Positive experience: I have been living at 2608 W. Willowlake Drive for two years and have generally enjoyed my first year of residency. However, at the end of my initial lease term, my monthly rent was increased without any clear justification, such as upgrades to shared amenities or in-unit appliances. For example, the common laundry facility, dishwasher, and refrigerator are in need of improvement and have not been updated. Additionally, since the beginning of this winter season, my heating system (furnace) has malfunctioned three times within a ten-day period. As a result, I spent two consecutive nights in a freezing apartment, followed by another night recently when the indoor temperature dropped to 44 degrees. While I appreciate the efforts of the maintenance team, I feel that these issues were not addressed in a timely manner, and the overall handling of the situation was inadequate given the circumstances. Overall, I believe there is significant room for improvement in the quality of service, especially when considering the cost of rent in a city such as Peoria. Fantastic experience: Just wanted to time out to show how grateful I'm with S&S property. I lived here for 4yrs now. I need to shout out some staff members, All staff are wonderful. I live on Green Street. Lindsay, Mimi,Jack and Rick .I think her is Janice who clean the hallways. If I have a problem, it's handle that same day. I see how busy they are though my coming and goings. Positive experience: I like your pragmatism in your work , but what I didn’t appreciate from your company is you should be sending me at the court instead a never receive your mailing in my Apparement or at the mailing box , and I did pay fees that I didn’t deserve , cause I have been ranting since 1 year and more at the same apt, U need to review it cause I did some month in that house in a difficult conditions I was calling and looking the new owner I couldn’t find then I had u after , but I didn’t do anything wrong to the company! Nexttime don’t send your client at the court when u don’t make sure that they receive your notifications

Negative experience: These Folks are a Joke and Scam artists. I moved into a janky apartment Matt Wilkerson owned and I put my own money into it. I recently moved out after S&S took over the property management because Kimberly Was Rude, discriminatory and Just down right hostile. They would not fix anything at all and I couldn't do it anymore. Now I recieve a letter in the mail saying I owe 1,950 dollars and that's after keepiny my security deposit. They say I owe for cleaning (House was spotless) damage to the home (it was Damaged when I moved in) broken door, my house was burglarized the door was kicked in and I have a police report to prove it. Plus saying i didn't notify when i sent a signed and dated letter ( If they lost or misplaced it that is a them problem not mine. Also saying I owe back rent when I never missed rent. Only exception is A haul away dee for 400 dollars since I left a dresser and a Grill. Yet 400 is excessive I'd pay maybe 150 or 2. But I was in the hospital and couldn't get the last couple things out. On top of all this they had started rebuilding my Porch and stairs after me complaining falling through it for two years and they built the top platform which is like 6 or 7 feet off the ground and literally put up a latter for me to climb up for a week to get into my door. I have leg braces on with a form of muscular Dystrophy and I fell and broke toes and hurt my back. I can't believe how Grimey these people have become when after me moving out it makes me sick. I never believed the horror stories I heard from them Until they took over. Kimberly Basically Told me I would be better off gone over the phone and it just blows me away that trash like that can manage property. I just brought in two foster kids I'm not paying 2k For things that aren't even true. Stay away from these people whatever you do!! They'll be seeing me and my lawyer.

Negative experience: Spoke with Kimberly who was very rude. She seemed very put off that she had to answer my questions. Which she couldn't even do. She want to charge me just to look at the property. YOU HAVE TO PAY IN ORDER TO LOOK AT THE PLACE. They have signs up for rentals but apparently they're all unavailable even though the signs are still up. Kimberly seriously needs some classes in customer service.

Negative experience: They NEVER answer the phone. Move in was not finished with dirty sinks, toilets tubs, window seals left out, stained blinds and paint buckets left out. Kimberly does not answer the phone and often leaves tenants on read. DO NOT SIGN!

