Positive experience: Quite poor maintenance on the property I recently moved into. The process of getting into the apartment was quite simple. But the state of the apartment I moved into was less than ideal. Extremely dirty floors, food smears still in dishwasher, food splatter in microwave, terrible patchy paint job on most walls, dust covering every air vent, exposed wiring in living room wall, had to leaf, blow the garage before moving boxes in, mailbox was full of previous tenants mail and the the door of the mailbox fell off when I opened it, plumbing is not up to recent code (im a licensed journeyman in MA), too many dead light bulbs to count. There is no evidence of their maintenance team inside or out of the unit. Landscaping is decent though... There is definitely more I could nitpick, but those are the major things. They said the owner was responsible for cleaning the unit and because they didn't do a good job it is my responsibility to clean up someone else's mess. It just isn't what I expected paying 2400 a month. EDIT: Ryan Lemay was great to work with and made the process as simplified as it could be.

Fantastic experience: They do all 50 of my units. They do 100% of all the work including book keeping and rent collecting. At the end of the year everything is on one sheet exactly what my CPA needs. They also have a full maintenance department They are worth using for all your rentals needs!!

Negative experience: I have had no short of a poor experience with this company. I was dealing with Jeff Weinstein who has extremely poor communication. I constantly had to call or message him to follow up on things he promised to follow up with me about. Further, he strung me along for almost 2 weeks saying my applications were being reviewed until the day we were supposed to do a walk through and he let me know it was being rented to someone else. I had also been in contact with Brendan Feeley regarding multiple properties I was interested in viewing. However, they day of our scheduled meeting, I reached out to confirm to which he responded 30 minutes before our appointment to cancel and never followed up when I gave him my availability. I attempted to call RentProvRealty to see if someone else could show me the properties and there is no option to speak with anyone in office. In the devastating rental market, I don't have time for foolishness like this and it is extremely frustrating considering they have so many properties listed for rent.

Hi Milan, it looks like your applications were submitted on November 19th and then you were informed that your applications were not approved on the morning of November 23rd. So the approval process took 4 days which is longer than average but it was not 2 weeks. Also the "walk through" that you referenced was a 2nd showing so the person you were moving with could come see the apartment for the 1st time. We understand the rental market is tough right now and we do sympathize. If there is another listing you are interested in you can call our office, the prompt says to "push 5 to speak to a team member". Showing requests can also be submitted on our website but if you are having a specific issue that needs to be addressed calling the office would be best.

Positive experience: I escaped as soon as their colors began to appear. Their karmic snowball is evident. Perhaps not their own fault but the market they play with. Fair experience, not the most pleasant. Make sure all your bills make sense, and keep with your periphery. Renter’s market is nothing to play with in today’s world, making you want to settle for a “fair experience”. I would have given 1 star and a much worse review if the end process had been escalated. Communication is off-set by the strong need to stay afloat, and if there’s an opportunity for them to win, they will. The bane of renting regardless where you go, just personally it did not fit my needs.

Negative experience: I'm putting 1 star cause they don't let you leave none. I been trying to get information about an apartment for about 3 weeks now. I left voicemail & texts with no responses. It's sad enough that they have one 1 place that I can nearly afford.

Negative experience: Unprofessional in regards to respecting the contract signed. Rent went up over $100 and the reason is that utilities are not within their budget. Although, the contract states all utilities are included. Maintenance took over a week which resulted in spoiled food in fridge and wasted groceries. No regard for people’s livelihood. Update: It has been two weeks without a working fridge.This is very insulting.

Negative experience: Overrall bad experience. Apartment looked nice but was actually poorly constructed. Only three years old but theres already water damage and cracking on the ceilings. Very difficult to schedule maintenance. Had to remove myself from the lease due to abusive roommates, rentprov did not make the situation easy. Barely communicated with me, never told me when I was off the lease I only found out when I called about my security deposit which I still havent received. Was told they would reach out to accounting and call back (x2) its been about four months and still no call.

