My roommate and I have been with them for about a year, and Everytime there was an issue with the house, it was fixed within a timely manner. Tina, our contact, has been nothing short of awesome. She’s attentive and reasonable, and gets things done efficiently.

Negative experience: If I could give them 0 stars I would. Terrible company, customer service, maintenance is trash, and absolutely just money hungry. They don't care how you live and the work that's being done to your place. Subpar trash services. I wish my landlord would have went to another pleasant company.

Negative experience: Some of the employees are rude and some are very pleasant however the pleasant ones seem to only be able to do so much problems with serious matters have to be sent to upper management and thats when your problems will began.

Negative experience: This company is the worst do not buy or rent from them. Most of the reviews are fake, they evicted without a real court date they said i didn't show up to court when i did but they didn't so i couldn't even state my side they lie a lot . Been living in this run down piece of crap for 3 years I fixed most things and repainted so it could be livable they didn't wanna fix anything and wanted to just kick us out. This place had lead poisoning my niece got it , mushrooms growing under the sink and not to mention the back yard is so messed up , even the electrical is missed up most plugs don't work in the back and side of the house wires are hanging and the our electrical is connected to the unit next door so a high light bill and the garage is unusable it's almost unlivable. The doors and windows messed up so fire hazard. Next they gave us a day notice to pack or stuff they didn't send one real notice just a green tag called and they said they don't have a real move out so idk what was the green tag about date was wrong on it also so no clear communication left in the dark about everything. Finally that house is unlivable and i hope this company don't scam anyone else or the horrible landlord he is disgusting for treating tenants like this he lied about his name and everything was threatening us and lied about what state he was in so not sure actually owns the property wanted to pay though cash app and even blocked us so we can't communicate called this company to ask who the landlord is they had little to no info about him that's a little concerning and was getting scammed out of 750 house not even worth 400 a month Someone needs to sue like today

Negative experience: One of my family is currently renting this place and they had them living there with no heat and cold water and someone smoking in the unit below them. She has complained to the neighbors that she is pregnant and also deal with breathing problems as well and they still kept smoking so much in Trafalgar Ave. She even complained to the company but she still says she keep smelling smoke. She has children. All of this is dangerous. Also she told me that the property manager came into her building with the shoes on walking on her mats and he also used the restroom without permission while maintenance work. That’s disgusting.

Negative experience: If I could give you zero stars I absolutely would. This company is absolutely terrible, and unprofessional at the highest level. They have taken two and a half weeks to get to our application. They were totally unprofessional in setting up tours, given they’d schedule us and then cancel the appointment an hour before because the “tenant wasn’t available” the property manager Tina does not answer her phone at all, I’ve left multiple messages and voicemails and I have gotten no where but now I’m being told that they are going with another tenant because my docs were too late but if someone would have answered the phone to tell me what I needed nothing would have been late. Also, the “tenant” they had tour with us, told us we were approved! we packed up to move in and now we’re being told otherwise. ZERO STARS YOU GUYS ARE THE WORST

Fantastic experience: Overland managed my 4 properties for the last 4 years, my and my partner are very happy with their service. Definitely recommended.

Negative experience: Do not rent from them. They rarely if ever respond to any messages. They take forever to get anything fixed, my fridge was down for 2 weeks, and the entire second week, they called once on Monday to update me, but didnt bother to leave me a message and then kept canceling or deleting my maintenance requests while I was in limbo waiting on them. We currently have squatters in the basement that they've known about for 8 months and have done nothing about, and only give vague answers about what is being done. As an edit: we are at the 914 Copley road address in Akron

Negative experience: My family and i sat outside of 4434 Lucille rd after a confirmed viewing at 330 for 515. Arrived with no agent present, restless children and not so much as a number to contact so that my time wouldn't be completely wasted. My family has been interested in this house for over a month but this is my 3 rd time trying to visit this house and the first 2 times the agent was late or didn't stay the length of an appropriate showing. It's very unprofessional especially when requesting $2,000 from someone for rent and deposit and the tenants cant even step foot past the door seal. If I proceeded with this house and application fee should be waived discounted rent or something should be done to make up for wasted time of a USPS federal employee especially when I get off work early so I can view a property literally down the street from my job. But I guess that even with beautiful renovations this is why the house is still on the market. Such a Shame.... Im still here 6:17p no response nothing. I made the appointment for 5:15 and did that while i was still delivering mail at 3 i had a certain amount of time to reply and nothing smh. Lovely home but I'm not sure if it wolill be a good place to move my family. Anyone with children knows that the best has to be provided, however I can't even get a view of the property and this is my 3rd attempt. Its as if Overland Property Management doesn't want the money. And again its no issues on my end. I work at the post office for over 10 years its literally 3 minutes up the street and I got off early just to loose my personal time and waste my family's time on a house that I promised would fulfill our needs and still haven't stepped in the property at all. I have never dealt with this before and checked BBB and saw the company has a F rating due to ignored complaints and flat out not responding to people who is forking over money on demand but can't get heat in their house for their kids or even a set of keys that works after taking a tenants $1800 deposit. This is honestly worst then K&D, hell Deegan Management actually. This may be the universe telling me to let ot go and start looking woth other companies. Isk anymore.

