Gulfbelt is truly Mobile’s greatest gem when it comes to renting a property. Nobody is perfect but they sure are the closest thing to it. Negative experience: This rental agency is really poorly managed. I left 2 separate, detailed voicemails almost 2 weeks ago, to schedule a walk-thru for a few of their properties. Today, they called me back and left a message saying, "Someone called to see some properties, we ask that you drive by first and then call us back" Excuse me? They didn't bother mentioning my name or either property I expressed interest in. Really unprofessional if you ask me. I live an hour away, do you think I'm going to use 70 miles in gas.... just to do a drive-by of one of your houses? And then I *may* or *may not* hear from you two weeks from now? Sorry, I'm a renter...I'm not also going to do your job for you. Sheesh. Dodged a bullet on this one!

Negative experience: If I could give this company 0 stars I would. If you are black please for the love of God do not go through the company. This is by far the worst experience I’ve had as a renter. The office staff are very rude they don’t know how to talk to people that are paying them. They aren’t understanding and nobody will help you get an understanding of the amount you owe. Even after making several attempts to make it right crystal still is threatening to file the eviction notice. While I was there attempting to get an understanding she sent a team message stating that she will still be filing an eviction notice and that the worker who was trying to help was wasting her breath! DO NOT RENT WITH THIS COMPANY

Negative experience: Very rude people most home are not up to par.

Negative experience: Joyce is the absolute worst. They apparently do not want people to rent their homes. If you call to ask general questions Joyce will talk over you and does not care about what you have to say. They do not communicate with one another in what goes on with applications. If you get denied Joyce will belittle you and will not give you steps to correct the issue. I was laughed at and told "oh are you going to contact all these places that you are in debt with" they just wanted to rent to whoever else was on the waiting list. It's no longer on market. Within two hours.

Negative experience: I lived under the housing board for 10 years they apparently don't count that as a stable rent history. I put in a application not too long ago and it was denied because of that. My 1 star is based off my own review. No one elses

Fantastic experience: I love the understanding hearts that Gulfbelt properties have for there tenants. I want to send a special heart out to Crystal she is a life savers keep showing that love that people need and she give the best hugs.

Negative experience: Joyce was incredibly unprofessional and rudely laughed at my elderly mother over the phone when my mom inquired whether she was approved or not. She cut my mom off with "read the email," completely unwilling to help. My mother isn't tech savvy and was never told she'd receive an email. She just hoped to ask a simple question. I hope one day Joyce realizes that low income does not equal low quality individuals. In fact, Joyce showed her quality today on that phone call. Additionally, they took $150 from my elderly parents and nonverbal autistic little brother only to reject them for lack of credit history. Excellent rent and bill payment, but they never had credit cards. Interesting way to make a decision, but that's beside the point, of course.

Negative experience: if you are black or minority or low income, BE VERY CAREFUL. this management company lies about fees and what's owed at the end of your agreement. I leased with them over 9 years and yes the maintenance was great and prompt the problem comes at the end and they lie and put stuff on your credit report about what you owe. I have called them and they have lied and said they would correct it and haven't. I will be reporting to bbb as well but TREAD VERY CAREFUL of their scam and lies. house was cute but this aftermath WASN'T WORTH IT.

Negative experience: I would rate my experience with this realtor as extremely disappointing. Despite making an appointment to tour the property, the realtor was not present when I arrived on time. While I understand that traffic can cause delays, her lack of communication was unprofessional. When she did arrive, her behavior was off-putting. She seemed uncomfortable and barely acknowledged me or my family members. Throughout the tour, she was unhelpful and did not provide any information or assistance. It was clear that she was not interested in engaging with us and her attitude made us feel unwelcome. Furthermore, it was evident that her discomfort extended to racial biases, as her interactions with us were strained and uncomfortable. This type of behavior is unacceptable and should not be tolerated in any professional setting. In the future, I would recommend hiring realtors who are welcoming and comfortable with all races to ensure a positive experience for all clients.

Negative experience: Every single door in our property had to be installed by a blind man with one arm. The latches don't line up with the hole and most of them are so heavy painted that they cannot be closed. One of our two bathrooms is completely unusable and they told us we're not a priority to repair because there's a second bathroom. This bathroom is not accessible without going through our roommates room. It's not hard to get through though because again his door does not close, nor does the bathroom door.

