Fantastic experience: I’ve been doing business with Trillion now Pure Property for 5 years now, I just started the process of renewing my lease communication at times was difficult but finally I got Mirabel Morales and she did a great job of assisting me through the process , over the years I’ve had a few maintenance issues and Shirley was also a joy to work with.

Fantastic experience: Ralston was the original company that took over managing my home when previous company was no longer doing a good job. Eventually Companies merged and PURE Property Management took over for several years until I moved back into my residence. They provided good communication, provided quotes when repairs were needed, looked out for the home and assisted with home upgrades. They had several people manage my home, Jenn Stepp was the one that helped me the most during the end, explained everything to close my account her and even followed up to ensure all my questions and concerns were answered. If ever I rent my home again, I would reach back out to this great team.

Negative experience: Current tenants. Maybe this will get their attention… Update 12/19/25: If you’re considering renting here, proceed with extreme caution. Issues go unresolved, communication is frustrating, and you’re forced to document everything just to protect yourself. Be prepared to fight for even basic accountability if you move forward. The generic, copy-and-paste response below does not reflect our actual experience. I have never dealt with a company this incompetent and look forward to the end of our lease.

The turnaround time and communication were excellent from start to finish. I also want to recognize Daniel from Toolbox Repair & Maintenance Services, who did an outstanding job during the service visit. He was very respectful, took his shoes off upon entering, worked efficiently, and completed the repair quickly. He was professional and courteous throughout the entire process. It really makes a difference when both property management and maintenance work together so smoothly. I truly appreciate the great service and would highly recommend PURE Property Management based on my experience.

Positive experience: I have been leasing out my property since 2018 with Pure Property Management (they were called Walters Home Management when I started with them) and they have been great this whole time. I live up in Los Angeles and the property I own is down in Escondido, so it would be an inconvenience if I had to drive down there to address tenant and property issues. Thankfully, Pure Property takes care of everything for me. I absolutely recommend them if you are looking to lease out your property or looking to rent a unit yourself. The only criticism I have, and the reason for the one deducted star, is that the Rancho Bernardo office never answers their phone. There have been a few instances where I have had a pressing issue and needed to speak to someone at Pure Property, and despite leaving calls and messages I could not get ahold of anyone at this office. I actually had to call a separate Pure Property office and ask them to let the Rancho Bernardo office know I was trying to contact them. Other than that, everything has been great. If they would just address that one issue I'll be happy to edit my review and give the full 5 stars.
Fantastic experience: Shirlee Joy de Asis was very helpful and quickly responded to my request. My request was complete in less than a week, while communicating with the tech Joy responded rapidly and kept in continuous communication through text and calls with me. Very helpful and I recommend their services.
Negative experience: Do not work with Pure. They have had several layoffs and the new staff is not in the least bit helpful. They lack training and will mismanage your property big time.

Fantastic experience: Currently a resident at a property managed by PURE Property Management. We recently had to put in a maintenance request to fix a leak in the primary bathroom that had affected the ceiling as well. Shirlee "Joy" De Asis has been very prompt in getting the repairs scheduled and has done an excellent job coordinating with the us and the vendor.

Negative experience: *Update:Reply to owner: Wow, thank you so much for clarifying that you only gave me back the money for the uninhabitable unit you leased me in the first place. What a relief to know that meeting the bare minimum of legal obligations is now considered a generous favor. It’s also comforting to hear that my experience—complete with false move-in promises, a lack of inspection, and a scramble to correct lease errors—will be used as an “opportunity to improve.” I’m sure future tenants will be thrilled to know my ordeal was part of your ongoing training program. I wish you the best as well, especially in mastering the revolutionary concept of delivering what’s promised before collecting someone’s rent and deposit. Original Post: We have had an extremely disappointing and stressful experience with PURE Property Management at their San Diego office. We signed a lease for a unit that was promised to be cleaned and freshly painted before move-in. When we arrived the day of our move in, it was clear the unit was not cleaned, not painted, and not ready for occupancy. There were visible maintenance issues, no move-in inspection was conducted, and even the assigned parking space was unavailable. To make matters worse, we were told in writing before move-in that the lease we signed was invalid due to missing pet information and that a corrected lease would be sent—but it never was. Despite repeated attempts to communicate and formally terminate the lease, including an urgent request, we received little to no response, even after being told we’d get a follow-up from management specifically from the Regional Director of Operations, to be exact. We’ve paid over $6,000 and never moved in. This entire process has been financially and emotionally draining, and we still haven’t received a clear resolution. The lack of response and communication has been completely unprofessional, and it’s unacceptable for a company managing people’s homes and livelihoods. All we wanted was a clean, ready unit and honest communication. Unfortunately, that’s not what we experienced. I hope PURE takes this feedback seriously and improves the way it prepares units and communicates with tenants.

