Negative experience: I am an out of town investor based in Los Angeles, and I trusted Lisa and PMZ Real Estate The West Experience to handle the sale of my fully rehabbed property in Modesto. Unfortunately, this turned into one of the most disappointing and costly real estate experiences I’ve ever had. If I could give zero stars, I would. From the beginning, Lisa and her team assured me they could sell my property for $425,000, which is why I agreed to work with them even at their 6.5% commission, which is higher than many other firms. For the first couple of weeks, things seemed fine. But soon after, Lisa’s tone shifted, and she began sounding impatient and pressured. Despite the fact that my property had been fully renovated including a garage conversion that added valuable creative/living space Lisa insisted that a lower priced listing across the street meant my home wasn’t worth the original price. She pushed me to drop the price to $395,000, telling me, “It’s time to rip off the Band‑Aid, Julio,” and claiming this was the only way to get more attention and avoid a market downturn. Looking back, I believe fear was used to pressure me into a decision that wasn’t in my best interest. On top of that, Lisa allowed the appraiser to access my property using my personal lockbox, and the keys were never returned. She refused to take responsibility for the loss, leaving me an investor living 6 hours away to drive all the way to Modesto to bring a spare key, make new copies, restock the lockbox, and then drive back home. That was an 12 hour round trip that I had to absorb entirely on my own, with no compensation, apology, or accountability from her. What made everything worse is that no one reviewed the numbers with me before the price reduction. I trusted their expertise and assumed they were guiding me responsibly. Instead, the only time I saw the actual financial breakdown was at the final signing when the notary showed me I would walk away with about $6,000. I was shocked. I went cold. At no point did Lisa or the broker take the time to explain what my final payout would look like. When I requested to cancel the sale after seeing the final payout, the broker Aaron called me. Instead of acknowledging the seriousness of the situation, he tried to talk me out of canceling by warning me about legal repercussions. He told me that “this is the type of market we’re in” and that I should expect to take a loss even using his own experience of losing $10,000 on a flip as justification for why I should accept my situation and move forward. That reasoning only made me feel more unsupported and confirmed that my best interests were not their priority. When I expressed that I wanted to cancel the sale, Lisa became visibly upset and told me I was making a mistake. The broker then warned me that backing out would expose me to legal action from the buyers, who had already made relocation plans. At that point, I felt trapped with no real support from the very people who were supposed to represent me. They did agree to shave off a little bit of their commission which ended up giving me an extra couple thousand dollars which did not make a dent on the total loss. To make matters worse, after I questioned the situation, Lisa essentially washed her hands of me and said I would be dealing with Aaron and the broker from that point forward. I was completely dismissed during the most critical part of the transaction. In the end, I estimate that I lost around $80,000 because of how this sale was handled. As an investor who has completed multiple real estate transactions, I have never experienced anything like this. The lack of transparency, the pressure tactics, the mishandling of my property, and the failure to communicate crucial financial information were unacceptable. I trusted this team with my investment, and that trust was misplaced. I do not recommend this real estate agent or the agency she represents to anyone especially out of town investors who rely heavily on honesty, communication, and professionalism.

Fantastic experience: I cannot tell you enough how kind and patient Amanda was with us. My husband and I are parents to two little ones under the age of two so balancing life, work, packing our life and also selling our home was an enormous task and it felt like any time of day we were able to reach out to Amanda to ask any question (sometimes repeatedly) that came up. She made sure to work around our schedules and keep us in the loop on any new developments. I really couldn't have picked a better person to help us sell our home!

Fantastic experience: Mario Barajas did an excellent job of helping us purchase our first home. Very informative and was able to break down each step of the home buying process to us. He found us a home that checked all of our boxes and within our price range. Fantastic experience: I met Mario while being nosey at an open house in my (old) neighborhood, no intention of moving right away-fast forward to looking at some of the listings he sent me we found a home we were interested in. Mario had us in there later that day and eventually we purchased said home. Mario’s fresh experience met us with eagerness and great communication so we were happy to help Mario build his clientele. Mario was present, had back up for any question he couldn’t answer right away, he followed up and followed through! We have since moved in and Mario still checks in to make sure we are good and enjoying the new home.