Fantastic experience: We have rented from Gulfbelt for about 7 or 8 years now, and we've had an excellent experience all around with this group of people. Any time there has been an issue which needed a repair person, or if the house has needed some work, they have been quick to address it and have it fixed. With our experience, the prices have always been fair, especially in this economy. As far as I can remember, the application process was pretty standard, no headaches there. We are only leaving the house we are in now because we are buying a place, but we would have happily stayed in the place we have been in indefinitely. Big shout out to Crystal, we'll miss ya girl!

My move in process was extremely smooth and I had everything I needed. I would highly recommend this place for anyone looking for loft apartments in the downtown mobile area.

Fantastic experience: We signed a one year lease with Gulfbelt but our new home wasn't built by the time our lease was up so they allowed us to extend our lease another six months. Just a couple weeks before that lease was up, the plumber for our builder flooded half of our house and Gulfbelt again stepped up and allowed us to rent month to month. They've been very good to us!

Fantastic experience: I’m definitely recommending Gulfbelt to my family and friends!! We have been in our home for a year and we love it!! Crystal is amazing, and returns phone calls promptly!! We plan on purchasing a home in the future and we plan on using Gulfbelt.

Negative experience: First off - I loved the properties that I was shown and they know how to sell you what you are seeing. In fact, I loved the space that I rented. My reasons for the 1 star is based upon my experience with those at Gulfbelt Properties, Inc. office. 1. Unclean Spaces - When I first moved into the space, I was told that the condo had been thoroughly cleaned but that was unlikely since I found trash that included a used birth control pill package. 2. Repairs - Calling in a repair was a struggle and I was often informed "we will have to see if the owner wants to do that," which was and is a ridiculous response to a customer. 3. Rude members in the office! - Not everyone at Gulfbelt Properties were rude but some men in the office need to learn a better sense of business acumen when it comes to dealing with the customers who give them money. Personally, I eventually avoided those particular persons at all costs because I am not paying someone to be rude to me. 4. Safety! - During my last year in the condo where I was staying - a person moved into the space downstairs. The problem was that this person was a smoker and continued to smoke and vape in the space, which meant that I had to deal with the smoke and vapor. When I called into the office I was told, "until you catch him doing it and take a picture of him there's nothing we can do about it." When they finally sent out a person to try and seal out possible places where the smoke could come into my condo - the employees said "Oh yeah! He's smoking in there alright!!!" Still, Gulfbelt Properties did nothing to stop him as was outlined in our lease. Eventually, they did offer a partial solution - "We can move you into another condo." This would have meant my having to pay to move my things and then the new space would have cost me more per month than I was already paying. And did I mention that I had lived in the space for over 4 years before the smoker arrived? *** In short, I do not recommend dealing with this group. *** Any written response to this review cannot offer a valid solution to solve my negative issues.

Negative experience: Very unprofessional and disorganized!!! My husband and I were looking for an apartment. We were told that only he needs to apply because I don't work (he makes 4x times the rent and I stay home with our newborn baby.) We waited over a week to hear back so I called their agent to get information on the application and no answer so I texted the agent and she told me to send in the renter history. I told her that he never rented before and she replied for us to have our parents fill it out. We did as we were told and sent it in and waited again a couple of days and then were told that their internet was down, then a couple of days later was told that the person who is supposed to review our application was out sick, then a few days later was told to call a different number to get updates. When we called the lady said she was waiting to hear back from the company we rented from... we were confused and told her that our parents were the ones who filled it out and never received a phone call or an email... she said ok and that send will send it in. The next day she called to say that we were denied because we had no previous rental history. If that was the case the agent should have told us from the beginning instead of having our parents filling it out and chasing them around for a month just to get denied because of rental history. We have a newborn and because of this unprofessional establishment, we are now back to square one for a place to stay and are out a month because of this disorganized company. Negative experience: I was never late on my rent or ever gave them any problems. Had an inspection about two months before I moved out my apartment and got told I had a nice apartment and was told I take very good care of it then when I move out they say I owe them almost 700 on top of my $850 deposit well when I get told that I asked them for an itemized list of why I owed that I never hear back from them after emailing multiple times. 9 months later they are trying to hit my credit with the charge when they know they are dead wrong for that

Negative experience: I think this company is just collecting deposits! I applied and was told I lived at an apartment that they never could get verification of cause I NEVER LIVED THERE! But that’s not why I was denied I was denied with a 643 credit score which is not great but come on it’s a rental! And having 1 delinquency on my credit that clearly states in dispute! This company is unfair or collecting deposits!!! My opinion ‍♀️

Negative experience: Paid $50 for an application, completed it, and was denied for a low credit score. The issue with this is that I haven’t gained credit because I haven’t needed to borrow money. I gave the company bank statements showing proof of my assets which would cover me for more than a few years renting with them. It’s unfair they deny potential renters because of this.

