PMI Integrity Properties - Lafayette

Fantastic experience: As a tenant, I love working with PMI. They are always professional and prompt to answer any questions I may have.

Negative experience: My advice is that if you plan on doing business with them, keep record of everything and know the law! I rented from them, no issues until move out. We were good tenants. They fixed the one issue we had with the AC in a decent timeframe. I fixed the AC vent cover that was taped and hanging on one side when we arrived. I also removed a large brown stain from the master bathroom tub that was visibly posted in the listing. I personally took care of everything! The only thing I think we disagreed on was what the security deposit covers. A security deposit is for damages beyond normal wear and tear and cleaning beyond what is reasonable. We scheduled a walkthrough before move out. Zed Lacour walked in, saw the condition downstairs and said that was all he needed to see. Clearly we were not tearing up the place. They sent Ms. Annette to do the walkthrough who had clearly never seen the house prior to us moving in. Thank God I had proof and videos of my first viewings of the home. We were falsely accused of breaking a fire alarm that was never there, damaging the paint on a windowsill that was peeling when we arrived, hanging things on the wall when the holes were there when we moved in… Ultimately, they tried to say certain areas weren’t cleaned to their liking. Not the whole house, just small things here and there. It was very minuscule and nitpicky. For example, there was hair left on a toilet and smudges on the wall… so they allegedly had the whole house repainted and cleaned. I asked them to provide me with proof that these services were done and necessary. I also asked them to explain how it went beyond normal wear and tear. I was willing to let it go if they could prove the work had actually been done because I genuinely cared about the property (a beautiful townhome,) otherwise they could prove it in court. They provided me with a typed up paper listing their alleged charges with prices, no valid receipts or invoices. No receipts showing anyone had been hired. No receipts of cleaning supplies or paint being bought. Roughly $700 out of a $2400 deposit witheld with no proof of where it went. The deposit was originally $1800 but they asked for more and I paid it for them accommodating us even though they said they would’ve preferred a typical family rent from them (not like I expected it to be withheld.) They also made me pay for mailbox keys that they never reimbursed me for after agreeing to. I threatened to take them to small claims court and ended up getting my full deposit back minus the reimbursement for the mailbox keys. Please just be aware of their tactics! I hate to think of how many people they may have gotten over on who didn’t have the time or knowledge to fight for their money back. Yet they are PMI… INTEGRITY… properties. I have videos of me walking through the entire home that I wish I could include. The baseboards were allegedly dusty but in every picture they sent… the baseboards are bright white.

Fantastic experience: Working with PMI has been great. Annette and Zed were always helpful, offering clear and prompt communications. The property is well maintained and offers nice appliances which was convenient. The air conditioning in our unit was phenomenal and functioned efficiently without running up a high electric bill. The location of our apartment at Prima Terra was in my opinion the best possible place to live in Lafayette being in walking distance of parks, shops, bars and restaurants. Thanks to everyone at PMI for a great experience.

Negative experience: I just toured a home listed by PMI Integrity Properties, not only did the pictures not highlight the true state of the home, the home looked abandoned. My fiance and I led the tour ourselves alone. We were barely there for five minutes. The floors were warped and had obvious water damage. There was mold evident in the bathroom and kitchen. There was just a random mattress laid out on the front lawn. The worst part of all was the fact that I immediately began to get bit by fleas, something I am allergic to! I have tried contacting the company repeatedly to report this but only manage to reach an automated system that transfers you to a voicemail! I will not trust this company in the future!

But Geeting Maintenence Done Once we Found out Whom to Contact wasn't Too Bad ? It's Getting Too that Point ! Everything is online and or An app now. There needs Too be More Human Interaction !! I Will say The Maintenence man They Sent was Pleasant , Friendly and Efficient at His Job and Made The Call for The water heater Not working A Much more pleasant experience then it Could have Been !!
