Negative experience: Creekside Village Townhomes in Parkville MO needs new management. The property manager is a poor communicator and does not return emails. He mismanaged the lawn and snow removal services in 2024-25 by running up a debt of over $80K! 6 months AFTER the snow season, Mr. Walter sent a letter stating that every resident had 30 days to pay an additional $502 to cover only HALF of the debt. This notification should have been sent 6 months earlier. Property owners should have been given an option to remove their own snow when the contracted company tried such an outrageous upsell. First Residential should do the right thing by paying at least half of the $80K bill - pure MISMANAGEMENT and INCOMPETENCE. Update: As of 2026 First Residential has been FIRED but the homeowners are left with the outstanding debt.

Negative experience: I’m just speechless…Rikki, please get it together. This is a literal joke! I see all these great reviews but yet the unit I bought in an 1800’s building that offered so much more than what I’ve received in over 6 months. We bought our unit for investment opportunities and we’ve already lost so much. We were told at sale that the gym and community areas were undergoing renovations, but nothing had moved since August of 2025. As one of the only properties in KC that allows 30+ day stays, we saw potential for our very first investment property but we’ve only experienced stress and a ton of loss for an HOA of $500+. No elevator, no gym, no parking, no recycling, and inconvenience water shut off at whatever time Rikki chooses is absolutely absurd. Where are our HOA’s going? You are sinking everyone who has invested in this property that saw potential a respected it’s bones!! I wish I could fire you, because you are completely absent, Rikki.

Fantastic experience: Great service and response from Liz in the KC office. We were having some significant issues with our mailbox and noticed Gary the technical service person in the area. We did not happen to be on Gary’s service order for the day however he indicated he could be available. Negative experience: Horrible service management.our neighborhood in Edelweiss was perfect before they took over. Never can reach customwr service. They Charge fees on top of fees on HOA even when you pay with a bank account or checks.when their unprofessional member answer text message they pretend never to understand what you are talking about. This place was epic before they took over now even leaf cleaning is once a year. Here Iam bending cleaning leaves while paying HOA ,what's the point?and they keep raising fees and service going down. If you see their name somewhere run don't walk.The 5 stars reviews are from their employees only. Writing an update on December 31st, 2025: well I could not be prouder of my one star. They have worked hard to show me that I was right . Mackenzie the one taking care of our HOA have ignored my texts and calls just because I need to be answered for a service that is a part of the HOA agreement. No replies, no follow up. Everyone around me is getting serviced except me ,you want to know the common denominator or those receiving services? Yes you guessed right,its about that.

Negative experience: I rented the clubhouse at The Coves for a holiday party and unfortunately, it was not the best experience—especially considering the cost of the rental and the incidental deposit. During my walk through for the rental, there were dead flies and the clubhouse was very dirty. I was informed I could arrive at noon to begin decorating for my party. When I arrived at noon, there was still another party taking place that did not end until 3:00 PM. I made adjustments and kept my event scheduled for 5:30 PM, but this was not what was communicated to me days prior. After returning once the previous party ended, my key fob would not work to access the clubhouse, despite management verifying my key fob number the day before. If I had not caught the last person leaving the earlier party, I would not have been able to get inside at all. Because of these issues, we were left with just enough time to clean up after the previous event and set up decorations as guests were already starting to arrive. For the amount of money charged to rent the clubhouse and hold an incidental deposit, I expected a better-managed and more reliable experience. I hope future renters don’t encounter the same problems. Lastly, As I received my incidental fee check back, First Service residential written “VOID”in a sharpie and caused confusion and issues with my bank. Luckily, my bank handled it but just another issue I ran into.

Fantastic experience: This is an update to my original post of a couple of years back. Terri Johnson of 333 Meyer West. What more can be said about Terri? What praises that have not already been sung? What new superlatives can be added? In all seriousness though, Terri is the best manager the Blue Building has had since I took up residency here. We are fortunate to have her here. This is a review for Terri Johnson, the current property manager at 333 Meyer West Condominiums. I have been a resident here since 2017 and my association with this property goes back to 2004. In that time, I have seen quite a few property managers and I can honestly say that Terri is the tops! She has just the right mix of enthusiasm and professionalism to get things done and done right while still being a friend to all of us here. Thank you Terri! Here's to more in 2024!

Fantastic experience: Good Morning, I just wanted to take a second and make everyone aware how much of an asset Terri Johnson has been in regards to our large 44' long roof mounted DOAS unit replacement at 333 Meyer Condominiums KC. Negative experience: We have had an overall poor experience with First Service in our HOA. We live in Northgate Village, a maintenance provided townhome community, where they are in charge of maintaining our pocket parks, snow removal, flowerbeds, etc. The cost of this is around $3600/yr in 2024. Attached are photos of the light pole in front of my house and my flowerbed after coming home from vacation this summer... I have to email multiple times for them to do maintenance and in our last exchange, they said that we didn't have the funds to maintain my bed on a regular basis or come up with a permanent fix. They have been in charge of this for over 2 years at this point, so this is the results of their maintenance for the last 2 summers. On top of the previous issues, services we were previously offered are being rolled back. Trashcans from our pocket park were removed and it's caused an increase of people not cleaning up after their pets in the public areas. I have always shoveled my own porch because I don't think I've seen a member of the HOA shovel since we've moved in. We don't have a pool or clubhouse and next year we are probably going to pay over $4,000/yr for this service. I have sold new construction homes in the past and advocated for HOAs because they typically increase value, but this has really made me question it.