Negative experience: I apply to a rental that this company had 4 previous applicants with out me knowing!!!! my hopes got high and crushed even though I submit my applications which were 3 due to my family members..now waiting for refunds.. if this is the way to lie to people I hate it

Negative experience: DO NOT RENT FROM HERE. For your own sanity, please stay away. As a current tenant, everything since move-in has been an absolute nightmare. We were sent the lease at 5 PM and told we needed to pick up the keys the next day. When we arrived, we had multiple questions about the lease, but there was no one available to answer them. On move-in day, it was 100 degrees. Every window was painted shut, and had to be cut open using razor blades. Upon further inspection 2 windows were broken and unable to open, they have since not been fixed. 8 out of 10 windows were missing blinds, and the 2 that remained were filthy and missing shutters. There were live wires exposed with no front porch light attached. The glass on our front door was cracked when we moved in, and it has since caved in and still has not been repaired. The interior was dirty, and trash was scattered throughout the bushes outside. Despite repeated requests, no one has cleaned it up. We were told we had to set up trash service ourselves, but it took over a month for them to even provide the correct information. We have emailed multiple people and still have no idea who we are supposed to contact. The only consistent communication we get is a reminder that rent is due. They make you pay a mandatory renter package fee every month, but then completely neglect you as a tenant. Stay away from this place.
Negative experience: I would give them 0 stars if possible. We were with Pure for a year. They are the most irresponsible and unprofessional management company. DO NOT USE THEM!!! We had 3 different property leads in a year, the last one left while our tenants moved out and no one notified us. If my husband and I didn’t call multiple times we would have been waiting to hear from them still. It took them a month to provide a “move out” report and here we are, another month without seeing any resolution regarding the repairs. We have water damage from the dishwasher and Pure didn’t even put that in their report, even though it was very obvious, my guess is, so they don’t have to cover those repairs. I cannot believe this company can have customers, honestly they are the WORST!!! We were in “communication” with Michael Sykes. Proof in images!!
Negative experience: We rented from Pure PM (formally Ralston PM) for six years, and throughout that time, they showed zero willingness to assist with anything. Every year, they raised our rent by $200 without any consideration. When we moved out in April, they immediately listed our old unit at the same price they had demanded from us for our renewal. Where is the loyalty? We were responsible, reliable tenants—never causing trouble, always paying on time. Yet, they refused to replace our broken refrigerator and dismissed any attempt to negotiate the relentless rent increases. This is how they treat long-term tenants.
Negative experience: Current resident for the last year. Management is extremely unresponsive. Has taken over three weeks to get a call back (still have not received one) to learn about options to vacate. Our original PM left the company, we were never given a new contact, when we called the office we were told the new PM was unavailable and then told he's in the hospital and only responding to urgent messages but he'd be back within the week. It's been two weeks later. We've sent emails to the Regional Director, Mike Sykes, and the main office line to no avail. The office number has stopped answering phone calls from my phone number after telling me to keep calling until Mike was available. Ive since left three messages, again with no response. The only success we had was calling the Landlord line where they immediately had some helpful information but ultimately directed us to the website that was not helpful.

He is very responsible and courteous. Although we did not end up renting from PURE due to a change of plans, it was a pleasure to work with Al. Negative experience: As a homeowner, I would not recommend using this management company. As a renter, I would stay away from renting a property that they manage. I moved into my rental to only find over a dozen things wrong, it has been almost 4 weeks and only one issue has been addressed.

