Negative experience: Edit- Signed a new lease lease after two years in the home. Decided I would stay in the unit while my active duty spouse went to another duty station. 1 month later I was given a 30 day notice to vacate for no cause. We had faithfully paid the rent and maintained the home in better than we found conditon. We would have considered buying the unit, but instead had to find a place for me to live. Bought here locally and wouldn't consider their units. Terrible business practice toward reliable, clean, military family. Will never recommend. We were excellent, clean, dependable renters. I made the below review after signing our new lease thinking I could remain in my home. They wanted to sell. We would have bought it. Had the means, etc. Made our last month before my spouse left terrible. Would rather eat a raw shoe than give them another dollar or recommend. Apparently good for a heartless owner. We have been renting our h ome for a little over two years and are very happy with the customer service we have received and the responsiveness to maintenance requests. Minor repairs for our fence and mailbox took longer than we would have liked, but weren't critical to safety and comfort of the unit. Issues with appliances, lighting, a sink drain and security were addressed promptly and the technicians were friendly and professional.

Negative experience: AWFUL JUST AWFUL! You don’t deserve any stars! My rental property is a mess! The manager never even visited the house! Yet we have been paying him for the services!

Negative experience: We were scheduled to close on our new build this week with a POA for my father in law through my mother in law. The night we were coming in to town from Colorado my father in law died which left us legally not able to close on the home with the POA. We brought up what happened and a construction deposit that we paid that was supposed to be non refundable if we didn’t close had been asked to be returned due to the circumstances of the closer dying and the rest of my family needing to use it to find a place to rent. Their response was “it was in the contract “ even though we had been cleared to close for over a week and couldn’t close at an earlier requested date due to the builder not having their ducks in a row and had to have reinspections done and kept us at closing on our original closing date which sadly became a disaster. Now I have to take my family back to our home in Colorado since we can’t get in to a rental in a short notice that meets our needs and I will now have to be separated from my kids and wife for months while trying to piece together how to get us a home that meets our needs. Very disappointed in how we were treated while dealing with our loss and pretty much told to get bent. 2,000 is a lot for some families but you have these type of companies and people that see us as a number and money in their pocket not as human beings that have to scrape for every inch we get when dealing with these type of people. No one in companies like this have hearts anymore and do not empathize nor care as long as they get their dollar bill. If this is how they treat their veterans I really do feel sorry for the ones that haven’t served and have been given the cold shoulder worse than me and my family have received. I will not do future business with this company and will be making sure the inspector general here on post is aware of the situation so they can warn future service members from becoming victims to this company.

We understand your frustration regarding the construction deposit. Our team, in consultation with legal counsel, determined the most appropriate way for the Builder to handle the refund given the unforeseen circumstances. We were advised to ask the Builder to process the refund to the estate once the original closing date passed, which the Builder is working on. We also explored options for transferring funds for a rental security deposit, but unfortunately, this was not legally permissible.
We truly empathize with the hardship this situation has caused and understand that our actions, while legally guided, have added to your stress. We strive to treat all customers with respect and compassion, and we are truly sorry that your experience did not reflect that. Negative experience: I was moving into a home in Columbus. The pictures of the property looked just fine. I had a friend stop by to make sure everything was in order, but he was told he could not enter. He was told the house was still being reset from the person who last lived there. That's fine. After all, the pictures looked alright. In the lease, there were clauses for quarterly home inspection and mandatory professional carpet cleaning. What could go wrong? Well after moving half-way across the country, the house I was to move into was an absolute wreck. I was met with the stench of urine upon entering, and saw dead roaches scattered about the entire home. Not to mention rotting fixtures, food in the fridge, and many more wonders. The inspector (who seemed to be just as surprised) told me that the stench was permanent, as they had just professionally steamed the carpet four times. To no avail. Turns out the pictures were all old. If you going to work with these people, make sure you inspect the home before hand. No exceptions. They gave me my deposit back. They offered another home. They did not respond to my email sent October 9th, 2023 about helping to pay for moving expenses incurred on account of their negligence as I tried to find a new place to live. My problem was not that a house somewhere in the world was not move-in-ready. My problem is that they could have simply told me I was moving into a train wreck. The landlord had refused all repairs, and rather than terminating their agreement with him on the basis of unfit living conditions, they proudly exclaimed over the phone that he was "overjoyed to have someone moving in so soon". At least someone was happy. I got there 8 hours earlier than I was supposed to. Thank goodness I did. This happened in late 2023, and I wanted to wait to see if I felt even a little less upset about this. I am not. I believe I have a duty to tell people about what happened, even if it was a series of honest mistakes (however unlikely that is).