Negative experience: Everyone I have dealt with here is rude. They don’t call back or answer emails ever. I sold my condo and they were supposed to get everything taken care of so I could close on my new house. They knew about it for a few weeks and still hadn’t taken care of it so on the day I was supposed to close, they told me I can’t close because of this issue. This has caused HUGE issues with not only me, but my buyer, and the seller of the house I am moving into. Over a week later and I still can’t close. No apologies from s&s at all, they were extremely rude at the board meeting I went to, to make sure they finally did what they were supposed to do. I am SO happy I am done dealing with them for good.

Fantastic experience: I've been living in this house since 1996 and I try to do as much as I can to keep it up but sometime things are out of my hands and so I have to have somebody come in but the gentleman that you sent he always comes in and does what needs to be done and he gets it out of the way and I appreciate that I try to do what I can to keep this house up though it's not mine but I treated as though it is so I'm thankful that you guys send somebody out right away to take care of the situation and it's really good so thank you keep him he's a good worker

Positive experience: We have had a great experience with the exception of Kimberly the leasing agent. She has been rude and made us to feel like we were inconveniencing her. When moving in told her water heater wasn't working and was leaking she said it was fine and would be Ameren's problem. Upon speaking with another staff member they sent maintenance and the water heater was indeed leaking and needed replaced. Maintenance has been great as well as other staff.

Negative experience: Gentleman that came to my apt did not do what I asked to be done. I said toilet bowl fills up and does not drain. I come home toilet bowl still fills up does not drain and when does drain then I have no water or very little water right and see new parts. Negative experience: If I could give zero stars I would! S&S provides horrible service to their tenants they don’t repair anything and make excuses when things aren’t repaired correctly. Larry their maintenance man is extremely rude and will lie on you! They give you the run around when it’s time to get things done but want rent on time! Negative experience: I have been with this company for years. They take forever to fix any maintenance issues. They only take certain tenants complaints seriously. I never had issues with complaints up until 2023 When I moved into my current apartment. Now everytime I turn around someone is saying me and my children are too loud when we’re are gone Mon-Fri fro. 7am-6pm and we are asleep by 9pm. But since one of their favorite tenants is claiming this, now they want to give me a letter threatening a 10 day notice of eviction due to noise when we’re barely home. Yet my roof has been leaking for over 2 weeks and can’t fixed. They even put notes on the doors coming in saying they have to be shut at all times due to another favorite tenant complaining. Yet when I moved into this current apartment in 2023 die to a domestic issue and having an OP against said abuser, they didn’t care how many times I complained about the door being left open. Basically, this company only cares about certain tenants. And doesn’t give 2 craps about the others.

Negative experience: I PAID MY RENT A MONTH AHEAD AND GOT CHARGED LATE FEES STILL AND TOLD I STILL OWE THEM MONEY. I HAVE PROOF, THEY ALSO LIED TO A GOVERNMENT OFFICIAL AFTER I TURNED THEM INTO THE GOVERNMENT FOR WHICH THE MEDIATOR IS HAVING OTHERS LOOK AT THE CASE. I HAVE EVERY INTENTION OF HIRING AN ATTORNEY, OR MAYBE JUST DOING IT ON MY OWN. I WILL COUNTER SUE. BEWARE OF THIS COMPANY, DO NOT RENT FROM THEM. THEY ARE DECEPITIVE AND FRAUDULENT. I HAVE HEARD FROM PROPERTY 9WNERS TO OTHER PEOPLE WHO HAVE RENTED FROM THEM. PLEASE DO NOT RENT FROM THESE PEOPLE. THEY STOLE 1200.00 DOLLARS FROM ME PLUS ALL THE LATE FEES. DO NOT RENT FROM THESE PEOPLE, IT TAKES AN ARMY TO STOP THESE PEOPLE FROM TAKING ADVANTAGE OF GOOD PEOPLE AND TRYING TO RUIN THEM. Negative experience: Hannah was VERY UNPROFESSIONAL AND RUDE. She canceled my 4pm showing because I couldn't come earlier to a 3:30 showing and couldn't respond to her text message due to being at work in a CLASSROOM FULL OF 1ST AND 2ND GRADERS. I tried calling her to get an understanding of her "Never mind!" Text message that she sent to me 6 mins AFTER she asked if i could meet at 3:30. She never answered the phone so I left a message. I then sent her a text message and she responded immediately to tell me she canceled again. She still haven't gave me a legit reason. I did not cuss at her in any of my messages, I explained where I work and why the later time slot worked best for me. I even explained why I couldn't come at 3:30. POOR COMMUNICATION AND COMMUNITY INTERACTION SKILLS!!!! I wish I could give you no stars. I hope S&S Property Mangement rectify the situation.

