Negative experience: I made a complaint to the office about a concern and I feel like I was dismissed with a generic email. The problem still exists which makes me feel like my concerns about the complex are not valid.

Thank YOU. I'm a happy resident and hope nothing changes about how this property is being managed and owned.

Positive experience: i’ve really enjoyed living here and have had so much peace. it’s quiet and people are friendly. staff is great. the only reason why i wouldn’t rate 5 stars, is because they fail to maintain the property well. gym lights will go out often, and the fire pits have had broken glass for about a year now. the couches seem to always be dirty.

And the Maintenance staff, George, Dolce and Juan have just been exceptional. I don’t think there’s a better place to live!

Fantastic experience: Stephanie and Girabaldi Management team has been consistently wonderful to us at Shoreline. They've been quick to respond, manages the property well when there are issues and super friendly. The leasing process was also a breeze and quick. I'm from San Francisco so I am used to a speedy process and they have been on par each time.

Positive experience: Very affordable, but we need new windows in McClellan park homes. Over all good experience so far.

Fantastic experience: You have the most accommodating front office team. It's our first time to stay in an apartment and I'm so happy that we found Gateway Crossing.

Positive experience: When I take a shower, the water suddenly turns cold because someone in another apartment is using their hot water at the same time. As a result, I have to stand away from the water and wait until the other person turns off their faucet. Sometimes, this wait can last anywhere from a few minutes to as long as 15 minutes, causing me to waste water. This not only delays my preparation for work but also leads to unnecessary expenses for the water I pay for. When I brought this issue to management's attention, I was advised to “flush the toilet.” However, that’s not feasible while I am in the shower.

Fantastic experience: I have lived on this property since 2020. I could easily live out the rest of my life here.

Positive experience: I haven’t been happy living here. The scenery is depressing, the trees look lifeless and very messy leaving leaves everywhere and get tracked in the house and balcony dirty, the front of Laurel Oaks look amazing while the back looks like the projects, experienced mice and roaches my first few days living here, parking is not acceptable having to walk so far to my apartment, washers and dryers are always broken I have to leave the property to wash, the repairs prior to my move in are all half done work, no linen closet no storage, and so on.

Fantastic experience: Muy bueno, solo con el problema que no respetan los parqueos de vehiculos vecinos de otro edificio se parquean en tu supuesto lugar y traen carros ajenos a nuestra comunidad y los dejan por días en los parqueos principales sin pensar en los demás cada edificio tiene su parqueo enfrente por que motivo dejan sin parqueo a los residentes del edificio un ejemplo 109 110 111 112 tienen su propio parque los habitantes del edificio 113 114 115 y 116 nos quitan el parqueo y no es justo e irrespetuosos con los vecinos

Positive experience: I mind my own business and when I ask for help the management usually helps me out as I am a Handicap Veteran. I have been a Property Manager in Incline Village with Home Owners and I do know how the System works and it is much different here with Renters then with Home Owners in Incline Village. I had to leave Incline Village where I lived for 41 Years because of a Heart Attack in 2020 at the Advise of my VA Heart Doctor this is the reason I moved to this Complex to begin with. It was a Major Change for me.

Positive experience: It's alright. Lots of issues with pests. Security is an issue. There's one patrol for 4 huge properties. I've had my cars broken into on multiple occasions with no increased effort by management.

Positive experience: Would like nothing more than to make it FIVE STARS . . . . . . However . . . We like living at Integra Peaks here and pay a premium rental fee for our apartment -- and on time every month . . . but . . . . Please keep the hallway, stairway, and elevator clean. Tired of stepping onto sticky spilled sodas, other liquids, and dog pee. There used to be an assigned person to do that task when we first moved into the new opened building but he was probably faced with the usual labor cut. The office staff and especially Jeremy Newman, maintenance supervisor, are all excellent workers and very helpful whenever we're in need of assistance. You just need that person in task of cleaning those areas mentioned above. This is a nice place but also vital if high standards are a policy and marketing tool for The Garibaldi Company. Negative experience: At Spring Meadows Apts in Antelope, CA: The renovations (new siding windows patio fence and landscape) make me worried about rent hikes in the near future. Being fully transparent, the renovation has been poorly planned and organized, leaving several parking spots blocked off for almost a year now in an already limited parking space community. Guys painting in the rain. Also we, as a bottom floor apartment, have lost the privacy of our back patio. Switching out the old about 5ft fully enclosed patio for a 4ft black metal fence with rusted metal slaps. Literally, they were already rusted when installed. Not sure who decided on the downstairs patio enclosure but its a bad exchange. We lost valuable space since anyone walking by can just reach into my patio and grab anything off my patio now. This also gives the random people walking by to traffic stopped at the light to see completely through my patio and -if I have my shades open- right into my apartment. So I can have natural light and no privacy or spend money and energy to turn on my lights. Management is typically attentive and friendly but answering machine get full for days at a time and you cant leave a message. Going into office is the best way to talk to someone. Maintenance are helpful, nice and clean but there doesn't seem to be a after hours maintenance line or it's just never answered. You can also put in a maintenance request online. Neighborhood is friendly for the most part, people keep to themselves. No crimes/vandalism that we have noticed. No porch priates. There are rats/mice and roaches mainly outside but we have had a mouse find it's way in and a roach here and there. Housing marketing being what it is this is the best place in our budget though. Plus renting means we don't worry about appliances breakdowns or maintaining the landscaping. Long but I hope it's helpful.