Negative experience: They want rent money but will not fix any repair. No working stove since December, mold in bathroom and floor is caving in. I have 3 small children3,4,6. Made over a dozen repair request and days on days of availability. Then they have the audacity to rent the mirror apartment nextdoor for $100 cheaper a month, with water included..... We live off my daughter's disability and I've done so many repairs here myself, and apparently lost my deposit due to previous rental property management screwing us over. Thought things would be different but after paying all back payments we still have electrical issues, no stove, and mold with water leaks. It is on bickerstaff that "their" repair staff came out in April and only estimates were taken and ZERO communication on Bickerstaff, after I had open availability and many of property meld request open. They seen what needed to be repaired and bickerstaff failed to make any repairs. Including every single window in the apartment being nailed shut. Bickerstaff can't replace a stove, fix a counter, or offer the same amenities the apartments next to mine have???
We've tried to work with you since we began managing this property on 4/1/2025. We cannot comment on the previous management company's practices or the condition of the property when you first occupied this unit or the communication between you and the previous manager. Your frustration is understandable, but is not an accurate description of the time Bickerstaff Parham has been the property manager for this unit.
Positive experience: I cannot say enough about Liberty Henderson at BP, she’s been phenomenal. Timely and respectful communication, strategizes with me around decisions regarding my property, and always has ideas when modification is necessary. She has made this process smooth for me. I cannot speak for other PMs at BP. My experience prior to Liberty was quite lacking in communication. As a whole, this company can do better. Find yourself a Liberty :)

Negative experience: Military families looking to rent stay far away from here. They have very stupid rental agreements that do not work in your favor.

We did provide you with a warning when the first violation of your lease occurred. However, after the second offense was reported, we were required to provide you with a notice to vacate the property. It is unfortunate we lost you as a resident and we'd hoped you would be able to continue renting from us.
Fantastic experience: I have rented two separate properties from them. The process is quick and easy to apply. The maintenance team is great and quick to respond, and the staff have all been very nice any time I have needed to speak with them. The move in and move out process is easy and straightforward.

Negative experience: I am putting out a fair warning for those who want to rent from this company. I had a negative experience with a man who worked here. A man answered the phone and I asked him a question about income. He responded very snarky. He told me that I will have to sign up just like the "rest of the people." There was no need for that blatant disrespectful and unnecessary remark! Obviously this company discriminates against or treat renters differently based on how they pay rent!

Negative experience: Very rude , and nasty . Always trying to get over on people . I was pregnant with my daughter and my tub was growing mold due to no ventilation fan in the bathroom and the guy told me to use bleach ! I would never rent from them ever again ! My deposit was stolen and they added unnecessary charges when I moved out two months before hand . Crystal is very rude and nasty , horrible attitude and tries to act black. Always giving you the run around.
We understand you do not agree with our Notice to Vacate Policy or Move Out Policy. We did advise you several times of the steps you needed to follow to properly give us notice of your intent to vacate the property and you were unable to comply with our policy. We did not steal your deposit or add unnecessary chargers to your account. We are willing to work with you to settle your outstanding balance and hope you will agree to meet with us soon.

Negative experience: Responsible Owner and Irresponsible MAINTENANCE Staff. Fred is very prompt and responsible but probably he has little to no control on the maintenance staff. They didn’t follow any rules nor least bothered to inform about high billed maintenance items. I have some much to say but I don’t want to waste my time talking about them and save other property owners from this company and hence writing this review. Save yourself by choosing a different company for your property needs.

Negative experience: We sold the house in September of '23 and it took until May '24 for Bickerstaff to miss their money. Last September we had Terminix do an annual termite inspection. They included photos with their inspection. We were quite surprised at what they showed. I forwarded the information to Fred, and although he has copied me on what he did send to another Bickerstaff employee we have not been apprised of when inspections (both inside and outside) of the property have been completed. Looking at the outside condition of the property, I am worried we may go down the road we did with another renter in back around 2010.