Fantastic experience: Very good experience with Anthony the maintenance man whenever he come to my house he does a great job (I always ask when something goes wrong can they just send him) I’ve been dealing with Overland for a lil over 3 years

Negative experience: Do not ever try to apply here. They take your application and never respond to you stop answering calls don’t respond to multiple voicemails or emails. So unprofessional

Negative experience: Omg the worst management company every first day moving in black mold ceiling leaking basement flooded with sewage two months in mice and they won’t fix the problems they blame the land lord not having the funds how is he renting out a house and don’t have the money to fix the problems! Overland told me they don’t know what to tell me when I asked how me my wife and three toddlers all under age 6 is supposed to live like this. I am seeking legal action this is not right and god knows all I want to do is make sure my kids and wife have a better life which is why I choose the house in first place mind you it took 4 months after seeing the house to get in they kept failing inspections be careful with them

Negative experience: My experience with this company was good until I started to have problems when it came to applying for one of their properties. There were two properties I was interested in and so one of the agents Avigail told me to apply to secure the location. Once I submitted my application she tells me that another customer took the property due to paying cash up front. I understood that part but then I was given the option of another property to view and so I told them to switch my application to that property. Then a week later the same situation occurred with this property after I thought the agent in the office processed my paperwork. The agent Lisa told me to tell my agent to find another property, at that point I was disgusted and didn’t want to waste anymore of my time. Apparently they didn’t do anything but took my money for the application fee and wasted my time. I feel like I was discriminated against due to the fact I had a CMHA voucher and they weren’t really trying to give me the property in the first place. They shouldn’t say they accept CHMA and then have no intentions of going through with the process or completing my paperwork and submitting like they told me they would. I was very upset especially since I thought I had secured something which led me to put in my 30 day notice to vacate my current place. When I went to pick up my packet the next day nothing was filled out.

Negative experience: These are the worst people to do business with the are straight up crooks if I could give no stars I would me and my wife moved into a property they rented to us it was a mistake there was soooo many issues with the house I mean nasty disgusting things that took them a whole year to fix they up our rent then wouldn’t let us pay until it built up to an unreasonable amount we are going to court and we will win!

Negative experience: This property management company is refusing to release rent for a property they no longer own to the new legal owner. The first person my property manager spoke to weeks ago stated that one tenant paid them on the 1st and one on the 3rd. The tenants both have proof of that and confirmed it. A lady who refused to give her name spoke to my property manager today and stated that she never received any rent and since she does not have a contract with her, she won’t speak to her further. I have done repairs and updates to this property with no rent and since they kept the rent, they need to reimburse for the repairs or release the rent. I will be suing this company.

Negative experience: Beware! I paid an application fee and was shown a property that was completely unlivable—mold, sewer damage, and numerous safety violations. Despite these serious issues, they still pushed me to sign the lease. When I asked about necessary repairs before moving in, I was told nothing had been mentioned previously. Conveniently, the lease stated the property was being rented “as is.” It feels like a bait-and-switch situation where they’re just eager to lock tenants into a contract without addressing major concerns. Also, be cautious of the glowing reviews—many seem questionable. I wouldn’t recommend trusting this management.

Negative experience: I don't think it's right I can't take a hot bath in my tub only thing works is the kitchen sink hot water and the sink hot water in the bathroom but when I get ready to take a bath I can't even do it cuz it's cold water and they not willing to fix it send nobody out there to see what's wrong with it and that's a shame all the money y'all get from section 8 969 that apartment ain't even worth it

I love the fact that I live in an end unit ..I have an upstairs and downstairs along with a spacious front yard and backyard. The property management team has been nice and is always willing to accommodate me with anything that needs to be taken care of within the home. Negative experience: Absolutely terrible service. I was sent 2 leases both with the wrong name. Overcharged when the lease stated the amount paid. Called because the furnace shut down during zero degree temps and did not receive a call back for 6 days.

Negative experience: These guys never answer their phone or their text line. Took up my rental for 8 mths then split with the owner without notifying me the tenant. In limbo now. Also they don’t fix things properly. They epoxy glued the entrance railing to concrete. Didn’t last the winter.

Negative experience: UPDATE UPDATE ::: IM ON MY WAY . Overland has refused to give me my $1000 deposit after selling the property to a new owner as is . They are money laundering people !! Thank you ! Update still haven’t received anything from them and it’s been several months . The billing department told me to shut up . So im waiting for small claims . I will delete my review if you just pay me. You can send it to my new landlord . I had already paid another $1000 . So please transfer it soon as possible as you stated you already did and didn’t .
