Negative experience: I had to wait over a month for approval for a roof repair because they were making up rules that were not listed in our covenant. Once I bypassed them and talked to my ARC chairman directly, I was able to get permission the next day. How these guys are getting four and five star reviews is beyond me.
Mr. Camp, we are a professional team in place to protect your property value and that of your neighbors. We are fully aware of your scenario and will not be unprofessional in noting your personal situation in a public forum. That said, governing documents are in place, as well as Rules and Regulations, and enforcement policies, for the protection of each homeowner. Covenants are in place to be enforced. Rules and Regulations are in place to bring clarity to what is and isn't allowed. Policies give specific consequences. This is to treat each owner equally. It is not decided on by our team, it is a board decision. It is for the benefit of all homeowners. As you noted ARCs, we are unauthorized to move forward in processing ARCs until an account is in good standing. We are unauthorized to remove fines or any other monetary charges. We look forward to working with you more in the future and we are saddened that you chose to leave a bad review for us for doing our jobs, knowing well that your scenario was out of our control or authorization to change. Negative experience: Based on the pattern of selective enforcement, lack of attention to critical maintenance, and misplaced priorities, I consider Homeland Neighborhood Management to be one of the poorest-performing HOA management companies I have encountered. My hope is that they find new Leadership to provided transparency, consistency, and responsible stewardship of the community or be replaced.

Negative experience: My neighborhood is fully in construction with barely a dozen houses finished out of hundreds expected. There’s trash everywhere, construction material, large commercial dumpsters, etc yet they continually harass me about a trashcan. They asked us to move it from street view (it was neatly on the side of my house on a stone placeholder we built for it) so we moved it to our backyard to comply. Now they’ve started construction on a new road to the right to my home and sent me another notice about my trashcan because they say it’s now in street view again. I have nowhere to put my trashcan while we build an enclosure for it (which must be mobile or I have to submit the plans to them which takes even longer). I think it’s fairly ridiculous to not be able to have a trashcan in my own backyard while I build an enclosure and the entire neighborhood is under construction and a mess. Not to mention the over $700 a year we pay them just to be harassed and charged further. **edit to add since I can not reply to their comment- I did call your office. Your receptionist was beyond unprofessional and rude. When I told her I would not continue to be spoked to that way simply for calling to understand why I was receiving an email, and that I would like to speak to a manager. She then proceeded to hang up on me. I called back 6 times, each call was ignored. Then called from my work phone at the same time and the same receptionist answered and immediately placed me on hold for 5 minutes. Once I hung up and called back AGAIN, I was finally able to leave a message for the manager. The manager then emailed, told me my experience was wrong pretty much. My gathering from her emails was basically I was wrong and the receptionist did not do any of that. (even with the photographs provided to them as well). They denied she hung up in my face, said she was just suddenly super busy with calls and that’s why she ignored my 6 calls, but some how got free at the same time when I called from my work phone…They did not apologize for anything, did not acknowledge my experience basically at all and then proceeded to continue to email me after I asked them to stop because the conversation was not going anywhere. Let’s also add that it was my birthday, and I’m currently in the middle of a high risk pregnancy and did not want to add the stress of this back and forth to myself.. thank you though. Hopefully we can find a new company to work with soon. ** yet again, being completely dishonest. Accusing the customer of lying and not owning anything that actually happened. I don’t know about you all, but seeing as I was at work… how could I be screaming at this woman? She actually repeatedly cut me off, spoke down to me and spoke over me. I VERY CALMLY stated that I was not going continue to be spoked to this way for simply calling asking a question and she hung up on me. Mind you when they did answer the work call, I was calling on my cellphone at the same time. She declined my cellphone for the 6th time knowing it was me and then answered the work call. Again, never screamed, raised my voice or anything of the sorts. They will never apologize, recognize any wrong doing or try to correct their actions. Easily seen in their snarky replies to each negative review and VERY apparent if you ever call with any sort of issue.
Hi Ms. Henson, you have mis-information on fees. Your developer set your HOA's annual fee, which is payable to your HOA for many services required to maintain your beautiful up--and-coming community, your annual assessment is not payable or paid to us. We work at the direction of your board, and in this case your declarant/developer. To not embarrass you or dive too deeply, we won't reply to your covenant concerns that we are required by the governing documents and your declarant to address. You were aware of and agreed to abide by your community's rules when you purchased your gorgeous home. Your violation(s) were valid, had time/date stamped photos included, and we tried very much to explain the concern when you angrily called in, but you were very upset and did not want to give us a chance to speak. I have copied direct notes posted to your account in below this for our specific recap. We understand that this is a challenging time, all the ladies in this office are mothers and know first-hand, but please know that we only have your community's best interest at heart, and especially as a fellow business owner working hard to serve clients, we wish you so much peace and love and joy as you shift your focus to your family during this very special time - and we wish you a happy birthday and pray that this is your best year yet. We look forward to continuing to work hard to maintain your property value for many years to come. We are thankful for you and your current and future neighbors. We truly are here to serve you. My initial call was disconnected because the resident was irate and screaming, told me I was no help, and said she did not want to speak with me anymore. I wished her a great day and ended the call. She then called back, but I was assisting another caller, and our other Comm Asst was on another call as well. She called from another number, and since I was then again available, I answered. She asked for a manager, so I placed her on hold while I waited to speak with my manager to update her. While on hold, she continued calling from another number. She then hung up from the call on hold and called again, at which point I transferred her to manager, but she was on another line.
I attempted to help her with her violation, but she was too upset and would not allow me to speak. Whenever I tried to explain anything, she became upset and accused me of cutting her off. She said I was being disrespectful and stated she no longer wanted to talk to me. I am very sorry that I could not help this homeowner, hoping she calms down and reaches out again so we may assist her.