Positive experience: Better off going to the office of you really need help on a rental. My unit required quite a few maintenance orders. Some were filled, some were left for weeks until filled. I guess that's the way it goes when you rent.

Despite promptly reporting a significant water leak on the property, their response was slow and promises of assistance were left unfulfilled. The leak persisted for two weeks, leading to an unexpectedly high water bill and significant inconvenience with low water pressure, rendering basic tasks like flushing toilets nearly impossible. Positive experience: I have had pretty great service from them since 2008 and had enjoyed a rate that I thought was supposed to be a permanent percentage rate that was offered to me when I first signed. However, this year, they decided to raise their rates significantly. As a long time owner, I am not happy and will be shopping around for a new management company when I get the time.

Negative experience: I have a baby toilet 1/2 bath for a 3 yr. old that's very old with CARPET in the bathroom downstairs that's yet too be removed. When it leaks it keeps getting repaired cause it's been refused to be replaced. All parts on both bathrooms are thrown on toilets that don't fit. My PRIMARY upstairs bathroom where my bedrooms are, I am STILL trying to get fixed so I can use for OVER 6 months and noone seems to care but they take my money every month. Have water damage in the utility room that caused mold and I had to take care of the mold myself to keep from getting sick. The maintenance staff dont care either and always patch. Would they let their OWN families not having a working bathroom they cant use at night that they are PAYING to have? I don't think so. This is the worst landlord I've ever seen.

Positive experience: From the landlord/investor standpoint: Firstly, if a tenant or future one is reading this, please know that most of us landlords are small investors. We work very hard to buy a decent and safe house for you to live in. We depend on your punctual rent payments to continue paying for the roof over your head. Furthermore, we don't really make much money out of the rent, because most of the little gains go into repairs, taxes, permits, property management and other. So, your prompt payments are always very well received, as they help me help you. When we run out of those funds, we literally have to take money out of our own pockets to make sure your needs are met. So, please try and be considered and fight the impulse to call maintenance to do small, easy fixes anyone can do. As an investor, BP has been a good PM in general. They send me statements on a monthly basis and at day 10. I feel that sometimes they have confused expenses and payments that I have to request corrections for. But those have been isolated events. They seem to try and protect your interests as an investor and tend to the tenants' needs. I do feel their repairs and maintenance are a bit steep in comparison to vertically integrated PM companies like the ones in Memphis, TN. On top of that, they charge an additional 10% fee over ANY repair up to a point, but that all adds up on big repairs. Still, I feel their PM fees are reasonable in comparison to the East Coast. All in all, I think they are good.

Negative experience: If there's any way possible to rate these people on a Zero, I've had many calls as a service tech to many bickerstaff residential properties ,and honestly feel bad for the home owners does management and obviously there are no quality maintenance text both know nothing about this field. I have seen their maintenance men try to rip off multiple people from AC units to collapsing floors and say to the property owners that everything is fine. When it is deadly and also puts the homeowner in extreme liable issues. I've seen them claim that AC units need to be replaced all because they didn't turn on a breaker this is how competent their maintenance staff is. They have no problem letting black mold grow ramped in the property, and tell renters it's normal, Ive seen floors damn near about to collapse in and they will tell tenants it's absolutely perfectly normal please if you don't want to be sued due to liability issues, and you actually want your property to last you sometime please never use these people.if you own a property and they manage it you need to stop by your property and do a complete walkthrough to insure what your paying them to do is what they are doing and good luck if you don't .

Negative experience: Bickerstaff has decided to raise the renewal rate from $75 to $250. The justification was so that they can conduct inspection annually. However, I was told they were conducting inspections annually as part of their 10% management fee. They still charge the 10% management fee right along with 10% maintenance management fee. My opinion, the 10% management fee should help to cover inspection of the property. If it doesn’t, it should. Also, I understand lease renewal will take a little bit of time, but very little compared to getting a new tenant in there and that by the way is another $250.

We do provide a Move Out Inspection when a tenant provides us with a Notice To Vacate and this service is currently included with the Management Fee. Our Lease Renewal Fee for a single unit owner is $200 and the Lease Commission Fee is $250. I can ask our manager to lower your Lease Renewal Fee by removing the Inspection Service. Negative experience: Other than collecting rent your rental team did nothing to preserve the integrity of my property. It's obvious no one in the 6 years you managed the property did you inspect the house. I would NEVER trust your company to manage anything.

