Positive experience: I considered working with Real Property Management but was not able to move forward after reviewing their agreement. While initial conversations suggested flexibility with my home warranty and maintenance involvement the contract reflected a very different structure which gave the company full control while leaving much of the liability with the owner. The fee structure also lacked clear specificity which raised concerns about potential costs. When I proposed a written addendum to clarify expectations around maintenance, fees, and defined responsibilities they declined and stated they do not modify their agreement. This may work for fully hands-off landlord's but owners who want transparency, defined responsibilities, and some level of control should review the agreement carefully before signing.

Fantastic experience: We had the pleasure of renting this home for a full year, and it truly exceeded our expectations. From the moment we walked in, it felt warm, welcoming, and instantly like home. The colors throughout the house are so creative and fun—they give the space a unique personality while still feeling cozy and inviting. One of our absolute favorite features was the fireplace. It made the home feel extra special and created the perfect spot to relax and unwind. The neighborhood is incredibly quiet, with respectful neighbors that made us feel comfortable and at peace the entire time. It’s such a calm and safe environment, which we really appreciated. The schools in the area are amazing as well, which is a huge bonus for families. The yard is huge and offers plenty of space to enjoy the outdoors, and the views of the mountains are simply breathtaking. Waking up to that scenery never got old. AJ Amato was an absolute pleasure to work with. She made everything so easy and welcoming, and always answered any questions we had. The only reason we moved is because we ended up buying a home—otherwise, we would have happily stayed. Overall, this home is something special. Fantastic experience: Love this company so far, application process and move-in is very straightforward and as they explain it. These foos work with you no matter how "needy" you may seem. My family is no-budget from the bad side so we are used to dealing with by-owner places. These people treated us like people, not just a credit score, from viewing to signing and I appreciate that. At first I felt foolish for applying but after the second call with RPM Steel City we were able to breathe and not waste money on applying at 4 places just to lose the fee money, we just waited on this ONE app because we thought it was OK and BAM!! Got a move-in within a business week and absolutely LOVE dealing with our Property Management. Just be a good and upfront tenant....they are good and upfront people. Lease seems extensive but when you're moving up you gotta be willing to treat a rental like a new buy, and that's where we are, next step on the path to our own owned home thanks to RPM Steel City. Negative experience: ZERO STARS! We recently signed a lease for a property managed by this company, but during our initial walkthrough immediately after receiving the keys, we discovered multiple issues that made us uncomfortable proceeding with the tenancy. The property did not appear to have received a full turnover cleaning. Ceiling fans were very dirty, floors were unclean, and there were visible furniture marks in the carpet. There were also items left behind from previous occupants in the basement and yard, including debris and miscellaneous belongings. Additionally, we noticed maintenance and security concerns such as a missing storm door key, a damaged gate that could not be secured, and an extremely loud bathroom fan. The garage also had a strong oil or chemical odor. We documented everything right away and communicated promptly, but ultimately chose to withdraw because the property did not appear move-in ready. And we weren’t not given a timeline of when it would be fixed so that we could move in. I strongly recommend that prospective tenants request or conduct a detailed walkthrough before signing or accepting keys to ensure the property is in acceptable condition. Our experience may not reflect everyone’s, but thorough documentation and inspection are very important. The deposit was ultimately returned, though the process felt somewhat rigid and stressful.

Positive experience: Read the lease agreement and it was very landlord friendly but not so much on the tenant side. This company gets great reviews from the property owners but I’m glad I read the lease and did not sign.
Our lease is drafted and regularly updated by a highly respected Colorado landlord-tenant attorney to ensure it complies with current Colorado law and clearly outlines the rights and responsibilities of both parties. Transparency is important to us, which is why we encourage all prospective tenants to read the lease carefully and ask questions before signing.
We understand that not every lease or rental situation is the right fit for every individual, and we respect your decision to move forward with something that felt more comfortable for you. We wish you the best in finding a home that meets your needs.
Negative experience: I am extremely disappointed with this company. They advertise a response time of 2–3 business days, yet I never received any real answer. They took my money, and despite making several calls and leaving multiple messages, no one ever got back to me. The one time I did reach Edna, she simply said, “We’re still working on it and will let you know,” but I never heard anything after that. They took my money—money that people these days do not just have lying around to throw away—and provided absolutely nothing in return. Not even a simple letter or email saying “thanks but no thanks.” It’s very sad and frustrating, especially for people who are desperate to move and just trying to find a safe, stable home for their families. No one should be left in the dark like this. Terrible communication and an overall disappointing experience.

After reviewing your application, we attempted to reach you several times by phone to discuss the results, but unfortunately we did not receive a return call.
Our team, including Edna, spoke with you during the process and let you know we were still reviewing your file at that time. Once the screening was completed, we made additional attempts to contact you directly. We always provide applicants an opportunity to ask questions about their results, and we regret that we weren’t able to connect with you. We also want to note that, to the best of our knowledge, our application fee is one of the lowest in Pueblo. We understand that applying for housing is stressful, and we take communication and transparency seriously. Fantastic experience: We recently switched both of our Pueblo rentals over to Steel City, and they’ve been amazing. From day one they were upfront with us about what needed to be done to get the properties ready and what rent prices made sense for the market. They took excellent photos, stayed in constant communication, and made everything smooth and stress-free. Our previous management company required potential tenants to complete an application and pay a fee before they could even see a property, which created waaay too much friction to make good business sense. It’s no surprise our places weren't getting many showings. Steel City does business professionally and made the process simple for potential renters, as a result our properties rented shortly after being listed. I could not be more pleased. I’m very happy we made the switch and you will be too.

