Negative experience: Sure you could contact me. Instead you told me to leave and then told me that I owe you thousands of dollars. This was a horrible horrible experience for myself and my children. I currently reside at Grand reserve. The apartments are poorly built, the walls and floors are thin. Everything can be heard and if you have children, you will be constantly harrassed with noise complaints if they run, play or cry. Horrible place to live.

Negative experience: Need bike racks available for all bottom residential areas.. I have a sprinkler system on my patio that has to accessed by the Fire department, just to be told to make the area (patio) MORE congested as it is by bikes that could be placed out the way by a rack..

Fantastic experience: Apartment won my heart soon I toured it. MaryBeth was incredible! She provided so much helpful information and stayed in touch after the tour to see where I was leaning towards more due to the fact I had 2 floor plans in mind. MaryBeth made my moving process 100% easier!! Everyone in the office has nice positive attitudes. The community is so quiet and welcoming! Neighbors are friendly!

At my apartment community, the maintenance crew consistently goes above and beyond, and that level of service truly makes a difference. Negative experience: @columbus, Ga 6/10- lots of improvement to do and promises to keep in regards to amenities, rates and resources. . Sub par office personnel interaction but overall tolerable and fairly safe complex even though car was stolen totaled and the charged by when I requested new door locks. Dog parks, FENCES, common areas and play amenities and overall complex cleanliness regarding grounds, flooding and non grass areas could def use upkeep.

Fantastic experience: Drew from maintenance came in today to fix our microwave and place a vendor order for our windows. He was amazing, he answered all of our questions, gave us dates on when they would be back to fix our windows, which is tomorrow, and next week. Extremely prompt, we only had to wait overnight for maintenance to come in and handle our request. I’m really happy with the maintenance team. I highly recommend Grand Reserve!

Fantastic experience: I placed a work order last night about my kitchen sink faucet being broke and there was no hot water coming from it. Drew came by today and replaced it with an updated faucet that is more modern and matches the sink color. Drew was very professional. From start to finish including the clean up he was in and out in under an hour.

Fantastic experience: We realized our water heater’s drain pan was full and called Emergency Maintenance. One of the maintenance guys named Drew called back immediately and was here to check out the problem within an hour. Turns out, there was a leak! Early this morning, he showed up to drain and remove the old water heater. It has now been replaced with a new one. With Drew’s attention-to-detail and love for the work he does, I’m confident that we’ll have our hot water up and running again within an hour or two!

Fantastic experience: Maintenance Man Danny always saves the day!! He fixed my air conditioning in records time and stayed in contact with me while I was at work. At first there was an issue that needed a part to be ordered and wouldn't be in until Monday (today is Friday). Danny offered me two different fan options and in the end he was able to get it fixed without having to wait until Monday! He definitely. Made my weekend

Negative experience: TAKE HEED… READ ALL REVIEWS BEFORE MOVING HERE!!! This apartment complex is definitely not good. The first day I moved in, the refrigerator leaked all over the kitchen floor. It ruined the laminate floor leaving a stain that would not go away no matter how many times I moped. The maintenance men tore the laminate flooring trying to move the refrigerator back and forth. I had big cockroaches/palmetto bugs in the apartment. The neighbors dogs use the bathroom all over the grounds and maintenance DOES NOT even look at it. Pipes leaked in my guest bedroom and ruined my pictures, and no one spoke of replacing them. I used the same air filter in my a.c. for one year because everytime I went to the office to get one, they would always tell me that maintenance would bring one but never did. The trash is always piled up sooo high at the front entrance and it looks embarrassing. Once my contract ended, my husband and I brought a house and they wouldn’t let me out of the contract without penalty and basically making me pay the remainder of the lease…. 4 months without even living in it, costing me $1500/month. I had to pay $200 for them to remove wallpaper film from off of the wall after I had completely taken off all of the wallpaper. I cleaned the apartment completely up and they still charged me $584. I totally forgot about the bill and 3 months later, WITHOUT ANY WRITTEN NOTICE OR CALL, they put a collection on my credit, causing my credit to go down 78 points, when they could have sent a letter or even called. PLEASE BE AWARE WHEN RENTING FROM THIS COMPANY. They are NOT who they advertise to be. NOT to mention the neighbors son would jump all night, all day, all afternoon. I understood he was autistic, however they should have been put in a downstairs apartment.

