Negative experience: I've tried scheduling online for a showing and ran into issues. I called and someone answered, but they were having office conversations and I called back 3 times with no luck. How can you rent a home if its this difficult to get info?

I see your request for showing in our system but according to the information you provided, you have too many pets and your move in date is too far out to schedule a showing. I don't understand your comments regarding calling my office and having someone have "office conversations" but our system does not approve showings when someone has too many pets or their move in date is too far out. I've sent your information the property manager to see if the owner is willing to make an exception. I believe a one star review is excessive considering you were notified by our auto mated showing system about why your showing wasn't approved.

Negative experience: We haven’t been able to use our oven since moving in at the beginning of September. It’s been a miserable experience trying to get the stove replaced based on the fact that there had been mice nesting in it. The stove was finally replaced today after the nightmare of trying to get it scheduled for delivery and now I had the old stove sitting in my kitchen because haul away was not part of the work order.
Hello Keeley, you submitted a work order on 9/16 after hours, that maintenance request was replied to the following day during business hours. During the next few business days you and we spoke to an appliance repair company and also a cleaning company. Per our notes from the contractor to repair the unit, it was functioning fine and apparently there was no nest in the stove itself and they recommended a cleaning. You also commented that you hadn't actually seen any mice but there was a smell of mouse urine. We had the cleaners come by which was unsuccessful. After conversations with the owner of the property (we do not own this home, we manage it for a 3rd part) they ordered a new stove themselves. Muldoon Associates did not order the stove directly. The stove was scheduled to be delivered on October 2nd which would have been a thursday. You requested the delivery to be on saturday due to work conflicts which we rescheduled to accommodate. The installation company called us 30 mins before the delivery which we relayed to you. You then requested another reschedule because the delivery window provided by home depot was too short which we have no control over. You had made no mention of any particular issues with any timeline on Saturday and made no mention of scheduling conflicts that day until the morning of. Which you then got frustrated because we had little notice from home depot about the delivery time and asked us to have the stove left outside and you would handle it. The driver then rescheduled until Monday October 6th. They delivery company did not provide a delivery window at that time either, only the date of which delivery would occur. Home depot then had to reschedule from Monday the 4th to Wednesday the 6th and we provided the order number and the Home Depot contact information so you could take over the scheduling directly. We also provided the 4 hour window that home depot provided to us. As part of the order the owner didn't include haul off which resulted in the company leaving your old stove. Again, we did not make this order with home depot, the owner did. It's unfortunate they did not include haul off but once you notified us of the issue you agreed to put the stove outside and Muldoon Associates hired a company to haul it off. That haul off was scheduled and done within one business day.
Your review as a one star reflects on us as a company, however, we had very little to do with the issues you're stating you had. Home Depot handled the delivery, the owner handled the ordering, and the couple items we were responsible for (the initial cleaning and the haul off) were both handled in a timely manner. We have extensive communication during this whole process as well. I'm sorry you had to go without a stove for longer than you would have liked but we did what we could within the scope of our management and the tasks we were assigned.

Negative experience: Called so many times and left multiple messages, but nobody ever called me back. I'm trying to get my house rented, I guess they have so much business that they just ignore people. I would look elsewhere if I were you, this place won't even return phone calls.
We receive and return thousands of calls a year. If you left a message with your information you should get a call back. Some staff may be out of office but they do return calls. You can also email, inquire, schedule showings and apply directly online 24 hours per day without even needing to call. Based on your past reviews it appears about 95% of the reviews you leave are one stars.
Negative experience: Got charged $1.3k 9 days after moving out - $300 for the grass being too long..but I havent lived there in 9 days. They go through a 3rd party - Obligo (the worst) and you can not ever get information from either. Said they mailed the reasoning to the address, which I clearly don't live at anymore. Got a email and said they are splitting it into 4 payments, proceeded to charge me 1 time for the next 4 days...ha! Called and left many voicemails with no communication besides emails with them taking money out of my account
We are not obligo and we do not require tenants to use obligo. It's an option for those who choose it. The grass didn't grow in the winter in the 9 days you left. Also, if you have issues you can email us at the same contact information you used the whole time you lived in the home. Again, obligo is not my company so if you have issues with them. You may want to leave them one star.
The address you left as a forward wasn't until we asked for it. That was on December 10th. I see you emailed into the system but I don't see that you emailed me. Please do so with what you think was unfairly charged and I will review the photos and send that to you. If we made a mistake we can fix it.

