Negative experience: Zero stars if possible. Westward is the worst management company I’ve experienced. The Pebblewood Ln complex in Naperville receives little to no maintenance despite the excessive fees residents pay. Poor service, unresolved issues, and terrible management overall. Avoid this company if you can.

Fantastic experience: I called for assistance getting my assessments squared away following the recent changes for the new fiscal year. I had both a credit balance on my Garage space and an amount due on my Condo itself. Christine was patient, respectful and capable - guiding me through the necessary portal process and then stayed with me until it was completed - including notifying the accounting department to transfer the credit from my Garage space to my Condo. Confirming emails assured me it was done properly and that I was all squared away. Best experience I have ever had with Westward 360 - and it was thanks to Christine. Negative experience: If I could leave a zero I would. I have been trying for a month to have my patio door replaced. I filled out the required forms and emailed/calked multiple times as has our vendor to make sure they have all the documents they need. Not a word. Our request has not even been logged in for board review. Waiting for yet another call from them. Additionally to their unresponsiveness they do a terrible job w snow removal. Worst HOA management company ever.

Negative experience: Can't imagine anyone providing a 5 star review. Their customer service department is obviously oversees as you cannot understand anyone that answers the telephone - their "Contact Us" button on their website does not work and nobody at the local office is answering their phones. Negative experience: This is the worst management company I have ever delt with. Every time I contact them about a maintenance issue I am told it is my responsibility (including changing light bulbs in common areas). I waited over a year & a half to get the front stoop repaired up to code. I had to make a stink in person at a meeting because while front stoops were being replaced mine wasn't on the list (I had email & minutes documentation requesting the repair) There is still a broken window in my building that I notified them about last year. Currently I have been fighting with them since March of 2025 about insurance declarations. They send me violation notices that they have not been submitted so I submit another one. I think I am up to 3 submitted from my insurance broker and 6 from me. Every correspondence is computer generated. I go to the office & no one is there. It is completely empty so I just wander around an empty office. As of yesterday morning I received another violation for declarations not on file. So far I have sent 3 by email & tried to deliver one in person (why I was wandering around an empty office), I also had my insurance agent send one. I'm tired of dealing with the total nonresponsiveness of this company. EDITED TO ADD: If you try to call them all calls are forwarded to a call center in the Philippines.

Negative experience: Absolute nightmare—Avoid if you value your time or your home sale If I could give zero stars, I would. We are currently two days away from closing on our condo, and the entire sale is in jeopardy because Westward360 is either too incompetent or too indifferent to provide basic financial documents. Our community manager, Elizabeth at Old Coach House of Sawmill, has been part of a total breakdown in service and communication. Even after paying a $700 "rush fee" to ensure these were prioritized, we have been met with nothing but silence and excuses. Real estate professionals roll their eyes when they hear this company's name because of their notorious reputation for failing to provide documents on time. We have literally had to do their job for them, spending our own time tracking down former board members and neighbors to find PDFs because Westward360 can’t seem to locate their own records. Their negligence is staggering. If you are an HOA board considering this company, stay far away. They are a massive liability to homeowners and a barrier to basic real estate transactions.

Negative experience: Not happy with hoa services. Snow removal is very bad. Snow is removed at the end of the day. Meanwhile people here at the property have to walk through snow in the walkways and the snow plows leave huge snow piles in front of garages. Also the landscaping company DOESNT remove leaves before winter. They leave all the leaves on the grass so they can blow into our garages all year long. HUGE issue. What am I paying for again?? This hoa gets a 1 star. The customer support said it’s not their responsibility to remove leaves and that we are responsible for blowing our garages out.

Negative experience: 7413 Brookdale Dr in Darien, IL the worst management I ever experienced. I am writing this here because I don’t know where else to write a complaint. So our pool hours are 9am to 9pm and it’s NEVER EVER open at that time. Sometimes opens at 11am sometimes at 2pm! Also management at our location NEVER responds to emails or when it responds it’s always short and not specific answers like how specific questions are! Try to call Westward360, they are really responsive and helpful and nice to talk! Still waiting to see what’s going to happen to management at our location. So disappointed! (The pool is just one in tons of reasons, I can write here bunch of reasons, and also have proofs for that). Second picture was taken on August 8. Not sure why the phone didn’t show that.