Negative experience: I’ve rented with Bickerstaff parham in the past, for 5 years and didn’t have issues. But this new house I’m in is beyond ridiculous. Besides them taking 6 months/ half my lease to fix a refrigerator. The temperature has dropped and I have no working heat. The work order was put in almost a month ago. We just had 2 cold days back to back with the lowest being at 34 at night and high 50 during the day. They didn’t try to accommodate me in any way. They don’t update you on work orders, you have to call them. I’m not sure if it’s Bickerstaff or the actual owner’s fault but either way they’re working together so both are to blame. I pay too much money to be without a refrigerator for months and now heat during these cold days. While all their employees are probably warm in their homes, my 7 year old and I are trying ways to keep warm. They could’ve offered me a hotel, heater, etc. The temperature in my house was as low as 61 degrees with high 68 degrees during the day. I was told that they would send someone by the end of the week and it’s Friday. I know no one will come over the weekend. After this experience, I will no longer lease or recommend to lease from this company. I’m aware that at times they need to get the owners approval, but having your tenant in an uncomfortable position because you’re waiting for approval is ridiculous. So once again, if it’s not Bickerstaff’s fault then they need to start to pay attention to who’s property they manage. If I was able to get out of my lease early, I would.

Positive experience: I've rented from Reynolds Bickerstaff in Columbus, GA since Sept 2020 and they are a good management company. It's an older house that requires a lot of maintenance and so far, they have helped fix about 90% of the problems. The rent is fair for the size of house, yard and location.

Negative experience: I’ve lived in my current house for a year. They didn’t even clean the house before we moved in. For the first three months the entire garage and first floor flooded every time it rained. It took them well over three months to fix this issue and only because we applied A LOT of pressure. They have YET to fix the electrical issues regarding our “powered gazebo and shops” the appliances (stove, and dishwasher) ARE SO OLD they barely work and we had to pay to have them wired correctly before it set the house on fire. Among many other issues. This company looks for the cheapest “fixes” possibly despite never really fixing anything and the owners of the house seem to be even cheaper despite the astronomical amount of rent being paid for only HALF of the amenities to work on the property. Pretty pathetic.

Fantastic experience: Affordable. Just wish they had a more expandable pet friendly policy for the tents that have the luxury to own an animal. Including families here at Morning sideway apartments. Me and my husband quit enjoy it very much we do plan to stay as long as we can until we can afford property or our own home-until our nest expands it’s self. Until then one of our dreams is to own a pet or at least adopt/rescue. Pretty sure plenty of families here at morning sideway would quit enjoy own a pet if giving the chance it’s to bad. That dream it’s self isn’t allowed. All an all the apartments are nice.

Fantastic experience: I have been with Bickerstaff Parham for almost 2 years, and I have appreciated their assistance after my fiance died,making sure I was able to continue my rental, I have had a few mechanical problems to Addressed,and happened on weekend, being able to send an emergency text and have a phone call or a text letting me know ow the issues would be taken care of, was reassuring and the contractors that has fixed my issues with my heat and air and my hot water heater was very professional, accommodating and did a great job! Fantastic experience: They have handled my rental property going on 6 years now and first 5 no problems. I was happy and tenants seemed to be okay. Then I had a tenant move in that complained about a lot. Many things were fixed and I had a problem with them. Bicker & Par spent over the amount of money without getting my okay. I should have approved, since no I didn't, been reimbursed but I was trying to be fair didn't ask for that but they had the nerve to pay themselves their commision. Then this happened again and the got their commision. Most of the people are nice and I have had a good relationship over the years with friendly staff. But I'm extremely disappointed in the lack no action on the 2 commissions might be $35! Jack

Negative experience: BLUF: Bickerstaff Parham Real Estate refuses to take down videos of your homes causing security risks. I have had to edit my review due to Bickerstaff Parham's unethical issues dealing with my privacy. I discovered that my house which I now own had videos of when one of their representatives was attempting to sell the house before me. After purchasing it, the house video detailing my house interior is still up. I reached out to the agent who has ignored me since last year. I have reached out to Bickerstaff Parham who has annotated they have seen my request but have also ignored me.