Negative experience: Still waiting on an ACR request that was submitted on Nov 11th. In the past with a different management company request were returned within 24hrs. I guess the residents don't matter with Homeland. I know there is a 60 day period but I requested a porch extension. If this is what we have to look forward to with this new company lord help us.
Hi! Terrible timing in that we hadn't even started day 1 for your community when you submitted your forms. We onboarded your community on Nov 15th. You submitted your ARC on 11/11. Although we were not officially "on the clock," we posted it on 11/11. On 11/20, your board representative gave us an attachment to send you, which we did immediately. We are currently waiting on you to attach the requested form into the online form. You keep submitting new requests each day, we have had to delete many from your account already because we can’t have multiple forms for one request. Your board rep has told us that she has up to 30 days to review, so please know that we hear you, we know your situation, and we want very much to resolve your concern. We have expedited it on our end and are awaiting you to complete the portion requested by your board representative and then we can move forward. We are appreciative of you and welcome you to call us so we can talk this out with you. You are important to us, we want you to understand where we are, if you do not. Negative experience: These people are disgusting. They are collecting management fees. However, when you call them about an issue. They tell you talk to the residents that's not our job. 4/08/2025 Dog feces in my yard and these are their responses. "Good afternoon, I understand your frustration; however, the HOA cannot monitor whose pets are pooping within the community. I recommend speaking with the residents if/when you see it happen." "The HOA does not have a Homeland representative in the community from daylight to dark each day of the week to monitor items occurring all day long. We visit the neighborhood about once per week. There are some things that are a neighbor to neighbor discussion that our representatives do not handle on behalf of owners." 11/12/2025 It is fall 11/12/2025, leaves are blowing everywhere with a frost that killed the leaves on most plants. They send me a violation about pinestraw in the fall with winter 39 days away. They tell me to remove the weeds. The weeds are actually crape myrtles in which all the leaves died from the frost on 11/10/2025. They aren't smart enough to know that what they thought were weeds are actually crape myrtles. They tell me to replenish the planting beds with plants. Yet, their was a recent frost. Who plants in flowerbeds when there was a recent frost. This is their response. "Remove weeds; Replenish/mulch or pinestraw - Please replenish flowerbeds. Thanks!" These people are the epitome of horrific and it is obvious no one on staff has a college degree. Geez we got these people as a management company in 2020. Dang.
Sounds like you're having a really bad day. So sorry. We are here to protect your property values at the direction of your board of directors. Negative experience: They keep charging me for the something every week and it have been repaired! I'm sick of them! I been living in the Live Oaks neighborhood for 18 years and I try to follow all the rules. I'm sick of them!

Fantastic experience: I live in Castlewoods, the Willows, and sent in a request to the ARC for a roof replacement. Blake came back in less than a week with the approval. I notified the roofing company and we are on track to have the roof replaced.

Negative experience: Submitted ARC on June 23, to repair roof. A small section damaged by a falling tree. Today I called to follow up and my request had not been looked at. It’s heartbreaking for a 76 year old woman having to deal with so much insensitivity. I’m not an expert on the subject. I hired a very reputable contractor, Jeff Thomas, from Watkins roofing, who replaced the entire roof six years ago. I submitted his estimate and filled the ARC form, the best I could. The ARC form is cumbersome at its best, very tedious process for a simple roof repair. Hoping to get approval for the repair as soon as possible.