Positive experience: As a new customer to working with PURE property management, I am thoroughly impressed by a recently assigned property manager Zachary Harper. This gentleman took a grievance I brought to his attention that actually took place before he was hired. He investigated the issue thoroughly, with pictures, emails, and vendor inquiries of the past situation. He got back to me and my wife, in a timely manner and explained the series of events to our level of understanding and encouraged us to vent further concerns which he had sound perspectives for each. I was left confident my property would be in enthusiastically great professional hands. I’m impressed by his effort for me ….PURE don’t let him become burnt out… good employees at that level of work ethic usually do.

Fantastic experience: It's been a great experience viewing their properties. I have toured them in the past and liked the self-guided tours. I had mistakently gone to the front door to another home and the gentleman living there was very kind and offered assistance if I ran into any issues. The key pad didn't work, but he came around to check in and was helpful and opened it for me to view. Al from Pure, who called me to let me know my application was accepted, was also very kind and understanding after i requested a change in the move-in date with no issues.

Negative experience: As a tenant it has been a living nightmare working with this group. Slow to respond, or never respond. Tells you “I’m handling it.” Bills from previous tenants being transferred to us. My wife called, emailed, and texted them about issues while I was deployed and she got “I’m handling it.” I get home and call one time and they suddenly get the ball rolling. Also, in typical fashion I trusted but verified and they did not contact one utilities company about a bill that transferred to us from a previous tenant until OCT, but told my wife had notified them since MAY. If you find yourself in property managed by them keep a paper trail. Often they would try and play dumb with us saying they never did this or said that, or prices would be drastically different on fees. I would simply send them screenshots and they would ghost me. From what I gather talking to our landlords Pure wasn’t very honest with them. Come to find out they were charged $500 almost twice for cleaning services before we moved in and the house was never cleaned until well after our move in. It was disgusting! Also, Pure told the landlord they gave us the walkthrough. -wrong again. The current tenant gave the walkthrough. Also, at moveout I said wanted to be present at all inspections. I presented the house for pre-now out inspection and it passed flawlessly 11 days early to the point where they took the keys right then. Then they call me a week later saying there’s baseboard damages. However, they had contractors in the house almost immediately to include the day I turned in my keys. Again, I went to their report and showed their remarks. “House well taken care of no damages and acceptable.”
Positive experience: Great experience with PURE Property so far! They have been attentive, reassuring and competent! Easy, fast and confident in my decision with using PURE.