The post is not on our company page, we've attempted to contact the agent, who no longer works here, several times and will continue to until with speak with her. We have submitted a request to FaceBook, asking them to remove the post as well. We have not ignored you and have been working on helping you resolve your issue since you notified us. We are trying to help you every way we can, so for you to claim we have been unresponsive and are ignoring you is just not the case here.
Negative experience: Submitted a maintenance request for my refrigerator on March 28, 2018 it's now April 9th, and my fridge has still not been looked at. No scheduling of maintenance or contact since I called last week to have the fridge serviced. I had to call the office twice today to get someone to call a vendor. This was handled very poorly, very disappointed. Update My fridge was fixed and other work orders are now being worked on. The wait for maintenance repairs is still long but is getting better. So I'm chaining my rating from two stars to three. Update Now that I've moved I can give an updated review. Negligence and poor communication sums it up. The rest of the repairs were not completed. I was sent a landscaping bill for branches, and bushes being cut down which is outside of the scope of tenant responsibility in the lease. The staff didn't respond to calls or emails about the invoice. I had to email the head of the company to dispute the charges citing the invoice and lease. The owner rectified the situation but I shouldn't have had to escalate it to that degree. My experience was not positive.

Fantastic experience: I own rental properties across 4 different states, in 5 different markets, all "professionally" managed by 6 different property management companies. That being said....I've seen good and bad management. Bickerstaff Parham is the most professionally ran I work with and they are the most consistent when it comes to bringing in my rents on time. Can't beat that!
Negative experience: If I could give 0 stars, I would. No company I have ever worked with has ever went so far out of their way to steal money out of the pockets of their tenants, and after disputing charges and backing BP down on their charges, they go out of their way to refuse my payment, only causing more stress and prolonging the process. If you so much as have a pet in the house, expect an $800 pet damages charge when you move out. If you have roof damage which causes a leak and EVEN IF you report it and the lazy and useless maintenance team fails to respond, expect another $500 charge. If you even so much as knicked a wall during your 5+ years of living in house, expect $800 worth of paint repair charges. This company will bend over backwards to take every last cent from you and I’m wholly convinced any 5-star ratings are employees or purchased ratings.
Positive experience: If you must get a property management company, you must get Bicketstaff Parham. I have rental properties in other states, not one representative can compare to the professionalism, responsiveness and positive attitude of Cynthia Oswalt. She is simply the BEST! Thank you Cynthia for going beyond what your job requires. UPDATE: As of late, work orders are being processed without my approval, most recent was around $2000. I was never notified until my owner payment was null. Communication and follow-ups has lacked for the past 5 years. I would downgrade their stars to 3, but 5 to Cynthia.

Negative experience: Terrible company, run as far as you can from them! They have terrible rental pictures for a reason, we moved in to find nasty stains, mold, previous owner/renters stuff stored in the shed and garage, deck rot, broken doors and more. To top it off the heat was not working, they ignored our emergency maintenance request for days during freezing temps until we threatened to move, then they sent someone who did not fix it and never sent someone out again. They also just painted over the mold. After we moved they re listed the home immediately and still hadn't fixed the heat (we confirmed)! Editing to reply to their comment: I hope anyone contemplating renting through them can see how condescending they are. Yes, we did finally receive our security deposit back after they attempted to withhold it, and I had to threaten legal action again as we terminated our lease legally due to them not fixing the mold or heating issues. That doesn't make up for the utilities, the carpet cleaning we paid for or the extra rent we paid for to hold the house before we moved. They are so untrustworthy I chose to pick up my security deposit in person as I felt it would get 'lost in the mail' if we went that route. Thankful I'll never have to deal with them again they should be blacklisted.