Negative experience: This company does not pick up the phones, they do not return phone calls, they do not return messages sent from the platforms they have their listings on, such as Zillow, HotPads, Trulia, etc. I stopped by the office to get help, and the receptionist was completely unhelpful. She didn’t do anything different than what I did. Which was send emails, make calls and send text messages. This is has been a terrible experience. This review is not even worth it. But something said, is better than not saying anything at all.

Hi Javier, due to current market conditions it is now commonplace for leasing agents to receive hundreds of inquiries for just 1 rental listing. Our leasing agents are doing their best to adapt to such a large amount of inquiries. However, it is unnecessary and impractical for 1 apartment to be shown to 100 or 200 different people. This is frustrating for renters like yourself because your online inquiry is not being handled to your satisfaction. It's frustrating for us for the exact same reason. We want everyone who submits a tour request to be accommodated. We regret that this is not always possible.

Negative experience: It's clear this place only cares about getting units full depending on where you live. I've been in my current spot for a year, complained about a variety of very significant things - from the noise, to literal structural issues - nothing ever addressed. I dont even write anymore. When my lease ends, & people begin visiting the unit, I will make sure I'm home to fill in potential tenants on the minimal management of this particular property.

We have done our very best to address your concerns when appropriate. As far as structural issues, we don't know what you are referring to. We know you had a leak at one point and it was fixed. Negative experience: Unresponsive and generally not very helpful, they'll quickly take your money and make you wait weeks on end without a proper response about inquiries. At least they give refunds so I'll give them two stars for that, I wouldn't recommend. Edit: Dropped my review to one star for receiving a worthless reply, if you want to build a good business be transparent with your clients. If I wasn't approved why wasn't I told weeks ago? Waste of my time.

Negative experience: Zero accountability for their staff. In three years, they've never returned a single call of mine that they said they would, they've towed cars from our parking spaces without authorization, passed the buck of every issue we've brought to their attention, and now they're asking us to pre-sign incomplete lease packages. Absolutely shameful business practice.

Rachael, we are not your property manager. We rented you the apartment in our capacity as broker for your landlord. After you moved in 3 years ago you began dealing directly with your landlord. So some of these bad experiences you've had (not having calls returned, towing issues, lack of accountability, etc.) were unrelated to our office. However, we do handle lease renewals for your landlord and we have dealt with you on each of your lease renewals. Your most recent lease renewal, like all previous renewals, involved an addendum which has specific lines where you are required to e-sign your initials. Unfortunately the addendum this time around was prepared in a way that did not allow you to initial those lines. We take responsibility for this, it was a minor mistake, and when you brought it to our attention we told you we would fix and resend the addendum.

Negative experience: Genuinely the worst property managers in the state. Where do I start? I literally had to argue with them to do the regular maintenance they are LEGALLY required to do, including snow and ice removal. I had to call them on the phone and argue with them to get.my security deposit back , which wasn't even mailed out until after the legal 20 day deadline We had water literally pouring from our ceiling one weekend and the woman we FINALLY got in contact with seemed annoyed that we were calling her about it. They also told me not to contact a plumber myself if it happens again because they wouldn't reimburse me for him fixing THEIR PIPES. trash company, trash people. especially that rude woman McKayla or whoever it is who answers the maintenance requests.

Listing also states there is off street parking and laundry which is also a lie. Unethical and illegal activities. I believe his license should be revoked. Do NOT do business with

Negative experience: I found a house listed that I really liked and offered 80% over the rental price. My Rentprov application had to be accompanied by a $4002.00 payment. The owner went with someone else; I had to call THREE TIMES to ask for my money back; I left 2 messages asking someone at the company to acknowledge the decline and call me; they never did.

Negative experience: Terrible experience working with Jeff Weinstein at rent prov. He showed me an apartment above a nightclub which appeared to be a takeaway restaurant. He failed to disclose that below me was a nightclub and that the apartment was unlivable. It’s a terrible situation I am in now because of this. Please I recommend not going through this agent and company. I hope others can avoid being in the situation I am in.