We are so sorry, but since you were missing the shingle information that is requested in the application, we were required to halt and gather that piece before moving forward. We thank you for having now provided the shingle details and we have submitted it to your ARC Committee to process as timely as possible. The ARC application asks for these details because they are very important in timely processing.
Upon your disappointing review of us, we went back to audit your application and we note that, upon submission, you checked the box that says you agree that if you do not provide the requested details, it will delay your request: "I understand that work may not begin on this project until the request has been approved in writing by the ARC committee of my HOA. If I do not complete the form fully the missing information will cause a delay in my submission to the HOA.:True" We add that extra step in an effort to avoid delays in hopes that applications are reviewed one more time for completeness before submission. Our goal is to follow your community's requirements and also be as timely as possible for homeowners' benefit. We are, again, so very sorry that the request wasn't able to go straight through the system.

Fantastic experience: We live in the Woodlands of Castlewoods. We had submitted our ARC for a replacement roof a couple weeks ago. There was no movement on it so we checked back to see what might be needed from us to move forward. We were out of town and our intention was to go in person when we returned to see if there were any problems. This is our first ARC and was not really sure what to expect. We returned home and received an email the very next morning from Blake explaining he had been on vacation and had just gotten back. He processed the ARC immediately and we were good to go. We appreciate Blake letting us know and working it so fast upon his return.

Since he has started in our community our neighborhood has done a 360 and is back on track. Fantastic experience: I live in Castlewoods (The Woodlands) and needed approval to cut down two trees that have roots close to growing under my house. Fantastic experience: I sent in an application to the ARC of Castlewoods HOA on a Friday afternoon and received the news from Blake early the following Tuesday morning that my request had been approved. I was amazed that the approval had come so quickly and pleased that the process was easier than I had anticipated. Thank you, Blake, for handling this request so promptly! I’m sure there are many homeowners that are grateful for your help!

Negative experience: This “property management” company is as bad as they come. Do not use them if at all possible. They have ridiculous, made-up, arbitrary fees. They provide horrible communication with homeowners. Whatever license they have should be revoked for unethical business practices. As if a HOA couldn’t be any worse, try having it managed by these people. 1 star is too generous.

We are a local company down the street and our team has families and friends that are also your neighbors and friends. We work hard at our jobs and deserve positive energy, just as you do. Negative experience: Very unprofessional and unethical association. Arbitrarily decides on fee structure and timing of late payments with no warning or grace period. Won’t send the required documentation of how the fees were set up, per the HOA Collections Guidelines. The payment was indeed late, but they assessed a late fee ($250, which was not stated anywhere, nor was a warning given about it until it showed up on the account) and said they were filing a lien against the property and associated fee. A copy of the lien being filed was requested, and it was not sent to the Clerk’s office until the day the payment was made (what a coincidence, right??).
We appreciate that you have the same comment as Mr. Phillips hours later and you are not a homeowner in any of our communities, nor have you ever reached out to our office. Negative experience: Charges arbitrary but high fees without providing any documentation for said fees. They set these fees just low enough to where it isn’t worth your time to fight them. They are unresponsive and snarky when they do respond. If you are moving to a neighborhood managed by this HOA, beware! Edit: As you can see by the reply, instead of actually working to resolve issues, they will accuse you of "misunderstanding" when you actually do get them to respond! This company refused multiple times to supply any documentation supporting their arbitrary fees (which actually *is* in the HOA covenants), and I have the receipts to back it up. As stated above, they set fees just high enough to where it's not worth your time to fight with them!
Mr. Phillips, we have provided you all documentation and have spoken with you and emailed with you and welcome the opportunity for you to come to our office to discuss your personal account further. We are very sorry for your misunderstanding of any community or legal collection fees as they were explained to you, with related documents provided to you in an effort to further explain the policy which was not set in place by our team, but by your HOA. We are a professional team working very hard for our partner communities with the goal of protecting property values, quality of life within partner communities, and ensuring governing documents are abided by. Any specifics concerning accounts will respectfully not be addressed in public forum. We are glad to do that again if you would like to contact our office again. Any legal debt has procedures in place for collections and each community establishes a collections policy to enforce assessment requirements that are agreed to when signing the deed to any property in any covenanted community. We are engaged to enforce policies set in place by your community and that is what we have done in your scenario.