Negative experience: I have never experienced anything like what this company did to me. Upon moving in, the bathrooms were painted with the wrong type of paint, and even the tub itself was painted with house paint. This caused mold growth. I contacted them, they installed useless fans but did nothing about the paint. The paint in the tub, of course, wore out. The backyard had a rotten door to a cellar. The shed had no lights. I'm saying this because when I moved out, this company tried to charge me over 3000 dollars in wear and tear. I have never in my left a place and not got my deposit back. They wanted to charge me hundreds to repaint the bathroom, and replace the tub due to the garbage paint job. They wanted to charge me for a missing lightbulb in the shed, in a light fixture that I installed, that wasn't there previously. 30 dollars for that, btw. They wanted to charge me to replace the rotten cellar door, the one that was rotting off the hinges when we moved in. They wanted to charge me for yard work that was done 3 months after I moved out in the summer (they will wait for it to grow back, mow it, and charge you for it). 300 dollars, btw. They wanted to charge me 200 dollars to replace a handle to a stove that they removed from the site anyway. I watched them remove the stove and put a new one in. The shed had water damage due to a storm. They wanted to charge me for this as well. I contested all of this, and the property manager straight up told me on the phone (after some research) that the company directed agents to NOT RESPOND to any damage claims made after the storm. This suggests to me that they didn't want to fix anything and would rather charge the renter and claim plausible deniability. This company is absolutely scuffed and anti consumer. Do not rent from them. They will raise the rent several hundred dollars within a few years, they will ignore maintenance requests, and they will take your deposit and charge you hundreds if not thousands in bogus damages. Go elsewhere.

Negative experience: Worst experience ever. I would give them zero stars if that option was available. Completely unprofessional. No warm water for two months and they keep cancelling my work orders. No light in my staircase and they keep cancelling my work orders. ... STAY AWAY FROM THEM.
Negative experience: Full service, professional, reliable team. I have recently had a few issues with services on my rentals. On a few occasions I either received estimates from only 1-2 companies of which one or both were a bit high. On at least two occasions the company that delivered the services, failed to perform the full scope of work. Would like to be able to do a cost comparison analysis of a few different companies in order to choose the best choice. However, if those companies are making a mistake and providing an estimate that’s not based upon the full scope of work as the others we have requested, it makes it difficult to make a wise business decision. As of July 2021, they are still performing very well, however, BP is expensive. 10% Managment fee plus 10% for “managing maintenance issues” and the $75 annual renewal for leases drives up the cost of doing business. As of November 15, BP continues to perform fair overall, but has had some employee turnover in the maintenance department that has caused issues. Also we had an eviction delay and subsequently loss of up to three months rent due to failure to execute in timely manner.

Negative experience: I thought this was a good company to rent from. But moving forward on selling house I was in. Which is fine but the move out I got NO credit for nothing I did. I clean house., professional carpet cleaner. Took care of house the 2yrs as if I was buying it. Once moved out my $995 deposit I only received $85 returned. This is a slap in the face. Whoever purchase the house I hope they know the hot water doesn't work in masterbedroom. I can't believe how my deposit return was that low. Especially since I only had 30days to move and I get hardly no money in return
Negative experience: Don’t rent here. No maintenance response at all. Rented an apartment about a month ago. There has been a leak coming from the upstairs apartment into my hvac closet since I moved in that Bickerstaff has seemingly done nothing about. Notified them of the water damage and mold caused by it and still nothing. In addition there has been a creature living in the ceiling for about 5 days. Possibly a squirrel, hopefully it isn’t a rat. The scratching and running around is super disturbing. The only responses I’ve gotten is that “a technician has been contacted” which apparently means nothing.
Negative experience: House wasn’t ready when they said it would be. House still had several issues after move in. House wasn’t really cleaned. Walls have built up scum from people touching it and never being washed. I could go on. I was really excited for this house and it was so disappointing. I hope it improves.

Negative experience: Bickerstaff Parham Real Estate has been my property management company for over 7yrs. Due to the requirements of my job I am unable to do as much as I would like with my property. Since COVID has been a part of our lives the actions and performance of Bickerstaff has fell by the wayside. For two years there were no inspections of my property and when work is done there is no follow up and photos or report done by the company giving me the confidence that the work was done properly and completed. Not to mention the cooperation of depts within there organization with sales and property management is almost non existent. Bickerstaff Parham needs to step up there game!

