Positive experience: We are generally happy with the services at this company. Our rental has been fairly non-dramatic and fuss free overall. However, I get the sense that my property manager has a large number of clients and does not always seem available or patient enough to address my concerns in a timely manner. Also, the fee is higher than our other property manager in another state.

Negative experience: Katrina Property Management turned what was, for me, a new experience shared with my daughter into an absolute nightmare. There was a complete lack of communication, professional ethics, integrity, and respect. On top of that, they handed over a condo where the heaters weren't working, leaving us without hot water in the dead of winter for two full days (I actually had to rent a hotel room just so we could shower), and the front door had been forced open, so it wouldn't close properly. I’d like to take a moment to thank the entire maintenance staff, who have been absolutely top-notch—100% excellent. It is truly a shame that a company with such promise employs people like Katrina

Fantastic experience: My wife and I have been renters in a Naperville townhouse in south Naperville for nearly three years now and we have nothing but the highest marks for the quality of property management services we continue to receive. Maintenance requests are handled timely and with the utmost courtesy and respect. Today, in fact, we had a refrigerator water leaking issue and Edwin Hojnacki was able to respond to in a timely manner with no adverse service issue with the appliance. We are extremely delighted with the continued excellent property management service of Baird & Warner.

Negative experience: Before hiring Baird & Warner to manage your property, I strongly recommend reconsidering. They do not follow through with regular inspections as outlined in the agreements. Additionally, if you choose to transfer your property to another management company, they will send the owner a deposit check made payable to the tenant. If the tenant refuses to sign over the deposit to the property owner or new management, the deposit is essentially lost."

Fantastic experience: We are from Austin Texas and my son is studying at DePaul. We fell in love with Chicago and bought our first investment home this year. After looking at the offerings and talking to a few people we decided to contract with Deborah Hathaway from Baird Warner. We feel very fortunate to have found her. We are small fish in the real estate world, but Deborah has treated us like a prized and lucrative client. She educated us on Chicago Landlord Laws. She hired handymen and cleaners to make sure our unit was a find for our prospective client. At each step of the process she requested our input and educated us on professional standards. Deborah communicates from a high standard of courtesy and prompt professionalism. At every step of the process, I felt that the ball was never dropped. She communicates clearly, intentionally and supportively. We contracted with Baird Warner in early October. By January 1 our new renter was moving into a perfect, well maintained condo. Our renter is well employed with an excellent history as a renter. We could not be happier. Our entire relationship has been managed in emails, texts and telephone calls from Texas. We have never felt distant from the situation. Considering that this is our first venture of this kind, we find the quality of service quite remarkable. We went into this as a long term venture and we hope to be associated with Deborah for a very long time. Follow up, about a year later...Our agent Deborah was changed and now we have Linton Murphy. For months our tenant was receiving complaints from a downstairs condo owner that after some research was deemed to be normal for older Chicago condos. Thinking long term, we wanted to protect our client, but handle the situation sensitively so that there was not a rift created with our neighbor. We had a meeting with Linton and his manager Frank Passaro. Linton and Frank were very supportive in their perspectives and came across as practical but caring of us as property owners and also of our tenant's dignity and rights. We loved that. Frank and Linton knew just what to do. Working with the unhappy neighbor, Linton was able to resolve the issue very quickly, in a way that preserved the dignity of everyone involved and set a precedent with regard to this issue in the future. We were privy to every communication with all parties, but stayed buffered from the process. It was very easy for us and we are beyond delighted with the outcome. Frank, Linton and The Baird Warner Team have made being an ethical landlord both profitable and rewarding. We are so grateful for their superior service. Update 7-15-22 Still Happy! Checks come in every month like a clock. :-) Update 6-27-24 A flawless experience. Same tenant. We don't think about our apartment much. Just our monthly deposits. We couldn't be happier. Update 10-23-24. Wow. Automatic money. Thank you Baird & Warner!

Fantastic experience: I've been with Frank and Edwin for almost two years now, We had one complicated property and another easier property and have been very happy with both. Not a single issue that we could not resolve with the tenants.

Negative experience: Never answer phone for updates after a 3week wait still no phone answer. Communication is very poor. Reached out to person who help me schedule showing which is not with this company, but never gave her complete updates just stated still waiting after 3weeks it takes 3 business for this process.

Fantastic experience: Our property manager handled all the details for our house promptly and communicated well with the tenants. We had no issues. She was very thorough in her details and always was looking out for our best interest.

Fantastic experience: Deborah took all the stress off of me!

Fantastic experience: It was mainly moving next door. The biggest help came from my son who purchased 10 large plastic tubs that could hold most of the items that had to be moved. The great help I provided was disposing so many things I had stored in the site I moved out of. That took weeks of just throwing out so much clutter I had stored by just collecting so much over the twenty years I lived there.