If you are looking for a company that will do the bare minimum, that won't respond to your calls and texts, that won't communicate or share relevant material documents with you, this is your company. But I strongly suggest you look elsewhere for property management services, preferably a locally-owned small business that actually cares about being accountable to its clients. This is a large company with heavy turnover and zero accountability. The only person who will pick up the phone is the sales guy, but that ends as soon as you sign the contract. I was passed from one "property manager" to another three times over a month, and none of them could be bothered to pick up the phone. They took actions without my consent and which are not stipulated in the service contract, then turned around and charged me. Do yourself a favor and avoid Pure Property Management!
Negative experience: The worst communication experience. Never rent with them again. I was their tenant for 2 years and there were a lot of issues from the beginning. 1. Agents left the company and there's no client transition procedure. They just leave you without anybody to contact. 2. All the issues were fixed slowly. The repair requests needed confirmation from someone they always couldn't reach. The microwave replacement took a week. 3. The communication is broken. The agent disappeared in the middle of the thread while I was moving out. It's really confusing to reply to the email and get "this email does not exist" while discussing details of moving out details, cleaning price etc. And because of that they overcharged me for an extra $600. 4. Their inspector is unprofessional, they repaired the things that were absolutely fine and charged me for the things I haven't done and they did it after I provided photos with evidence these things were here before we moved in. 5. Their cleaning company abused them, when the property was fairly clean they ordered a deep cleaning and of course they paid from the deposit. Keeping in mind there was mold in the bathroom when we moved in. 6. The receptionist transferred me to the manager who never answered and never called back. At some point they just stopped answering me, but answered immediately when I called from the different number. The amount they charged was pulled out of thin air. They agreed to reimburse three months ago, but it never happened and now I have the only option to go to small claims court.
Fantastic experience: Al and his team were extremely helpful in our search for a rental in San Diego. They moved quickly and communicated effectively. We were approved within 2 business days. In the end we found a different home that better fit the needs of our family, but that was a personal choice and not due to Al’s team. Thanks again for your assistance to everyone a PURE PM
Fantastic experience: Changes in the last year have greatly improved my experiences at Pure Property Management (formerly Walters Home Management). Having said that, my experiences with both Jennifer Newton and Beth Sperry at Walters Home Management were always very good. However, as Covid hit, and the transition from one company to another was in process, I was often very frustrated. My experiences now with Pure Property Management are once again on track. Beth Sperry has remained as a contact person, and Elizabeth Hall has taken on a reorganization that is making things so much better! My personal property agent, Devin Patrick, is exceptional! Devin LISTENS, and then he acts. I feel that I can contact Deven at any time, and that I will hear back within a day!
Fantastic experience: Working with Al Joaquino and PURE Property Management was a seamless experience. My wife and I toured the property and quickly submitted our application and documentation. Just a day later, Al followed up to update us on the process, which made us feel valued and reassured. We’re very happy with the level of service and professionalism we received. Highly recommend PURE Property Management!
Fantastic experience: I have been fortunate to provide a house for rent for 16 years, and am very pleased that we have used Pure Property Management for the 4 placements over that time. Jennifer has been amazing, and each time she has held an Open House and each time amazing tenants have been found on the day of the Open House. The posting was placed on Thursday, Open House showing on Saturday, keys are being handed over on Friday. I could not be more pleased with this result. Negative experience: Do you enjoy micromanaging? Do you love being ignored? Do you crave paying people for a job just to have to force them to do the work? No? Then, I strongly caution against using PURE. We used them for tenant placement and would not recommend them. Perhaps they are far less interested in placing tenants than managing properties, and that apathy towards one-time fee transactions shows in how they conduct business, or maybe this is also how they manage properties as well. There was little action or communication on this unless we babysat the process. Furthermore, they use listings to advertise their own side hustles, I.e., unnecessary warranties and water filters. They take a hands-off approach to renting your property, with no manned open houses until we insisted. Instead, they just issue key codes for self-showings. No agent is there to hype your property or even monitor prospective tenants. We felt unimportant and like nuisances for showing interest in the progress. This was incredibly frustrating since our condo sat empty for longer than necessary as we waited long stretches of time for agreed-upon changes on price and listing issues to be implemented. Even worse, it frequently required multiple nudges from us to even get them identified and then longer to get them made, and without us constantly monitoring, they wouldn’t have been done at all. The process dragged on until the contract with them expired (thankfully, my husband insisted on a termination date), and we were out many months of rent. We moved to fire them at this point, and they revealed they had an interested tenant, which they then approved and moved forward without even forwarding us the application despite us asking for it. Had we not stopped them, they would have signed the lease for us, too. As it was, they wanted us to sign without seeing an application. Whenever we broached these concerns, we were told it was their “policy” despite their policies contradicting their legal contracts. It is clear they knew they had one last chance to get our money, and they ran with it, placing the first person who applied in our unit, all the while ignoring our repeated texts, emails, and calls. It was an embarrassment of unseemly practices. After all that, the people they’d let in fell through. We found this out only through contacting PURE again. They did not bother to notify us, content to waste more of our time and money. So, five months later, with no tenant, we terminated them. Other suspect practices included incorrectly citing us their management placement fee during the initial call inquiring about just tenant placement. They also tried TWICE to get us to sign their management agreement, once at the start, and then they sent it again mysteriously several months into the already-established placement contract. The company is a patchwork of poorly working cogs, all disjointed from one another, and their customers suffer for it. Save yourself and just go with a realtor.
Negative experience: Worst management ever!!!! It was a nightmare these people don’t see people they see $$$$ we tried going through them for a property they were managing and they gave us the run around and kept us waiting and waiting making up excuses to not approve us waiting for the right type(according to them) to apply and this was for a whole month us calling oleyssa then last min said we were approved for the next day say we were not she even told my husband for the inconvenience she will refund us back our money $250 and never did!!!! Avoid at all cost this property management save the time and money