Negative experience: I had the misfortune of serving on a board that chose FSR as our management company. We hired a company in the hopes of making our lives easier. Instead they were so terrible the constant stress contributed to my chronic illness flaring up to the extent that I sold the home I'd hoped to retire in and moved away for my health. Highlights include the first manager not paying any vendors or doing any maintenance for months, FSR firing her and not telling us until I tried to get in touch with her, and the accounting department accidentally setting our once yearly assessment as a monthly deduction. (This was in the span of 4 months.) They also sank an owner's sale by refusing to answer a condo questionnaire and nearly sank mine as well before insisting I had to pay several hundred dollars so a lawyer could answer it for them. Then they accidentally refunded me the money only to come back asking for it a month later. I had anticipated we'd need to be on our guard with a management company because they try to nickel and dime you. I hadn't anticipated how bad they'd be at it. For my former neighbors' sake I hope these were growing pains (bizarrely they assigned a brand new employee to our newly onboarded community; I mostly felt bad for her as the majority of the disasters were above her/other departments) but after two emergency medical appointments I couldn't deal with it anymore. Whichever marketing employee is copy pasting responses to reviews, don't bother saying you'd like to "address my concerns". If FSR actually felt bad about their constant screwups, they would've let me keep my money. As is, my life's ambition is to never hear from them again.

Fantastic experience: My experience at the Big Blue building (333 West Meyer Condos in Brookside/Kansas City) have been positive. Manager Terri Johnson and the rest of the staff have their hands full with this old building but they keep it up and running. All the staff (Jason, Elijah, David) are always friendly and willing to help out in any way they can. Fantastic experience: My experience at 333 Meyer West and Terri Johnson, our Property Manager has been very helpful and supportive. I rely on the daily emails from Terri to be up to date on all aspects of our property. We have had a few big projects being completed that without the daily emails from Terri we would be unaware of what the expectations were. Terri is a helpful and knowledgeable manager. Elijah, our property concierge at the front desk, is an excellent go between Terri and us, home owners. He is never without a smile and a welcome home to unlocking your home and a quick jumpstart. The management of any condo that has diverse residents and resident board members can be exhausting, challenging, and thankless. Fantastic experience: My experience with management staff at 333 W Meyer, Kansas City, has been very positive! I've rented and owned units in the building and the service I have received in both situations is the same: prompt and pleasant response to questions, an ongoing willingness to share (and repeat! :-) admin information, and continued eagerness to educate on how things work in my particular unit. Terri, Elijah, and Jason go above and beyond!

Negative experience: Lost our pool key access card and it was fairly easy to request a replacement but found it to be ridiculous that a resident that has always paid all their dues on time every year had to pay $25 to get a one-time replacement card. Not sure why this is not considered and factored in as a part of our annual HOA dues.

Fantastic experience: I recently lost our pool key and was corresponding with the FirstService office, honestly thinking my daughter would have to go without pool access for at least a week because of my mistake. But Kaylee went above and beyond to help us. She made it possible for me to pick up a replacement key in person—and even gave my daughter a piece of candy as a sweet “sorry you missed pool time” gesture, even though the whole thing was completely my fault. I felt so seen and cared for in a way that’s rare in property management. Thank you, Kaylee, for your kindness and thoughtfulness—it meant more than you know!

Negative experience: Terrible experience with our community and HOA. Our Property Manager,Candy, is non-existent. I would, however, give Tiera 5 stars if I could! She is as helpful as she can possibly be, but unfortunately can't help much due to the ridiculous restrictions our HOA and developer have put into place.