Negative experience: I am writing to express my deep dissatisfaction with the way this Homeowners Association is managed. If it were possible to give zero stars, I absolutely would. The rules and restrictions imposed are not only excessive but often unreasonable. Residents are not permitted to plant flowers or maintain any greenery, as doing so results in a fine. The justification provided — that weeds look more “harmonious” — is both absurd and disheartening. Additionally, we are not allowed to place anything outside our front doors, again under threat of fines. Parking is a constant issue. If a household owns more than two vehicles, there is virtually nowhere to park. Guest parking does not exist. Parking near the houses is prohibited and strictly enforced through towing, and the limited street parking is always full. Attempts to contact the HOA regarding these issues have been unproductive. Emails and phone calls are frequently ignored, and when someone does respond, it is with empty expressions of sympathy and no real action. For instance, I submitted a complaint after local children destroyed flowers my mother had planted near our home — no action was taken. In the evenings, children often set off firecrackers that sound like explosions. This is especially distressing for Ukrainian refugees in the community who have fled war and are sensitive to such sounds. Again, no measures have been taken to address this issue. Despite doing very little in terms of maintaining the property or providing services, the association continues threatening to charge residents for every minor infraction. This level of mismanagement and disregard for the well-being of residents is unacceptable.

Fantastic experience: As a newer board member, experience was not on my top 10 working with management companies. 360 was my first choice to replace our previous management company because the rep I worked with was very informative and patient with our questions etc. Also being a smaller community it wasn't easy finding association management companies and 360 seemed to care. I believe we made the right choice and with so many beneficial changes being made, some financially painful, but we needed to rectify past management company deficiencies quickly and 360 worked with us every step of the way. Very pleased with 360!

Negative experience: Bristol Bay. Just trying to get a card for the clubhouse. Phone calls go nowhere. Emails not responded to. Been trying over three weeks to close this out but am unable. Don’t have my property information but I have lived here 17 years paying dues. An update. 2 weeks after my original post there is a reply here with an email. I had emailed that person the same day as this original post as I had seen the responses in the past. I did end up closing the issue but it was repeated emails, texts, and phone calls following up with people that say they are going to do.

Negative experience: Key fob to Mill St condos pool is not working. First notified HOA on 6-6-25. No response. 2 more emails later, and 4 phone calls - still no response. HOA # lands you in a call center, and you cannot talk to anyone local. After my 7th attempt to get this resolved, It was suggested to me to physically go to the HOA office. Unprofessional and very poor service and communication!

Negative experience: The absolute worst! They do nothing! They don’t even know what’s going on when you call. I’ve been calling for 6 months to get leaks fixed in my basement. I’m pretty sure they removed my last bad review also!!!!! Stay away from them. The absolute laziest people! Black mold in my basement. Which is my son’s bedroom by the way. Fee’s though, they never miss those! You’ll regret it! I’ll take my $1000 in fee’s back.

Negative experience: I have property in Lakewood and managed by them. The property management is notorious. They reply to emails only where there interest lies. For any other email sent from resident for issue or clarification the do not reply. Not an professional company, do not care about residents. The only objective is to make money with no business ethics and professionalism.

Negative experience: We hired a contractor right away to resolve a notification of violation for an HOA. This company does not acknowledge receipt of the information and photos showing the resolution and keeps the violation on your record despite repeated phone calls, messages in the portal etc. They make things difficult even when all you needed to do is a simple payment in the portal system and tell you to send a paper check in the mail instead. Finally had a third party intervene on my behalf. Horrible service, they’re just out to take your money.

Negative experience: Advocate property management is about the worst management company I’ve ever had the pleasure of dealing with in 27 years. The staff when you actually get to speak to someone are rude and treat you like your stupid. I do have to say they have a really good system of losing documents that are sent to them, then they blame you for their filing system. I thought my previous management company was bad. I would welcome them back with open arms over these people. EDIT. Still the worst management company out there, if you are a property looking for a management company all I can say is RUN AWAY! These people are terrible! 2nd EDIT - I put in a maintenance request for my building, it took a month, and two follow up requests for the same issue before these people ever even acknowledged my request and created a work order for my request. Proving that they do not care at all about the property the “manage” if you can even call manage what they think they do. Still a terrible management company!

Fantastic experience: September 2024 I would like to update my original review from 2017 of Advocate Property Management. Our association has just undertaken a major balcony project in the past several months. Under the very capable leadership of our property manager Jules Staley, we've just completed a total rebuilding of all the association balconies. This project was a major process that took many man hours. Jules guided the board through the many project aspects including finding a bank for financing, an outstanding vendor whose team did beautiful work (Artist Touch), and dealing with all the village permits and architectural studies. It was daunting for the board to consider this task, but Jules was there to help us all along the way. Thanks to Advocate and Jules for all the hard work! (Updated September 11, 2024) Our condo association has worked with Advocate Property Management for about two years. During that time, our manager and the team at Advocate have helped us handle issues that previous management companies were unable to do. We've reduced our delinquencies, found good vendors, continued on a positive financial path and streamlined documentation and meetings. Managing an association is not an easy task. The team at Advocate does a great job keeping our association on track.