Positive experience: We are pleased with the timely acquisition of renters for our unit. However, we are not pleased with the slow response time of our requests for information. Negative experience: Not happy at all. Hallways are dirty and smelly. Trash in the yard. Tenants are allowed to leave strollers and car batteries in the vestibule behind the door making it a fire hazard

Negative experience: I was happy with services in the past but now it’s me who has to text, call for updates. Also money management I have to call every other month to find out about rent etc!!!!

Fantastic experience: Kevin , is the property manager for the home on Stewart Dr. when there is anything wrong, he is helpful. Understanding has empathy. He gets right on it. I am so blessed to have him in this position. If I ever was to purchase another home and rent it out I would definitely would call you Kevin to run it because you’re very efficient in this area. Fantastic experience: Katrina is doing a great job! We have had a good first experience with a management company.

Negative experience: I feel so out of the loop. My tenants moved out early with out paying the last months rent, that was in May. Put Hundreds of $ into repairing what the tenants damaged. still waiting for money from the renters deposit to reimburse me. Also waiting on the reimbursement of the $500.00 that I had paid Baird & Warner for them to have in an escrow so if they needed to send a repair service out to look at or fix something they would have the money on hand to pay them and then I would replenish the repair escrow. I would have liked to rent out the house again but felt better to just put it up for sale so I don't have to deal with tenants or waiting weeks for something to get done at the property. Like getting the grass cut after we found out the house was not being lived in anymore. Also in the past four and a half years that I had been renting out the house, I have had two different tenants and I didn't feel like taking a chance that I would end up with another looser.

Fantastic experience: It has been almost 5 years working with the Passaro Team managing our property in Bolingbrook, they have done an excellent job, Brett has worked with us all these years and we have had a great experience. Best decision ever!

Fantastic experience: While searching for a house rental on our own, we met Kevin Beallis at a showing. He further offered his services in helping us find a rental. Having never rented from a private owner before (and also never worked with an agent), we didn't know what to expect and realized there was a lot more too it than we anticipated. Kevin was BEYOND helpful during the process and we learned so much from working with him. He is very knowledgeable, patient, and thorough with his clients. After finding our perfect rental, Kevin also made sure to meet with us again during the walk through to make sure everything went smooth. We loved working with Kevin and would work with him again whenever we decide to purchase a home!

Negative experience: Stay away from this property management company. VERY shady business practices.

Fantastic experience: Went here for closing on our new home. Due to some issues on the lenders side things ended taking and eternity (4 1/2 hrs) the Baird & Warner team was good with how they handled things. Can’t say we would do this again but we appreciated there professionalism. They have a big office and nice conference rooms. Everyone we interacted with was very pleasure to deal with. The sellers agent Donna Olsen was also great to deal with and we would highly recommended her.

Negative experience: Brett Kendrick hired my company to repair and refinish a shower base. We did the repair and refinished it. The base cracked again. Brett discovered that the base was not properly supported underneath. He blamed us for not knowing this and stopped payment on his charge. We only do refinishing of the surface. We do not inspect the underneath of a structure. I paid the technician for the work he did because he did what was contracted. I am out this money because Brett was dishonest.

Every member of the team was exceptional, thoughtful and a pleasure to work with. The attention to detail and clear communication was very much appreciated. Fantastic experience: DAWN IS WONDERFUL AND SHE IS SO EFFICIENT!!

Negative experience: We moved into a filthy apartment. We were told someone was paid to clean it. All the blinds were broken, we were told to supply our own. No screens, supply your own. The shower didn’t work, we were told we should just bathe. (This was brought to their attention at the time of showing and they had 45 days before we moved in to fix it…. But no) The dishwasher didn’t function properly, the washer and dryer were missing knobs. We’ve been there 31 days and still can’t duplicate the one key we were given. There is no front light on the building for security, we were told nothing could be done. The rent is crazy high for the quality of the upkeep. The downstairs property looks completely rundown. The communal stairway has likely never been cleaned. Literally ANYTHING that was a burden was left on our shoulders… it was easy to do because we moved here from California. The property manager acts like we are asking for outlandish things when all we want is the property to be as stated. We are counting the days until the lease is up… unfortunately that isn’t for a year. It feels like once they get your money, they know there’s nothing you can do. $7k plus applications fees just to move in.

Positive experience: Very friendly and professional once you're talking to the Baird & Warner Property Management staff. Communication between the real estate agents, myself, and B&W was a bit confusing. B&W also didn't have accurate information right away on my lease or in regards to utilities. Friendly and professional, but communication and providing accurate information could be polished up a bit.

Negative experience: Very unpleasant experience with the property management! I terminated my business with them due to zero satisfaction.

