Fantastic experience: So because of an injury I was forced to move out of the place I was in. Thank God both for the owner of the building and for nestwest, they work together to help get me into a place that I could live in comfortably. They didn't have to, but they did it because they actually care. In this day and age finding that is rare. I thank you all, and if you're reading this just know, nestwest properties is a really good outfit to rent from. They go out of their way to try to help. Thank you and God bless

Negative experience: My experience with this company was deeply disappointing and in my opinion lacked the transparency I expect from a professional property manager. I found the fee structure regarding tenant applications to be expensive. I ended up paying significantly more in application-related costs than I anticipated and not one applicant was accepted. I keep my property in excellent condition but still ended up paying hundreds of dollars in repairs. I found the rates for these repairs to be exorbitant and the communication regarding these choices very stressful. My personal experience was one of constantly feeling ignored and found the response times to be unacceptable when I had pressing concerns about my investment. After terminating our agreement, it took the full 60-day legal limit to receive my final funds. The lack of urgency in returning an owner’s money felt unprofessional and designed to be as difficult as possible. This was exacerbated by how difficult it was to get a hold of them during these 60 days. I found this company to be unresponsive and their business practices felt unethical to me as a client. I would not recommend their services to anyone, especially those who values clear communication and transparency.

Negative experience: They like to rob previous tenants to pay for upgrades. STOLE MY ENTIRE DEPOSIT without receipts breakdown and charged me 800$ on top, no proof of damage no nothing. Slowest maintenance. Apartment itself is running down collapsing from within for new apartment prizes. BE CAREFUL.

Negative experience: They do not have a 5 star rating, you can't even get them to respond to anything and at first they communicate via email and then they try mailing documents to addresses that don't have mail delivery but nothing thru email, not sure what they are doing and don't care just as they don't care either, we pay rent every month with late fee included the very first month that we paid rent to them and every month since, it's been a year now. They have the rent due on the 4th of every month and most people don't get paid until the 5th and do you think they care? Sadly mistaken they don't. We have been here 14 years never had to pay late fee. We paid on the 5th of every month. Pathetic, they are not people you want to have to do business with by any means. Where they got 5 star rating I couldn't tell you but I would imagine from there own. Because the comments from tenants that they managed are true believe me, so on that note they suck. They don't care about people, even people that are from the same place they are. MONEY that's all they are about, sad we have children, they have children, they don't care about what's going on, no communication, they say that they sent you documents when they didn't, don't answer phone calls and don't so far return them. Feel me?

Negative experience: Originally, while I was still a tenant of a house managed by Nest West, I left a five-star review because they gave me a $20 gift card to do so. I imagine this is what many of these other glowing reviews are from. I am now editing my review to give an honest opinion of this management company. This company is across the board mismanaged, disorganized, and dishonest with their tenants. Our issues started on move-in. They initially had no Idea we were supposed to move in on the date stated in our lease, which led to lots of confusion and a delay in our access to the house. When we were finally able to get into the house was half cleaned and in a state of disrepair. The house was in an unacceptable condition for new tenants with dirty floors, bathrooms, and carpets, as well as broken fixtures, outlets, smoke detectors, and missing appliances. Since they had no idea we were moving in, they also had no trash service for the first week we were there. While the company was quick to respond to maintenance requests, they were disorganized in making sure they knew what they were fixing. They sent multiple people without them knowing what they were there to fix, so they had to arrive and leave because they weren't told to bring the proper tools or materials. My biggest complaint however, was move-out. Between four of us, we spent almost 40 hours cleaning the house to a better condition than that of move-in. After 31 days of not receiving our deposit we messaged Nest West that we still hadn't received it. Candace at Nest West then argued that we didn't need to receive our deposit within 31 days but instead can receive it whenever, as long as it is mailed by 31 days. This is illegal and irresponsible. We finally received our deposit 39 days after move-out, postmarked at day 34. We were charged $400 for minor cleaning of the kitchen and a bathroom window. In their move-out inspection, they note that the house is cleaner than when we moved in, but still charged us. The cleaners we spoke to estimated that the cleaning they mentioned should cost closer to $100. In summary, Nest West is overall disorganized with turnover and maintenance, they have a loose grasp of landlord-tenant law, lied to us about our deposit, and overcharged us for cleaning.

Negative experience: This company must pay for any 5 star review because I am shocked to see their rating above a 2. This is my first bad review ever but I would not want others to have to deal with this company. I am a homeowner and they are either lying or incompetent when it comes to communication. They do not follow through on things and do not communicate with you. Very hard to get ahold of. DO NOT USE THIS COMPANY!!!