Negative experience: Worst.Property.Management.Company.EVER! Completely unresponsive to the MANY, MANY issues with Bristol Bay. HORRIBLE at snow removal and landscaping. Complete miscommunication regarding the sealcoating dates this month, leaving a massive amount of residents without access to our parking spaces and garages for several days. A couple people had their cars towed even though they had been told, IN WRITING, that the work would happen on a completely different day. These worthless idiots have NO problem raising HOA fees every year and sending moronic fines for basically using your own outside space. ZERO STARS. Shame on you “Advocate” (NOT) Property Management!

Negative experience: Advocate took over managing for the complex I have a unit. They sent me a notice with the balance due they received from prior property management company. I called many times (with no response) trying to explain it, I sent multiple emails that were also ignored; I asked for a response from the Board to Penalty Waiver Request I emailed on February 2024; I never received it, probably it was never presented to the board. Instead of any help they just kept sending me automatic emails with the balance due; meantime I explained with the prior management company how late fees was charged, I email a proof in the form of cleared checks showing that payment were made on time; of course it was also ignored as well as all my emails with the demand for Board response to my request. And so on.... They are not worth anymore of my time, today they sent me another letter with extra $40 charge for "demand letter"; they threatened me with collection agency; since my credit score is excellent I just paid the $290 they wanted. Even that I proved that I made all payments on time, even that I emailed Penalty Waiver Request, even that I asked couple times for response from the Board etc, nobody ever emailed me that response and nobody called me back. I was totally ignored by everybody who checked my emails (if anyone did....); everything looks to be generated by the system.

Negative experience: This company over charges in the Sedgwick townhomes. They charge you $367.00 a month for water, grass cutting and snow plowing, No amenities and not even a park for residents. Customer service representatives are extremely rude and unprofessional.

Negative experience: Advocate took over “managing” for the complex I live in & I feel like everything has only gotten worse. I’ve sent multiple emails with complaints/concerns that have gone unanswered, including one about slipping & falling on a completely unsalted walkway at my building while pregnant. Apparently they really don’t care about managing the properties that they work for or even responding to the tenants! Fees keep going up though! UPDATE: Here I am yet AGAIN, trying to leave a terrible review for this company. As you can see, someone asked me to email them about my issues. To no surprise, I emailed and hear nothing back for over a month, I emailed again asking what I had to do to get an answer & got “sorry didn’t see your email”. I responded to that and it’s been over two weeks again and I’ve still heard nothing. What a joke…

Negative experience: I'm disabled and couldn't even get access to the elevator. I followed the rules and made my request with ample time. However, this company thinks they can get away with things like this. This was clear retaliation because I'm calling them out for all their screw-ups. They have been on the job here for almost a year, and they still have accounting issues that they won't explain why they occurred. No apology or anything. For months, I had to worry about where I would get the money to pay what they claimed I owed. It's time we demand help from IDFPR, Hud , Attorney General, and anyone who can help us to get them to stop their inhumane practices. Be sure to call their bonding agent and let them know how you're being treated. Its almost if their job is to make your life miserable. They want us to be divided, let's get together, and fight back in unity. We are not stuck with them. We can remove them or any board that won't follow basic laws. But wouldn't it be easier if they simply turned things around on their own , be professional, make amends, and move on. Wishful thinking, huh?

Negative experience: I live in a 308 unit Condo HOA. Advocate PM has failed to address the inaccuracies in many homeowners account's, despite our countless calls and proof given to Advocate. We can't speak directly with our property manager, nor do we have access to his direct phone line/ext. or e-mail. Also, mangement doesnt even come on the property to check on major projects. Nothing but frustration.

Negative experience: I purchased a condo at 1104 n Mill unit 204 in July of this year. At that time I was told I would be given specific things by you - the property manager - in order to get into areas that I am paying for. One of those was a pool key. Which - after 10-15 calls and countless time wasted - I do not have. I also do not have my name on both the front and back buzzer - which I’ve asked for. My unit is unfit for cable bc the wires are haphazardly ran through the ceiling into my front hall closet - requiring me to take alternate measures since they are useless with no power outlet. I had an emergency with my fridge where it was leaking water and called the emergency line. The response that I was given was “call a plumber”. That alone cost me over $800. I’ve had bugs in my building. I have no idea where or if I even have a storage unit. My dishwasher and toilet are both broken and I can’t even get an answer as to where the power lines go. The building I live in is constantly dirty. A person literally COMMITTED SUICIDE and I wasn’t even informed until I woke up to police outside my door. And afterward not a single word or mention of anything from you people. And every time I try to call I am out through a runaround and a series of transfers where nothing ever gets done. Not one call back from anyone. And you have the audacity to send me a bill and threaten collection action? Seems like that department is the only one that gets anything done. So until I receive the aforementioned BASIC items that I am entitled to, you will not get any money from me. And if you do pursue collections and my credit is impacted I will sue you for negligence and breach of contract. It’s pathetic that I’m forced to threaten you to get the simplest of things. The way you people do business is a joke.