Negative experience: Bickerstaff parham has been one of the worst experiences my family and I have been through in my 13 years in the Army. After countless issues in communication with work orders and people just delegating their jobs when it comes to getting things completed. The septic was the biggest issue. We had to go days with showers and toilets back flooding at least four times. When we call the company, someone answers and just tells us “someone will be out there”. After just a quick temporary fix it happens again. When they finally sent someone out to replaced the drain lines, the electric and sprinkler system in the back yard were completely ripped up destroying the yard (which they are trying to charge us for now that we moved out). We have told multiple employees at their office and they just delegate it to someone else and to send pictures which we did, multiple times. One one occasion we had to boil water to get it warm enough to bathe our kids with when the hot water line busted. Never was there an attempt to compensate us on rent or anything. The move out inspection was done after we moved out of state and the report was sent to my email with charges with no way to defend the fact that we had no control over what the company did to the yard. We didn’t rent a backhoe and tear up the yard. Not once in the time in the house did a staff member come and check the property to check on these major issues that occurred. As nice as they sound on the phone, it has been nothing but dead ends and now that we’re not there anymore, they are still just trying to collect a check without any regard to the customer. I highly recommend staying away from this company. If they Benning could black list them it would be for the better.

Positive experience: Most of the employees are tentative to your needs. I have found previously a reluctance of an employee going the EXTRA mile. The newer employees seem more diligent to learn and assist the customer. I had the experience of receiving a call from a woman whom I don't know and never met who claimed that my tenant had stolen her identity. I immediately advised her to inform the police and I was going notify my management company. Well the woman did inform the police and Bickerstaff Parham was notified. I recently did an internet search of the tenant's name and found out that she was arrested and charged with 200 counts of identity fraud. Bickerstaff Parham is responsible for placing this person in my investment property. I believe a more intense background check and income verification should have been conducted prior to accepting this person. I am a retired law enforcement officer and I am ashamed to have a criminal, especially of this magnitude residing in my property.

Negative experience: Last week I put in a work order for the refrigerator. Their work order portal was inoperable so I had to call in. They sent someone 3 days later. Maintenance stated he would try the cheaper option first. He said it’s working. The next day my wife purchased all new groceries only to come home to an appliance not working still. Had to throw the groceries we just purchased away because “they don’t have any loaners”. Asked to talk to maintenance at 8:30 am and was told they would call me back immediately. 5 house later I had to call back to inquire about speaking with maintenance and the staff was very rude. Luckily we will not be renting again but if we did, it would never be with this group.

Positive experience: I currently is a resident at morningside way apartments on warm springs rd. I have lived here for a year know and personally I can say I enjoy it here. When it comes to the important fixes and problems the maintenance team are quick to take care of things and Bickerstaff Parham Real Estate office workers are a delight to deal with. They are always helpful, are kind over the phone, and are quick to put any concern i could have with billing or email notices to rest. I hope it will be more of the same this year as well.