Fantastic experience: I recently discovered a leak in my hot water tank, and was a bit alarmed. I contacted Muldoon and my property manager responded very quickly! A qualified and professional plumber was at the house withIn an hour. He inspected the problem and installed a whole new hot water heater; not an easy job as it's on the second floor. The technician was skilled, kind and cleaned up after all repairs were done. At the end of the day I had hot water restored, and am very happy with how quickly my emergency was resolved.

Negative experience: This company sets out to discriminate on expectant tenants and deny applications in less than 48 hours with no opportunity to find a solution or provide more documentation. We went above and beyond providing bank statements, check stubs, employment verification on company letter head with supervisors signature, a recommendation from landlord for the past 4 years, 12 months ledger of water bill payments 4 months of electricity bill payments, along with $135.00 in application fees only to be denied immediately. No one met us for the showing of the property we were interested in, I had requested a meeting in office and was denied. It is nearly impossible to get anyone to contact you back or provide assistance with questions. Muldoon is a very unprofessional, greedy, discriminating management company and would only hope this review saves another family from having this company take their money and run.

We do not discriminate based on any protected class. Our application fee is disclosed, our minimum qualifications are disclosed, the process is outlined before you ever even apply. We do not do in person showings for many reasons. If your application was denied it was because you didn't meet our minimum qualifications and you didn't get a cosigner who does. We have no alternatives for approval which is clearly outlined in our process. We don't "take money and run". We are a legitimate, professional real estate company with 40+ years providing people with homes. it's unfortunate you feel compelled to post a negative review when we did nothing wrong. I wish we could make exceptions to our policy but we are highly regulated and cannot make exceptions. Best of luck in your home searches.

Our office is not staffed for drop in traffic. We operate on appointment only basis. We offer all the information about our homes on our website. Our phone line also states this. You can schedule showings, apply, ask questions, etc. I'm not sure how you spoke to someone at my office while also stating it's always empty and no one calls back. Nonetheless we will take your feedback into consideration as we make staffing changes.

Our office is staffed Monday through Friday 9-530 except during lunch from 1-130. Also, we are a small family owned company with one staff member. If she is on vacation or out on personal leave our office may not be staffed. However, we have all the information and access on our website and emails. We do call back on messages as well. It's unfortunate you didn't even have an interaction with my company and you felt compelled to leave a 1 star review. It seems like you could just choose to work with a different management company instead of posting negatively about ours.

Negative experience: Unfortunately this company was not what I hoped and expected when referred to them. Originally I was referred to them to get a property rented. After not picking up their lines, a woman called me back referred me to another man who was supposed to be able to service the property. We set a Date for this Saturday a week ago and I was very clear I recieve communication through text or call as my preffered mode of communication. They sent an email and I found out only because I sent in a text and I never even got said email.

Fantastic experience: We have been very happy with our experience with Muldoon Associates. As remote owners we are dependent on local representation. From the get go, Mr. Muldoon was very responsive. He met with us and walked us through the representation process. All documentation was handled in an efficient and professional manner – the Web Portal makes life that much easier. Daniel saved me $60,000 one afternoon with patient consultation, advisement, and fact-finding on a matter that kept me awake all night, an issue which was about to cost me an arm & a potential leg. My customized level of client-firm engagement is structured with fees being right sized for my business and business planning needs. Oh, and they brought me wonderful screened tenants forthwith upon using Muldoon's property management for advertising, screening, securing, and ensuring compliance on tenant-landlord issues. All app fees that are not processed are returned. It takes some time and my staff member who processes apps is out of town for a week. We will get your money refunded when possible assuming your app has not been processed.