Positive experience: Pros: they do fix or at least attempt to fix issues upon arrival Rent was the best and cheapest around Very minimal background check for application or approval (at least at the time) Cons: I lived in Birmingham and purchased sight unseen but seen pics online, but upon arrival the house looked completely different up close. there was rat feces everywhere in the cabinets, attic, and the bathroom. and had a very musty smell upon moving. Took several days to clean everything up the best I could. They do not answer the phone half of the time Roof constantly leaked and the repair guys always did a piss poor job. Literally took a year to actually fix between dozen of calls and visits. Roofers "accidentally" broke the mailbox Ceiling in the living room became very molded and I contacted the contractor directly and texted him about repairing, but he never responded on the issue. Power issues: the washer/dryer and ac couldn't be on at the same time without a power surge tripping the breaker box Bad insulation: my power bill was absolutely insane because the house had 0 insulation and the ac was running even on the most average temperature days non stop. My bill was pushing $250mo on average to nearly $500 a month on very hot/cold months Had to keep the ac on and buy dehumidifiers because the musty smell would come back if at least one one of them was in use Lesson learned; check the house in person before renting out/ buying a home. Thankfully I was able to push through and save enough to buy my own home. Probably the most challenging thing I had go through in my life.

First time we didnt grow out of a house in the first year. We plan to be here for years to come. The office staff, maintenance staff, even after hours staff ( the one time we had to call) have been wonderful.

Fantastic experience: When I moved into one of their properties in mid December, my apartment did not have a unit that came with heating. Megan was nice enough to let me borrow her personal space heater until maintenance could address my issues! Megan and Crystal have both been very helpful and responsive. Negative experience: Absolutely Horrible Experience. I needed a place to stay and it was so hard to get a hold of anyone. When you call the number it gives you an option to choose 3 to speak with someone but NO ONE ever answers. They have you leave a voicemail but they rarley answer. Within 30 days of living in an apartment I decided I wasn't excited about the place and tried to get out of my lease. They sent an email saying no I cant leave without paying the FULL YEAR lease plus 3 months rent. I then asked to sublease it and they immediately denied it without reason. They do not care , very difficult to work with, I would never recommend anyone purchase from this company

Fantastic experience: I've been with Gulf Belt , in the same location, going on four years now. The only reason I still live in the same location is because of Gulf Belt. The rent is more than fair, honestly could be much higher. The only maintenance frustrations I have don't necessarily come from Gulf Belt, but the actual owner of the house moving slow to approve repairs. Gulf Belt has a ton of properties but somehow maintains that personal connection, treating you like they would want to be treated. I highly recommend them.

Negative experience: I paid $100 for a application fee on a property that evening by the next morning I was contacted by email asking for paystubs. Pay stubs were submitted within the hour due to me being at work and having to wait until my lunch break. By that afternoon the property was taken off the site. No one contacted me with a update on my application concerning the property. I called to inquire about the status because I saw that the property was no longer being advertised. I was told that the property was no longer available and that they would keep my application active for 30 days. Allowing me to apply for a different property. No other property interested me!!! I only submitted my application and money for the property I originally was interested in!! Why would they take my money when clearly the property wasn’t available? Why would they then ask for my paystubs the following morning if the property wasn’t available? Why are they betting people out of their hard earned money? I want my money back!!!! Discrimination? Lack of respect for others? Scammers? I would not recommend this business. Most of theses rental management companies are taking as many applications and fees as possible before offering it to whoever they want to. They try to have certain people (minorities) limited to certain poverty stricken areas. While keeping the better neighborhoods for people not of color. This is discrimination and racism! Scammers who take money with no intention of supplying a service. I am owed my money back!!!