Negative experience: I have never written a google review but the service and care with RentProv is so atrocious that I had to warn everyone that wants to do business with them. For people who don't have time to read all of this here is a summary: -Mikayla who works there needs to be fired. She is arrogant, disrespectful and insulting. -When I call, I keep getting a message saying that no team never is available - THEY HAVE NEVER BEEN AVAILABLE (BESIDES MIKAYLA WHO AS STATED ABOVE SHOULD BE FIRED) -They have a 24 hour response rate...I have been waiting for a WEEK for a response to a request This is the worst leasing company and I would report them to the BBB if I had the time to do so. I have been a lesee at one of their properties for a few years now and I dread whenever I need to contact. In particular Mikayla truthfully believes you are doing her a favor when she is supposed to be providing service. If there were an option to give less than 1 star, I would.

Negative experience: If i could give them a zero i would. If you are looking for a property manager that will actually value you as a resident then stay far away from rent prov. I have been calling everyday almost since January 1st to get my stove fixed and it’s either they don’t answer the phone or they say someone will call me back which never happens. Finally last week they said they’d order a new stove that day and email me once it’s ordered to confirm. I have not heard anything since then and they have made no effort to contest me. I called today and i get the same “someone” will call you back but of course that didn’t happen. Earlier this month my water heater went out on the coldest week of the new year and because it was a Friday they didn’t do anything about it until Monday. This company will take your rent gladly and if you complain they’ll tell you to move if you don’t like it. I have to go to extremes for them to do anything like posting here on Facebook. It’s really sad that in a pandemic when many people are not paying rent , that they don’t value hard working tenants that pay on time every month without any complaints.

Fantastic experience: I worked with Brendan Feeley and he was excellent. Within 2-3 weeks of viewing the apartment I was moved in. It went really smooth and he was responsive to any clarifying questions I had before and after moving. He was very laid back, there was zero pressure to close, but it was a good deal and the right apartment that I was looking for so I signed the lease. Very happy with the place and the process. I noticed there were some negative reviews here and that actually made me initially a little hesitant to move forward, but I thought I would leave my experience because it went super smooth and the company, and Brendan in particular, was very helpful. Fantastic experience: Brendan Feeley at rent prov is an exceptional agent. He is quick to respond and very attentive to details. Brendan has helped me find multiple tenants for my properties in the providence area. Last month I was out of town and a Tennat was moving out on a Friday and a new Tennat was moving in on Saturday. I had no way to do a final walk though at the property to ensure everything was in order. Brendan offered to go buy the house on Friday night at 8 pm to ensure everything was right. ( I did not ask he offered). It is service like this that sets Brendan apart from other agents and why I have used him in the past and will continue to use his services in the future for all of my rental properties.

Negative experience: Completed a lease after a year with them. The apartment was in bad shape when we moved in, no cleaning done, trash left from previous tenants, etc. I have been waiting on the return of my security deposit for over a month now. I emailed them, received no response, so I called the office and they said "the landlord of the building would be sending them out this week" this was on June 25th, 26 days after my lease was done and I had moved out. I have still not received my security deposit in any increment, it has been over a month now. Will be filing a legal claim in the local small claims division. Do not rent through this organization.

Negative experience: I called the office and was told I could reach Brendan on his personal phone. I left a voicemail, but he didn't return my call. The next day I e-mailed him and he did respond. After conversing back and forth about some details through e-mail, we set a time for an apartment showing the next day. The next day, I received an e-mail 30 minutes before our appointment (I was already on my way, as it was a 45 minute drive) claiming that "another agent" took a deposit on the apartment, and it was no longer available.