Positive experience: We love living here at McClellan Park Homes. I would have given 5 stars but I havent been able to get a repair on our linen closet ceiling from a roof leak fixed for almost a year now. That is the only down side though any other repairs have been fixed almost immediately and we love the area, office ppl and neighbors. The pricing is also great.

Negative experience: I’m sure the garibaldis make billions please upgrade and fix the Avalon Apartments please. Everything is old and slowly tearing down! All the interior is from the 1960s and rent here is close to $2000 a month! This entire complex is filled with rodents trying to get in! Remodel needs to happen!

Positive experience: Washers and dryer’s that we’re just put in don’t work right and cost more to dry as cloths are not being spun right dryers run only 45mins and cost &165 so really need to change company or install commercial washer and dryer that work these ones are a ripoff

Positive experience: My husband and I lived here for about 2.5 years. We overall had a good experience at this complex. The units are very nice and the property is well kept. Our only reason for leaving is due to the increase in rent. $2,300 in Tracy for a 1 bed 1 bath. Even with the amenities, it’s not worth it.

Fantastic experience: From day one before moving in and currently, I have had better than expected customer service from Amber and Sydney in the front office down to Jose from maintenance. Whenever I have a question, concern, or need, they are always prompt and professional!! Best experience ever!!!

Fantastic experience: I retired and moved to Spring Meadows in 2017 from the Bay Area. I have liked living here. I have had the maintenance staff come on different occasions and they are considerate and very efficient in repairing or replacing whatever is needed. In 2019 I moved into a downstairs unit and like it very much. I have been fortunate to have nice quiet neighbors. From my experience I would recommend Spring Meadow Apartment Homes.

Fantastic experience: Tia was both friendly and professional. She showed us an apartment upon our request and answered all of our questions. We found the grounds very well maintained. There are numerous amenities. We would highly recommend Emerald Pointe apartments in Rocklin.

Negative experience: Just got a replacement fridge because our original wasn’t working correctly. The Office staff worked quick to replace it, but it was replaced by a rediculously small fridge. My food now does not fit. If I was able to post picture of how bad it looks I would. I’m 5’0 ft. tall and I’m taller than the fridge that we received. I don’t believe measurement were taken before the new fridge was being replaced.

Positive experience: Good apartment complex to live in, only thing parking sucks. Good luck to people like me working evening shifts and having to come home late after a hard day at work to also struggle to find parking. They should really have assigned parking.

Positive experience: Tesoro apartments: The people that work for the company are great! My issues isn’t w/ the people, but with the so called “rule.” Most apartment complexes have a common area where residents have unlimited access, except last a certain time like 10 pm for example. Other places have common areas that can be rented out for birthday parties. This apartment complex has a pool and out door restrooms. The outdoor bathrooms are only available during business hours, which is Monday-Friday 9 am to 5pm. Otherwise the doors are locked… The outdoor outlets that could be used to potential plug in your phone or whatever have locks on them, do they cannot be used. Also there is a rule, apparently, that each apartment complex cannot have more than 2 guests in the common areas. This means, kiddos can’t have friend dates to go swimming in the pool. This also means you can’t bbq outside and have a group of friends over for an outdoors dinner area. We always know when someone “disobeyed the rules “ because we get text messages and emails reminding us. I’ve lived here for two years, and not once have I paid my rent late, yet every single month for maybe 7-8 months, I’ve gotten a text message telling me that I haven’t paid my rent asking me if they want me to send the link to pay my rent. Mind you, this even happens when I’ve paid my rent. For a luxury apartment complex, you’d expect better treatment of the tenants… instead of these surprise rules that keep piping up. It’s frustrating.