Fantastic experience: First Service has been a great new addition to the Metropolitan. I’ve definitely been able to see changes already being made in the building and it’s great to see! Our new property manager Alejandro seems so be very hardworking and dedicated to making the Metropolitan a much better place to live. Fantastic experience: I’m a resident and former concierge at the Metropolitan Condominiums. First Service recently took over management of our building, and I wanted to share a review because they’ve done such a fantastic job so far. Although we haven’t been with First Service for long, the changes they’ve made already give me a renewed, positive outlook on the Metropolitan’s future. They’re making a solid effort to build trust with our community. For example, they switched the onsite management office and business center locations so residents can now see when Alejandro, our new building manager, is in. This creates a welcoming atmosphere and invites residents to have their voices heard and be a part of a collective, rather than feel like we’re under a top-down system that ignores community input. They’re also updating our laundry facilities, pool area, and parking lots to make them more efficient, user-friendly, and higher quality for everyone who calls the Metropolitan home. Now, I want to highlight the staff. Alejandro, our new building manager, has a very inviting, calm, friendly, and professional presence. He’s down-to-earth and encourages residents to come talk with him about any questions or concerns. He’s truly working to build a good rapport with everyone here. He hasn’t just come in making changes without listening. He’s collaborating with our board members, staff, and residents to ensure improvements reflect what our community actually needs. I especially want to give a personal shoutout to our Concierge Supervisor, Katelyn. She’s been with us since before First Service came in, and I was so happy to see that the new management kept her on. Katelyn is dedicated, friendly, hardworking, organized, and truly kind. She goes above and beyond for residents every single day. Her communication is excellent and she handles any situation quickly and professionally. She’s played a huge role in helping First Service get settled at the Metropolitan. Big kudos to Alejandro and First Service for making her Front Desk Supervisor. No one deserves that title more than Katelyn! Additionally, our new concierge, Stasia, has been a wonderful addition to the team. She has a great personality and a very professional manner, and she makes residents feel welcome and cared for. Overall, I’m excited to continue this new chapter with First Service. So far, so good, and I look forward to sharing another update once we’ve had more time under our belts together. Thank you!

Positive experience: I live at a property that they recently became the new management company for; it’s in downtown Kansas City, Missouri. So far they seem to be an excellent company to provide management services to the building. Also the new property manager for the building, Alejandro, is good natured and pleasant to get along with. Another great thing about them is that they recently promoted Kate to the position of Front Desk Supervisor. Kate has been a really nice, friendly and helpful concierge at this building for a very long time. So it’s really fantastic to see her finally get a promotion

Negative experience: Very very bad service. And so so good for collect money. I went to their office. They don’t know anything at all. I don’t mind to pay! Negative experience: This company is good at collecting funds, spending the HOA money frivolously with scant reporting, and they are not capable of pool maintenance as they advertise. If they properly shut down the pool for the season, would the pipes burst and require repair postponing the opening of the pool for nearly 2 weeks? Will they foot the bill for any damages caused by not properly maintaining the pool equipment? Doubtful but we are watching. We will save the fountain debacle for a separate post.

Negative experience: A complete waste of time, energy and contradiction. They truly provide little to no real value within our neighborhood in Sundance Ridge. They will over communicate every clubhouse rental, sprinkler/freeze warning, weather or trash pickup updates. However, on the REAL items of potential billing changes, they "drop it in the mail" and assume everyone got it. Regarding specific HOA fees, they make no mention that payment has to be made in full for the year. In fact, they advertise that their payment system can be set up for monthly/reoccuring payment options. Yet when you set it up for monthly, they hit you with late fees and interest because you didn't pay in full. This HOA is a money grab, local team members or community managers do nothing to advocate for the owners and just constantly run up with costs while providing no real value! If I could put ZERO stars, I would.

Fantastic experience: I have been a resident for 15 years, first in the Rowhomes and now in the Circle. Throughout that time, I have looked to the front desk for guidance on virtually every facet of living here at Kirkwood. For the last eleven of those years, I have had the pleasure and the benefit of working with Nicole. As I tell her at Christmas, she is the most visible, professional, knowledgeable and personable individual I deal with on a day in and day out basis.. She knows and greets the entire community here by name (that includes dogs). If she has a bad day, I’ve never seen it. To me, she makes the place go. In the last two years, the effectiveness of the front desk has been noticeably enhanced by the additional presence of Alejandro. He too is a real professional, excellent on tech issues and always willing to work with residents on any problem. His follow-up is second to none. Always friendly, he has been a major staff presence in the recent efforts to offer a social life to those residents seeking that. He’s been a tremendous addition to Kirkwood. Fantastic experience: I have lived at Kirkwood in the high rise for almost 10 years now. Nicole at Kirkwood is the best. She goes above and beyond helping the residents. Derek Long does a phenomenal job as well. I don’t know what we would do without them.

Fantastic experience: The staff at Kirkwood are generous in kindness and generous with their time. I hesitate to mention names as I may leave someone out; Lonelle, Nicole, Pat, Janae, Stacey, Valerie, Lucille. Felicia and Alejandro were most understanding regarding the difficulties I encountered after losing my husband. Jim and Trent were always ready to lend a hand. Fantastic experience: Visited some friends a couple weeks ago at Kirkwood . Not familiar with the area and was lost. Derek was very friendly and helpful providing me directions on where to go. Told my friends who live there that staff here was very nice and they told me Derek is always very friendly and always willing to help whenever he can.

Positive experience: Although I am not a fan of FirstService Residential (3 stars), I am a fan of Joel Closson (5 stars), our Maintenance Technician! He’s industrious, courteous and always ready with a smile. Most important to me, he really works hard on our landscaping at the complex. He cares about it as much as we do. It’s a never-ending job and I don’t know what we would do without him! Thank you Joel for all that you do!