She told me she would have to look into it and call me back. Crystal called me back within an hour or two. Explained what had happened and took care of my issue. Positive experience: My landlord uses them to manage his property. I've had two issues and have been here almost six years. No working plumbing, I had to use the garbage for a bathroom, and never been late on my rent, even through the pandemic. Problems with keeping it warm doing winter and summer because the doors are old. I have put a seal, and it cracks each year. May 2, 2023 I do not complain about it a lot. However price increased, and I still do my part rental insurance, not for my property, but there. I, as a neighbor on my part, do everything to keep us and them safe and clean. But you would think I get better responses from the renters; all I get is their attitude and sarcasm. I have contacted 311 several times about issues they don't want to address because my children and I need a place to stay. I try not to voice my opinion on many things that go on because I take care of myself. Long story short, it's getting worse here. Who could I talk to for help or any advice?

Negative experience: I called this business for a week to only get voicemail each and every time because I had several questions about a few locations on their website. I received a call saying I wasn't approved for the location and I would receive a letter. I just waisted $50 on a 5 second phone call . Don't waist your time or money to be ignored .

Negative experience: Where can I start first they let you view the house then they tell you all you got to do is fill out the applications then then you do your applications then they tell you have to have a cosigner that's another $54 then come to find out if your cosigner is on Social Security that's not enough so they actually rob you out of your application fee money then my mom had a freeze on her account they wouldn't even rerun her credit report don't waste ur time

Negative experience: 1st these ppl are ridiculous i started renting a house 04/01/22 after being warned and reading the reviews I started reporting issues 2 weeks later im literally living in a swamp I have 4 months of emails of complaints and pictures and videos clearly this is how and have been conducting business for years because they are way to comfortable so let me start by saying educate your selves and know your rights as a tenant im starting a petition for a class action process and planning a media conference if anyone's interested im having to sleep were ive literally had to put snake away inside the home because the floors are basically up smh always send emails so you can keep records this is sad and someone has to take a stand

Fantastic experience: Coming from my personal experience after renting a property for almost 3 years from Gulfbelt, I had a positive one. The unit was kept up to good standards as far as I could tell, lawn company came regularly, rental price was good for the area, and maintenance requests were always dealt with quickly. The office ladies were nice and helpful whenever I called or came by with rent. Mr. Napper was always quick to reply to anything I contacted him about and was helpful as well. Les was an experienced and kind maintenance supervisor. All in all I would rent from them again if I was looking for a new place.

Negative experience: Not only was my house never cleaned, the locks were not changed between tenants and there was a giant hole in the wall among other things when I moved in. They take forever to fix things, blame you for damage done before moving in, refuse to return your calls when you confront them and send them proof. I had water damage from a roof leak that had been leaking for over a week before they came to fix it. The same spot had been reported and "fixed" multiple times before I even moved in. They also screen your calls and refuse to call back when leaving a message. I will never reccomend them. All I wanted was my freaking money back since I provided proof of prexisting damages and filth that I walked into. It has now been over a year and they still refuse to give me what im owed or return my call. Also the lady who was in charge of my lease was Lana.

Fantastic experience: We've rented from Gulfbelt for just over 4 years now, and are very happy with the property and the management. They respond promptly to and maintenance needs, and are always very helpful and pleasant to interact with. Rent is reasonable as well.

Negative experience: I see reviews of other office assistants being rude and Crystal is just the same. The fact that you would Hang Up on someone because you can't give them a valid answer to a question that was being asked leads me to believe Customer service is NOT your calling! When you know better you do better so if Gulfbelt sees her as an asset, they should invest in you some extensive job training soon!! Very Unprofessional!! I had to give a star to leave a review, other than that, it wouldn't have gotten that one.

Fantastic experience: I’ve been renting from Gulfbelt Properties for the past year and a half. They’ve always been very helpful and easy to work with!

Negative experience: Lana the office manager or whatever she is is a very nasty and rude woman. She is cold-hearted. Says she loves God on her Facebook but sure doesn't act like a Christian. She's a greedy hypocrite. She deserves to be terminated for the way she treats tenants past and present.

Fantastic experience: Lana and the Gulfbelt team were very helpful with the application process as well as answering any questions we had about the lease, property, etc. They made the whole process clear and easy for me and my husband. I highly recommend their company.