Negative experience: Sept 2024 Update So my original post was from 2022! Not sure what has transpired sadly the community is going down under this new management. Biggest thing they’re concerned about is keeping the grass cut, while everything else fall by the waist side. Maintenance has went to beyond pitiful, all the dog poop trash cans are overflowing, they ride around majority of the days BSn in vacant apartments, let’s not even start with the broken down vehicles with tags missing that they have done nothing about. Takes days to get air filter change, car cleaning station needs upgrade badly(green water hose), vacuum doesn’t work, laundry room which was recently renovated and I believe new equipment guess what that’s not even operable(good thing we have our own washer and dryer). Been complaining about all rooms getting cold except the master bedroom that we don’t even bother complaining anymore. Unlike Greystone apartments which is literally across the street and practically the same price with better amenities and more community activities. Called into the office 9/10/24 just to ask a simple question, Mindy answered the phone and replied with such attitude and a very unprofessional tone. Use to throughly enjoy calling this place my home however because of my encounter with Mindy today my Fiancé and I will mostly definitely find another home. Grand Reserve please listen to your residents if you don’t wanna see this place fall off, the amount of money paid to live here this place should be top tier instead of sub par. Pictures below from our neighbor directly under us, this big guy was caught in her AC closet only after mice ate through the carpet and wall in her child play room. (5 Star Post 7/2022) WOW! This place has been nothing short of FANTASTICALLY AMAZING!!!!!! Deers gotta love em!!! The owls - yes they’re huge. Please leave them alone please. Elders walking the community early morning, I love it. The youth able to play freely, noise absolutely to a minimum! I’ve been away from Columbus pretty much since I’ve graduated high school in 2002 and this community is one heck of a welcome back to Columbus! Close to everything yet far enough away for a rural country peace of mind. Lauryn and Mindy roll are Superstars! You two ladies keep grinding and doing exactly what you do. I whole heartily appreciate you ladies making us feel welcomed here at HOME!!!!!!

Negative experience: If I could give this place zero stars I would. The only reason they are getting a one star is because after talking to corporate and telling them I was going to litigate I got all of my money back. I moved out of my apartment 12 days after move in due to an infestation of German roaches. After two days of living there I noticed one. Then 2 or three. All different sizes by day ten they were coming from everywhere day or night! Mind you it’s clear these roaches have been here a while, there is no way the apartment complex didn’t know. A friend of mine has family that owns a local pest control company. They came over to look for me after Jerri said their pest control guy said there was no infestation (neighbors never saw anyone check my apartment). They told me to immediately move out before my stuff got infested. It still amazes me to at Jerri met my medically fragile child and decided to move me and my medically fragile disabled daughter and son in there anyway. Then Beth had the nerve to tell the neighbors the roaches came from my moving truck! Y’all I moved county line road from 450,000 dollar house to exit twelve. My previous house was clean well taken care of and I have never had roaches ever. I did outdoor pest control every three months at my old house, I only moved because of pending divorce. These people have some audcacity. The complex is dirty. People leave their trash out for days on end. The apartments all smell like bleach and mold. The pools are dirty and green. Janae, Jerri, Beth and Mindy are little there to deicieve instant families and play victim until you start to intitate the conversation of getting the courts involved. I live back on the border of Harris county in well kept apartment complex with absolutely no issues! I would highly discourage anyone from living here. The worst moving experience I have ever had!

Fantastic experience: Lived there for 2 years, best luxury apartments in the city in my opinion and great location. Can get to anything in 10-15 minutes. Quality appliances and very spacious rooms with walk in closets.