Hi Barbara, our agents typically return voicemails within 24 hours at the most. There is an overabundance of interested renters currently which is why it can take up to 24 hours. We have confirmed that Brendan informed you that a deposit was submitted by another applicant immediately after the deposit came in. Once we receive a deposit we do remove the listing from the market so that would not be atypical. However, we regret that you traveled so far unnecessarily. We understand that is an inconvenience.

Negative experience: So unprofessional. Company told my roommates and I that they house was cleaned and “move in” ready for the date on our lease and place was never cleaned and left disgusting DURING A PANDEMIC. Let alone infested with cockroaches which they didn’t tell us about. Our realtor ignored all calls and texts and had no communication with his new tenants. This company has left my roommates and I without a place to live for over a week now, with barely communication. DO NOT RECOMMEND.

Negative experience: Aweful! Oakland Ave apartment was disgusting on move in date. Never cleaned and had cockroaches everywhere(dead and alive) I have videos and pictures of the filth this apartment was. No communication given that apartment was not ready on the first, started to move in and noticed it was not clean. Their excuse was last renters left it a mess. Well guess what, you’ve had a week to have it properly cleaned and treated. If it wasn’t ready, maybe don’t hand the keys over. So gross! Giving this company a couple days to fix the issues, if not, there will be legal action.

Fantastic experience: Searching for a nice, affordable apartment can be a lengthy experience. Many of us have gone through this process many times, and know how the efforts can be exhausting and futile with no results. There can be doubt, uncertainty. This time, when I needed to find a place, and wanted something that would meet all of my requirements, I thought... I should work with an agent instead. Through my search, I was lucky enough to find Brendan Feeley, a rentprov agent, showing me a 3rd floor 2 bedroom. I looked at the apartment along with various others that week. I got a good vibe from the unit. Someone was still living in the place however, so I didn't inspect thoroughly. I had a lot of questions to bother him with for a month! He was always quickly responsive. I have to say, this made my decision easy. He helped make moving easy by being so responsive when it came to my move in plans. It felt secure to work with a rental agency as well. Of course, when moving we all have things to question or be nervous about. The process went completely streamline. Everything was set up for me and cleaned at move in time, as guaranteed. The previous tenants forgot to leave a key to the storage in the basement. Brendan made sure to get it and drop it off timely. If you are moving, do yourself a favor and reach out to RentProv. I couldn't be happier with the outcome.

Negative experience: The people who work here are incredibly dismissive. I’ve been trying to get in contact with Brendan about a 1 bedroom unit since last week. He has ignored my phone calls and text messages. I called the office numerous times on numerous days to get in contact with him, each time the front desk interrupted me mid-explanation and said “i’ll email him and tell him to call. you should hear from him by the end of the day.” In a very dismissive tone. Still no call. I called again on Tuesday and was told that the unit I was interested in was already rented. So i asked for a different realtor named Jeff. Jeff said that he would call me back to set up a viewing for a unit, and now two days later I have not heard back from him. The best part is that I am on craigslist right now and I see that Brendan has just posted another ad for the unit that was allegedly rented already. Again—incredibly dismissive. Unprofessional. There is no excuse for this level of irresponsibility. The clapback comments underneath the (justified) negative reviews just solidifies the lack of professionalism.

Negative experience: *Warning* anyone notice that the only 5-star reviews come from people who only reviewed 1-4 places* (I'm a "local Guide" experienced reviewer) Horrible experience. deserves a negative 5 stars... first off, the only reason we were even talking to them was our old landlord had them listed as a contact, we moved away several years ago, liked our old place, wanted to see if it by chance was available. or coming available. Guess what!? they said it was. but they needed the Deposit (1 Months rent) to hold it, sounds normal to me, until the day after we sent in the deposit, oh wait, sorry, the place we HAD YOU PUT A DEPOSIT DOWN ON was rented yesterday. so lets start looking at your other options... So, we applied, had a HARD PULL on our credit, were approved, paid the deposit, then opps, we rented it to someone else?!? really??? ok, lets look at your other options WE have available... That seems to be their motive. pull your credit, take your money, then try and get you to settle for something you don't want since you don't want to hurt your credit going somewhere else to apply... SHADY SHADY SHADY! and FYI, I'm white, professional male, with a 765 Credit score. they don't discriminate, they will try and take advantage of ANYONE... Uodate. Years later I'm still biter about RentProv. Looks like they are still up to their same ol tricks.