Negative experience: The absolute worst experience ever. Whether it’s my agent or the company, I’d never, never recommend this agency as a property management company. Not one time has the agent responded with a single text or email, minimum 3 before she responded. I am still waiting three months later for them to finalize my account. I have listed the property with a Baird agent who is phenomenal, but the property management side is complete trash. They have managed a single property for a year, can’t say anything positive, while their realtor has helped with with three acquisitions of real property. Why such a difference in service, no clue. My experience was so bad, I decided to liquidate the property rather than continue to use Baird for rental property management. If you want over promised seriously undelivered services, this company is for you.

Fantastic experience: I so glad we are working with Edwin. I appreciate his professionalism and willing to work with us on this crazy ride we have been having with our first tenant. He knows what is is talking about and acts on phone calls quickly and sets up service needs promptly.

The only reason that I didn't give 5 stars was because of the price, they are a bit expensive for the amount of work that actually needs to be done.

Fantastic experience: I had the pleasure of working with Yolanda Carnes who helped myself and my fiancé close on our dream home earlier this year! Yolanda was so very sweet and patient. She advocated for us every step of the way. She was full of knowledge and if she didn’t have the knowledge at that time she used her resources and made sure to follow up and follow through! Yolanda made what some people have described as a very stressful time fun and exciting and gave us not but support. We cannot wait to work with her again in the near future. All the agents are good people and have helped me with my rental property. Now I am going to Rent a house and so far everything has been great with Deborah Hathaway. I am a single busy person and it would have been very hard to manage my properties without Baird and Warner's help. For me, It was the best move I did hiring Baird and Warner to manage my rental properties.

Negative experience: I'm very unhappy with the services that I have received. An employee at B&W recommended a tenant to my property manager for my home. Soon as the tenant moved in he stopped paying rent. I would not recommend B&W to anyone. I don't believe that a proper screening was done. Every month he needs something fixed I had no problems in my home. I'm very disgusted by the service I receive. I literally have to call them and ask when is the tenant going to pay rent. I wouldn't recommend B&W to anyone.

Fantastic experience: I have always had good experiences with BW property management. On occasion, renters did mention that the response times to their complaints/problems was too slow however.

Negative experience: I bought a house and these guys were seller’s realtor. My bad that I didnt check inventory on final walk through and found out later that their team or contractor took away the garbage bin with them which was supposed to be part of the property. They left their realtor door lock on my door which is still there and they’re not removing it despite of my phone calls to them since over a week now. Very unprofessional attitude and they have thieves in their team or among their contractors.

Negative experience: Julia Corkey have zero work ethic, very unprofessional. I would never used this place to sell my property again.

Positive experience: Rhonda's a great gal!

Fantastic experience: Frank Passaro and his team at Baird and Warner in Naperville have done an excellent job of managing my Condominium rental property in Lisle, Illinois. Although I live out of state I never have to worry; I always have the greatest confidence that my property and tenant are being well taken care of.

Negative experience: Possibly the worst management company I have dealt with to date. They don't follow up on anything they say they will complete. I only gave them one star because it wouldn't allow me to give them zero stars.

Fantastic experience: Always been hands on when we had questions,and repairs need to be done

Negative experience: I am a pre-approved home buyer who was willing to pay higher than the listing price. Doreen Booth of Baird & Warner of Naperville was a listing agent. Doreen has not informed her seller of my agent's multiple requests to see the property. We requested a showing immediately after the house was listed, she cancelled multiple requests. My realtor kept calling her asking for any time convenient for the the seller, specifically stating that I was willing to offer a higher bid. Not only Doreen hasn't informed her seller about opportunity to have multiple offers, in addition she kept insisting on them signing the offer she was pushing through right away. My guess is she brought her own buyer and didn't inform the seller about potential higher offer. She didn't even give the seller a chance to evaluate their options. I feed bad for the seller - Doreen's behavior was absolutely unethical as she didn't work in her client's best interest. She made them accept an offer within hours after listing, made them cancel all other showings and didn't give them a chance to consider multiple offers. People like this should not be in profession.

Positive experience: Would not use property management service again. Poor and unprofessional communication from property manager. Manager never communicated that landscaping was being neglected.

Negative experience: Baird and Warner is the worst property management group. They are a fraudulent company that concocts deals with tenants to benefits themselves and not the property owners. They forced me to keep my rent down for three years to benefit an absent tenant do that he could benefit from a short sale transaction and thus share the low sales proceedings. Very dirty low blow transaction at the expense of the property own B and warner must e out of the public transactions they are an absolute fraud.

Fantastic experience: I can't stress enough how great of a service Rhonda and her team provided us as new home buyers. She is diligent, fast and friendly. Within minutes I would receive a text back and a house showing would be scheduled. I knew nothing about what goes into buying a house and what to look for and she was able to educate us and answer all of our questions to help us choose the right home. We hired an agent, but left with a friend. For a first time home buyer, she made this process so easy and stress free! Rhonda is truly the best of the best.