Negative experience: Not happy with customer service. I called them about plant and shrub damage done by painters. Also, we were.not told our whole townhome was to be be painted, just garage door and replaced siding. They have made no attempt to speak to me, just a run around with emails, which is inadequate.I feel dismissed and gaslighted. It is best if I show what has been damaged and now we no longer have the privacy we once had. Broken branches don’t grow back. The damage could have easily been avoided without inconvenience to the painters. Poor customer service!!

Positive experience: When I first joined the MOCA condo board, we were having a very hard time with consistency in our property management. We had a rotating cast of property managers and it was difficult to form a good working relationship and accomplish our goals. Now that Holly Rottman has be assigned to our group, things have gotten much better. Holly is knowledgeable, efficient, and accessible. We are on a much better track for completing what needs to be done for our homeowners.

Negative experience: Hello All - I own a townhome in the Aurora area and use Advocate PM for our property management. Although I have auto debit setup for my monthly HOA Fees, apparently they were increased by $15 in 2022 without my knowledge. Since the auto debit continued to work in all of 2022, I never thought there was a reason to be concerned, until recently in Feb 2023 when I found out that the Association was charging me $25 in fines along with reporting me to the credit bureau monthly for which they were charging me a additional $25 for the cost of reporting me. As a result, for the past 15 months, I have been charged $50 in fines and more importantly my credit has been negatively impacted tremendously. All for a $15 underpay on my monthly auto debit. When I found out about this in Feb 2023, i called Advocate and tried to pay my back charges and fines, but at this point they had reported me to a legal collection agency once again without my knowledge. They also told me that they had locked my account and could not access it and I had to work through this Legal Company ( Costello Sury & Rooney (CSR)) prior to contacting Advocate again. Working with CSR took me an additional month of back and forths via emails as they would never pick up my calls. In fact I never once got a CSR person on the phone to help me. Plus they charged me an additional $280 in legal fees. Despite all this, I mailed a check to the legal company in March 2023 in order to avoid these same credit bureau reporting and fines occurring in April. For the kicker, the legal company did not send Advocate the check until April 10th and of course I got reported and fined yet again for April. ( This was despite multiple calls in March to both the legal firm (CSR) and Advocate letting them know that I had paid my fines and fees in full, and to please make a note to not make this same mistake for April. I just got off the phone with them this afternoon, and of course they did not remove the fines. In total, I paid almost $900 dollars in fines, along with a monthly negative score impact to my credit which i now have to resolve. All this for maybe $150 in HOA fees that they increased without my knowledge. Please remember that my auto debit was still taking money out of my account this entire time, so I never thought to think there was a problem. Nor was there any intent for me to avoid payment. In fact, i called many times trying to update my payment amount to the new HOA fees but they would only defer me to CSR legal firm. I usually do not write reviews, let alone a long one, but in this case, my experience and frustration was so bad, I had to share it. For me personally, outside of the money, this was a huge head ache and a lot of stress that could have been resolved much simpler. I definitely did not feel supported by Advocate at any point in this process, and as a result, I will not be buying any more properties managed my Advocate PM. Negative experience: Constantly getting the run around. We are told things are finished when no one has looked at it or contacted us regarding the matter. Sent emails regarding issues with the property, we never heard back from them. Finally I called... they proceded to tell me that they never recieced the emails, but I recieced an automatic message that the email was recieced... Any improvements we have asked for were denied... Positive experience: I moved to Stonegate West in Aurora about 3 and 1/2 years ago. Advocate Property Management has been my property management company and Shirley Pitsenbarger has been the customer service representative. My requests have always been taken care of and I feel like Shirley is doing a good job as the representative. I have dealt with her to get a key card for the clubhouse, to set up activities on the community calendar and to send out announcements to the community. She is experienced and knowledgeable.

I did look into your records and could not find anything recently indicating that there were any open issues with you directly. It is my understanding that you had concerns over the recent annual election of the Board. These concerns were brought to the Association attorney, who certified the election was valid. Negative experience: Bristol bay condos property management->Absolutely awful. This is my first bad review, EVER. Here’s why, They never call back, never respond back. All units have random portals to service each property. E.I: I own two properties in the subdivision and building for that matter- different service portals. Never respond to requests. Kind of like when the DMV used to be full of people who hated their job or a teenager being asked to do something they’re already supposed to. Next time I’ll be mindful of the customer service with an investment like this, people’s lively hoods going into their homes and experience, not worth it. From what I hear this staff is new and never used to get this treatment, could just be that hoping in the future years they get in a better mood or place people who want to be there.