Negative experience: Went to go see a house on friday 11/29 - everything seemed good, got told if i was interested in it that i needed to put a $1800 deposit and fill out an application for the both of us, ok cool so me & my fiancée do just that not even 2 hours after looking at the house . we both work, we own a business & ive worked for the housing authority in the city i reside in for 5 years now.. we both have very stable income, good credit, references, everything that they were asking for.. yet they kept coming back asking for more & more information, ultimately, being in the property management business, i knew we werent going to get the house, but we waited to see what their final decision was, our credit WAS NOT ran, told us that our application was not accepted and that our E check had bounced, (our account has over $6000 in it right now) i called my bank this morning and i do not have a return check fee or a check processed by them... again, they are liars. we are a young ( 26&27) mixed race couple and i have to believe that is why we were denied, there is no other explanation for them telling us our application was DENIED WITHOUT EVEN CHECKING OUT ANY OF OUR INFORMATION. I will NOT be removing my review ether, SO RENTPROV dont even bother replying to me because i have NO TIME FOR SCAMMERS.

Negative experience: Beware. I cannot feasibly express in words how repulsive this business is. I rent a two bedroom apartment from them in downtown Providence. The realtor associated with RentProv Realty that I worked with was moderately helpful: he wanted to provide assistance insofar as it led to fattening his pocket. The broker attempted to collect 'first, last, and security,' a practice which is unlawful in the state of RI. It took me three separate lease revisions to collaborate on a lease with them that was consistent with RI state law. In addition, Michaela, their receptionist, is a crass, unhelpful, and functionally-illiterate individual. Every request I have made has gone no further than this unwilling receptionist. After two months of residing here their maintenance team is non-existent. Furthermore, my bathroom vanity, weighing about 60-70 pounds, fell off the wall (where it was suspended by two flimsy aluminum brackets) and almost took off my toes. The roof-top terrace offered by my unit has remained closed since the first week I moved in, and I am greeted every morning by the 8-10 vagrants who congregate outside my door and beg. If they are not there, the puddle of piss from their service dogs has not dried yet, from the previous night's festivities. It sucks to suffer the real-life inadequacies that result from "quick-flips" in real estate. I mean if the "owner's" response doesn't paint the picture for you... do you think that guy has your best interest in mind? HA! Use me as an example. Would you want this guy to have your social security number?? Look at all the other accurate (poor) reviews: what moron blames their customers for terrible business?

Caelan, our experience with you was absurd and we found you to be abusive...and your mother agreed with that assessment. While speaking to our office manager you called her “woman” and said things like “you work for me, woman”, and “stop talking, woman”. Your mother apologized for your actions but you still have not and you should be ashamed for writing a review like this. All of the damages you referred to were caused by yourself and were fixed once your mother accepted responsibility and agreed to pay for them. Your complaint about revising the lease is ridiculous and you will learn, once you grow up, that it's common for contracts to be revised during negotiations, in order to accommodate both parties.

Negative experience: My son rented an apartment during his senior year at RSDI. This is the most unprofessional group of individuals I have ever dealt with. They don't return calls and when they do answer have NO answers. I have been trying to get our security deposit back, which they do not deal with, for 6 months now. Spoke with Brendan, this person had an appt with someone else and when i text him/her to see check his/her availability to show the place he/she told me to forget it. I DONT RECOMMEND.

