD several times. Don't even think to call the officer that lives here he will just tell you to go and knock on the neighbor door. 4. Dogs are allowed in this apartment complex so watch your step because some people don't pick up there dog poop. 5. The parking lots are noise at all times. People yelling, play loud music and verbally fighting. If you can live with this things you should consider renting here.

Fantastic experience: Been here since I moved to Jackson. Gated community and quite but not too far away from any major locations in Jackson. Only issue I had was the roads being fixed and that was taken. Are of last week.

Negative experience: I was horribly disappointed and disgusted by this group. They demanded $54 upfront to view one of their properties and I foolishly thought that was the norm. Not so! Most groups will only ask this fee once you've shown interest in actually renting a place and will use the money to run a background check and credit check. When I actually went to view the property, I was horrified. I would love to know what magic they used in their tour video that made this place look like a cute, older triplex. What I actually found was chipped, pealing paint and a smell like something had died. Given the giant holes in the floor through the broken ventilation covers, it's entirely possible the some poor, unfortunate rat or mouse fell down there and the decaying stench now wafts through the entire building. I was afraid to touch any doorknob in the place for fear of bringing bed bugs or some other infestation back to my current residence. Slumlords in the truest sense of the word. I wonder if they've offered people a discount on their rent in exchange for a nice review. I wouldn't put it past them.

Fantastic experience: Belhaven Residential is a great place to live. It is a safe area and the people are very friendly. I also love the security! The staff is very nice and handle any issues you may have in a timely matter! The location is great and there is plenty of entertainment around.

The price is very affordable and maintence is always quick to come fix a problem if you were to have one. If anyone is looking for an apartment in the Jackson area I highly recommend Belhaven as a place to consider.

Positive experience: I have been living here since August 2013 and renewed it for one more year. When I came in Belhaven Spring, the management was horrible if I compare with present time (leading by James Burwell). Belhaven Spring is an excellent place to stay safe and quiet. Management is very much professional, and they do solve any maintenance issue promptly.

Fantastic experience: They are aggressively professional. If you owe them a penny, they will go after it. That is not hyperbole. That being said, their professionalism is unmatched in Jackson. If you have a question, they answer it. If you have a problem, they quickly deal with it. I'd rent from them again.

Fantastic experience: I've been living in the Belhaven area since 2012 and been enjoying it ever since. Great neighborhood, good area to run and exercise, and close to the interstate.

Fantastic experience: I have been staying here in this area for a year now and I absolutely love it! Everything from the staff, to the environment, and the service, everything exceeds my expectations. The staff is so friendly, they make anyone feel right home. The property manager is also friendly and extremely down to earth to the point where you can talk to him about anything. Whenever a tenant has a problem, any problem, they work hard to ensure that it gets taken care of in a time manner. This is all and all a fulfilling experience.

Fantastic experience: I have lived at my apartment almost three years. Love my neighborhood! Plus, management is attentive to our every need. Maintenance requests are fulfilled promptly. They keep me posted with things going on in the city. I especially appreciated the way things were handled during the city water outage. And can I say I LOVE the new laundry facilities and parking lot!! Belhaven Residential is the place to be!

Fantastic experience: I've been renting from them for nearly 4 years now in two different apartments. They've been very reasonable about everything with me in terms of deposits and moving and such. I've also had various maintenance problems over the few years I've been here and they've always come out and fixed them in a reasonable time. Including some of the small things that weren't absolutely necessary which is nice. Overall it's been a good company to rent from and I plan to stay with them until I finish grad school in a few years.

Positive experience: I have rented with Belhaven Residential before and came back when i could because i love the neighborhood so much. They work with you and keep you updated on all the info you need for your home and community. The only reason i didn't give it five stars is because of the water quality and that is the city of Jackson's fault not theirs.
