Negative experience: UPDATE lived there for a year and it was horrible everything was dirty the people there are like zombies and at night, my toilet broke and maintenance did not come for two weeks i called every day and when they finally came to look they said "wow its really broke " all the apartments are infested with roaches and rats they run through the heaters that sit on the floor i called the office for months with no help or results from them one got in the bed with my son and they still did nothing multiple visits to the office still with no help i had to eventually move out because my money had to go else where because my son refused to step foot back in the apartment the would not let me break my lease but after i said i hand mold and gotten testing done from my doctors i received a letter to take back the apartment they still charged me afterwards on my credit I DO NOT RECOMMEND they give people money off on rent for good reviews an i was a victim if that deal and also the laundry rooms are gross and homeless people live in there sometimes they even live in the hallways (millbrooke apartments) no one helped me and still wont i have tried managment company people at the office no one helped they are just money hungry and dont care for you AT ALL

Negative experience: DO NOT rent from this company. It took over 2 years to get a mold issue due to a leaking pipe under my kitchen sink repaired. I placed multiple work orders and maintenance either never showed up or ‘couldn’t find the issue’. I emailed pictures of the moldy pond under the sink to the manager Melissa and when I called to check she would always say the maintenance man is at another property that day. Now my main bathroom shower is not working and we haven’t used it for about 3 months or so. First she told me she ordered the part and when maintenance was back at the property she would send him. When he didn’t show up for a couple days, I called and now ‘it’s on back order.’ There’s always a lie or excuse. I reached out to the regional manager 3 times and never got a response. I’ve lived here for 13 yrs, pay my rent on time every month and still get treated like trash. They also were giving $25 rent credits for good reviews so take those with a grain of salt. If I could give -10 stars I would. P.S. despite the issues (I didn’t name most of them) my rent went up over $200 dollars effective 1/1 when my least renews.

Negative experience: Went to visit a family member had to park at the Fountains cause each unit only have 3 parking spaces

Negative experience: I have been a resident at Willow Way Apts in Croswell MI since 12/2013 and have paid my rent on time every time. I am 70 years old with diabetes and kidney disease and also dealing with a concussion from a trip and fall in August. This past week and a half my heat was not working. I called the main office in Grand Rapids because the manager here only works 2 days a week and was not available again. I left several voicemails with John Murphy CEO and he did not respond. I also left voicemail with Krista Kern and she did not respond. I had fax a letter to John Murphy stating my intentions to withhold my rent until the repair was made. To add insult to injury rather than return my calls Krista felt at this time it was more important to fax a letter to my manager to give to me stating my recertification papers were late. Shame on them for treating a disabled senior citizen so badly.

Negative experience: I lived in my townhouse for seven years at Burton East never missed a payment or was never late have to admit when this new management took over it went to crap just recently moved and I left the place in great condition and the looked for every way to try and keep my deposit they tried raising my rent 250$ at one time, management sucks, there is nowhere for company to park and if you have kids they can’t go out and play unless you want them to play in the parking lot. They got a lot of stars within the last month of August because they paid 25$ off one month rent I know times are hard but I need more than 25$ to lie for this crappy management service HATED IT I still blowed behind the fact they are actually paying people to say they are a good management company.

Negative experience: Lived here for awhile over the years it really went down real fast for the price of the rent over at Burton East you would think they would clean the place up landscaping looks terrible in front of the units buildings are dirty trash all over and there is definitely no room for parking my neighbor garage was broken for atleast 5 weeks that put him down to 2 parking spots every unit gets 3 spots so basically your paying over 2000$ a month and can't have company and management suck big time don't move into this high price prison

Fantastic experience: Great place to live!!! Very affordable!! Lived in Longmeadow Apts for many years and I love it. Management is great!! Very clean things get fixed in a timely manner and that is great business. If you looking for affordability, Clean and a property management that listen to their clients then APM is the one.

Fantastic experience: Been living in Colony House for close to 15 years and under several different staffs. Anytime I have anything that needs repaired they have their maintenance department fix it. David is quite knowledgeable and knows his stuff. He's quite understanding and respectful.

Fantastic experience: I started renting from Shaker House Apartments in the beginning of April. The management and the maintenance people have been absolutely amazing especially when I have a problem they are right on it that day or asap and I appreciate it so much having a little one. For this being my first apartment renting myself I have to say I have had an amazing experience already and can’t wait to see where the future years will take me.

Positive experience: I absolutely appreciate our Management team of Jaime and Mike. They have transitioned ownership of our property seamlessly. Our maintenance team is responsive and knowledgeable in doing requested repairs. I would recommend American Preferred Management as a management group for any of your housing needs!

Any maintenance issues have always been addressed timely, there is a real sense of community here and the new office manager, Maida, has made any paperwork issues or any other problems a breeze to deal with. I don't want to over popularize the place but I believe it is one of the city's best kept secrets for housing options.

Fantastic experience: I’ve only lived here for a short time, but I’ve had no problems with anyone. Everyone that I talk to is seems to be nice and everyone keeps to themselves. It’s nice and quiet. It’s a good place to live if you look into have some peace and quiet.

Their company cares about their complexes and their condition. They have been on top of getting things fixed that have needed tending too. They treat their residents with respect and their Manager and Maintenance team are great! I'm glad they have taken over owning and running our apartment complex!

Fantastic experience: The few encounters I had with Rebecca and Adam were very pleasant. They recently took over Hidde Pines in Greenville. They were very friendly answering any questions I had. Their maintenance man Adam has gone through and fixed everything that was not done correctly by prior management's maintenance. Which is such a relief after years of struggling to have simple amenities like a stairway railing.

Negative experience: It is pretty sad when you have to pay for a good review. Hopefully Google pulls your right to advertise. I lived at Lake Manor for many years and since American Preferred has taken over it has all gone down hill worse then when KMG managed it. To much to list on all the problems at this complex but here is to hoping HUD comes through properly, and shuts them down for the black mold in C and D wings. The cheap price of rent will not cover the medical costs caused from breathing the black mold in the walls and floors.

Positive experience: The Leasing Office is outstanding if Maida Isn’t around to answer the phone she does get back to To you in a timely manner and is able to answer all the questions you would have concerning your apartment. Maintenance also comes in a timely manner and fixes things even if you forgot to mention what needs to be fixed 9xs out of 10 they will go out their way to make sure that you are happy tenant.

Fantastic experience: I absolutely love our management and maintenance. Jen, Melissa, Mark, and Lance are amazing and quick to meet any needs their tenants need. Not to mention very kid friendly. Prior to moving in we heard a lot of negative things, yet have not once experienced anything bad. It's been such a great apartment to call home so much so that its our full intention to renew our lease with them. If you're looking to rent I would suggest looking into one of their complexes. I enjoy Riverside very much.

I moved into Oak Park apartments on July 25 2024 Maida Celovic the manager who helped me sign my lease was very polite and walked me thru l threw the leasing process very professional and my unit was beautiful very clean inside and outside as well I had to do a walk thru check list and every thing worked and there was no damages or nothing out of place I'm so greatful to have my own apartment at age 20 I would recommend American Perferred properties to any one who's looking to rent a clean and safe and affordable apartment.

Positive experience: Since they took over Village green in Marshall there have been major improvements. The maintenance is so much better and way more on top of things then the last people who owned it. The office people are really nice now and available when needed.

Positive experience: I’ve rented my apartment here at Hidden Pines for years and also lived in Brentwood 2 both with American preferred management company for a while and I am very satisfied with the management promptness to address concerns and issues that arises. Maintenance is nice and quick with repairs. I would definitely recommend them.