The most recent time Brendan drove out to the house to meet you for a confirmed appointment and was stood up without a call or text, just a no show. Fantastic experience: My boyfriend and I worked with Jeff Weinstein, we moved up from Connecticut and were having trouble finding the right place. Just when we thought it was hopeless, we found Jeff! Negative experience: Avoid RentProv at all costs. I went to them looking for an apartment, the biggest stipulation I had was that it have 2 off street parking spots. (Overnight street parking is illegal in Providence) I was assured it did. However, upon moving in, I learned we did not have 2 spots, that they had promised. I was told the person I met with was unaware they had promised the spots to another tenant. Then on moving day, they did not show up to unlock the apartment or provide keys. So, I'm sitting around with a moving crew that was costing me more and more by the minute as they tried to track down the landlord. Liars and cheats, stay away.. Oh, I also wanted to add that when I complained about the parking spot situation, I was told by the agent the we rented from, the he "works for the property owner and could not care less what we think."

Negative experience: AVOID AT ALL COSTS-DO NOT TRUST THESE PEOPLE, THEY WILL TRY TO ROB YOU! YOU CAN EASILY LEARN WHO OWNS THE PROPERTY AND CONTACT THEM. YOURSELF! You can also clearly see where they have created fake profiles to leave falsified 5 star reviews in the hopes of tricking you. A previous reviewer noticed these 5 star reviewers (like not even 4 guys? Make it believable, no?) have left 1 review EVER. RentProv are hacks, amateurs that can’t even doctor their own google reviews without being completely obvious. I had the unlucky displeasure of dealing with these people and it was beyond criminal. I was told the property would be available prior to the 1st since, ya know, most people need to be out of their current place a by the 1st and the new place should be vacant for cleaning anyways, right? Weeks went by, and as moving day approached, I was assured multiple times the new place would be available and that it was pet friendly. My dog at the time was over 10 years old, I would not simply “risk it” and hope for the best with a senior dog. Well move-in day came and after a struggle to pick up the keys, at which time i was told I hadn’t paid over $1300 in fees and rent (luckily I had my receipt in hand because I could sense they would try something like that) I FINALLY show up to move in, and the current tenants (because that’s what it’s call when you STILL LIVE THERE) were still moving their stuff out! I literally had to dump my stuff in the front yard while I waited for them to finish. So obviously NOTHING was cleaned, whatever I can do it myself. A couple weeks go by and the landlord of this dump, who I swear to Christ was literally Judge Caprio himself, calls me and asks why do I have a dog and who told me I could do that? This was years ago and I’m still haunted by how unacceptable (I’ve lived in some questionable places, but this was beyond unsafe and illegal) the property was and how obviously sketch RentProv is.

Negative experience: Awful. Zero customer service skills. I worked with Jeff Weinstein, who was there in the beginning and then no where to be found once my deposit had been made. Jeff insisted that our rental allowed cats, I had asked four times to be exact, in person, through text and email, all of which he confidently told me this was approved and once we made the deposit, he would take the rental off the market. Once I made my deposit and followed through with the application process, he was nowhere to be found. It took days and nagging to finally get a response from him, in which he simply told me "the owner doesn't want cats." He then told me my deposit would be refunded within three days. Two weeks later, I still had no refund and could not get a response from Jeff or the admin office. FInally (after nagging) I received a response from the admin office, to find out my refund had never been processed, and I would have to wait another week at least. To wait 3 weeks for $1000+ from a company that refuses to respond to any calls/email, not to mention a company that has all of my personal information, is unacceptable. I have tried to get in touch with someone here about my concerns and experience, and have been blatantly ignored. I understand that processes such as these take time, and a 5-7 business day online refund is out of their control. What is 100% in their control, is the ability to communicate with clients throughout the process, rather than leaving a client under the impression they can end their search for a new home. Overall, I would not suggest anyone trust this company with their money and personal information. The lack of communication and incompetence is absurd.

Negative experience: The room had fleas, and the landlord refused to get an exterminator, we had to buy our own fleas smoke bombs, and flea repellent to get the fleas out of the apartment it costed us about $150-$200 to get all the flease out, then we were charged for other tenant possession out of security deposit. Will never use again.