Fantastic experience: When you look for an apartment you would expect that you be able to live peacefully.It’s been a great experience thus far, I love the place because it put me at ease. The way everything is laid out is phenomenal.

Negative experience: Your company has been renovating the property mostly outside, new windows AC and fence. When the workers came to put in the new windows they distroyed every plant pots and all for no reason.. just stomped on and distroyed my back patio. I haven't said anything I heard they was lots of complaints on the company I don't know but now I don't care I will never put anything back there again just that and all the other workers I just so done with it all... I live at Hazelwood apts and I feel I have been a pretty good tenant but I guess that doesn't matter I do like the manager and maintenance man really nice but if I had somewhere else to move to I would..

The new remodel makes all of the apartments look beautiful. Lorena is the absolute best part of living here, she always takes care of us and my son loves going to visit her when we go to check the mail!!

Negative experience: Just awful!! Management towed my work vehicle and it was registered as my work car with the office. When I informed them, they said go get your car and we will credit your account. I lost an entire day of work. I understand mistakes happen but correct your mistakes and take responsibility not pass it on to the customer that has been with you for 3 yrs. Their actions regarding this issue showed me they could care less about a customer, if they had made it right, my rating would be different.

Fantastic experience: Brookside crossing is a well-established residential community occupied by a diverse population of residents that pay attention to each other's well being. The property is well maintained by professional landscapers. The maintenance team, when needed responds timely and efficiently to calls. The office staff is courteous and informative when asked upon for information or service. check it out!

Fantastic experience: The Fountains Lodi staffs are wonderful. Manager Shalene is extremely accommodating and sincerely cares about her tenants' well-being, safety & comfort. Victor, a maintenance person, is reliable, personable and VERY good at assessing & fixing just about anything in record time. I am pleased to call The Fountains my home.

Fantastic experience: So far we have been at the Atherton for 2 months and we love it! We especially like the cleanliness, open space and amenities. It is very diverse, friendly and unbelievably quiet for apartments. I love that there is only 4 - 2/2 apartments to each floor and it feels like living in a resort every day. The staff is incredibly helpful and courteous. We downsized from 6/4 home and couldn’t be happier of our choice!

Fantastic experience: Maintenance came in to my unit to install some energy efficient updates and Aulten was fast, friendly and professional! I have been here for 3 years and truly appreciate the maintenance team here at the Horizon's. Love the new updates!

Positive experience: Our first 4 months at Venetian Bridges were a nightmare. There were roaches everywhere kitchen, bathrooms, bedrooms and living room. We complained to the office a pest control service entered and stayed 6 to 7 minutes according to the paperwork. This past has been bearable because every week I'm spraying the and around the building. So far so good. Except for this problem I would rate Venetian Bridges Apts a great place to live in the city of Stockton, Ca.. Close to shopping, highway 5 and dining.

Positive experience: During my almost 5 years at The Cottages In Orangevale I can honestly say I only had one unpleasant incident happen. The incident was completely resolved when the company replaced the property manger. She was the problem not the complex, not the neighbors, not the owners, not the apartment and not the area….. simply the management style of the property manager they had on sight at the time. Once she was replaced it was literally the best!!

Positive experience: Both Marina Village West and Brookside Crossing have been good places to live. However, the rent is too high for what you get at both properties. Also, most landlords want to keep good tenants like me, so I have never understood why Garibaldi raised my rent every year for 7 out of the 8 years I rented from them. I was always told it's the market value. What market? San Francisco? I am moving out of Brookside Crossing because of my rent being raised again. I can get more for the same rent at another property in a Northside address. I will have an extra bedroom, single story, a garage, and a backyard. My sister-in-law has lived there 13 years and her rent has only been raised three times at a minimal charge. Where I'm moving to is a very desirable place and people don't want to leave. What's really sad about departing from a Garibaldi property, is that I was friends with Alva Garibaldi. She told me about Marina Village West and her daughter. Maryann was great to me along with the management at Brookside Crossing, but I just can't handle the rent being raised every year especially when I see a lot of voucher tenants moving in. Thank you Garibaldi properties, but stop raising your rents so high. Brenda

Fantastic experience: I haven't had a sincerely bad experience living here in Brookside Crossing over 10 years. The office staff is spot on (Amber) and maintenance (Migel, Maria, Omar and Mark) is above and beyond! My kitchen faucet broke and was replaced with an upgrade. Our heater wasn't working and I was provided with a portable unit until it was repaired, took a couple of days. Thanks for keeping my home nice!