Negative experience: UPDATE: changed my overall rating to 1 STAR and adding photo proof of my experience! The German roach infestation has made this place inhabitable! DISGUSTING!! I have been dealing with these German Roaches for MONTHS! I've submitted several work orders through the online portal and through the the leasing office about this, I've had a fogging done in my apartment, I've had pest control come every Friday for the last 4 Fridays to spray every everywhere in the apartment and leave roach hotels throughout the kitchen and it's just getting worse! The roaches multiply!! At first, it was one roach every other week that I would kill assuming they were coming from outside; however, several would show up every single day for weeks. I had to put in a few work orders to get this handled and it keeps getting worse. I see them in my kitchen sink, hallway, and anywhere there is water present. When I watched maintenance and pest control pull out the refrigerator and oven, MULTIPLE roaches of varying sizes were scattered all over my kitchen floor! They sprayed and put down roach bait, but that only worked temporarily. Not only do I have roaches pop up in my kitchen and hallway area, but all three bedrooms, bathrooms, and living areas. I FOUND 5 IN MY DISHWASHER!!!! THEY ARE EVERYWHERE!!! As of today, July 16th, 2024, I found a roach nest in my laundry room! These roaches are spreading to other parts of my place than just the kitchen and they are ACTIVE DURING THE DAY AND NIGHT! These roaches are bold enough to crawl on my oven WHILE I'M COOKING! (see photos!!) Additionally, I have major issues with the overall infrastructure of these apartments because these are NOT luxury apartments at all. Old buildings, cracked windows, popcorn ceilings, and poor maintenance especially for AC Units. Not to mention so many residence have pest control issues from snakes, mice, roaches, ants, etc. For example, there are Broken/cracked windows in two out of three bedrooms. When I reviewed my apartment with someone from the leasing office, I brought up the broken window in one of the rooms and cracks in the other room. She told me that I had nothing to worry about since it was a “doubled” glass. Well, unfortunately, I’ve had a brown lizard, 3-inch-long centipedes, etc. make it into my unit specifically from the bedroom that has glass holes in my window. Not to mention, this is the same window with the ant problem and my blinds are decrepit. (see photos) IN A NUTSHELL: DO NOT MOVE HERE UNLESS YOU ARE DESPERATE AND LIKE ROACHES AND PESTS IN YOUR HOME!!

Positive experience: We have lived here for almost two years. I will say no complex is perfect. However, having lived in numerous cities and apartments The Grand Reserve is the best one I have lived in. The apartment is spacious, mostly updated, and generally comfortable and quiet. The grounds are kept up, for the most part. I wish the pet waste was dealt with better. Typically maintenance is quick and resolves the issue in one visit. The only issue I have is not being able to control my own internet. The office staff has been phenomenal. Bethany tries to make sure issues are resolved and she truly shows she cares. I would recommend The Grand Reserve to anyone looking for an apartment. The only reason I gave a 4 star vs 5 star is the internet issues. All in all The Grand Reserve is great. No complex is perfect but Bethany and the staff make this one of the best I have lived in.

Negative experience: We were really excited about moving into this apartment complex. As soon as we moved in we started having issues. There were smells that were in our apartment coming from other apartments. We moved in November 2023 and have had issues since and it’s May 2024. I have complained many many times through email to different employees and through the courtesy officer. I was pregnant at the time and had the baby in April, communicating this each time I complained about the smells. There hasn’t been anything done about this. I stopped receiving responses from emails and felt at this point, there’s nothing that’s going to be done at this point which is really disappointing. Why should I keep complaining? We have a 3 week old and do not want to expose him to things that we don’t want to. Just very frustrating with this complex and the people in the office who do not take my family in consideration, nor responding to my means of communication.

Negative experience: Initially this complex was great! But the longer we have lived here the worse things have become. Loud noises and banging from the surrounding apartments late at night. Maintenance takes 3-6 months to respond to issues. And now pest control issues! I would not recommend this complex to anyone.

Negative experience: I moved into this apartment 2 years ago, excited about the location and the amenities it offered. My experience with this apartment has been a mixed bag, to say the least. While the location is convenient and the amenities are decent, there are several glaring issues that have left me feeling disappointed. Firstly, when I initially signed the lease, I was under the impression that breaking it would only incur a standard fee. But when I had to unexpectedly relocate for work, I was shocked by the exorbitant charges imposed for breaking the lease early. It felt like a slap in the face after being a responsible tenant for the duration of my stay. The management's approach to lease breaking is nothing short of predatory. Not only are the charges for breaking the lease astronomical, but the cleaning fees imposed afterwards are ridiculously high. It feels like they're trying to squeeze every last penny out of tenants who find themselves in difficult situations. Overall, while the location and amenities of this apartment complex are appealing, the disappointing handling of lease-breaking charges and rent hikes and unjustifiably high cleaning fees leave a bitter taste in my mouth. It's disheartening when financial considerations overshadow an otherwise positive living experience.

Fantastic experience: It looks like a nice apartment complex. We toured with Jerri, who was such a delight! The apartments are spacious and quite nice. Unfortunately, I didn't apply for one right away and when I was ready to, there were none available. Should I be in the market for an apartment again in the near future, these would definitely be on my list for consideration!

Fantastic experience: lived here for the past 4 years. We have a spacious apartment, grand reserve offers many different amenities. 3 pools, tanning beds, a gym, and playground. They need to do something with the cabin like facility at the front. When we first moved in, it was a stop n shop for last minute items and milkshakes. Hopefully, they have plans to do something fun with it.