Negative experience: **Summary** Poor if any communication, Terrible Maintenance, and ZERO accountability. **Disclaimer** This company is a property management company. your experience will vary depending on the individual owner of your specific property. I hope they work to improve accountability with the owners of the properties they manage. **Review** Right from the beginning once your lease was signed, there was no urgency on any matter from this company. They Promised a broken, broken as in missing pieces and held together with tape, single pane bedroom window would be fixed before we moved in, a little over a month AFTER moving in and with pestering finally the pane of glass is replaced. Then our first winter in this home, the furnace goes out. understandable this is an old furnace sometimes they need some maintenance. Fast forward, we went 70% of the winter without a functional furnace. There was technically a single ductless unit in the living room but it did not keep the home warm enough and we had to run space heaters in the bedrooms to keep them above 60deg during the day. When I moved out, summer had come and while progress had been made, a solution to the home heating had still not been implemented. Then there were clear signs the unit was not inspected or not by someone qualified. The range would not even boil water, the electric coils simply would not get hot enough. So right there the unit was never even turned on to see if it functioned, odd, right Well it turns out that the wall outlet the range was plugged into was wired incorrectly so that one 120v leg was connected to neutral in a 3 wire 220v system. This resulted in a potential short to occur between the range coils and any other ground connection. Luckily this was discovered with a relatively inexpensive microwave and not something living. Thank you PEX plumbing! The cherry on top, the electrician discovered that the Range was simply blocked up on black painted 2x4s to get it level with the counter top.... oh and not under the feet, nope, just directly on the metal pan of the range. Who needs an anti-tip bracket when you have 2x4's.... needless to say the range was no longer level because I installed an Anti-tip bracket myself.... we had an 8 year old after all, and after all this I simply didn't trust them to make me a cup of coffee.

Negative experience: Will take your money for a screening and then ghost you about your application. Asked for complete, printed bank statements and a degree of personal information I've never been asked for by a pm company before or since. Aren't reachable at their office during their maps-listed hours. Aren't reachable at the number listed on their office door. In addition to my personal experience with them, I've been told they use price fixing software and have openly harassed families into moving out so they can raise rents and relist properties, as well as using burner accounts to post fake positive reviews. The same source said the owners are out of towners, from Wyoming. For queer applicants: I've also been told they're openly bigoted, so beware. See also: Doe's review from a month ago cautioning against them because they offered gift cards to people who left 5 star reviews. So for those reasons, I obviously don't recommend. Would give negative stars, if possible.

Fantastic experience: NestWest has been managing my rental for about a year now and I'm very pleased. I've used other property management companies in the past, so I know the difference. In April my tenant found water on the floor, there was a leak in the wall of the laundry room, it was a big problem, water had also leaked from upstairs, etc. Melissa at NestWest dealt with my insurance company, got the tenant temporarily relocated, took bids and found the cheapest contractors, and oversaw the work to completion. Tenant is moved back in and happy. In other matters, NestWest Maintenance crew has done some minor upkeep and landscaping, and their charges are less than my previous Prop Mgmt Co. If I request a service, I receive an e-mail of the charge and a payment portal. Click the button and it's paid from my bank, just like any other purchase on-line. Easy, and that's what I want. Lastly, they found me a great tenant. Recommend NestWest.

Fantastic experience: Had an issue with low hot water pressure in the shower, and Nest West got someone out quickly which I really appreciated. But the real shoutout goes to Justin, the plumber who came by. Super professional, respectful of the space, and clearly knew what he was doing. He diagnosed the issue fast and got everything running the way it should without any hassle. You could tell he actually cared about getting it right. If you ever have plumbing issues, hope you get Justin

Fantastic experience: To start, I've been having bathroom issues in my apartment for quite a while yet never let the rental company know. To let you know, this building was built in the 1930's. Recently, a water leak that was possibly coming from my place was flooding the basement area. Long story short, Justin from the rental company reached out through text to let me know that he would come and assess the situation that day after I was done with work. He looked at the leak in the basement and then he needed to see if it was indeed coming from my place. He came and looked in my apartment/bathroom and I told him about the issues I've been having. Suffice to say that Justin went above and beyond in taking care of everything. Not only did he fix the problem with the leak but, I have a wonderful working bathroom now. He did all of this work in record time and his work is impeccable. Thank you for having a hard-working, diligent employee like him.