Fantastic experience: My wife and I met sung in 2020 (referred throuvh my cousin) and we went through a very BRIEF situation of buying a house. My wife and I realized our bills and things of that nature that needed to be eliminated before we proceeded with purchasing a house. Fantastic experience: We met Lisa by chance after we saw a home that was listed for sale on Zillow. She made time to meet with us the very next day. The home was not a fit for our family but Lisa took the time to get to know us and find out what was we found most important in a home. She made time to meet with me to look at several other properties and quickly was able to judge what my response might be before I ever stepped foot on the property. We found a home we were interested in and made the decision to list our current home for sale. Lisa went out of the way to throw a huge open house on Super Bowl weekend with a great turn out. He wasn’t our first realtor and I am so grateful we met him and switched!! He is extremely personable and professional. Fantastic experience: I have to say this was and is the best experience that I have had with a Realitor. I spoke with one another lady before and it was not the most enjoyable time . I have to show the most gratitude to Amanda she’s been so very patient and super helpful along the whole process. I asked to see over a handful of homes in one day. To top it off it was all for a Sunday. As we searched for our dream home Amanda made sure to let us do a complete walk thru with no rush or pushing us to move quickly. Fantastic experience: I contacted the WEST experience and was immediately connected with Kris LoSole. I sat and interviewed Kris , asking him about his knowledge and experience in helping a buyer to buy a home. After I felt comfortable moving forward with Kris , I gave him a wish list and time frame I needed to adhere too as I only had 65 days or I would be homeless. I told him I had filled out loan applications with 3 different places and all 3 where taking there sweet time. Kris referred me to someone they use. After giving her a call , she qualified me over the phone for a higher amount then any of the other three did in 5 minutes including my own bank . Kris understood the assignment with understanding, compassion and speed. After 2 weeks of looking we put in an offer and it was excepted . After inspections Kris worked to fight tirelessly on my ( the buyers ) behalf. Fantastic experience: Five stars are not enough to explain the level of service I got from Aaron West. I live out of the area and was referred to Aaron as the person who gets things done in Modesto. I was in the process of taking over managing the affairs for an elderly family member. Our first few calls I didn’t even know what to ask, I was just gathering information on how to manage my situation. He was a wealth of information (and compassion). We met at the property that was filled with garbage and squatters that had moved in when my elderly relative went into the hospital. At one point Aaron even dodged a flying axe that was part of a booby trapped door. I thought “it can’t get much worse than this” so we made a plan to take action on a sale when I could secure a court order. Alas… it got worse…While waiting for the courts there was a fire. Aaron went to the property and took photos and gave me regular updates. He also gathered information from the City and County on the non standard zoning. This was not going to be an easy job. Finally the court order to sell was obtained and Aaron helped me navigate transferring the title. All of this was done with no obligation from me. He wasn’t officially my agent, he was just helping me out. Turns out selling a property in a conservatorship is remarkably involved and there were more steps to be done to get authorized. Aaron checked in throughout this process and even posted no trespassing signs for me. Alas, it got EVEN WORSE… There was a second house fire! Again, Aaron sent me more photos and helped me navigate the fire investigators and sheriff. Nearly 9 months after our first call, 1 swinging axe, 2 fires and countless calls later we were ready to get the house on the market. The property was listed on a Friday and by Monday morning we were in escrow with a full price offer. Woo hoo! There was a mild heart attack inducing question on the last day of escrow (the city had questions), because Aaron is local and known in this area he got the questions answered and the deal was done. I could not have had a better partner in this process. Aaron was professional, kind and an incredible resource in this incredibly complex situation.