Negative experience: The worst! Maintenance is a joke, nothing ever gets repaired, and when it does it’s half-assed. Still waiting on repairs from 2 years ago! Never can talk to anyone except their answering machines. They lost my lease paperwork, overcharging me and not giving me the full credit back. Do not book through this company.

Negative experience: After signing a lease and putting down a security deposit, I was disclosed some information regarding that specific property that made me back out of the application. I went back through their properties and applied to another location, I didn’t have to pay another application and security deposit easily was transferred over and I really appreciated that. Its is very noticeable that the properties aren’t professionally cleaned between tenants, or properly looked through as I found things left from previous tenants in the bathroom drawers. If you’re okay with the classic Landlord Special then it meets your expectations. Low lighting, but new hardwood floors are nice. Easy to use tenant app, and maintenance requests are responded to in a timely manner (Al though I’m so new I haven’t seen anything fixed just yet)! Hannah, the representative who showed me through properties, is nice, answers your questions, and easy to communicate with during the viewing process!

Fantastic experience: I lived in the Pekin apartments on Sheridan road. 1900 Sheridan road. I lived in #5 which was the first remodeled unit. I stayed there for about a year and 3 months or a little longer. Between the time I was there I had no problems with the unit besides 1. The one problem that occurred was a knob for my shower was leaking. I put in a ticket for it and the next day maintenance came out and replaced both of them not just the one that was leaking. I had to move out early and wasn’t able to give a proper 30 day notice and asked them if they could work with me because I had a family matter come up and had to move out of town ASAP. They agreed and sent an inspector out to look at my unit and passed it. After that they agreed to let me move out early. I’m thankful for them being nice the whole time and working with me in a stressful time. Would recommend. A lot of people hate on this company but if you take care of your unit and do right then they will treat you right. A big thank you to Sue Magnuson. She kept me updated when I was moving and replied with in the hour every-time I emailed her. Thank you Sue!

Negative experience: Update: I called no answer again since this won’t give up asking me to leave a review… DONT DO IT! I didnt live here for super long for the reasoning of S&s are a bunch of slum lords. I called and emailed them multiple times countless even while living in the apartments on oakdale in East Peoria, firstly, I had no heat moved in with snow still coming down no heat and a baby with me. No stove or oven so I couldn’t even use THAT for heat let alone to actually use it to heat food as intended. And if that wasn’t enough the shower would never turn off. I put in work orders and the maintenance would come a if it couldn’t be fixed with tape they’d say they can’t fix it and that they have to call the owner (who btw seems to read these but can’t get back to his workers hmmm) I had one guy who came over everyday day while I needed to sleep for 3rd shift and spend 4 hours everyday just looking at my shower and telling me the owner can’t tell him how to fix it. Does anyone know what it’s like to live alone with a kid and some man comes over every day to “turn on a shower” that doesn’t actually turn off. And use the excuse that he’s married it’s okay just go ahead and showr. When I called t manager about him I got some snarky reception girl telling me it’s not their job to deal with something like that. The rats, the total infestation of bugs, roaches, spiders, etc. the mold all through out the walls. The flooring is only being held together by again tape. And the property manager chase can’t get his get his act right and do any part of his job when it comes to his rentals. That man never answered his phone. I had to call a different property manager who was friends with the guy to get anything done. . They are slum lords all about money. And they aren’t getting another dime outta me. Not when I made the apartment 70% better than when they rented it to me. Something broke I fixed it. The neighbors roaches were the last straw I ain’t living with no more bugs. And no don’t reply give us a call to sort this out cause YALL DONT ANSWER ANYWAY.