Negative experience: Unfair Fees, Poor Maintenance, and No Accountability My rental experience with Nest West was extremely disappointing, despite all the great reviews. The home was in poor condition when we moved in—dirty moldy caulking in the bathroom, filthy fans, garbage left behind in linen closet, missing screens, and broken appliances. Despite multiple maintenance requests (flickering lights, broken fridge shelves, non-working stove burners, missing closet doors, etc.), many things were left unfixed. We left the home in far better condition than we found it—pressure-washing the moss-covered driveway and back patio, deep cleaning every surface, and repairing minor issues ourselves. Yet, $700 was taken from our deposit with no explanation. The lease even states they can deduct any amount they want without justification, and list it as a turnover maintenance fee, which feels predatory. Avoid this company if you expect your deposit back after thoroughly cleaning it upon move out. I’ve attached photos to prove how it looked when we moved in.

Fantastic experience: Hey there, just thought you guys should know that someone in the Eugene community is committing absolute libel against you and making false, derogatory claims and printing them on flyers and hanging them around the downtown area. I can tell by the overwhelming positive reviews uour company has from REAL people in our community that you are well respected, honest and well known. If I were you, I would 100% take this person to court. I've also held on to one of these flyers and if you would like to contact me directly, I can send it to you. These aren't just regular habd written flyers, they have QR codes and state your business name and that random starters who obviously have never had a real experience with you, can leave bad reviews and slander your business based off one single person's alleged claims that they don't bother to back up with any proof or provide absolutely a shred of evidence of. But if someone was calling me a racist and printing flyers saying my company was racist and much worse (I'm not going to repeat what these flyers say, but it's not friendly and it's clearly just someone angry because you probably didn't cater to them like a little senitive emotional child would want. I personally find these people absolutely disgusting and not a representation of our community. I wouldn't sue or at the least send a cease and desist letter to them or their legal representation because these claims are 100% damaging and just with this flyers that could easily be proved in court. They are targeting a business with unsubstantiated claims, hearsay. Anyways, I saw these flyers lined along two city blocks in downtown Eugene and except for one I held on to for evidence and to contact you and show you, I ripped every single one of them down, ripped them into shreds so they couldn't be re-hung, and threw them in several seperate trash bins scattered around a seperate area. I do not support bullying a business even IF one single person has a bad experience. That's not capitalism or democracy, that's communism. Because I don't like this thing, you shouldn't either! Even if it's not your experience! What kind of child acts like this? Their anger and the lengths they have went through to do all this isnt even justified with the claim they make. Grow up, get a life, go touch some grass and take some deep breaths and move on with your life and don't contact them. Turn the page. Don't hang onto nonsense because others won't accept your virtue signaling. This is no worse than a little baby throwing a tender tantrum and flailing about on the ground, pounding their fists on the ground because you won't do what they want you to do. What a child this person is. Anyways, please get ahold of me, I would love to send you this flyer so hopefully you can take action and defend yourself. You are clearly well respected. I read many many glowing reviews of your company which were all written recently and also written a long time ago. So clearly you are appreciated and real clients feel you are fair and honest and genuine. Don't let this child push you around. Fight! Fight! Fantastic experience: After managing my own properties for the last 13 years, I decided to have somebody else take over so I could get some of my free time back. I have wonderful relationships with all of my tenants and wanted to make sure that they were well taken care of, if I was going to be stepping aside. As easy as that sounds to make happen, it was not. Most property managers really just don’t care about their tenants, or the owners. They’re in it for themselves (I’m sure a few places come to mind if you’ve rented or owned in Eugene…). Thankfully, I was able to find Nest West and life has been great! They have a fantastic portal for the owners to keep up to date on each property, as well as as wonderful online resources for their tenants. Every property that has had an issue, they have addressed quickly and professionally to keep the tenant safe, comfortable and happy. It is incredibly easy to get ahold of Jason or Candace. They are both super knowledgeable and have been in the business for decades. Each of the tenants that we have through them are happy, which was my biggest concern. All in all, an absolutely wonderful group of people, that I can trust to take care of my assets, as well as the people that are renting them.

Fantastic experience: We've been looking for rental property for the past 3-4 months now, and it's been frustrating, because none of the ones we've seen thus far, fit our requirements. Fantastic experience: I toured a property with Quentin. We had to view the property within a short time frame due to scheduling, but Quentin made time for us. He was cordial, friendly and open to any questions. When there was something he didn't know, he did his best to investigate right on the spot - even calling the office to confirm information. Negative experience: The management staff broke into my room just a week ago when I went on a vacation, and they had taken my new TV. I assumed I had been robbed but they told me that "big TVs like that rot the brain and damage the energy in the apartment" and told me it was a fire hazard to have a tv. They won't return the TV to me. They thought they were entitled to keeping it