Negative experience: Wish I could give 0 stars to this company that has refused to give me my deposit back for normal wear and tear issues. Not to mention less than a year living in one of there rentals my house was broken into while I was asleep with my small children because they had a bedroom door knob on the front door. This company takes advantage of the pueblo people and has little to no respect for young owners that needs explanation. They refuse to call me due to my "tone" in my voicemail when I never once swore or used derogatory words. WHATEVER YOU DO, DO NOT TRUST THIS COMPANY. The 950.00 that was kept is not needed but its about the simple fact that they treat us pueblo people like we are incompetent.
We understand that moving out can be a stressful process, and security deposits are often the most difficult part of closing out a lease. At Real Property Management Steel City, we work hard to be fair to both our property owners and our tenants. Our security deposit dispositions are always handled in accordance with Colorado law, using documented inspections, invoices, and life-expectancy standards for materials.
Our goal is to apply the law consistently and transparently, making sure charges reflect only damage beyond normal wear and tear. We appreciate the feedback and will continue striving to provide clear communication and fair treatment to all parties involved.

Negative experience: BEWARE!! I would like to warn homeowners about this business, and if you already are using their service, their book keeping and programs are always incorrect and changing. Make sure to do your due diligence to monitor your monthly statements. I am not sure where these 5 star reviews came from, maybe from the losers that she helps get into our homes. I was a homeowner and they managed my property very poorly. Lesha lied to me when I started asking about charges on my statement. Then she fired herself when I called her out on the matter. She did not do a full background check on the people that moved in to my property. hey Lesha, do you know that it only cost $28 a month to find out if they have criminal records, have left other properties without paying? Maybe you should do thorough background checks. I am still waiting for the money that Property Management did not collect!

Positive experience: Other than some weird little bits about how deposit is done, how locations are listed, and being unsure who to call, how, and when... and some minor issues with understanding how certain processes of theirs work, they were kind, always available, got us a place quick, and we're patient and understanding with us. Overall, some werd vibes and a sort of mismatched process... but quick as can be and very kind to boot. They don't waste any time on BS.

Negative experience: I would never recommend this property management company. The owner placed a tenant in my property that ruined multiple things and had to get evicted, and the property manager didn’t do anything to make it right or recoup losses for me. Their fees are also out of control. AVOID AVOID AVOID They will place bad tenants!!!

While we understand your frustration regarding the eviction, it’s important to note that no property management company can guarantee that every tenant will be a perfect fit. However, our eviction rate remains significantly lower than the county average, and we take great care in our screening process to minimize these situations.
We followed all legal requirements during the eviction process and have placed the previous tenants into collections to pursue financial recovery on your behalf. We strive to manage each property as carefully as possible, and we are always transparent about our fees, which are clearly outlined in our management agreements.

Negative experience: trust me I read the lease and this is one of the most insane things that had ever happend to me. how can we go about getting the house and it already was taken care of poorly when we arrived, and when we left after takeing care of the property for 2 years and leaving the house pretty much the same way we found it we get charged an extra $1700 on top of our deposit($1900) for cleaning and repairs and then never provided an itemized list as stated in their deposition

Negative experience: Was rehoused due to mold and told to put a card on file in case of damage and that no funds would be taken off my account. Was then charged twice the amount of the room and out 500 dollars in the middle of a snowstorm. When I asked for help I was told to “rearrange” the due dates of my bills or they could take it off rent. Was also hung up on by Leesha when I asked her to help me fix this problem. She responded “I’ll just do it myself.” As if I’m asking her to do something out of her job description or asking her to fix a problem that wasn’t caused by her employees. When the original leak happened no body was sent out until 24 hours later and we cleaned up all the water ourselves. Had to buy a pump and broke our shot vac. The contractors they sent out didn’t need to do any work and stated we saved them 900 dollars as we did it ourselves. Kesha credited 100 dollars when we had already lost 200+. We Get no updates unless I call and every time I call Lesha is “in meetings” (all day) and never able to talk. Very unprofessional. On top of all of this they have tried to blame us various times for the mold. Every contractor they’ve sent out has showed us that this mold was a previous issue that was covered up. Even the pipe was patched over. Newest contractors discovered additional mold and were told to just deal with the new current mold that was found. Last time we were rehoused due to previous tenants illegally wiring electricity and lost almost 1000 in call offs due to work, rehousing every 3 days as they refused to book an Airbnb for longer than that time frame and all the meat and groceries lost. Was told to send an email regarding loses and never heard anything back besides they’ve done all they’re legally obligated to do.
We understand that this has been a frustrating situation, and we truly wish we had the ability to make it easier for everyone involved. Our team has been working diligently to navigate these challenges while following all legal requirements and guidelines. Unfortunately, there are factors beyond our control, such as hotel availability and other accommodations, that may not align perfectly with expectations. Negative experience: I hired this company to manage my property about a year ago. It seemed every month they were charging for repairs to my house that I was completely unaware of at a rate much higher than if I hired somebody myself. They informed me I needed a full roof replacement that would cost $10,000. But after talking to my insurance adjuster he informed me only about a dozen shingles needed to be replaced for $1,000. They also charged me $437 for a water heater valve replacement, then informed me not even six months later that the entire water heater needed to be replaced for $2,200. After communicating with the renters directly they informed me the water heater was working just fine. They also took the entirety of the first two months rent from me because they did unnecessary repairs that I did not approve of before the tenants moved in. The owner Lesha never seems to be available because she is taking a vacation every single week it seems. So it’s impossible to get anything done because she’s the only person in the company that can approve things, yet she’s never there. In total they charged me over $8,000 in just under a year. Completely greedy business practices. Do not hire these people.