Negative experience: This is without a doubt, the most corrupt Property Management company in Peoria. Never once sent a bill or notice of missed payment for over 2 years while trying to sell the property (for my deceased Aunt). They sure popped up out of the woodwork right before closing to submit an astronomical bill. And then had the nerve to send the receipt of payment to the deceased's email address instead of mine (which they have on file as there were several emails going back and forth after she passed to let them know I was in charge of the property). They are not keeping the property up to date on their end and could only sell to a cash offer because they are blacklisted by lending institutions. When I tried to email and find out what was causing the issue, they played dumb and did not know. They unfortunately copied an honest person on the chain that replied "I thought we got off the blacklist". Really hope their property values go down considering I had to sell for WAY UNDER the property's assessed value due the financial blacklisting of their property.

Negative experience: Lived in the Montclair apartments and continued to have more bad experiences. Apartment continues to smell of sewage, cigarettes and marijuana. The hallway and laundry room was never cleaned while I lived here. More issues with the washers and dryers. My apartment flooded back in April with over a foot of water. I had to evacuate with my animal and newborn for over 2 weeks. They never replaced the items that were ruined by the flood nor offered to house us anywhere. Also, they do not mention the bottom apartments flood when you look at renting this place. So I didnt have flood insurance. Be sure to ask about flooding in a basement or ground level here. Never enough parking. I have had another girl park in my designated spot this entire year and mentioned it to the office and nothing has changed. Trash is constantly overflowing every week. Needs to have another bin out there. Was told the apartment would be professionally cleaned before I moved it and it clearly wasnt [I'm a cleaner myself for businesses and personal homes so I could tell]. The vents and lights were so full of dust, toilet and bathtub still had stains in them, apartment had cats and cigarettes smell to it.

Negative experience: Absolute garbage property management. I had to vacuum apartment building, trim the bushes myself, pick up paper, rake leaves and shovel snow. They never gave me a dime off of my rent for these services! I also had to constantly call to even have the grass mowed. And each year they had the audacity to raise my rent! I finally left after 2 1/2 years and gave proper notice. These scumbags still cheated me out of $108.00 of my deposit, even after I left the apartment in better condition then I received it in. Stay away from these scumbags! All they want is your money and they will never do anything to earn it.

Negative experience: I wasnt going to leave a review until i received multiple automated texts asking me to leave one so here it is. Mediocre apartment, with far less than mediocre management. How can you justify raising the rent on an apartment where I’m constantly having to call in repairs on our heat, garbage disposal, shower, toilet, and washer/dryer. If you can name a basic human necessity mines broken at some point, maybe even multiple times. The people who own this place are stereotypical slum lords that think duct tape is a permanent repair. The only thing this place has going for it is the always friendly and helpful maintenance guy who’s always available to help. If all this sounds like a fun way to live go ahead and move in, cause I’m on my way out.

Negative experience: Terrible terrible terrible would never ever recommend BE CAUTIOUS THESE PEOPLE WILL NOT YELL YOU ABOUT RENT YOU NEED TO PAY IN YOUR LEASE THEY ADD HIDDEN FEES AND ARE NOT PROFESSIONAL AT ALL! I moved in to a studio apartment in November mind you this is my first apartment on my own I’ve never in my life heard or prorated rent but since I had moved in on a 22nd of November instead of 30th they had secretly charged me over 500$ for 8 days of November and did not let me know I owed that much til I received a subpoena for a court date for what I had owed they never once tried to reach out to me through call text or email simply waited until they were legally able to sue and did. 0/10 wish I could give them 0 stars but I can’t have fun with this terrible company they are scam artists and untrustworthy.