Negative experience: Just about the worst customer service you could imagine. Very slow to respond to texts and calls. Poor policies and procedures -- you can pay some things with a Portal but they ask you to hand deliver a Cashiers Check for their commission / 'deposit' -- even after you ACH other money via the Portal. Every time you request minor maintenance it takes maybe 4 days for them to begin to react. If you use these guys to rent your property for you expect your tenants to hate you ! They must be very cheap since they will not lift a finger to do anything -- tenants have to wait for contractors to let them in, etc.. They did not even want to deliver keys to the property using a lockbox and their office is in a very remote and inconvenient area near Rancho Bernardo. 0 value add. Avoid.
Fantastic experience: Great management company. Jen was terrific to work with. She responds quickly and efficiently and makes everything seamless. We definitely would recommend using them for rentals.
Negative experience: I am really disappointed with this property! When we first move we really had hard time! It wasn’t good experience. Now They charge us because of garbage disposal that has been get stuck! One technician showed up and just pressed a button then it is done!! So in charge details there is no any description! Ignoring emails! Thank you for robbing pp. If I am going to pay I want to bring someone!!!

Fantastic experience: We are a military family that moves around a lot, and have been a customer of Pure property for 3 years. We’ve had a great experience, and our home has been in good hands. Beth does a great job staying in touch and responding promptly to questions or concerns and we look forward continuing our contract with Pure Property.
Negative experience: The professionalism of this company is laughable. I do not recommend any property from them and I would not recommend listing your investment with them. I rented a property off of VRBO back in May for a stay in July. The property included air conditioning. I emailed them our intent and the reason for our visit. I live in MN and drove to California. I did not hear from them until the day before our check in stating that they would send us instructions later. I got to the rental and I don’t see a message of how to get in but that they need a photo ID! Seriously - we couldn’t have asked about that two months ago??? Finally we get settled in and no AC. I called. I texted (the POC Tyler Greene). I emailed. I messaged through VRBO and no fixed AC. The messages back through VRBO were laughable and never acknowledged any maintenance concerns. Tyler acknowledge and said he’s check about getting a credit. I have zero faith that will happen.
Positive experience: Overall I had a good experience. Everyone was nice and helpful, just a little confusing at times since I was being contacted by different people. I talked to Christine, Al Joaquino and finalized the lease with Jenn (they were all great) also the process was pretty fast. The one thing I did not like and the reason I am leaving 4 and not 5 stars was the constant nagging to leave a review. Since day one I was contacted multiple times a day with the sole purpose of asking if I wrote a review even though I made it clear I would write one once the process was over.

Fantastic experience: I am so pleased with how this whole process has been, Al has been amazing, and another lady I spoke to was great (sorry, I didn’t catch her name) my children and I are venturing off on our own and we have a beautiful home now to call our own. Fantastic experience: My relationship with Pure Property Management has been phenomenal since day 1. I appreciate all of the PROMPT help I have received from everyone especially Beth and Al. I feel like they have been on my team during this very difficult time to find a home for my family.
Negative experience: At first, my experience with dealing with this management company was smooth sailing. But now it has just lead to one disappointment after another. My boyfriend and I saw a place and jumped on it right away but now trying to secure the lease and actually moving in has been extremely frustrating. I’ve been bounced back between dealing with multiple people and not getting straight forward answers. I’m days away from having my first child and finding a place within a certain time frame is extremely crucial. I have never had to deal with such a lengthy process in order to secure a rental property. I wish there could be just one person dealing with the whole situation and that they would actually communicate an accurate timeframe of when we could get our lease and when we could move in. I hope in hindsight that this will move forward quicker so I can update my review but for now they are getting one star.