Positive experience: Tenant review: The short version--overall, Daniel and the team at Muldoon were quick to resolve issues and left me feeling satisfied by the end of my lease. They do their best in complex circumstances, and any issues I mainly had were largely due to the property owner (in which Muldoon is simply the go-between). The long version-- The relationship with Muldoon was rocky at first, I will admit, largely due to my unique situation. The house I was renting was originally leased with a different rental company. Mid-lease and 2 weeks prior to the 1st, the property owner decided to change companies to Muldoon. I was informed by my prior company that my current contract would hold and someone would be in touch with my by the time my next rent payment would be due. I was not contacted by phone, text, or email by Muldoon by the 1st, and per my contract, I only had until the 3rd to pay rent. I had called several times to Muldoon and no one had answered. On the 2nd, I had gone to the local office in Pueblo to only find Laura who told me the property manager, Kerrie, was going to leave an informational letter in my mailbox later that day. Instead, Laura gave me the letter which contained instructions for the online payment portal and her phone number. I sent my information that very day, but still no call, email, or online portal activation by the next morning (the 3rd). I attempted to call Kerrie and ask where I could deliver rent to, but the number provided was wrong so I had no way to contact Kerrie by the 3rd. At that point, I was extremely anxious that I would be charged late fees (according to my current contract) and delivered a cashier's check to Laura at the local office (Pueblo). Rent was received, and I now had Kerrie's and Daniel's email. (Later, I discovered that Muldoon has a very different payment policy in regards to fees than my contract from my previous company. Hence, I could then understand the delay in getting my account started. I do wish this was explained to me at the time by Laura or Kerrie, but nonetheless, the issue was resolved and rent was paid.) 2 weeks into the first month I finally received my online portal activation. When I logged in, I had a message stating I owed over $400 in late fees from January (the first payment and original start of my lease with the previous company; several months before). I had contacted my previous rental company and they ensured I was never late nor owed fees. I then emailed Kerrie, Laura, and Daniel. At this point, Daniel became involved and forwarded my concern to their accounting department. Because January was my first month, I had a pro-rated amount due which was overlooked by Muldoon's accounting, thus they mistakenly thought I did not pay my full rent for that month. This issue was fixed that very same day and my balance was resolved. From that point on, Kerrie was efficient to reply and answer any of my questions regarding a renewal of the lease. Unfortunately, due to the economy and most likely the property owner, rent on a renewal lease would be $250 more than what I was currently paying. I do not find this the fault of Muldoon or its employees as I assume the property owner most likely stipulated the rent. In addition, I was given clear instructions regarding the move-out process and my full deposit was returned to me back within the designated time frame they provided. Aside from the initial difficulties, Muldoon treated me well during the 4 months I was with them. I would recommend working or renting from them to others and in the future. I only caution other renters to 'know your stuff' to prevent any miscommunications or frustrations.

Positive experience: In the past year and half Muldoon has provided management services, however, sometime they are quick to return calls or address issues. I'h an experience with one associate who never showed up to a meeting at my property to survey the backyard and the sprinkler was never turn on this summer. The tenants are not complying with the upkeep of my property and it shows and it brings the attention of the HOA.

We abide by all disclosure requirements as defined by the State Of Colorado. If we know of an adverse material fact we will disclose it. If the seller knows of an adverse material fact we require them to disclose as well. As a buyer you have the right to do an inspection, or multiple inspections if you'd like to. If things are found on the inspection you have the right to object to the contract and open negotiations with the seller. I do now know what home you're referencing since you did not leave an address. I'm not sure if you had a different agent and we were selling a home for someone. We do not break the law and if we, or the seller knew about termites it would have been disclosed. If we or the seller did not know then we couldn't have disclosed but it should have turned up in your inspection. I would reach out to your inspector and discuss this lack of discovery with the inspector. I'm sorry the home isn't what you expected but I assure you it was not due to our lack of disclosure. We've been helping people buy and sell homes for over 40 years. We've lost dozens of deals over the years because sellers wanted us to cut corners and not disclose things we knew about the property. I hope you're able to get some resolution with your inspector.

Negative experience: I have tried calling and speaking to someone from the office about a rental. Mind you I have called at least 10x if not more and have visited the office. I have tried emailing them and absolutely no response. This is not professional at all and I do not recommend going through this company at all. Do not waste your time, because they don’t care.

As part of our contract we include move in and move out inspections. As an additional benefit we provide 1 inspection per year at the owners request. Our inspection this year was handled differently but was done in June. We will resend that to you for your file. I dont feel this warrants a one star review. We've worked with you through several situations and are working on this renewal now. If at some point in time you feel you need more information just reach out to us. You have my cell phone and have also spoken to Kerrie I believe. Or if you want more inspections thats something we can work out but for the flat fee you pay and per our contract the move in and move out is our contractual obligation. We go above and beyond by offering one free inspection per year at your request. If you'd like to discuss other pricing structures with more inspections please let me know.