Negative experience: My son lives in one of these apartments, even though he's 20 he explained this was his 1st apartment. Well now we're in court due to him being late they tried saying he owed 1200. He had all the proof he didn't he owed 140 for a pro-rated for the 8 days but Hannah didn't explain that, it wasn't included in the 1st months rent. I've rented plenty of apartments/houses and everything was explained throughly. He has to pay $600 lawyer fee which could of been avoided if they would have just returned a call. They say they sent a 5 day eviction notice on Dec 18th but he didn't receive it, he didn't know they were even considering evicting him until he got subpoenaand read it in there. So Jan 4th he went to the office it was closed to public due to illness so he called and they said they'd look into it no return call just a court case. So to get out of his lease because who would want to stay there after all this they're still wanting him to surrender his deposited and 2 months rent for nonsense that could of been prevented with some communication but they lack that in this company. So if ypur in the market to rent I would highly suggest looking elsewhere otherwise it will turn I to a nightmare.

Negative experience: This is my first time ever renting an apartment , I am very disappointed. Matience takes forever to get back about anything and they do things cheaply. I have called for several different issues and have waited months for some issues. I live in the lacon apartments and the only good thing is the apartment was very clean when I move in, and they do take care of the outside and have lights when dark . I wish I had a better review but overall I feel like one cares and if I needed something done I had to do it myself or get my father to help me . Very disappointed!

Fantastic experience: Reviewing as a renter with a lot of anxiety and disdain for property managers and landlords. These guys rocked for us. I get a feeling through the other reviews that they might be a bit inconsistent, but my experience surprised me thoroughly. We have now been moved out for a month, and I wanted to throw some of my opinions up here incase it could help others: First positive thing, they worked with us and gave us a shorter minimum lease. We really wanted to buy a house and expected to be out of there fast. We did end up staying a year and a half, but it was awesome they set us up that we did 6 months followed by month-to-month. Two main things I was worried about would be "Will they try to be jerks about my deposit?" and "Will they take care of problems as they come up?". We've had landlords try to keep our deposit before for literally "Not dusting the fan blades and top of fridge". We rented a house from S&S that really needed a lot of aesthetic repairs. It was banged up and rough. The carpet was stained, kids had scribbled some walls, doors were beat up, trim was damaged, floor transitions were worn down to broken. We knew all of this, and it was fine for what we needed while we worked on saving and considering a home to purchase. We tried to document a lot of the damage, but there was surely a lot not technically documented. I was so worried that a lot of that damage would ding our return on our deposit, but that was a lot of wasted worry. We received our full check back this week without even a moment of fighting. The other worry I have about bad landlords/property managers is responsiveness to problems. When things don't work, it can really impact our routines and life, but some places just don't treat it like a priority. S&S, all good! We had a broken freezer, fixed quickly! We had a broken septic pump (maybe? not sure) causing water in the basement, fixed quickly. We had a leak in the roof, again, fixed quickly. This is all just in the first year that we were there. They know who to contact and their guys are great! --- NEGATIVES --- It's not all perfect! But I'm not sure who to blame. Our rent went up too much relative to how long we were there. They are pretty aggressive about raising rents, raising us up twice in a year and a half. They even bend their own documented expectations on how much warning they give. Maybe this is actually the landlord asking them to raise the rent? Maybe they encourage their homeowners to raise annually? I really can't be sure. I also don't think it's irregular for the industry, but it should have been handled more transparently and with more warning.

Fantastic experience: Because of my situation I did not have access to a PC, so I had to fill out the application using my phone. Even on a PC applications can be difficult, but theirs was straightforward even on a phone. Being able to view the apartment by just texting the agent according to my schedule was also a plus. I had a number of questions while viewing that were answered by text immediately. Really handy. Even questions the next day were answered by text soon to my satisfaction. A straightforward, easy approach, good job. I have moved out after about 9 months going back to my home which was rebuilt after a fire. While it was a nice apartment and I had a pleasant stay, it was not home. Nevertheless, I had very few problems during my stay and the two that I did have were handled by the staff within a day or two. Should I ever have a need to rent an apartment again (and I hope I don't!), I would not have a problem moving back to this one.