Fantastic experience: I had the privilege's of having Bickerstaff Parham as my property management team for over 10 years, and during that entire time they never waivered or lower their standards or services. Bickerstaff Parham consistently kept in contact with me during any and all property management related questions, concerns, and or issues. The staff was always available and able to help in every way possible; not once did I have an issue or didn't get an issue resolved or question unanswered. Additionally, every year tax documents and other pertinent documents were sent out and received on-time. I want to thank the entire Bickerstaff Parham team and organization for their continued and dedicated help and support for over 10+ years!
Negative experience: Unprofessional, slow, and borderline unethical. First they said it would take them 24 hours to approve an application. I applied on the 23rd and it took them until the 30th. After I applied for a particular house, two days later theybtopd me someone else already applied on the 19th. If that was the case that persona should have already been approved, so either theyballowed me to apply even though someone else was already approved or they lied about it. Then I was told that due to their calculations ibwant approved due to income. They take 41% of your income and if that doesn't cover all your debt and rent, they disqualify you. This is an extremely strict guideline. Not many people with a family live off 41% of their income. No other rental agencies require such strict income qualifications. Further, they miscalculated their own formula. In my case 41% of $9400 is $3854, they tried to tell me 41% of $9400 was $2854 and that qualify due to that and credit. When I corrected thier math, they never responded. I also had a co applicant who had a near perfect credit score, but they treated us as two separate applicants, requiring us both to have qualifying income and credit. What would have happened if my co applicant had no income at all. Yes, my debt is high becuase I'm maintaining a house that I own in another city with my depends remaining there while I'm at school at Fort Benning. This is very common among military families, and they were completely out of touch with this. They're entitled to make up their own qualification standards. You're just better off avoiding the slow response and saving the application fees. I recieved my order only 10 days prior to my report date, and didn't appreciate such a slow time response and unreasonable qualification standards.
Thank you for reviewing our Property Management Company. When you submitted your application our staff informed you of an approved application in our system for the same property. We were waiting on the security deposit from the approved applicant, which was received a few days later. Many of our residents and landlords are Active Duty/Retired Military, and our staff is trained to work with each of them to meet their specific needs. We were unsuccessful in meeting yours. Will you give us an opportunity to turnaround your experience?
Negative experience: Military families- Please don't use this rental company. The houses they rent out are old and they will charge you for everything wrong with the house that was wrong/messed up prior to moving in. Don't trust the photographers sent by them when you do the move in inspection because they will take terrible pics (making the house look great.)They are horrible with communication unless it's you paying the rent or your grass is a bit long. They will find a way to take your deposit. Taking advantage of military families as a last resort to get your family situated since on post housing has a long wait list is not okay.
It seems your experience with our property management company during your move-out was an unpleasant one. I'd like to try and turn around your experience with us. May I ask one of our managers to call you?
Negative experience: They have managed my rental property for many years. They are extremely hard to get ahold of. They take their % every month and I have had no issues with payments which is the only reason they are not a 1star. They have not held routine inspections or provide me any situational update to my property. They let the renters do almost anything they want and are quick to pass fees on to the homeowners for routine things renters should be paying (air filters for example). I am not sure if it's the entire team, or just an less then stellar person that manages my property. I am in the process of selling my property they manage and they failed to ensure the renter moved out on time. When we and our realtor asked what happened, they replied "I don't know what happened, it must have fell through the cracks"...which is funny, because their 10% monthly fee for the last decade never fell through the cracks. For piece of mind and less headaches, choose a different company to manage your rental property.
Positive experience: Have lived in my apartment for 10 years now. 8.5 of those years were fine. Owner Management of the property was good at getting people to come out and fix things. Pest control was good as they were using Arrow and the only time I would see a bug was when one got in through an open window. But when they changed owners, the quality of management went down. Unless it is something like a leak or a air conditioning unit stops working, it will take them weeks to months to do maintenance requests. Or not even at all, in the case of my ceiling kitchen lights. They stopped working and because I don’t know what kind of light bulb is used, what wattage it is, how to remove the housing around the bulbs etc. I called maintenance to see if they fix that. They said yes and then months later after hearing nothing from them I was told they don’t do that and to fix it myself. The new owner switched pest control to Pesty Johns last year and I began to see an increase in bug and rodent activity around the apartment complex. They have since changed to Knoxx. In all while the apartment is nice I don’t see myself staying here for another year if I can help it.
Negative experience: You’ll find Bicketstaff offers plenty of properties to choose from. Some of which are really lovely. This is my second rental property with Bickerstaff. I’ve never had a problem before and have loved renting from them, until now. The customer service is horrible very unprofessional, unpleasant, poor communication. Crystal Pittman the manager will try her best to assist you but the staff, don’t even waste your UPDATE: I have ended my 12 month lease and let’s just say, never again will I rent another property from this office. A typical move out inspection was completed only for me to be charged a ridiculous $800 in damages/ and or discrepancies. The home looked better when I moved out then it did when I moved in. I provided carpet cleaning receipts along with pictures and videos of the way I left the home just to be ignored by the office staff, property inspector (Edward Moore), and office manager (Crystal Pittman). I was charged $50 for light bulb replacement, $50 to replace shelving in a closet that was never removed, $350 in spruce cleaning among other things. Yes I will be attaching some pictures of the way I left the home. Save your money and go elsewhere it’s not worth it here.

Positive experience: My experience thus far have been okay, hopefully it will improve. Needed a lot of repairs upon moving in, at first maintenance was responding right away, then it began to slow down tremendously...was threatened to be evicted after only being here 2 weeks because of unregistered pet, which I do not have, was very upset...but later was apologized to for sending notice to wrong tenant by mistake...so many more things to comment on, but there is lots of room for improvement...thought the rules were upon renting here, no pets and no smoking on the premises....all in all, the staff is wonderful...always very pleasant when I call or stop by the office...
